We got snowed in one evening but had the basics in the kitchen to be able to cook so that was great. The only downside is that they need a couple of extra linens stocked in the closet for winter months...it was cold & snowy when we were there & there was just a sheet & thin coverlet on the bed so we had to make a Dollar General run for a blanket. And possibly a better TV cable package (just had the basic channels) but other than the one night of the roads being bad with ice we weren't in the room too much for that to matter."

- "It was terrific!!! The apartment was very clean, nicely decorated, and situated on a beautiful location on the river. You can sit on the balcony and listen to the babble of the creek. Check in and out was a breeze. The host was polite. The area is situated about a 30 minute beautiful drive from Pigeon Forge. So you can plan a day trip to there. But there is lots to do in Townsend. Whatever you decide, this is a beautiful place to spend time in."

- "Everything was close to the property I liked that" - "We love the location! Close to the smokies, Townsend and Marysville." - "The floors could have been cleaner, a Swiffer does not do a good job. They also need a bigger trash can in the kitchen. The pillows on the Murphy bed were uncomfortable. We enjoyed the pool and the atmosphere. We also did not do the coupons because there were no instructions on who to contact to pick them up. It just gave an address in Sevierville which would have taken out of our time to go get them, not a big deal for us but others might want to know this if that's the reason they booked."

The Space:
The Wildflower Room is equipped with a queen bed, a small refrigerator, a coffee pot, a microwave, and starter amenities to make your stay comfortable and convenient. Luxurious linens and design will make you feel as good inside as the views do outside! With almost 300 square feet to enjoy inside, you will be cozy and well rested for your door exploring the Great Smoky Mountains and surrounding areas.

The Neighborhood:
Welcome to the City of Townsend! We are a small, close-knit community surrounded by the beauty of the Smoky Mountains. Townsend is one of the three main gateways to Cades Cove, one of the most popular destinations in the Smokies. The Trailblazer is situated off of Lamar Alexander Parkway with easy access no matter the weather (snow won't stop you here!). We are at the base of a mountain with a luxury RV park above us.

Getting Around:
You will want a car to travel, but there are trails and walkways right outside that can be enjoyed. Apple Valley Cafe is a wonderful walkable restaurant, coffee shop and general store.

Other Things to Note:

Keep in mind that there is no office or staff on site. This is a self-check-in location. We are not a hotel and do not offer daily housekeeping.

- "Overall nice stay. However the internet went out and we could not use the TV. So we left a day early." - "To start off with all of the positive: The room was super cute, clean, the bed was very comfortable, and they chose very cute finishes to redo these rooms. Some issues of note that are completely fixable but weren’t during our stay: 1. bathroom fixtures. Not sure how long this room has been in the service but the toilet paper holder was hanging by a thread and I don’t think was ever properly secured to the wall with anchors or to a stud- neither was the towel rack. Both we didn’t use as we thought they would fall. 2. WiFi- it basically didn’t work at all they entire time. The TV is a Roku tv and only works via WiFi so if this is an issue for you I would reconsider this location till it’s fixed. It goes in and out constantly. Didn’t bother us much- we spent most of our time in the park but we would have liked to watch the tv at least a little at night. This hotel is also just on the edge of the town and the cellphone service (we have Verizon) is not quite as good as in town so the lack of WiFi did stink not having just for daily phone use while at the hotel. 3. Curtains/ outdoor light. I would suggest the owners get black out curtains or have a way for the tenant to turn off the light outside the door. It kept the room very bright all night and it was a little irritating to fall asleep- it felt like it was daylight outside. Overall: would stay again for the comfy bed, cleanliness and location. Hope they fix these issues before our next visit."

- Due to the rural location of this property, cell phone reception may occasionally be spotty.

- The community pool is open from 9 am - 8 pm Memorial Day weekend to Labor Day weekend.

- There is no RV or trailer parking per the HOA. Renters can park their trailers across the street for only $5 per day by calling & making reservations with Wolfe Creek Rentals. You need to state you are parking at the Townsend Facility.

- Please respect other guests and residents in the building. It's very important that we be considerate of any loud music or noise. Thanks for serving those around you!

- Guests are responsible for providing their own propane for grills and outdoor fireplaces. There is often a supply left by previous guests, so we recommend checking before purchase.
- You may not book if you live locally without asking for permission and letting us know why you need a place in town.

- By booking with us you agree to download our app to gain access to the property.

- Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest's responsibility to do the dishes before they leave.

- To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes.

- You understand that your check-in instructions will be sent after successfully completing the guest portal.

- THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BREAKING ANY OTHER HOUSE RULES!

- Please do not bring glitter, confetti, or anything like that to any of our properties.

- Please ensure that you review the cancellation policy as it pertains to any cancellation for any COVID-19 reason. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason.

- PER THE HOA, THERE IS A $500 FINE FOR NOISE COMPLAINTS! THIS FINE WILL BE IMPOSED ON GUESTS WHO RECEIVE A NOISE COMPLAINT.

- There are permanent residents who live in the condos. Please be mindful and respectful of them. THEY WILL CONTACT US IF THEY OBSERVE RULE VIOLATIONS.

- Due to our close proximity to the National Park, we have a large population of insects including ladybugs, house flies, stink bugs, millipedes, carpenter bees, and wasps. Although all of our properties are sprayed regularly by a professional pest control company, the city and park areas are not. During various times of the year, these insects may find their way into the property. By booking you understand that is a possibility during your stay and understand that there will be no refunds related to bugs getting into the property. We will be happy to work with you to get pest control back out if necessary.

- A temporary hold of $2 will be placed on your credit card as part of our verification process and will be released within 7 days.

Haven Vacation Rentals, LLC’s Vacation Rental Terms and Conditions (the “Terms”) apply. Renter will receive and agrees to sign the Terms immediately after making reservation, which will include, but not be limited to, the following:
- The “Minimum Age” to rent the Property is 25 years of age.
- By booking you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made
- The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees.
- Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.
- Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property.
- Check-in is from 4:00PM until 12:00AM and Check-out is before 10:00 AM.
- If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property.
- No smoking is permitted on the Property at any time.
- No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow.
- Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer.
- Events and commercial photography or filming are prohibited at the Property without our express written permission.
- Use of the Property for any criminal activity is prohibited.
- Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property.
- Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities.
- You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

- "I have many good things to say about the property. My son and I were in town for two nights attending one of the Jeep related activities in Townsend. The condo is fresh and feels new even though it is about 5 years old. The furnishings look great and are comfortable. The condo is very spacious and is generally well equipped. While we didn't use it, there is a nice covered patio facing the tree line behind the building. Granted we are staying in the off season, the complex was extremely quiet in the evening. Not intending this as a negative but rather an observation. I don't know if this would be the greatest place for a young family. There weren't any kid-friendly toys or games and I don't recall seeing a play area for kids. There is very little traffic so the area would probably be good for bike riding. If you have young kids, remember to bring toys to keep them entertained. I like that the community is located on the Townsend trail for adult walks or riding. All in all, a great stay for me and my son."

Our charming lodge spans two stories and, in keeping with its rustic design, does not feature elevators. We kindly ask our guests to take this into consideration when planning their stay. We believe the intimate layout adds to the cozy and authentic mountain lodge experience. Should you need any assistance with your luggage or have special requests, our friendly staff is always here to help.

Additional rules
GENERAL:
Quiet hours are 10 PM - 8 AM. Excessive noise that disturbs others' stay may be grounds to terminate the booking.

PETS:
We have specific pet-friendly rooms that would be able to accommodate you and your fur baby. Also, please let us know how many pets will be staying in the unit.

1. At the time of booking, you must make us aware of any pet(s) that will be staying in the unit. Failure to disclose the presence of pets will result in a fine.
2. Non-dangerous/non-aggressive pets are welcome to join you for your stay.
3. We have a maximum of two pets per unit.
4. All pets must be kept on a leash at all times on the property until inside the unit with you.
5. You must clean up and dispose of your pet's waste.
6. Pets are not permitted on furniture.
7. Pets can be left unattended in the unit, as long as they are inside a kennel and cannot bark.
8. An extra $25 will be applied towards the cleaning fee for your stay and be requested through the app.

SMOKING:
Smoking in the unit will result in a $250 fine and a cancellation of your stay, without a refund, for causing smoke damage and an extremely hard and costly smell to remove.

We are excited to welcome friends old and new to our beautiful condo in Townsend, Tennessee. It is a 2 bedroom/2bath 1200 sf well-appointed unit in quiet, gated and wooded Cades Cove Reserve. We are 3 miles from Smoky Mountain National Park and 12 miles from Cades Cove. One bedroom has a king bed and the other has a queen bed. Our end unit is ground level and only steps away from parking. We have a fully functional kitchen and laundry. Availability limited to adults and mature youth.
