Great response, however the chair seats were worn and needed cleaining. Using towels to cover the chair seats made them usuable"

- "Clean, nice, centrally located. Appox 0.8 mile walk to shops." - "all good, as advertised. Ours was a short stay, only 2 nights. Upon arrival we saw that the washing machine was not working. There was a note on it saying "do not use" and that it needed to be repaired. Not a big deal given our short stay, but if it were a longer stay that would have been rather inconvenient." - "This was a great place for me to escape to. Very clean, well equipped kitchen, comfortable furniture. You can walk to the central town area in about 15 minutes where there are many shops and restaurants, nice waterfront. Drive to the beach in under 20 minutes. The 1 bathroom is upstairs off the bedroom. Note that it is a very narrow steep set of stairs. The only weakness was that there was no information as to where things were (had to search for pots & pans), where to park or how to operate the television. Apparently the Guest Information book was being updated. Good communication with rental agency when I had questions or needed clarification. I would go back again! D"

We had left behind a cardboard box with miscellaneous items except my daughter had forgotten her retainer. Once we had noticed this I immediately got in contact with Eli. The communication couldn’t have been better. After doing his due diligence, he ended up recovering the box and retainer for my daughter. If anyone has had braces knows this is expensive to replace. Eli made arrangements to bring the box to another location where my family was staying, going out of his way to personally deliver this box. The stay was good but this good deed takes the cake. Being right across from Park Lunch (great fried seafood) is wonderful, and the playground at Cashman Park was a big attraction for our grandchildren. We were lucky to have warm weather for October and enjoyed sitting out on the balcony some days. The kitchen was adequately equipped and all the furniture was comfortable, especially the beds. All the appliances were fine. For us it was ideal to have bathrooms both upstairs and down. The property was very clean when we arrived and we appreciated the easy checkout. Jake was very responsive when we had some questions about the TV, and the way he set up the door lock code was especially appreciated. The only drawback for us was that the large TV was confusing to operate and didn't have some of the stations we are used to, and it was hard to find sports events. Jake did his best to help us from afar, but a manual to explain how to operate it would be helpful for future guests. All in all, we were delighted with our stay and hope to stay again when we come to visit family."

In order to maximize space, we designed a sleeping area for 4 guests by utilizing two queen murphy bed cabinets that convert quickly and easily to queen beds, sleeping 4 guests downstairs and 3 guests upstairs in the king loft bedroom. A twin pull out sofa is positioned close by the king bed for additional seating, or to provide sleeping arrangements for a child/adult. All beds are prepared (including murphy bed cabinets) for guests prior to arrival. Please be sure to message with number of beds necessary for overnight guests.

The unit is located on the top floor, (3rd floor-lots of stairs) while a commercial space sits just below offering fresh juices, smoothies, salads and healthy snacks...worth a visit for sure!

This space may not be suitable for guests with mobility issues when climbing stairs, or if you're bringing unsteady toddlers, or elderly parents to stay with you.

Downtown location in the heart of Newburyport, steps away from restaurants, entertainment, waterfront, park, yoga, coffee shops, retail shops, short car ride to Plum Island Beach, Plum Island Sanctuary, and for those staying with kids get to enjoy a beautiful playground close by. State Street, Pleasant Street, and many other side streets offer 2 hour increments of free parking Sunday - Saturday, at which time you will need to move your vehicle to another spot for 2 additional free hours.

Green Street Parking Lot (closest parking lot to the rental) has a 3 hour maximum limit, and carries a rate of $1.50 per hour. Vehicles in the metered Green Street Parking Lot will need to be moved every 3 hours until free parking begins at either 6 or 8pm depending on time of year. Overnight parking is free after 6pm in the winter months and 8pm in the summer months. With some effort, you can park for free day and night by moving your vehicle every 2 hours until free parking begins.

If you choose to use the metered lot with a 3 hour limit and move every 3 hours until free parking begins (either 6 or 8pm) you will likely spend around $15 day to park (8am -8pm at $1.50 hour).

Another parking option is the newest parking garage on Merrimac Street. Covered parking, $1 hour and you must enter through the Merrimac Street side entrance. This garage has 2 entrances but the Titcomb Street entrance is permit parking only.

This unit has a private entrance located within a commercial space. All other spaces are completely private. The business located on the lower level has front and rear access. You will need to enter from the rear of the building where a keypad access door will be clearly marked "private" and numbered. You will then proceed to the 3rd floor to find a second keypad door allowing access to the space. The front and back of the building have 2 different addresses. You will be given the street side (front) address for GPS purposes only, but need to utilize the rear entrance to gain access to the unit.
- No parties.
- Quiet hours/no loud music after 11pm.
- No Smoking, vaping, or drugs.
- No pets allowed including ESA (sorry) $500 fine for sneaking pets,
misrepresentation of a Service Animal will result in $500 fine + reporting to
ADA (Americans with Disabilities Act) + eviction. No refund.
- Service Animals must not be left alone in the unit at any time. If
cameras detect the Service Animal has been left alone in the unit, the
guests will be fined $350 and asked to leave immediately without refund.
- Service Animals are not allowed on the couch, beds, or any other pieces of furniture. Any damages caused by a service animal, or extra cleaning services needed, (i.e. excessive dog hair) will be reimbursed by the guest.
- No burning candles.
- NO MOVING FURNITURE or table décor around. Only exceptions are the
dining room table and coffee table. If you'd like to extend the table to seat
6 or 7 dinner guests, feel free to move the table in front of the gas stove.
- Additionally, please do not move any indoor furniture to the outside
rooftop deck. Indoor furniture is not weather/waterproof. Any damages
to indoor furniture brought outside, or from moving other unauthorized
pieces, will be reimbursed by the guest.
- Any and all damages caused by guests will be reimbursed by the guests. The
unit is thoroughly inspected with each checkout. If you have damaged any
items during your stay, please contact me immediately with details and
pics.
- Supplies, table top decor, TP, coffee, etc... are not to be taken home with
guests. Missing items will need to be reimbursed by guests, as this is considered theft.
- Any unauthorized extra overnight guests are subject to an additional fee of $200 per guest per night

What better way to experience historic Newburyport than to stay in a colonial house built in 1736! We are within walking distance of the downtown shops, museums & to several excellent restaurants. The beach, fishing and boating are only 2-3 miles away. We're also a short train ride away from historical Salem, MA. With so many antiques & collectibles in the house, no children under 12 years old are allowed.

The space
Absent the kitchen, the guests have access to the entire house. Guests have a private bathroom & entrance. This historic house is quaint & cozy with wide-pine floors and a fireplace that doesn't work but look nice. The private bathroom has a deep tub with a shower, so you will need to step in and out of the tub when showering. With the tub so deep, guests can also take a relaxing bath too! The bedroom also comes with a small refrigerator & and air conditioner for those that need it for during summer months. The bedroom has a large TV with HBO & Netflix. The bedroom is also located on the 2nd floor so you will need to climb a set of stairs, approximately 20 steps.

Guests also have private access to 2 living rooms on the 1st floor, one of the living rooms has a large Flat screen TV for your enjoyment. Kitchen and dining rooms are not available.

Guest access
Guests have off-street parking. At least 1 parking spot is usually available in front of the house. Guests can walk to downtown. It take approximately 12 minutes to get there.

During your stay
Host is available on site for questions. Emails and texted messages are also welcomed.

Other things to note
A dog & cat live in the house when there are no guests, so anyone with a pet allergy should probably not select this unit. Also no children under 12 years old are allowed. We have too many antiques & collectibles in the house that may get broken/damaged by young children.

The 1840 Captain Bayley House is fully renovated w/ modern conveniences (central air-conditioning, and generator), and all the amenities to feel at home, incl. mini fridge stocked w/breakfast items and drinks. Our home is located in the heart of the city's South End-a short walk to all of the waterfront attractions, and a bike ride away from Plum Island beaches. We offer off-street parking, in our driveway, to the right of the house.

While we enjoy socializing with guests, we give our guests privacy and space . We are available to recommend amenities, recreation, and local dining. We are fully vaccinated. We require guests who are not fully vaccinated to wear masks in common areas, when entering the house.

The guest suite is on the second floor of our house. Also, potential guest should know that the shower/tub is deep (a Jacuzzi), and can be challenging to step into, if one has mobility issues. We do have a grab bar installed.

Our home is a 10 minute walk to the heart of downtown Newburyport, the waterfront, and theater. Summertime in Newburyport includes waterfront festivals and concerts. We provide beach towels and chairs.
