The only downside - it’s noisy. It’s right next to the train tracks and the walls don’t seem to be well insulated. So maybe take earplugs if you’re a light sleeper."

Sleeping arangements in the open bedroom area include a comfortable queen and twin bed with top quality bedding and linens to make you feel right at home. In the living room, a flat screen TV is ready to connect to any of your favorite personal streaming applications, providing entertainment for those who choose to spend an evening in.

The kitchen is equipped with a hot plate and a microwave for cooking all your meals. An oven is not currently available in this unit. Stainless steel appliances include a microwave, dishwasher and 2 mini-refrigerators. You'll also find all the cookware, utensils, flatware and dishes you need to prepare a meal start to finish. Our butcher-block island with bar seating for 2-3 can also serve as a work space, if needed.

Finally, the bathroom is equipped with a shower stall and is stocked with the necessary toiletries you'll need during your stay. The washer and dryer are located inside the back door just off the downstairs unit, in a separate shared space all their own. The washer and dryer are the only amenity shared between the guests in both the upstairs and downstairs units.

We want our guests to know that they are not only staying in a renovated stylish Condo, but a clean one as well. That is why we take cleaning and sanitation very seriously. All bed sheets and linens will be washed after every stay as well as sanitizing all surfaces and commonly touched items. The entire building is exterminated every 2 weeks.
Imagine after a long day, waking up on a comfy memory foam mattress to those large panoramic windows. You grab your phone off of the built-in wireless charging night stand. You are scrolling through your feeds and listening to the news on the smart assistant speaker in the bedroom when you realize you need coffee. Although you don’t want to get out of bed, you muster enough energy to get to the Nespresso machine in the kitchen. There, you find an assortment of different signature full-bodied coffees. As you're making coffee, you put on a record or 2 (perhaps some Rod Stewart?) on the bluetooth enabled record player and enjoy the view from the living room. As the coffee is working its magic, you hear a work email come through the phone.
Since you're the "work from home" type, you grab your laptop and sit at the desk in the comfy work chair. You quickly get on our ultra fast high speed internet to get some work done when you realize you need to leave by a certain time. You notice that there is a smart assistant clock on the desk and ask it to set a reminder to leave in case you forget what time it is and don’t have enough time to shower.
After a long day, you come “home” and immediately lay down on the comfy blue chaise which fits 3 adults comfortably. You dim the living room light behind the couch to your perfect mood and you turn on the 55 inch Smart Roku TV. (There is free Peacock Premium TV along with Roku Live TV provided to you. All other streaming services will require your own account). You know there is something missing and realize that there is smart mood lighting behind the TV that can be turned on. Who doesn’t need more mood lighting? Although there is so much for you to do and explore in Knoxville, you can't seem to leave this amazing haven.
Fortunately for you, the kitchen is fully equipped to make a delicious meal yourself. The kitchen is equipped with all high end appliances as well as necessary cookware and utensils. You imagine eating a home cooked meal while listening to some good music and enjoying a nice view… “yes I think I will be staying in tonight”. Guests will be able to access the entire Condo.

The Casteel Branch house is located beside a spring fed creek called the Casteel Branch in the foothills of the Smokies. Our yard is a park-like setting. Be sure to take time to enjoy the birds, sit by the babbling creek, rest in one of the hammocks, sit outside on the patio surrounded with shabby chic fairy lights, enjoy the moments you have here in tranquility.

This listing is for a basement mother in law apartment that comfortably sleeps two, but could accommodate 5 people. I reside in home above this apartment.

I have added a new oven, dishwasher, new task lighting in the kitchen. I have also added a new charcoal grill out on the patio.

There is a very comfortable Queen mattress in the apartment bedroom with plenty of dressers. The queen bed has two Wheat Dreams Queen Pillows – 20” x 30” (Cotton Zippered Shell Filled with Organic Buckwheat – Made in USA) $100 each pillow ~ Pillow Tip: You can carve out a comfy little “ear hole” when you’re sleeping on your side / provides versatile, flexible support that conforms to your head and neck contours. Pillow is properly filled no more than 2/3 volume so there is room for shaping. Each is covered with a UltraPlush Premium Waterproof Pillow Protector – (Hypoallergenic and Bed Bug Proof Zippered Pillow Case in Super Soft and Quiet Queen 20”x 30”) $25 each pillow cover. I have tried to invest for your proper rest. I also added two Adjustable Foldable Bed Desks for Laptop, Reading and Writing. I have a small tv with a Smart DVD player in the bedroom. And I can provide up to 3 white waffled robes for added comfort.

For cleaning during your stay, since I do offer monthly discount ~ I have provided a vacuum, broom, Swiffer, bar keepers friend, sanitizing wipes, toilet brush and cleaner, etc. We also have an iron and small ironing board in bedroom linen closet along with a counter top washing machine (bring your laundry soap) and I have clothes pins if you want to line dry items.

Off of the bedroom is a closet nook with a single bed that has a touch of whimsy (a favorite of my 4 grown children and all of my college guests). I painted a mural of mountains on the walls of this room, added hot air balloon lights, and LED lights, and included a sleep machine, reading light, and a fan for a magical get away. The twin in this offset from main bedroom is small and packed with pillows cased in bright fantastical colored covers.

In the sitting room there is a small retro chrome dining room set and one twin daybed with another twin trundle that rolls out into room. And I have a 43" 4K Ultra HD Smart Roku LED TV in the sitting room with Xfinity cable.
There is one full bath and a small foyer area outside the bathroom with a large lighted mirror and a small dresser upon which you will find a hair dryer and curling iron. We have provided an initial supply of toilet paper along with a few extra rolls, but these may not be enough for your entire stay and you may need to purchase additional supplies.

There is a small galley kitchen with small apartment sized refrigerator with small freezer, dishwasher, oven, microwave, coffee pot, plates, silverware, pots/pans, etc. for your use. I have cutting board, cookie sheets, pizza pan, pizza slicer, cake/muffin/pie pan, wok, crock pot, blender, colander, mixing bowls, etc. Paper towels and dish soap and coffee and filters are provided to get you started (maybe not enough for your entire stay)~ as well as spices and things left by other thoughtful guests.

The basement patio is for you to enjoy. We have STRONG wifi. There are plenty of games and books for your leisure. Many guests have taken pillows and blankets and books out to enjoy the hammocks in the yard for a restful time. Outside on my lawn guests have had picnics, played frisbee golf, played games, lounged in the hammocks, had children play in the creek, and just really enjoyed being surrounded by nature. Bird watching is great from the patio too!

We have a travel map for you to place a pin where you are from! You will be amazed to see how many travelers have found refuge at our place ~ they have brought their cosmopolitan flare from all over the world to our East TN home!

I have added about 50 books on the greater Knoxville area and they are marked as my permanent collection to stay for all guests. You can read about the city, Cades Cove, Elkmont, The Walker Sisters, local history, Indian history of the area, about local logging and marble quarries, ghost stories, disappearances in the Smoky Mountains, books on hiking, local cook books, and biographical books. Also, I figured most would not go to Visitor Centers to purchase maps and information about Auto Tours of the Great Smoky Mountains. Right down the road (0.3 miles) is the bridge over Stock Creek (Present Day Volunteer Cove Marina where you can rent jet skis and pontoons) where a skirmish had occurred during the Civil War. I do have a business license, remit taxes, and am properly insured. I have smoke alarms, fire extinguishers (One designated for kitchen and another in living room), in bedroom there is a fire Extinguishing Spray in Aerosol Spray Can, Stove Top Fire Stops, carbon monoxide alarm in the apartment. So far I have had a most wonderful experience hosting travelers from around the world.

There is one set of stairs leading up to the Apartment door!
1. NO Smoking inside of the apartment. Please use the Skybox patio to smoke and discard cigarette butts into a trash receptacle.
2. NO parties, events or visitors. We need all guests to be registered through your booking. Please respect this rule by not bringing others to the apartment unless it is confirmed by us.
3. NO pets.
4. NO eating or drinking in bedrooms. Please enjoy your meal and drinks in the living area.
5. Please discard trash using the trash area at the end of the street or tying the bag and leaving it in the hallway.
6. Report any damages and or breakages in a timely manner. Damages exceeding the security deposit amount must be paid by guests and will be reported!
7. Not suitable for children under 12 years old.

From the time we checked in, and every time we went in and out of the entryway that is inside of the bar patio area, it felt like someone was saying “Oh they are staying at the rental upstairs”, “They must be staying at Halie’s place”, “Isn’t the flat so cute? I’ve stayed there a few nights.”, and other variations of “Are you guys renting Halie’s place?” For me, I didn’t like everyone around knowing that we were tourist and where we were staying. It made me feel like we were a sitting ducks for potential crime. In retrospect these were just friends and acquaintances of Halie, but it rubbed me the wrong way that everyone knew who we were. That said, would 100% stay here again! Would recommend. Amazing host! Clean, beautiful property!"

The patio area has plenty of seating, as well as a hammock and grill for maximum relaxation.

Outlet plugs and cabinet locks available, but not installed throughout the house. It is child and infant friendly, but there is no crib or other infant amenities.

Our favorite restaurants in the city are located right outside our loft and can all be reached by crossing the street or taking a leisurely stroll. Knoxville's charm is on every side of you stretching from the Old City to Market Square and beyond! You are also within walking distance to the University of Tennessee and big orange football. We have a listing of our favorite spots and things to do when you stay with us in case you need any recommendations.

• There will be a $50 charge if the pass is lost or taken.

• Due to the agreement with our cleaning service provider, we are not able to accommodate early check-ins or late check-outs. You may check-in as early as 4 pm and must check out by 10 am.

•For your convenience we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay.
- You may not book if you live locally without asking for permission and letting us know why you need a place in town.

- By booking with us you agree to download our app to gain access to the property.

- Note: there will be an additional $50 charge if you forget to leave the parking pass when you checkout.

- Please respect the neighbors. They are residents and not guests, so it's very important that we respect their homes and be considerate of any loud music or noise. Thanks for serving those around you!

- The “Minimum Age” to rent the Property is 25 years of age.
- By booking, you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made
- The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees.
- Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.
- Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property.
- Check-in is from 4:00 PM until 12:00 AM and Check-out is before 10:00 AM.
- If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property.
- No smoking is permitted on the Property at any time.
- No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow.

- Use of the Property for any criminal activity is prohibited.
- Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property.
- Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities.
- You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy.

6) Pets: We love our Pets! but they are not allowed in most units, ensuring a clean and allergen-free space for all guests.
a.If the property is labeled as “Pet-friendly”, pet’s are allowed at a charge, up to a capped limit. The Pet Fee will be requested after booking via the resolution center, and is paid separately from the reservation.
7) Damage Policy: Any damage caused during your stay will incur repair costs plus a labor charge. A Wear & Tear fee will be applied for any rule violations related to pets, smoking, or parties.
8) Checkout: Before checking out, please place trash in trash cans, start the dishwasher with used dishes, and begin a wash cycle for used towels.
Security: Ensure all doors and windows are securely locked when not present.
9) Age: Guests must be 25 years or older to make a reservation.

Failure to comply with any of these policies may result in the immediate cancellation of your reservation without refund.

CANCELLATIONS
We adhere to the cancellation policy as outlined at the time of booking. Please note, exceptions due to illness, weather conditions, or other unforeseen circumstances are not covered unless stated otherwise. Guests are encouraged to purchase travel insurance at the time of booking to cover unforeseen events. Requests for cancellation outside of this policy will be directed to your travel insurance provider.

EARLY CHECK-IN`S & LATE CHECKOUT REQUESTS
1) Early Check-ins: We are unable to guarantee an early check-in will be possible in advance due to cleaning scheduling. However, on the day of your check-in we will notify you as soon as the property is available & there is a small fee for an early check-in. Early check-in requests will be submitted to our team, but please do not expect a response until the day of check-in.

2) Late Checkouts: Are available on a case-by-case basis, depending on the property and cleaning schedule. Requests should be made at least 12 hours in advance of your check-out, and are subject to approval of our cleaning team, which may not be able to respond until the morning of your scheduled departure. We do have a late checkout fee.
The fee is paid through the guest portal link/Airbnb Resolution Center.

POLICY VIOLATIONS
1) Late check-out without prior approval will be charged per hour. We may remove occupants and their belongings from the property if unresponsive, or uncooperative.
2) Excessive Cleaning will be charged per hour. We will provide proper documentation and photo evidence of excessive cleaning required. This will be applied towards unexpected cleanup of spills, stains, bodily fluids, biohazardous materials, odor remediation, etc.
3) Damaged/Missing items will be charged at the replacement cost + Labor. We will provide proper documentation and photo evidence of any Damages or Missing Items.

REPORTING ISSUES
Please report any issues within 2 hours of check-in to allow us the opportunity to resolve them promptly. Non-urgent issues reported after 9:00 PM will be addressed the following day. We may not be able to resolve, or provide a resolution, to issues that are not reported in a timely manner, lack sufficient documentation, or do not provide us with enough time to respond effectively during your stay. LOST & FOUND
Please ensure you have all your belongings before departure. Items left may be held up to one week at our local office for pickup, or can be shipped back at a fee. We are not responsible for locating left items.

Quaint and cozy, this newly refurnished space has a blend of the old with the new. Generously appointed and professionally decorated, Studio B was designed to be your home away from home.

We have coded access to the property for your convenience.

Nestled right in the middle of the Old City, the property is walking distance from everything downtown Knoxville has to offer, including restaurants, bars, and shops.

Our space is located Next door to some popular night spots in the Old City. Please be aware that it can get quite lively on the weekends and some weekdays from 12am to 3am.

You can use Uber, Lyft, KAT Bus, one of the free trolleys, or the time tested method of walking to get around if you prefer to not (or shouldn't) drive.

For your planning there are 25 steps that lead up to the second level of building where the studio is located.

This home is right in the heart of Knoxville’s nightlife (bars, clubs, restaurants), which is great for groups who want to be part of the action. You can literally walk out your door and into all of Knoxville’s finest bistros, bars, clubs, restaurants, etc. There WILL be noise from the street, people, the train (which goes behind the building and through the Old City), etc. On weekends you will hear music from the clubs. We do provide ear plugs and noise machines in the loft. During the week, the outside noise is usually light; however, weekends can be very active up until 3 am when bars close.

Need more space? Want to bring more friends for your gathering? Check out the Old City Charmer right next door. There is a shared vestibule at the top of the stairs between these two units. The Charmer has two bedrooms and can sleep 6 if needed. The Old City Escape is on the ground level right next door to the Studio and can house up to 8 people. RENTAL AGREEMENT: We require a signed rental agreement within 24 hours of booking. A government issued ID is required to be provided along with the signed rental agreement.

SECURITY DEPOSIT HOLD: A security deposit is required for this home. This deposit will be automatically posted to the payment method on file 3 days prior to check in date and is due no later than the day of check in. This deposit is not a charge or extra payment, but it is a $250 hold only. The only way any amount would be charged to the card on file would be if we provide details of damaged items, excessively dirty items or areas of the home, etc. This hold is released automatically 3 days following check out.

The space
The entrance to the suite is on-level with parking. NO STAIRS to get into the suite or to get around inside the suite. There are stairs to the next floor but these are not accessible to guests.

The suite consists of a front room with a study area, and a large main room with sleeping, living, and dining areas, and a kitchenette. The kitchen area has a standard size refrigerator, toaster oven, crockpot, microwave, electric kettle and coffee maker. PLEASE NOTE: THERE IS NO FULL-SIZED OVEN OR STOVE in the suite.

There are three beds – a queen sized bed in the front room and two queen sized beds in the main room....and your choice of sleeping bags, extra blankets & pillows to be sure you rest well.

House is on a corner lot with plenty of street parking, and just an 8-minute walk to the Happy Holler area with bars, coffee shop, restaurants, breweries, movie theater, grocery store with local produce, and Kroger is 15 min walk. The place has most needed for a long stay. It's locates in the basement, has two windows, and a private entrance. We live upstairs with dog Cooper and 6-year-old daughter.

This cozy apartment is just across the bridge from downtown Knoxville! With the exposed brick and hardwood floors, you sense the charm of an old house but have the modern conveniences of a new kitchen and bath. It comfortably sleeps 2- but there's a comfy large couch that can accommodate one more.

The space
It comfortably sleeps 2 in a queen-size bed, but with the large couch- you CAN accommodate 3. Please keep in mind, that it's a studio apartment so the space is all open. If you have 3 people, you'll be in close quarters! There is an additional $30 fee, (per night) if there is a third guest. No more than 3 guests total - this is a strict policy, no exceptions will be made.

The bathroom is newly remodeled and fits the ambiance of the rest of the apartment. It’s cozy, (very small), with a clean white tile shower instead of a bathtub.

THERE IS NO TELEVISION. Why the big declaration, you say? Recently several guests noted that they expected a TV. I want to make sure this detail is not overlooked. If you would like to stream movies or work the wifi is super fast. There’s also a receiver with a cassette player and radio along with a zippy selection of cassette tapes. The record player is currently beingrepaired.

There is a fire pit in the backyard, which you're welcome to use. Roast some marshmallows!

The apartment is a triplex, the front porch is off-limits as it is the entrance to the third unit upstairs. But you do have full access to a lovely back deck where you enter your apartment.

The entrance is around the back, the door on the left-hand side with a light green curtain in the door window.

Other things to note
NO SMOKING OR VAPING inside, no pets, and no parties, please. Guests that break these rules will have their security deposit processed and may be held accountable for further fees based on damage.

There is a train track behind the house, but I have only seen the train twice and at very reasonable hours! It shouldn't disturb you- if it does, you have impeccable timing and should consider it good luck. (like finding a four-leaf clover...or seeing a unicorn).
