Our secluded property is located on many acres of deep woods with a beautiful one acre pond! A private and fully stocked pond can be seen from the balcony and is a few yards or a short walk from the lodge. There is a canoe on the property , you may enjoy time with your family fishing and riding a canoe. At night you may enjoy having a bonfire, making s'mores, and relaxing with your friends and family. There are numerous activities like ping-pong, volleyball, hiking and biking. Fun activities for all age groups! Railroad trips are offered by Texas State Railroad in Palestine all year round and about 20 minutes from lodge.

Inviting and relaxing atmosphere is guaranteed. Extra pillows, sheets and blankets are provided. For extra people in your party, you may find a king size feather bed and a few air mattresses. All our beds are very comfortable and will provide you with the best and the most relaxing sleep!

For your convenience, our kitchen is stocked with all necessary utensils, microwave, toaster oven, Frigidaire Refrigerator, bake ware, and both Keurig and regular coffee makers. Complimentary coffee and condiments are provided.

The Nest is a secluded stone garage studio on the same property as Bird Cottage and is perfect for an extended stay individual or couple that may need to business in the area. Visiting nurses doctors or other health professionals will find The Nest convenient to hospitals and clinics in town and visiting engineers and scientists will find our location just a 10 minute drive to the NASA balloon base. You'll sleep soundly under ceiling fans in the aged cedar wood queen bed with pine themed quilt and find a dining area, living area with sofa and recliner, satellite TV service, dresser, granite counter-top kitchenette with convection microwave, all pots and pans and dishes as well as silverware for your convenience. The bathroom has a quaint corner sink and cabinet and you'll love the tumbled granite shower. All the windows have shades for privacy and the night sensing lights as well as the motion sensor security lights will make you feel safe when accessing The Nest by the stone steps and cobblestone walkway at night.

The private stocked lake doesn't require a fishing license and has an available fishing pier and mini-pontoon peddle boat with trolling motor. We even have basic fishing gear in case you'd like to try your hand at catching "the big one". You are welcome to stroll all around the lake if you'd like to do a little exploring or get a some exercise. There is a 1 1/2 acre fruit orchard with fig, peach and persimmon trees as well as blackberries, blueberries and raspberries you are welcome to sample if you are staying during fruiting season.

We are not the usual Bed and Breakfast in a Victorian Home. The Dogtrot House gives you the feel of a rustic cabin retreat with the charm of a B&B stay.

The Country Room is room is quaint and rustic, decorated with antiques in a vintage and primitive style. Most of our guests comment how this room just makes them feel so welcome and at home, just like visitin’ Grandma’s Place.

The Country Room offers a Queen size and a Full size bed; it can accommodate 4 guests. It has a small dining area, individually controlled air conditioning/heating, satellite television and free WIFI.

The full private bath has a clawfoot bathtub with shower; guest amenities include all linens, hair dryer, and our hand crafted soaps, shampoo, and lotions (made right here at The Ranch at Walston Springs).

The home comes nicely furnished with 50" 4k Smart TVs and fireplace heaters in the living room and master bedroom, fully stocked kitchen, dishwasher, full size fridge, coffee bar, laundry room, outdoor seating around the fire pit, and BBQ grill.

Guest Access:
Large horseshoe drive for easy entrance and exit - perfect spot to park your RV (no electric or sewer connection available).

You will enjoy access to the entire cottage and outdoor areas.

The Neighborhood:
The cottage is located in the most convenient area in town for proximity to food (fast food and sit down restaurants are less than 5 minutes away), shopping (Walmart is les than 5 minutes in one direction and downtown vintage boutiques are less than 5 miles in the other direction), and the railroad.

Getting Around:
If you're planning on visiting Palestine, TX, you'll probably want a vehicle. The city doesn't have public transportation. Ubers are available, but not that plentiful.

Other Things to Note:
The cottage is suitable for up to 6 six, which can include a family of 6 or 3 couples.

In an effort to maintain a secure premises, the home is equipped with two exterior cameras (one on the front door and one in back above the deck). The cameras are ONLY on the exterior, and there are NO cameras on the interior.

The Cowboy Room is the third of our B&B rooms. The Cowboy Room lets you escape back to the good ole days. The tin ceiling is adorned with stars to let you “sleep under the stars” just like the Cowboys did. Peaceful dreams await with in the rustic and cozy Cowboy Room.

Very nice small Kitchener in hallway to share with three rooms and had everything you need. I could put my eye medicine in fridge and hubby could have 10:00 pm coffee without bothering anyone. The 450 sq ft Logged Cabin sleeps 9 with a double bed in a private bedroom and a sofa sleeper on the first floor, a double bed in one loft and three twin beds in the second loft.

Security cameras are around other parts of the property and petting zoo, not at the cabin.

A rustic cabin in the woods, halfway between Palestine and Athens, Tx. The property is a gated 57 acres with lots of wildlife, pond with catfish and lots of trails for exploring. This is prime hunting land with an abundance of deer, wild hogs, and squirrel and full of both pine, hardwood and native grasses. Visit us during Dogwood Trail days, the Dogwood Jamboree in Palestine or festivals throughout the year like the fiddlers reunion and the black-eyed pea festival in Athens.

Our cabins are the perfect place to call home away from home. The quiet country setting of our cabins is a great alternative to traditional hotel style lodging. Our guests can enjoy strolling around our 23 acres, fishing in our one acre spring fed lake, watching the chickens free range or the cows grazing in the field.

The Lonestar Duplex offers two well appointed efficiency units. Each offers a Queen size bed, dining/sitting/work area, and kitchenette. The kitchenette includes all you'll need for a quick meal: 2 burner cook top, microwave, toaster, coffee maker, and basic kitchen wares. Or if you're not in the mood to cook, we are also a Bed and Breakfast so our amazing home cooked breakfast may be available for an additional fee.
The bath offers a large shower and our hand made guest amenities; Soap, Lotion, Shampoo and Conditioner made right here at The Ranch.

The Lonestar cabin overlooks the lake; has access to the community firepit and BBQ picnic area. The Picnic area has a charcoal park-style grill and picnic table.

The Shady Lady is our unique version of an Old West Style Brothel room. It’s a little shady and a little lady, and a unique and romantic stay.

This beautiful room offers a Queen size bed, sitting area with Victorian sofa, small dining area, individually controlled air conditioning/heating, satellite television, and free WIFI.

The full private bath has a clawfoot bathtub with shower; guest amenities include all
linens, hair dryer, and our hand crafted soaps, shampoo, and lotions (made
right here at The Ranch at Walston Springs).

All guests share the common areas of The Dogtrot House which include the breezeway, front/back porches, the garden area and The Pantry.

The Pantry is the kitchenette area located in the breezeway. It has a refrigerator, microwave, and Keurig Coffee Maker (coffee pods and condiments are provided) for our guests use. Other shared amenities include grill with picnic area in the garden and firepit.

We would like to invite you to enjoy our 100-acre ranch. There are ponds for fishing, beautiful walking trails, and horses all around. A majority of the walking trails are wooded, making for a relaxing experience. In front of the guest house, there is a partial view of a pond, and in the rear, there is a view of horses.

A map will be provided of the walking trails and restricted areas. Most of the ranch is accessible to guests.

Please do not enter horse stalls or pastures. Please do not open any gates other than the entrance gate. If you are not bringing your own horses, please keep out of the barns.

It is welcome for guests to pet the horses from outside the fence. In addition, guests are welcome to watch the race horses training on the track in the mornings.

The living room, kitchen, and bedroom all have televisions. Shampoo, conditioner, and body wash are provided by us. In addition, we provide coffee. The house is fully equipped with anything you may need. Fire wood is available for 15$ a bundle. You are welcome to bring your own horses. Icehouse 1 offers a cozy, well-appointed space perfect for a comfortable stay. The kitchen features a small cooktop and microwave, ideal for light meals and snacks. The private bedroom is separated from the living room by a sliding barn door and includes a TV for relaxing in bed. The living room is furnished with a pullout sofa bed and also includes a TV, making it great for extra guests or lounging. A full bathroom completes the space, offering all the essentials for a convenient stay.

Our charming home sits on a ridge overlooking a deep cove on Lake Palestine, with stunning views of Blackburn Dam from the back porch. Relax under the twinkling string lights strung between the trees, or unwind in the hammock while gazing at the starry night sky. While we don't currently have a pier, a private neighborhood boat ramp just three homes down offers easy access to the water. Come and experience the romantic ambiance of our waterfront retreat.

Other things to note
Lakefront properties on Lake Palestine often have narrow lot lines, which means that our property does not have a fully enclosed front yard fence. Our friendly neighbors have dogs that may visit occasionally, so we kindly ask that you refrain from bringing pets to avoid any potential issues. Although our Bichon gets along with them just fine, we wouldn't want your furry friend to feel uneasy or startled during your stay. :)

This is a 1905 cabin it is a pier and beam so expect to walk up 3 steps. The house is set up with a bath between the 2 bedrooms. It has French doors to allow some privacy in the office area, at least from the living area. The laundry is in an outdoor building and a key is provided in the small drawer beside the fridge. Extra blankets are provided on the ladder in the living room corner. This is a house in the country. It is about 1/2 mile off of State Hwy 155. There are motion lights outside, but not street lights. Covered parking for 2 vehicles. Room to park trailers and trucks.

The space
You are invited to fish and hike around the property. You may hike or drive around on the roads. You can view the longhorn cattle from the road. The drive way is a work in progress. It is not all concrete as of yet. If raining, the driveways & the area directly in front of the bunkhouse can get muddy. It drains well for the most part but can still be muddy. Please note barbless hooks are the only hook we allow to fish with.

The bunkhouse and porches, all 3 ponds, decks and the roads. For your safety, do not enter into the longhorn cattle area. No swimming or boating allowed. The shop/barn, outbuildings and barndo are all off limits. You may use the backyard of the barndo to access the pond.

Other things to note
Please be aware that there are live wild animals on this property. You could come into contact with snakes, skunks raccoons, opossums, rats, coyotes, scorpions etc! Most everything will leave you alone as long as you leave it alone! Give these wild animals plenty of room to get away should you come up on one. Be careful where you're walking, please watch where you step especially in the high grass.

The Nest is a secluded stone garage studio on the same property as Bird Cottage and is perfect for an extended stay individual or couple that may need to business in the area. Visiting nurses doctors or other health professionals will find The Nest convenient to hospitals and clinics in town and visiting engineers and scientists will find our location just a 10 minute drive to the NASA balloon base and others that may be doing extended work in the East Texas area.

The space
The Nest is quietly nestled among the trees at the estate where you can sit on the front porch area and enjoy quiet times watching the neighboring cattle stroll by, the birds hopping from branch to branch or the breezes creating ripples on the lake surface. The air-conditioned garage studio is accessed by a rustic log staircase and leads to a relaxing 210 sf outside sitting area on cast aluminum cushioned sofa and chair and also features a bistro dining table, ceiling fan and a Weber grill. Once you enter the 400 sf space, you'll enjoy a panoramic view of the adjacent cattle ranch. The architectural timber-frame supports along with the interesting dormer windows and 18" wide plank floors will make you think you're staying in a European country estate. You'll sleep soundly under ceiling fans in the aged cedar wood queen bed with pine themed quilt and find a dining area, living area with sofa and recliner, satellite TV service, dresser, granite counter-top kitchenette with convection microwave, all pots and pans and dishes as well as silverware for your convenience. The bathroom has a quaint corner sink and cabinet and you'll love the tumbled granite shower. All the windows have shades for privacy and the night sensing lights as well as the motion sensor security lights will make you feel safe when accessing The Nest by the stone steps and cobblestone walkway at night.

The private stocked lake doesn't require a fishing license and has an available fishing pier and mini-pontoon peddle boat with trolling motor. We even have basic fishing gear in case you'd like to try your hand at catching "the big one". You are welcome to stroll all around the lake if you'd like to do a little exploring or get a some exercise. There is a 1 1/2 acre fruit orchard with fig, peach and persimmon trees as well as blackberries, blueberries and raspberries you are welcome to sample if you are staying during fruiting season. Pets are welcome but there is a $100 fee for the first pet and a $50 for each additional pet brought to the property. If you invite some of your family or friends to visit you during your stay, their pets will count toward a pet fee as well. We prefer small to medium pets with a maximum of 2.

The space
Each of the 3 bedrooms features a queen bed with a memory foam mattress. Both bathrooms are equipped with a shower and tub. The home comes nicely furnished with 50" 4k Smart TVs and fireplace heaters in the living room and master bedroom, fully stocked kitchen, dishwasher, full size fridge, coffee bar, laundry room, outdoor seating around the fire pit, and BBQ grill.

Large horseshoe drive for easy entrance and exit - perfect spot to park your RV (no electric or sewer connection available).

You will enjoy access to the entire cottage and outdoor areas.

The cottage is suitable for up to 6 six, which can include a family of 6 or 3 couples.

In an effort to maintain a secure premises, the home is equipped with two exterior cameras (one on the front door and one in back above the deck). The cameras are ONLY on the exterior, and there are NO cameras on the interior.

Welcome to VJ Farms! My grandparents, Verda & Jiles bought this property in 1962 with the G.I. Bill. My grandfather built this house with his own two hands & it holds our family's best and most precious memories. The house has gone through a big renovation! The space
Come stay with us to find out all the things that make this place so special. Some of the special things in our minds are; open space, room to include all of your friends & family, the pool, the screened in porch, the pond for fishing, the road for walking, and the dark night sky for stargazing.

Dogs are welcome so long as they are well trained, don't get on the furniture, and won't run away- as there are not many fences to hold them in!

There are 3 bedrooms & 3 bathrooms with sleeping space in the living room.

Guest access
It's easier to let you know what you can't access, as we want you to feel at home. So the few things we ask you not to access are the china cabinet (as it is filled with family history) the workshop next to the house, the green houses, and the barns. Feel free to walk around the outside of them, and if any of us are available we gladly show you around.

Other things to note
This is a working farm- so people will be around. We have 2 other homes on the property so be ready for a wave, a hand shake, or a hug! We won't access the house or pool while you're here unless you need something from us. Also- it is the country- we have bugs- we have wasps- we have snakes- sometimes, we have lots of rain. None of these things we can control. There's always a can of wasp spray in the garage and a shovel!

5 Bedroom sleeps 20 people. 2 bedrooms with queen beds, 1 bedroom with 3 single beds and 2 bedrooms with 4 sets of bunkbeds. 2 full bathrooms and 3 showers, full kitchen and living room area, tv, dvd player, and A/C. The space
The bunkhouse has a full kitchen, 5 bedrooms, 3 showers, 2 full baths, and includes essentials such as linens, towels, soap, shampoo/conditioner, and cooking basics. We have a 55" TV with a DVD player and a small selection of DVD's. There are 2 private bedrooms with queen beds, 2 big rooms with bunkbeds, and another room with twin sized beds. Under the same roof, we have a recreation room with a ping pong table, foosball table, card tables, board games, and more! Outside you have a pool, rocking chairs, grill, picnic tables, fire pit, hammock, and outdoor heaters. If you are interested in RV spots, there are 6 available nearby the bunkhouse as well.

There is a gate at the main entrance that we will give you a code to right before your stay and parking is easy and free.

We do have UTVs and ATVs that are available for an additional rental fee to drive around the trails. These will be available on a first-come first-serve basis.

We do allow guests to bring their own ATV or UTV but the same rules apply to age limits and rules on our ranch. We do not allow UTVS with any aggressive tires or loud sound systems to be used. Dead Cat Ranch is not an ATV park and is only meant for leisure driving on the trails.

Palestine has a public bus system along with taxi and car rental services. Also, there is an airport shuttle service to Palestine from the DFW or Tyler airport.

Other things to note
Please note that we cannot always guarantee the UTV/ATV rentals. Sometimes the UTV may have mechanical issues that we need to fix or even times when they have been damaged while using them, or they may all be rented. We always try our best to find an additional UTV, if available!

The Lodge offers a large patio area, zero edge pool, hot tub, billiards, shuffleboard, foosball, poker table & board games for your enjoyment. Enjoy swimming, fishing, kayaking, pedal boating on Eagle and Emerald Lakes. Habitat areas also offer hiking and wildlife viewing. This is a perfect family getaway.
