Reminds us of our own vacation property." - "This accommodation is great , it has all you need, internet is good enough to stream movies. The only negative is that the house is near a popular pub on one side and the parking on the other. We have heard a lot screaming, yelling and puking. So bring good earplugs. Everything else is just good." - "Positives: central location in Kirkwall, easy parking, great shower, and loved the tumble dryer. Negatives: in all the Orkney islands there is likely no more happening spot than Skippers Bar, and Ivy House is right next door. Stomping feet, music, talking, yelling, fighting...we heard them all...for hours on end...literally right outside our bedroom window...on all three nights of our stay. Miserable! The house is also a fish bowl; you cannot open windows without people peering inside. Inexplicably, the window nearest the bedroom/bathroom passage had no covering whatsoever. Lastly, while the flat was generally clean, the fridge and microwave were dirty, we had to clean many of the dishes we pulled from the cupboards, one nightstand lamp did not work (even with a new bulb), overhead lights had no shades, broken tiles on the hearth, and the kitchen faucet leaked badly. Certain items are definitely being neglected in this apartment. Overall not a great experience."

Flat 4 is a two bedroom apartment situated in the heart of Kirkwall, and is the perfect location for visiting the historic town, and an ideal base to explore and experience the best of what Orkney has to offer.

The apartment is on the first floor with an en-suite double bedroom (with king size bed), and a twin room. Both bedrooms have built-in wardrobe space.
There is a very well equipped kitchen with double oven, fridge/freezer, microwave and washer/dryer. The living area has a large and comfortable corner sofa and a flatscreen Smart TV with Freeview, DVD player and access to catch-up TV via the free wifi - perfect for relaxing after a day's exploring. The living area also has a dining table which can comfortably seat four.
The main bathroom has a bath with shower and heated towel rail.
Heating in the apartment is by way of controllable air source heater in the living area, and panel heaters in each of the bedrooms.

If you want to venture further out both the bus station and main harbour are within walking distance giving you easy access to the rest of Orkney and smaller isles.
The 2 main supermarkets are a 5-10 minute walk away and the street the studio is located on is filled with small local shops.

Our house is just on the outskirts of Kirkwall and very close to Orkney Golf Club.
It has great views over the bay from the town to the Isles.
The double room is newly refurbished for 2018.
Breakfast cereals, bread/toast and tea/coffee is included.

The space
We are situated just off the main Kirkwall to Stromness road on the outskirts of the town in a detached Bungalow.
We have a breakfast room which guests have exclusive use of throughout the day, not just for breakfast.
Guests will also have use of the toilet/shower room which is not shared with the hosts.
There is a cat living here but he doesn't get near the guest room.

Other things to note
There is room to park outside the house although the driveway is not for guests use due to its restricted nature.
If you are travelling into Orkney with Northlink from Aberdeen or Shetland then a later check in can be accepted to fit with the ferry arrival times.

Welcome to Puffin Cottage, built in 2022, it is a cozy 1 bedroom self-catering unit located in a quiet residential part of Kirkwall. The cottage has its own off road parking space, plus it’s own enclosed private patio/garden. 10 minutes walk to the centre of Kirkwall with its many shops, cafes, bars, bus station and of course our beautiful St Magnus Cathedral. We are also a 5 minute walk from the Balfour Hospital.

The space
Puffin Cottage is a purpose built, cozy 1 bedroom cottage in the centre of Kirkwall. It has its own off road parking space and is a short 10 minute walk to the centre of town, shops, cafes, supermarkets, bus station and our beautiful St Magnus Cathedral. It is also only a 5 minute walk to the Balfour Hospital, health centre and dentists.
The cottage has a fully kitted out kitchen with full sized cooker, fridge, microwave, kettle and toaster. There is a tv which has Netflix included.
In the bedroom you will find a comfortable double bed with bedside cabinets and lamps. There is a tall boy storage unit and a drawer under the bed if needed. There is a purpose built coat/shoe and clothes storage unit tucked snugly at the back door.
The wet room bathroom has an easy use electric shower and an electric heated towel rail.
The back door leads you onto the private patio, outside space. Perfect for your morning coffee or to relax after a days hiking.

Self Catering property in the heart of Kirkwall, a stones throw from St Magnus Cathedral and The Palaces. Central but quiet.

Please note, there is no outside space with the house (as indicated) however we are happy to let you use our garden/washing line etc. We are a local family with two sons who you may see in the garden from time to time though they shouldn't be bothersome.
