Violating House Rules may result in the Guest being required to immediately vacate the property, or being removed, in which case the Guest forfeits all rights to the return of any unused rental fees.

All credit card holders must be aged 25 years and older at check-in.
Non-approved late check-outs will result in a charge of 5% of the nightly rate for every half-hour late on departure. When given advanced notice, Host's representatives will attempt to accommodate early arrivals and late check-outs.
If the Guest violates the no smoking policy, the Guest shall be responsible for all damage caused by smoking, including but not limited to, stains, burns, odor and removal of debris.
If the Guest violates the no pet policy, the Guest shall be responsible for all damages caused by the pet and Guest and the Guest’s Guests and invitees will be required to immediately vacate the Property or shall be removed therefrom. Guests violating this no pet policy will forfeit a minimum cleaning fee of $500 and shall be charged for all costs incurred by Host to repair any damages to the Property caused by pets.

Our permit from the city limits our on-site parking to two vehicles. Both must fit in the driveway in front of the house and cannot block the sidewalk.

There are 4 security cameras on the outside of the property. One at the southwest corner, one at the southeast corner, one at the northwest corner and one at the northeast corner. There are also two Ring video doorbells. One at the upper entry and one at the lower entry.

The home is in a very quiet area. Neighbors are quick to complain about noise. Guests shall be quiet and peaceful, so as to respect and not to disturb other residents of the neighborhood. The top-level deck will be a quiet zone at all times and all occupants agree not to play music, have loud conversations, or make other loud noises on the top-level deck at any time. Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.

Garage has 7-9 beach chairs, 5+ boogie boards, beach toys, pickleball set, etc. 30 seconds from the beach. We had adult children and teens and all enjoyed the house. The beach is a few steps away so kids can come and go all day long and don't have to load up and drive. Only negative is the cabinets in the kitchen need replacing, even some with holes in doors. And the green wicker furniture in living room has pieces sticking up on the arms. The 2 decks were perfect to hang out or sit in the sun with the lounge chairs and the terrific lounge bed on the top deck! Our family had an amazing vacation, and Ellen replied immediately with any request or problem. We will be back next summer!"

• GUEST REQUIREMENTS | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30.
• OCCUPANCY | Our maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both guests & visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• NOISE | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.

A few key notes you need to read up on. Thank you in advance!

1, This is a family friendly home, however it is not equipped with baby and toddler safety features. As noted, there is a pool and spa. All children and anyone who is not a strong swimmer must be monitored closely as there is no safety fence around the pool.

2. We have a security camera facing the driveway and street. This is not so we can intrude on any right to privacy, only for reference if there are any incidents during a stay.

3. The home has a Minut decibel monitor installed that will automatically send a notification to our guests if the noise levels become to much. We've found this to be helpful in preventing any issues with our neighbors!

4. There is a detached ADU (guest house) on the property that is occasionally used by owner and not available for guest use. It has a separate entrance and no shared spaces or amenities. The homes are separated by locked gates with no access to each other.

5. The Spa/Pool systems for heat, lighting, and the waterfall are controlled by a mobile app. The pool is solar-heated on a schedule via pumps through solar tubes. It will not heat when it is cold out. The Spa is Gas-heated and can be accessed for an additional $75 per day of use. Let us know if you'd like to use the system and we will guide you to get set up with the mobile app!

6. We allow up to two dogs. There is a flat $250 fee. Sorry no cats.
If any pet waste is left behind there will be an additional $100 fee.
Please try to avoid letting your pets use the artificial turf in the back yard. There is grass in the front yard that will be just fine for potty time!

7. If you'd need an early check-in/late check-out please ask us about the availability! There may be a $100 fee for an additional cleaning team member to insure the home is cleaned promptly if there is another guest the same day. If the timing of the early check-in or late check-out requires us to block any dates, there will be a $200 charge per date blocked. Otherwise we will accommodate as best as we can for no additional costs!

8. As mentioned above, the home is in a 5-home community cul-de-sac which is managed by an HOA. City of Encinitas noise ordinance is strictly enforced, quiet hours being between 10pm-8am. As stated in our City issued short term rental permit, their can only ever be 9 overnight guests. We are also permitted by Encinitas to have a maximum of 3 cars parked in the driveway at anytime. There is absolutely no street parking in the cul-de-sac. We will provide details about nearby street-parking after you make your reservation.

Public transportation: The North County Transit District provides bus and train services throughout Encinitas and the surrounding areas. The Coaster train runs along the coast, providing beautiful views of the ocean.

Walking: Encinitas is a pedestrian-friendly city with several sidewalks and crosswalks. Walking is a great way to explore the city and its many shops, restaurants, and attractions.

Overall, getting around Encinitas is relatively easy and convenient, with several transportation options available. There is also plenty of street parking just a couple blocks away from the Home!

*DO NOT* attempt to hop the fence of the gated entrance. There will be a $500 fine per HOA restrictions for any offense. Please use the access button located on the gate gear box to the right of the pedestrian gate on the inside for access.

- "The residence was in a private cul de sac across the street from the lagoon and minutes away from the beach. The fact that they were pet friendly was a big plus for us. We had a family retreat and we all enjoyed spending our time there." - "A family vaca, or a business working trip works well with this property. This is a 2-story, detached house that sits on a cul-de-sac with only 4 other neighboring houses on the street so there is no traffic on our street. It is extremely quiet and private. The house has a 7,000sqft lot with a large private yard and patio. From the 2nd story, one of the bedrooms has a sliver of ocean on a clear day. The house is fully stocked. Furnished with a TV, WiFi (all included), full kitchen, dishwasher, stove/oven and refrigerator. Upstairs, there are 2 bedrooms each with desks, a washer/dryer combo and a bathroom. There is also a small balcony on the 2nd floor to enjoy your morning coffee and feel the ocean breeze. The property is less than a mile from the beach and about a mile from the cute, downtown Encinitas area. You can walk to everything. There are 2 different grocery stores within a mile. We also have a Home Depot, Walmart, Target, Kohls, Homegoods, restaurants, Costco, all within a few miles.

For your enjoyment, there are snorkels, beach toys, beach chairs, umbrella, large cooler AND even 2 surfboards with surf straps for your car!
