There is also a third firepit on the screened in porch where you can relax and take in the nature around you, especially soothing while listeing to the rain, allowing you to enjoy a delicious meal at the spacious teak dining table.

If you have an event with more than 50 guests, we are excited to partner with a Michelin star chef (former executive chef at the Waldorf Astoira Hotel) to accommodate your needs. Chef Paul is able to host large events including weddings of up to 100 plus guests, at his beautiful barn in Chester County (please inquire). Chef is also available to design a bespoke menu for you and your guests, and will be your personal chef at the Lodge for smaller occasions of up to 50 guests. Please inquire about any events at the Barn or the Lodge, additional fees will apply. Also upon request we are partnered with an interior designer who will craft beautiful custom floral arrangements, per your desires, at an additional charge.

There is ample parking for up to 10 cars in the driveway near the house. Any additional parking needs during an event will be discussed.

The Lodge is idyllic during a snowstorm with a warm fire, while the autumn leaves changing color add to the beauty of the seasons. Spring brings new growth and late June and early July bring the harvest of the wild raspberries, always a delicious treat!

- "Loved our stay at The Lodge! We had five families come together for one large extended family weekend for a lacrosse tournament and the Lodge was the perfect location for it. Plenty of activities in the game room for kids young and old (air hockey, ping pong, foosball). World famous Longwood Gardens is only 5 miles away, as is the Chadds Ford Winery. The well known Victory Brewing is only a 10 minute ride. All the Brandywine Valley attractions are a short scenic drive away. It is 35 miles to the Pottstown and to the Lancaster Outlets.

(Love the orange glass arrangement in the bath!) The Loft rates among my top 2 or three rentals, and I would stay again if I'm ever in the area again. P.S. An earlier reviewer mentioned the stairs. I'm 70 and had no problem, but for those my age, I would say several small bags rather than one oversize bag would be more manageable."

- "The house is older but renovations have modernized the kitchen and baths while retaining the unique character of the original structure. We really enjoyed the outside back patio space for visiting and access to the garage. Family members (5 of us) ranged in age from 65-75 and luckily we are all in great physical shape because the stairs heading up to the bedrooms could be a bit challenging. We enjoyed the kitchen layout, lighting, and the quality of the cooking gear but as others have pointed out some basics are lacking like a colander and a vegetable peeler. We brought our own coffee maker along because there is only one of those pod contraptions at the house. The only negatives were the lack of hand towels and washcloths for the bathrooms (there was only one of each) and the sofa bed mattress could use an upgrade. We also could not open any of the windows as they were stuck shut. Maybe that was good thing because the weekend student partyers walking by at 3 a.m. did wake up folks sleeping in the front bedroom. Overall, a positive experience and appreciated the prompt communications with Derek to answer questions."

Months before our stay, Vicki, the property manager agreed to give us a tour of the property and gave us loads of details about the building's history. During our stay, we enjoyed the house for it's excellent, unique indoor and outdoor decor and amenities. The kitchen was fully stocked with all the cookware/tableware you could want and all the appliances work. Each room in the house is adorable, cozy, and themed. The upstairs bedrooms are arranged in a little bit of a maze but this only adds to the fun, whimsical vibes of the house. The backyard is perfect for lounging, yard games, and bonfire relaxation. My husband and I are already considering occasions when we might be able to come back for another stay with more friends and family. 5 stars all around, we wish we could've stayed longer!"

Our home is somewhat unique, one level ranch home on a backroad of West Chester. Built against a hill. Large property, great privacy. Is close to the road but not much traffic after dinner. Still quiet when inside. This is an older home that’s been through some renovations but not all, we hope to do more in the near future!
House has a large layout many rooms. Firepit out back. Wrap around decking on one side. Great location close to town. Many wonderful restaurants in west chester. Check out the parks and rec website to see what events are going on downtown. Short drive to longwood gardens. Many preserves and walking trails within a few minutes drive. Train station is about 1/2 mile down on our road.

Great for relaxing: cozy, comfortable, 1 bedroom 1 bathroom apartment located in downtown West Chester, Pa. Close driving/ walking distance to local restaurants, bars, stores, and less than 1 mile away from the university; it is the perfect area to explore. Keep your mind at ease in plush queen size bed or enjoy a quiet evening browsing Netflix on a Roku smart TV. Help yourself to coffee, cookware, and a full size air mattress in closet. Check in process is as followed. Upon arrival you will be given instructions to access call box to be buzzed in. You will then be directed to the unit where you will be given a access code to enter. There will be a key with fob that will give you access to both entrances. There are three parking options, two in which are paid one is free. There is metered parking in front of unit, nearby garage parking for $10 a day. The last option is street parking on intersecting block( direction will be given to access all three options).

Check in was a little tricky in that you have to pull up in front of building, unload stuff, take up to apartment (3rd floor), use code to open door, get key to front door of building (which we could never get to work), pick up parking pass, leave belongings, return to car and move it to parking garage a block away and then walk back. All of which we had to do in the rain unfortunately. This was stated (a little less clear) in the listing, I just didn’t realize it was to this extent. Apartment was clean. The couch is NOT suitable for sleeping as there is a large window to the atrium that is very bright and you can hear people coming and going all night. The bedroom is in the back and was very quiet. I needed something to write with while I was there and couldn’t find anything. That would be my only suggestion- pen and paper. Would stay again as it was a great centrally located place. Contact person was easy to reach, friendly and very helpful."

Welcome to this clean and comfortable home right in the heart of Downingtown. This perfect location offers multiple breweries, shops and restaurants just a 6 minute walk away. Weather you're visiting family, in between housing or just avoiding high priced hotels this wonderfully cared for home is a perfect option. This home is also located 26 minutes from the King of Prussia Mall and about 45 minutes from historic Lancaster.

While West Chester, is not Center City Philadelphia, the area around West Chester is very historical. There are a lot of battlefields from the Revolultionary War, and the Civil War. Gettysburg is a day trip, Valley Forge is 20mins away and Lancaster/Amish Country, where people still drive with horse and buggies, is 35-45 mins away! The King of Prussia Mall, which is one of the largest Indoor Malls in the Country, is also 20 mins. The PHL International airport is 25mins away. There is so much to see an do in and around the West Chester area, that you won't be disappointed if this is an area where you like to be in between many things to do.

Our apartment in located in the heart of West Chester PA. Our place is close to restaurants and dining, nightlife, great views, and family-friendly activities. You’ll love Sunset Valley Farm because it is a Horse property with activities on the property (season permitting). Horse lessons, Kayak, creek, fishing, and near all of the local attractions (King of Prussia Mall, Gettysburg, Valley Forge, Brandywine river, Lancaster (Amish country) 40 mins away).

The space
800+ square feet and fully functional as a stand alone Apartment. Includes a stackable Washer/Dryer, refrigerator, 2 burner stove top, Microwave, toaster oven, coffee maker, dishes, cooking supplies and large full bath. The bed is Queen size Murphy bed that folds into the wall for even more space. The couch does fold into a Queen, and we do have an "off the ground" blow-up mattress that is very comfortable. We have all the additional sheets necessary if all beds are used. (if all bedding is used, this is the same area that the Murphy bed is pulled from the wall, moreover it can sleep up to 6 but this will require the sharing of the 3 queen beds). Separate wifi included as well and a Bose stereo system that will connect to your music playing device.

The apartment is situated on 50 acres of horse property. There will be customers coming on and off the property during your stay either to take lessons or care for their horses that reside on the property (customers have a separate driveway that takes them to the barn (away from the house and the apartment). You may walk and enjoy the property yet we ask that the core business be respected.

Feedback from staying guests:

* The apartment is next to the our home, it is completely separate, yet the interaction between the guests and our family might occur. Moreover, it is a working farm and customers will be on and off the property property mainly to take care of their horse or take lessons, The area for which they take lessons and or care for their horses is completely separate and has it's own driveway as well as parking.

* When inside the apartment the cell phone coverage is poor. Verizon has added a cell phone wifi solution but there are settings on your phone that need to be changed to attach to the boosted cell service on the property.

* We have added a land line inside the apartment that is dedicated only to the apartment. This will enable the business travelers to have a secure connection that will not drop.

* The apartment does look out to the parking area, Although the property is beautiful, you might wake up looking at the car you have parked for the evening.

* Cable/Internet (Comcast) and electricity (PECO) might go out once or twice a year due to weather (generally for minutes but could be a couple of hours). The property has a generator that provides almost full service to the apartment, and limited to the main house. If Power does go out the Cable/internet will not be affected unless that service is affected separately. Most times when this happens we are all aware of the storm that might affect the property's power and or cable services so it will not be a surprise (hurricane Irene, hurricane Sandy, and snow storm of 2016 all affected the the property.

* We have allowed pets to enjoy the property by accommodating guests that request as such. Unfortunately, for those guests that might be allergic to pet hair I should disclose this. I do my best to clean but this may still affect your allergies.

*I have listed as sleeping 6 People, this would mean sharing the 3 queen size beds (1 murphy bed, 1 couch that folds to a queen, 1 queen "off the ground" blow-up mattress) ALL SHARE THE AREA for which the Murphy bed folds. The sitting area converts to the sleeping area at bed time.

Bala Farm Cottage is a wonderfully cozy stone cottage, located less than 3 miles from the center of West Chester, on a hilltop in a quiet neighborhood. It has a charming study downstairs with a bay window looking out towards majestic trees, and an entry hall that ends with a wet bar, equipped with a mini-fridge, kettle, coffee machine and microwave. The original curved staircase leads to the upstairs bedroom with queen bed and a spacious bathroom. You'll love your stay in the Cottage!

The space
Bala Farm Cottage, located 2 miles from the center of West Chester, was built around 1850 to serve as a "library" (1800's version of a man cave, we think) at a time when the main Bala Farm house (built in 1759) was being used as a boarding school for boys. It's undoubtedly been employed in a variety of functions since then, and when we bought the property we thought it would make a perfect guest cottage.

We've made a few changes to give the cottage some of the comforts that help make a very enjoyable stay. The wet bar is located at the end of a quaint entry hall, and has a small refrigerator and microwave, in addition to a K-cup coffee machine with complimentary pods provided, and an electric kettle. There is also a sliced bread toaster, but please be aware that there are no cooking appliances, utensils or abilities beyond these.

The study includes a love seat with pillows and additional blankets for staying cozy in winter months, across from a gas fireplace that warms the room nicely. There is a small table with two chairs that can be used both for dining or as a workspace. For those looking to spend quite a bit of time working, there is a desk against the wall that provides more of a formal workspace. There are also built-in cabinets in the study, which serve as a sort of panty, holding wine glasses, plates & utensils (we've switched to paper & plastic since COVID began), salt & pepper, napkins and bottle openers. To round out the seating, there are a couple of padded accent chairs that provide additional options.

The curved staircase leads up to a cozy bedroom with a comfortable queen bed and a spacious bathroom. There are both privacy curtains and wood shutters, so you can either fill it with natural light, or keep things dark for a longer slumber. There is no closet in the bedroom, but there is a suitcase stand and a garment rack for hanging clothes. The bathroom includes a shower and small vanity with mirror, as well as closeted shelves, with some basic amenities such as shampoo & conditioner and body wash.

There is a large stone fire pit just steps from the cottage that guests are welcome to use, with Adirondack chairs and picnic table nearby, that you may find perfect for enjoying an evening glass of wine or cold beer outdoors. All of the trees on the property mean that there is plenty of wood nearby for enjoying fires if the weather allows (we keep one stack next to the fire pit).

Please note that the house and cottage are within a small development. However, we are on top of a hill at the end of a cul-de-sac and surrounded by trees, so there is a private feel and you hardly notice when you are on the property and in the cottage, but you will notice when you drive into the neighborhood.

-The upstairs bedroom has an A-frame ceiling so it may not be ideal if you're really tall.

Situated in the historic village of Marshallton, this home is furnished in country style with lovely antiques and vintage items. The first half of the house was built in 1790 with an addition added in 1830. This house was the childhood home of George McFarland, pump maker. He was the town plumber and made wooden pumps in a shop in the rear. Our 1830's serpentine stone carriage house sits on 4 acres of field, woods and yard and includes the company of our two sweet female cats. Ideally situated in the rolling countryside of Chester County, yet close to West Chester (1.5 miles) and Kennett Square (6 miles) boroughs.

The space
A long driveway (1/10 mile) separates our house from the road. Two dedicated parking spots are adjacent to the house with two electric car chargers (one each levels 1 and 2); plus additional parking. A stone pathway leads to the front porch and the original part of the house. Eating area and family room are on either side of the front entrance and a central kitchen connects the two spaces. A living room addition with 3 sides of windows and glass doors capture the sunlight all day and make outdoor spaces easily accessible.
A powder room/half bath hidden in the hallway with a pocket door, and the laundry/mud room complete the first floor.
Half way up the stairs is a guest bedroom with 2 twin beds and a trundle that can be pulled out of one. Continuing up the stairs to the 2nd floor, you'll find the master bedroom suite, with many windows and natural light, ample closet space, and a luxurious bathroom with a separate glass enclosed shower and old fashioned slipper tub. Also upstairs a 2nd guest bedroom/entertainment room. Originally two rooms, this space has casual seating, a smart TV, XBox, board games on one side and a full bedroom on the other. Next to this space is a full 2nd bathroom.

The outdoor spaces include a gravel patio with a grill and seating for meals just off of the kitchen/living room. Perfect spot to watch the sunrise over the woods or to supervise the trampoline. A cozy covered porch is also a relaxing place to read a book, enjoy a morning cup of coffee and enjoy the herd of deer who wander through the yard. A hammock next to the pond is an inviting spot for a nap. Finally, a gravel patio next to the barn is a perfect spot to watch the sun set over the chicken yard.

Our property offers lots of privacy, yet is still adjacent to neighborhoods (for running, walking), vibrant downtowns (West Chester or Kennett Square). It is a short drive from a number of beautiful preserves, botanical gardens (Longwood Gardens, Winterthur), and 2 miles from the Brandywine River for canoeing, tubing, or splashing in the water.

Guests have full run of the house with the exception of a locked owner's closet in the master bedroom. No access to inside of barn or garage.

Other things to note
We have two very sweet female cats. They enjoy both the indoors and outdoors, favoring to sleep inside at night. If guests prefer, we hire a pet sitter to check on them every few days. We also have a small flock of hens and 1 rooster who live in an enclosed chicken yard (electrified netting) to protect them from predators. Guests are welcome to check for and enjoy fresh eggs, but if they prefer not to, we arrange for neighbors to do so as well as refill their water and food occasionally.
