Welcome to the Johnson City Basecamp! This spacious guest suite occupies the entire walk out basement of a house. It features an open floor plan with two bedrooms, one full bathroom, private entrance, full kitchen, laundry room, private driveway and tons of space for you to relax and make yourself feel at home.

The central location makes it easy to get just about anywhere in Johnson City in a matter of minutes. The house is 16 miles from Bristol Motor Speedway and within walking distance to Freedom Hall.

The Space

Your guest suite is around 1100 square feet of space with an open floor plan design. Whether you’re staying for a couple of days or a month this basement apartment has the basic amenities for a comfortable and relaxing stay.

The kitchen features a full size refrigerator, oven, glass cooktop, microwave, dishwasher and sink. It is stocked with dishes and silverware for six guests, along with basic supplies like pots & pans, cutting board, knives, baking sheet, utensils, wine/beer opener and a Keurig coffee maker.

The laundry room has a washer and dryer for your private use. Please bring your own laundry detergent or there is detergent available to purchase from our laundry mini-bar.

The two bedrooms are located on opposite ends of the space. The master bedroom has a queen bed, chest of drawers, nightstand, TV and a small closet. The bathroom is attached to the master bedroom.

The smaller bedroom has a full size bed.

There is also a tall queen size inflatable air mattress which can be set up in the master bedroom if requested.

The living room features a 50” 4K ultra high def smart TV, a comfy couch, a closet to hang clothes and a love seat. The loveseat is a small pull-out sofa bed, however, it is short and is best suited for children.

Important Things to Know Before Booking

1.) Please be aware that there are some low clearance spots in this apartment. The ceiling is only six feet high in the bathroom and in a couple of spots where there is overhead ventilation duct. It’s normal height throughout the rest of the space.

This space is not recommended for guests who are six feet or taller (1.8 meters) due to low ceiling height in some places (such as in the bathroom).

2.) There is one single 11-inch (27 cm) step at the entrance to the bathroom. That is the only step in the space.

3.). A family lives upstairs in a completely separate unit. They do their best to be as quiet as possible for guests but some noises such as footsteps are unavoidable.

Getting to our place is super easy, and downtown JC has a ton of free parking! The Downtown Square Lot next to our place is usually a safe bet from morning till late afternoon, but right across the street from that is a huge lot that has options pretty much any time of day or night. This apartment does not come with a designated parking spot, as all parking is first-come-first-serve. Our place is a short walk from any of the downtown lots. The keypad on our doors makes it super convenient to come and go as you please while you explore the city.

The Neighborhood:
Our place is right in the heart of Downtown JC. It's super walkable and is the perfect starting point for whatever you'd like to get into. You'll definitely feel like you're in the middle of the action, but of course, that also means you might hear some noise from trains and nightlife. We think it's just part of the vibe and embrace it!

Our place is right across the street from running/walking trails that wind through a large High School campus and its sports fields, as well as Freedom Hall Civic Center. Less than a mile away is North Roan Street, which offers a huge selection of restaurants, Target/TJ Maxx, plus everything in the Mall.

- "It was great close to the coliseum was the best part" - "The person managing the apartment did a great job communicating with me. She did everything to help our stay to be comfortable. We were there for 2 days." - "The place is close to everything. Very comfortable beds." - "I stayed here with my parents, husband, and 4 year old son while we were in town to view some apartments in the area. This is a rental of about 8 or so apartments and it appears most are lived in permanently. It was very clean and well stocked. There is a full sized washer & dryer and the owners left jumbo bottles of detergent to wash your clothes with. There was also full sized bottles of dish soap, shampoo, conditioner, body wash, shaving cream, etc. for your use. There are basic staples left in the kitchen like sugar, tea, coffee, etc. There was a full sized bag of ice and even a filtered water pitcher left in the freezer/fridge for our use. In the bathroom closet, there was even a few boxes of toys, to the delight of my son. I have never stayed in a rental that was so well prepared for guests. I was extremely impressed with the level of detail. The owners had great communication with me and I never had to ask about check in/out instructions. Everything was great. I only had a few small things that weren't ideal. The couch is extremely uncomfortable. You can pretty much feel the boards underneath the cushion when you sit down. My other two complaints can't be helped by the owner, but I wanted to mention them. When you first walk into the building, there is a very strong smell. It's sort of stale and old smelling. That being said, when you enter the apartment, it doesn't smell. It's only the entry hall that smells. My other complaint is the downstairs neighbor. In the check-in instructions, the owner asks guests to be respectful of the downstairs neighbor because they're elderly and asks to keep any noise down after 9 pm. We are a very quiet family and didn't think that would be an issue but around 7:00 pm upon arriving, my son was walking around the apartment (a little loudly) after being in the car for 12 hours that day. He wasn't running around wildly and jumping up and down, but just ran from the bedroom to the living room and then stopped. Almost immediately, there was banging coming from the floor. Apparently the downstairs neighbor was not pleased. This occurred again the next day in the middle of the day. We were very quiet and respectful during the requested hours, but are unable to keep completely silent 24/7. Overall, this was a great rental, just be mindful if you have small children. I would definitely recommend this property and would stay here again."

We've set this space up to accommodate up to 6 people, and longer stays are welcomed. In bedroom #2, there is a queen size bed, and it bedroom #1, there are two twins with trundles. Each mattress on the twin bed is at least 10" thick and these beds are built to accommodate adults.

While we welcome pets in our homes, we do charge a flat fee to cover the extra cleaning costs and resources needed to ensure the removal of pet hair and dander to the best of our ability and that the space is thoroughly cleaned for future guests. We strive to offer a welcoming environment for everyone, including those with pets, and this fee helps us keep our properties in excellent condition. We kindly ask that pets be kept off of furniture, including beds. Any evidence of pets on furniture may result in additional fines.
We allow a maximum of two (2) pets/service animals, and NO cats or birds, in our homes. All pets must be crate-trained and house-broken. We pride ourselves on impeccable cleanliness and this helps us maintain our standard for future travelers.

- "Probably one of the nicest VRBOs I've stayed in in terms of layout, decor, size, and cleanliness. I would recommend with some caveats:-It is almost TOO clean, in that it smells very antiseptic. Like strong cleaning products. Knit picking for sure, just making that info available for those who are sensitive to strong smells. I'd personally prefer very clean over rosey smelling but dirty!-They very much put themselves out there as dog friendly. Which is nice if you have a dog. But also means, many others in the six unit shared home may have dogs. That aren't so keen on the concept of being quiet. And the walls are pretty thin in that regard. -It's located squarely in the "student ghetto" area of a large university. So can be pretty noisy at times, students partying, sirens, etc. Not only might you have some fellow VRBO tenants with dogs, but it seemed like half the street had large or multiple dogs (one had five). And they did not like sleeping in, or being quiet either. Like most of those type areas, you'd have a beautiful manicured home, next to an obvious student house, next to a house that looked unlivable. Not a place you'd want to go for a stroll after dark. Despite those things I still give it a five because of how polished (and large!) the unit was. I'd knock a half star off for the rest if it were allowed."

This apartment is newly renovated and designed, and ready for you. Every corner of the space has been carefully considered for comfort and ease. Situated in the heart of the Tree Streets Historic District it is convenient to everything — ETSU, and Downtown Johnson City are both just a short walk away, as is Founders Park, and several breweries and restaurants. The area is completely safe - I have owned the property for 20 years and have never had an incident of any kind.

The laundry facility is located just under the main apartments in the basement. It only costs a total of $3 dollars to both wash and dry your clothes, and you can pay with either coin or card! There will be a laundry key located on the shelf next to the door that you can use for access.
You may also use the fire pit located on the opposite side of the property. It is gas powered and has a safety switch that you have to turn back on about every hour.

This unit is located on the end of a 6 unit apartment building. There isn't any units above or below this one, only 1 beside of it. I have another unit in this building that is listed on Air BNB, so if you need more than 1 unit, message me and I can let you know if the other one is also available.

EXTENDED STAYS:
Any extended stay requires pre-approval. Special rules are placed to preserve the condition of the home as well as maintain a clean environment for you, our valued guest. Due to local laws, we can not allow any single bookings longer than 30 days. However, with pre-approval, you can book longer stays of 1-3 months with multiple bookings in 30 day increments. CLEANING & SANITIZATION:

The parking lot is entered through the alleyway between West Pine and West Locust street. To access the alleyway, you must enter off of University Parkway in Johnson City while traveling North-bound after West Locust Street. You can also access the alleyway in between the home addresses of 802 West Locust and 806 West Locust Street. We know it will feel like you are pulling in the driveway of a home, but it is actually the alleyway access!

Other things to note
There is another Short-Term rental with a shared wall of this home. Entrances are on opposite side of the building, but the large parking lot is shared!

This is a spacious one bedroom, one bathroom condo located in the heart of downtown Johnson City. You will enter through a private gate after you parked in your reserved parking lot. Relax and unwind after a busy day or meet up with friends or colleagues after a short walk to one of our favorite restaurants or bars. During the day you will find plenty of coffee shops, lunch spots, boutiques and more to pass the time. The Suite is a short ride up the elevator and down the hall, a great corner spot with very little interruptions. The space provides a full kitchen and bath with in suite laundry. Enjoy a restful sleep in a cozy king size bed while keeping up with your favorite shows on 1 of 2 Google TVs. The sofa in the living room slides out into a comfortable bed for two. We hope that you will make yourself at home in this space and enjoy your time at Suite310. Please note that this unit is downtown and some street noise is to be expected.
