⁂ THE COTTAGE
Moon River is an adorable, completely remoted riverfront cottage! The highlight of your stay is the 640 Square Feet of Indoor Living space and nearly an acre to enjoy directly on the Little River. The private outdoor pavilion is an on-the river paradise with a picnic table, kitchen sink, countertops, sitting hammock, a picnic table, and a bar (with 4 bar stools) overlooking the Little River. There is also a BBQ grill.

There is an outdoor bathhouse that is convenient for guests outdoors to quickly use a separate bathroom without entering the Cottage. The bathhouse is equipped with a shower, sink, toilet, and plenty of room for changing or extra storage space for any river items or outdoor games that won't fit in the cottage.

There are two chairs on the rear porch along with a privacy wall constructed between you and the closest neighbor. This is one of the only properties on the Little River that has this much space to roam, park, and have access to so much river. It is also one of the only river properties that does not have a direct view of highway 321 on the opposite side of the river. It is a truly unique space!

The space
The Cabin of Lost Soles is about 450 sq. ft. including the covered deck....not quite a tiny house but a compact cottage, with a full kitchen, 1 bedroom with additional sofa bed in living room and outdoor charcoal grill. Simple, but cozy and comfortable. Please note, we have TV set up with Roku, no cable TV. Tube by on the river and see how it got it's name!
We live on the property and have a dog and there is another Airbnb next to the cabin. There is an open area on the other side and a campground just beyond that. At busy times you may hear people in the campground, especially during football season. But for the most part the river drowns out noise from the area. This is not a secluded property, we are right in town on the bike trail.
If you will be needing the pack n play please let us know at time of reservation.

Guest access
This is a small private cottage with a large covered deck and there is an adjacent shared deck and fire pit (shared with the Casa Caboose, our other rental) with steps down to the river. (these steps could be difficult for some people.) We have plenty of parking and we are motorcycle friendly.

Other things to note
We live next door, and have a dog named Nelli. We are motorcycle friendly and if you need a place to park your trailer we can accommodate that too. We are right in town, but the sound of the river drowns out the traffic noise, so you will feel like you are miles away.
*Please note: Uber and Taxi service are not easily available in our area.
Rental Agreement:
This agreement constitutes a contract between the Guest and Owners. Guest acknowledges and understands that by booking this reservation, he/she states that he/she has read and understands the written policies within and agrees with all statements herein.
1. Guest confirms that he/she is at least 25 yrs old.
2. Guest who is booking, acknowledges and understands that he/she is financially responsible for any and all property damage that may occur during the stated rental period which can reasonably be attributed to the rental party's negligence or abuse.
3. Guest agrees that the premises shall be occupied by no more than 3 people.
4. Check-in time is 4:00PM. (Early arrival is possible if the cabin is ready.) Check-out time is 10:00AM. Late check-outs may be charged a penalty.
5. No smoking inside cabin. Guests may smoke outside, please us ashtrays.
6. Guest acknowledge that he/she is solely responsible for any accident or injury to any person while in-residence and that Owners accept NO legal or financial responsibility. Guest assumes all risk of injury or other loss resulting from any activity and will hold the Owner harmless with respect hereto. Guest hereby agrees to indemnify and hold us harmless from any and all claims, including those of third parties, arising out of or in any way a result of guests use of the premises or items therein.
7. Guest acknowledges and understands that Owners will not be responsible for any lost or stolen items while on the property. We will do our very best to return any forgotten items, at guests expense.
8. All keys must be returned to the key hook upon your final departure. Please leave doors unlocked. If the key is lost, guest will be charged a $5 lost key fee.
9. Please let us know if anything is not in working order upon arrival or as soon as it happens. We will do everything in our power to get it fixed promptly.
10. Do not put anything in the toilet except toilet paper. Sanitary products, paper towels, excess toilet paper, etc. will cause the septic system to back up, resulting in a plumber having to clean out the lines for which the guest will be charged.

The Little River Cottage is located beside the Historical Blount Swinging Bridge . Enjoy the large back yard and sit around the fire pit in the evenings .

There's a number of other activities available for tourist in Townsend .. Fishing, hiking, tubing down the Little River, biking , kayaking ,Wild Laurel Golf course is 3 miles away, and horse back riding stables .
Pigeon Forge and Gatlinburg is a 20 minute drive away and offers family friendly thrills at Dollywood and Splash Country . Tanger Outlet Mall has shopping for all ages. Maryville is nearby and offers a nice change of pace with it's small city atmosphere .The town has less traffic and offers several shops , restaurants for you to explore. Of course let's not forget the charming town of Townsend with natural beauty that surrounds with the gateway to Cades Cove in the National Park. The coffee shops , craft stores, and local markets are less than a mile away.

Upon your arrival to Creekside Cottage, you’ll be transported to a place where time is irrelevant. You’ll first be greeted by your own private access to the creek, as well as a fire pit and amble outdoor seating. Enter the home through a covered porch where a brand new hot tub awaits you just to your right. You’ll step into a cozy living room, complete with an electric fireplace, flatscreen TV (dvds only) and a picture window overlooking the creek. Adjacent to the living room is a renovated kitchen, fully equipped with brand new appliances. Moving on into this beautiful cottage you’ll find 2 bedrooms. The first bedroom has a queen bed across the hall from a spacious full bath with double vanity and shower/tub combo. At the end of the hall you’ll find the 2nd bedroom with a king bed and an ensuite bathroom with double vanity and walk-in shower. There’s a second living room/game room in the back of the house with a smart TV, a futon (makes into full bed), a pub-style table for games onto to the back of the house where you’ll find a washer & dryer and counter top packman game with access to the back porch and back yard. The property is 18 miles from Pigeon Forge and 24 miles from Gatlinburg. Smoky Mountain National Park access and the entrance to Cades Cove Loop is just 13 miles away. River Rats water tubing is right down the road where you can enjoy an afternoon on the water. There is a grocery store as well as dining, fishing, horseback riding, golfing, hiking and zip lining all close by. A day trip to Dollywood and many other activities in Pigeon Forge are less than an hour away, or feel free to stay at the cottage where you can soak in the hot tub, enjoy a fire by the creek or have a movie marathon in the comfort of this beautifully renovated mountain getaway.

PLEASE NOTE: This cottage is part of an old homestead. Even though we have made every effort to remove any debris from the property, rain and current from the creek often turns up glass and metal pieces. PLEASE WEAR SHOES AT ALL TIMES

The Spring House was est. in 2022 as a small replica of the old homeplace that stood for over 100 years. Relax & listen to the natural spring from the patio. Roast marshmallows by fire pit. Electric fireplace, and vaulted ceilings complete this home away from home making it a repeat vacation spot! River access only a short walk. Located mins from Smoky Mtn. National Park, bike trails, River Rat Tubing, and shopping. *Due to allergies, the home is animal free. Thank you for understanding.

Built in 1900, this historic 3BR/2BA house backs against the river in Townsend, and retains the charming architecture of early America, complete with a wraparound porch, original hardwood and a claw bathtub. The property spans the Little River with a private deck and stairs leading to the water. Only a short drive from Pigeon Forge and Gatlinburg, you’ll have easy access to East Tennessee’s hottest attractions, including the Smoky Mountain National Park, Cades Cove(11 miles) and Dollywood.

The space
Upon entering Little River Cottage, you’ll be transported to a place where time is irrelevant. The only thing concerning is where to relax and take in the comfort and beauty the house provides. Located on 321 Highway, Little River Cottage spans the Little River, and a sidewalk right out front provides safe pedestrian and bicycle access to nearby shops and restaurants. Little River Cottage is also very easy access and you don’t have to worry about climbing any steep switchbacks or narrow roads to get to the home. The wraparound porch is complete with ceiling fans and rocking chairs, providing ultimate relaxation for your mountain getaway, and a private deck offers direct access to the Little River. The property is 18 miles from Pigeon Forge and 24 miles from Gatlinburg. Smoky Mountain National park access and the entrance to Cades Cove Loop is just 11 miles away. River Rats water tubing is right down the road where you can enjoy an afternoon on the water floating all the way back to Little River Cottage. There is fishing, horseback riding, golfing, hiking and zip lining all close by. A day trip to Dollywood and many other activities in Pigeon Forge are less than an hour away, or feel free to stay inside enjoying one of the three smart TVs, cable and internet.

This one-of-a-kind 3BR/2BA historic home has an antique charm and two levels with enough room for the whole family. The large kitchen, dining area, living room and sitting room provide plenty of space to relax, and the upstairs houses two private bedrooms with a third bed on the landing above the stairs. (One bedroom is loft style at the top of the stairs). There are two bathrooms, one from the original construction with an antique claw tub, and the second bathroom was recently added with a standing shower. Both are on the first floor. The kitchen is completely stocked, outfitted with modern appliances, ample counter space and a dining table. There is another table just outside on the rear porch, and a third table on the deck above the water. Plenty of restaurants are nearby for dining out, or feel free to use the propane grill. Visit Dollywood and downtown Gatlinburg within a short drive, then return home to watch the sun set over this incredible property while soaking in the hot tub on the deck overlooking the river.

*Pets* This home has a strict no pet policy. If pets are found on the property the guest will be asked to leave and charged additional fees.

Some cell phone providers don’t get perfect service! We have Verizon and it works for us, but some providers seem to be spotty.
