Loud parties and loud/obnoxious behaviors are not allowed and strictly enforced by the marina.
Please note that UTopia is a small boat, much like a one bedroom apartment with a loft. The boat is perfect for two people with a queen size bed in the main birth, a galley (kitchen) that is fully equipped, a bath with full size shower and a salon (living room) with a sectional that can be put together to make a double bed. In the lower berth there are two twin mattresses. While there can be sleeping accommodations for six people, two will be quite comfortable, four will be okay for close friends or family, and six will be very cozy for VERY close friends or family. Each sleeping area has a flat screen TV.

There are also three outdoor areas to enjoy the beautiful views of the Tennessee River and Knoxville's beautiful bridges. The forward deck can accommodate 6 for outdoor dining and the aft deck has a seating area for two. The upper deck has seating for six and a 50 in flat screen TV to enjoy.

Owner will need to meet you prior to check-in in Marina parking to hand over the keys and ensure you find the proper boat.

- "My family (3 of us) stayed on Dan’s houseboat for a game weekend in Knoxville. We absolutely loved the accommodations. The boat had everything we needed to sleep comfortably and enjoy our time there. On the boat, we spent most of our time in the outdoor sitting areas which had plenty of space for larger groups and a great view of the Tennessee river. The provided golf cart was great for bringing in groceries and bags but the dock is also a very quiet and peaceful place to walk if you prefer to stretch your legs. Dan met us at the parking area to hand us a parking pass for our car and show us around the dock and the boat. He was very friendly and quickly answered our calls/texts when we had questions about the TV and dinner recommendations. We would highly recommend booking this stay if you are looking for a convenient place to tailgate with friends and family or if you are just interested in a unique and relaxing place to visit Knoxville."

Quiet Hours
Quiet hours are between 9pm - 8am EVERYDAY. If there are noise complaints or any violation of this rule, it may result in cancellation of booking and removal from property without refund and a penalty of $200 for the violation.

Be courteous to other dock residents. If you are too loud or rowdy, you will be asked to leave.

STRICT NO-PARTY POLICY
No parties or events/gatherings. If there is a party of any kind the police will be called and everyone will be removed from the property no refunds. No Unauthorized Guests are allowed at the unit, $100 fine per guest if discovered.

No Smoking
Smoking is prohibited without exception on this property. If any signs of smoking are found in the house, a fine of $300 will be imposed, no exceptions.

Pets
Pets ARE allowed depending on size or if they are service animals, max of 2 pets. We have pet fee. If you are bringing a pet(s), please let us know beforehand, otherwise there will be a fine of $100/pet if discovered, no exceptions.

Other things to Note;
- The boat does not leave the dock.
- No swimming around the boat or dock due to electrical shock hazard.

- "Tree Solo was exactly the nature filled escape we needed this weekend! It’s secluded, but easy to find and get too. The view from the treehouse with the Autumn leaves falling in the breeze had us in awe. The Property manager, Jazmine was amazing, great communication and checked up to see if anything was needed! The horses in the pasture were beautiful, and we seen the sweetest barn kitty."

Tired of staying in the same old stuffy boring hotel room? So were we, so we decided to own our own Houseboat on the Tennessee River, where we could walk to just about everything. The “Moonlight Madness” is docked in the peaceful Volunteer Landing Marina in Knoxville. The marina is steps away from award winning “Ruth’s Chris” steakhouse and Calhoun’s On the River. You can walk to both as well as the Neyland Greenway, James White Greenway, Neyland Stadium, Thompson-Boling arena, University of Tennessee and the vibrant Market Street in Downtown Knoxville. We can accommodate 6 people in beds. We have 2 bedrooms, one king size bed in the master and a Full bed in the crew quarters and a queen size pull out couch, along with 2 bathrooms. We feature 3 decks, one off the bow, one off the stern (great for morning coffee or catching some rays) and a 70' PARTY DECK on the roof. The party deck has abundant seating along with 2 flatscreen HD television and a gas grill. The master also has a 40' Vizio UHD flatscreen with Smartcast. The salon also has a 50' UHD flatscreen. Our boat comes fully stocked with clean linens and towels. The galley also comes fully stocked with dishes, utensils and small appliances along with Hi-Speed internet. You will meet a lot of very nice people that reside at the marina full time. Also, we have an golf cart and 2 Kayaks,1SUP and 2 beach cruiser bikes that are available for you to use while at our boat. Sorry, but the Houseboat doesn't leave the marina because of the river current. We also have a full-time Marina Manager and store on site should you need anything or have any questions with our boats. **Absolutely NO parties or loud outdoor music is permitted and additional visitors must get host approval to maintain the security of the marina. Quiet hours are 10pm-7am. I take the marina requirements very seriously and guests may be asked to vacate with no refund if I receive a complaint. It is a family oriented facility and being able to rent my houseboat here is a privilege. Thank you for making it a pleasant location for all marina guests.

Not far from Pigeon Forge and Gatlinburg." - "Great glamping spot for a short stay in Knoxville. The site is close to downtown and UT campus. Site was easy to find and easy to get to. The bed was super comfortable and warm (in 30 degree weather…we did bring two extra blankets). Bathroom was close by, just down a hill. It has warm running water and a real flushing toilet. We even had a barn kitty meet us anytime we went down to the bathroom. Tents are close together but our neighbor was super quiet (even with their dog)."

Quick Disclaimers:

* The owner or a trained Captain will help you get it out of the home marina. You may not bring it back in and dock it at the home marina on your own. If you need to return to the home marina at any time during your stay you must give us a 12 hour notice and will be charged a $40 docking fee.

* For your safety the boat comes with a GPS tracking device. This way if something was to break we would be able to get you help.

My goal is a 5 star review with this beautifully renovated 76' Lakeview houseboat! Everything was touched from ceiling to floors to offer guests an amazing experience that is better than home! The updated kitchen offers granite countertops, stainless appliances, Keurig and drip coffee maker with special touches at every turn. The main living area (salon) has reclining leather furniture and a 55" smart TV. The master bath has a tub/shower combo and the guest bath offers a stall style shower. Both were updated with granite countertops, new fixtures, tile floors, and plenty of amenities.
The rooftop deck has two easily accessible entrances (forward and aft) for watching all the beauty of the Tennessee River. Enjoy dinner with family and friends while taking in a panoramic view of the water. (You can't get that with a condo downtown!)

The boat is located adjacent to the other two that I have available at the gated Volunteer Landing Marina which is known for it's central location and family oriented, friendly residents.

Located at Volunteer Landing Marina, our 1977 Whitcraft 50 Gold Coast Cruiser has all you need for a relaxing stay near everything that downtown Knoxville has to offer.

The salon has a queen sleeper sofa (will sleep two) and a smart TV. Dinette, eat-in bar and galley are adjacent to the salon. Galley includes full-size refrigerator, coffee maker, toaster, microwave and stove. Interior cabin has two twin beds and is attached to a bathroom that includes a shower. The interior cockpit has a small sitting area and a TV with a Firestick. Forward cabin sleeps two (two separate beds) and has a half bathroom. Our boat comes stocked with dishes, cookware, eating utensils, coffee maker, toaster, bed linens and towels. Knoxville Adventure Collective is located in the same parking lot, where you can go for kayak, SUP or bike excursions through one of their rental or guide programs. Directly behind the boat slip you'll see the James White Greenway, which can be accessed at the marina entrance. Depending on the day and time, you might even be lucky enough to see the Three Rivers Rambler antique steam engine tour train drive by on the tracks that run parallel to the greenway behind the boat!

The main living area (salon) has reclining leather furniture and a 55" smart TV. The master bath and guest bath have both been updated with granite countertops, new fixtures, tile floors, and plenty of amenities.

My husband and I didn't mind this at all, as we enjoy walking. The host provides a rolling wagon to shuttle your items to and from. Be mindful of your hot water usage if you are having back to back showers as the hot water runs out quickly, but also seems to replenish quickly. We also really enjoyed the city! So clean! The host was quick to respond to our inquiries. Plenty of towels included. Quiet, peaceful night sleep in February. Highly recommend staying on this house boat for a truly unique experience. "

This is an exclusive Tentrr Signature campsite. Tentrr partners with land owners to offer unique accommodations in beautiful outdoor spaces. Our campsites are off-the-grid which means they generally do not have access to electricity, wifi, or modern plumbing. Instead, they offer the chance to relax, unplug, and fully experience nature!

Your Tentrr campsite includes a 10'x12' (120 square feet) safari-style canvas tent on a raised wooden platform. Inside the tent you'll find one queen bed or a queen-size bunk bed (see photos for the exact setup). The tent is big enough for the bed plus one or two extra sleeping bags on the floor. Aside from the canvas tent, campers can also use the extra 5-person pop-up dome tent that’s provided. You'll also have a 6-ft picnic table, outdoor fire pit, 2 Tentrr Adirondack chairs, and a heating source to keep you warm and toasty at night.

Max Occupancy: This refers to the total number of campers allowed onsite with your reservation.

Toilets: Every campsite is equipped with a camp toilet (we call it the Tentrr Loo). This is a simple wooden box with a toilet seat and a bucket inside. To use, line the bucket with a CleanWaste Sani-Bag supplied at the camp prior to use. Afterwards, simply tie the bag up and place it in a trash bag. CleanWaste Sani-Bags use a NASA-developed gelling/deodorizing agent that helps prevent spills and keeps everyone safe and clean.

Showers: Every Signature campsite comes with a Coleman Sun Shower. The sun shower has a reservoir that holds up to 5 gallons of water, potentially enough for multiple showers. It's constructed of heat-locking material that warms the water when it's left in the sun, even on cool days.

- "Over a thousand dollars for one night, and I had to take the sheets and pillowcases off of the bed myself, be my own house keeper, and walk to the car and back multiple times for an inefficient parking pass system. Crazy. If you want to get some steps in and walk for a long time, it might be worth it. We had to walk to the boat to get the pass, back to the car to put it on, and back to the boat to sleep. Then back to the car to get the pass in the morning, back to the boat to return it, then back to the car to drive home all before 10am. The host was cold and direct in their messages. Nothing really happy to say, just wanted to remind me several times to not have a party... I'm an adult spending a ton of money on a stay. It wasn't very welcoming. That being said, the boat was well decorated and comfortable, though I think next time I'll find a better priced option with better service."

Quiet Hours
Quiet hours are between 9pm - 8am EVERYDAY. If there are noise complaints or any violation of this rule, it may result in cancellation of booking and removal from property without refund and a penalty of $200 for the violation.

Be courteous to other dock residents. If you are too loud or rowdy, you will be asked to leave.

STRICT NO-PARTY POLICY
No parties or events/gatherings. If there is a party of any kind the police will be called and everyone will be removed from the property no refunds. No Unauthorized Guests are allowed at the unit, $100 fine per guest if discovered.

No Smoking
Smoking is prohibited without exception on this property. If any signs of smoking are found in the house, a fine of $300 will be imposed, no exceptions.

Pets
Pets ARE allowed depending on size or if they are service animals, max of 2 pets. We have pet fee. If you are bringing a pet(s), please let us know beforehand, otherwise there will be a fine of $100/pet if discovered, no exceptions.

Located at Volunteer Landing Marina, this 1977 Whitcraft Gold Coast Cruiser has what you want in a relaxing stay while here in Knoxville.

The common area has a couch with a queen bed sleeper, TV, and surround views from the outside. The Forward cabin has 2 twin beds and a half bathroom. The interior cabin has 2 twin beds adjoining to the full bathroom with a shower.

The cockpit has a couch and TV with a view of the exterior bow. There are decks with sitting areas on the bow and stern of the boat. Walking the James White Greenway trail will take you to places like Neyland Stadium (approx. 1 mile), Thompson Bowling Arena (approx. 1 mile), Calhoun's on the River (approx. .5 mile). Ruth Chris Steakhouse is located in the same parking lot as the marina parking lot. You can also access the James White Greenway trail from the Mariana parking lot. Other close walks will take you to downtown Knoxville (Gay Street, Market Square, Old City, and Convention Center). Knoxville Adventure Collective is located in the same parking lot and provides rentals of SUP, kayaks, or bikes through their program. Tired of staying in the same old stuffy boring hotel room? So were we so we decided to own our own Houseboat on the Tennessee River, where we could walk to just about everything. The “Moonlight Madness” is docked at Volunteer Landing Marina in Knox. The marina is steps away from award winning “Ruth’s Chris” steakhouse and Calhoun’s On the River. We provide free parking pass, golf cart, 2 kayaks, 1 SUP, 2 cruiser bikes. We're in a covered slip but you can sun bath off the stern deck.

The space
Tired of staying in the same old stuffy boring hotel room? So were we, so we decided to own our own Houseboat on the Tennessee River, where we could walk to just about everything. The “Moonlight Madness” is docked in the peaceful Volunteer Landing Marina in Knoxville. The marina is steps away from award winning “Ruth’s Chris” steakhouse and Calhoun’s On the River. You can walk to both as well as the Neyland Greenway, James White Greenway, Neyland Stadium, Thompson-Boling arena, University of Tennessee and the vibrant Market Street in Downtown Knoxville. We can accommodate 6 people in beds. We have 2 bedrooms, one king size bed in the master and a Full bed in the crew quarters and a queen size pull out couch, along with 2 bathrooms. We feature 3 decks, one off the bow, one off the stern (great for morning coffee or sun bathing ) and a 70' PARTY DECK on the roof. The party deck has abundant seating along with 2 flatscreen HD television and a gas grill. The master also has a 40' Vizio UHD flatscreen with Smartcast. The salon also has a 50' UHD flatscreen. Our boat comes fully stocked with clean linens and towels. The galley also comes fully stocked with dishes, utensils and small appliances along with Hi-Speed internet. You will meet a lot of very nice people that reside at the marina full time. Also, we have a EZGO golf cart and 2 Kayaks, 1 SUP and 2 beach cruiser bikes that are available for you to use while at our boat. Sorry but the Houseboat doesn't leave the marina slip however you can rent an easy to drive pontoon boat from the marina.

Enjoy the natural scenery and the tranquility of the Tennessee River while being close to all the action! This newly renovated houseboat offers 4 staterooms with 2 full bathrooms.

My goal is a 5 star review with this beautifully renovated 76' Lakeview houseboat! Everything was touched from ceiling to floors to offer guests an amazing experience that is better than home! The updated kitchen offers granite countertops, stainless appliances, Keurig and drip coffee maker with special touches at every turn. The main living area (salon) has reclining leather furniture and a 55" smart TV. The master bath and guest bath have both been updated with granite countertops, new fixtures, tile floors, and plenty of amenities.
The rooftop deck has two easily accessible entrances (forward and aft) for watching all the beauty of the Tennessee River. Enjoy dinner with family and friends while taking in a panoramic view of the water. (You can't get that with a condo downtown!)

The boat is located adjacent to the other one that I have available at the gated Volunteer Landing Marina which is known for it's central location and family oriented, friendly residents.
***Swimming is not permitted from the boat or within 100 yards of the marina per TN State law.
***Please note: NO parties or large gatherings, loud/obnoxious behaviors are permitted on the vessel. Boat is to remain docked and cannot be moved by guests.

The marina is within walking distance to Neyland Stadium, Thompson Boling arena, Lindsey Nelson Stadium, Civic Coliseum, 2 adjacent restaurants, and the University of Tennessee. Pontoon rentals are available at the marina.
The extensive Knoxville greenway is adjacent to the marina and is an excellent location for walking, running, and dog walks.
***Pets are permitted with pre-approval only. They must be flea/tick free, not permitted on the furniture or bedding, completely house trained, and not left alone on the boat unless crated and nonbarking. The pet fee is $150 per pet, per stay, maximum two pets, depending on size.
The accommodation may not be suitable to young children and parents are strongly encouraged to ensure they are closely monitored.

We offer use of a luggage cart to transport luggage. You may also use the provided kayaks! (These items are shared between my 3 boats so please don't keep them out for extended periods of time.)
