Welcome to the Johnson City Basecamp! This spacious guest suite occupies the entire walk out basement of a house. It features an open floor plan with two bedrooms, one full bathroom, private entrance, full kitchen, laundry room, private driveway and tons of space for you to relax and make yourself feel at home.

The central location makes it easy to get just about anywhere in Johnson City in a matter of minutes. The house is 16 miles from Bristol Motor Speedway and within walking distance to Freedom Hall.

The Space

Your guest suite is around 1100 square feet of space with an open floor plan design. Whether you’re staying for a couple of days or a month this basement apartment has the basic amenities for a comfortable and relaxing stay.

The kitchen features a full size refrigerator, oven, glass cooktop, microwave, dishwasher and sink. It is stocked with dishes and silverware for six guests, along with basic supplies like pots & pans, cutting board, knives, baking sheet, utensils, wine/beer opener and a Keurig coffee maker.

The laundry room has a washer and dryer for your private use. Please bring your own laundry detergent or there is detergent available to purchase from our laundry mini-bar.

The two bedrooms are located on opposite ends of the space. The master bedroom has a queen bed, chest of drawers, nightstand, TV and a small closet. The bathroom is attached to the master bedroom.

The smaller bedroom has a full size bed.

There is also a tall queen size inflatable air mattress which can be set up in the master bedroom if requested.

The living room features a 50” 4K ultra high def smart TV, a comfy couch, a closet to hang clothes and a love seat. The loveseat is a small pull-out sofa bed, however, it is short and is best suited for children.

Important Things to Know Before Booking

1.) Please be aware that there are some low clearance spots in this apartment. The ceiling is only six feet high in the bathroom and in a couple of spots where there is overhead ventilation duct. It’s normal height throughout the rest of the space.

This space is not recommended for guests who are six feet or taller (1.8 meters) due to low ceiling height in some places (such as in the bathroom).

2.) There is one single 11-inch (27 cm) step at the entrance to the bathroom. That is the only step in the space.

3.). A family lives upstairs in a completely separate unit. They do their best to be as quiet as possible for guests but some noises such as footsteps are unavoidable.

Getting to our place is super easy, and downtown JC has a ton of free parking! The Downtown Square Lot next to our place is usually a safe bet from morning till late afternoon, but right across the street from that is a huge lot that has options pretty much any time of day or night. This apartment does not come with a designated parking spot, as all parking is first-come-first-serve. Our place is a short walk from any of the downtown lots. The keypad on our doors makes it super convenient to come and go as you please while you explore the city.

Our place is right in the heart of Downtown JC. It's super walkable and is the perfect starting point for whatever you'd like to get into. You'll definitely feel like you're in the middle of the action, but of course, that also means you might hear some noise from trains and nightlife. We think it's just part of the vibe and embrace it!

Our place is right across the street from running/walking trails that wind through a large High School campus and its sports fields, as well as Freedom Hall Civic Center. Less than a mile away is North Roan Street, which offers a huge selection of restaurants, Target/TJ Maxx, plus everything in the Mall.

- "It was great close to the coliseum was the best part" - "The person managing the apartment did a great job communicating with me. She did everything to help our stay to be comfortable. We were there for 2 days." - "The place is close to everything. This is a rental of about 8 or so apartments and it appears most are lived in permanently. It was very clean and well stocked. There is a full sized washer & dryer and the owners left jumbo bottles of detergent to wash your clothes with. There was also full sized bottles of dish soap, shampoo, conditioner, body wash, shaving cream, etc. for your use. There are basic staples left in the kitchen like sugar, tea, coffee, etc. There was a full sized bag of ice and even a filtered water pitcher left in the freezer/fridge for our use. In the bathroom closet, there was even a few boxes of toys, to the delight of my son. I have never stayed in a rental that was so well prepared for guests. I was extremely impressed with the level of detail. The owners had great communication with me and I never had to ask about check in/out instructions. Everything was great. I only had a few small things that weren't ideal. The couch is extremely uncomfortable. You can pretty much feel the boards underneath the cushion when you sit down. My other two complaints can't be helped by the owner, but I wanted to mention them. When you first walk into the building, there is a very strong smell. It's sort of stale and old smelling. That being said, when you enter the apartment, it doesn't smell. It's only the entry hall that smells. My other complaint is the downstairs neighbor. In the check-in instructions, the owner asks guests to be respectful of the downstairs neighbor because they're elderly and asks to keep any noise down after 9 pm. We are a very quiet family and didn't think that would be an issue but around 7:00 pm upon arriving, my son was walking around the apartment (a little loudly) after being in the car for 12 hours that day. He wasn't running around wildly and jumping up and down, but just ran from the bedroom to the living room and then stopped. Almost immediately, there was banging coming from the floor. Apparently the downstairs neighbor was not pleased. This occurred again the next day in the middle of the day. We were very quiet and respectful during the requested hours, but are unable to keep completely silent 24/7. Overall, this was a great rental, just be mindful if you have small children. I would definitely recommend this property and would stay here again."

My only suggestion would be to add a couple more towels and wash clothes, as we only had two of each. This apartment does not come with a designated parking spot, as all parking is first-come-first-serve. Our place is a short walk from any of the downtown lots. The keypad on our doors makes it super convenient to come and go as you please while you explore the city.
