Arcadia Farm Cottage was built in 2018 after my husband and I purchased the 384-acre farm from the Carrick family, who acquired it via land grant in the 1800s. The cottage sits on the original homesite, a high point of the property facing west, and all windows feature incredible views of the rolling green hills, paddocks, and Goose Creek to the south. Currently, the farmland to the north of Goose Creek is used for a mare and foal horse operation and the rest of the farm is used as a hay and wildlife habitat. In addition to the horses grazing in the paddocks, the farm is full of wildlife including red foxes, coyotes, deer, rabbits, raccoons, otters, geese, ducks, herons, turkeys and many songbirds.

Upon arrival, you’ll enter from beautiful tree-lined Mount Horeb Pike through Arcadia Farm’s front gate (secured with a code) and follow the paved drive up a gentle incline to the cottage. There is a parking area at the top of the hill adjacent to the patio and side entry door. The property is full of thoughtful touches intended to honor the history of the farm and surrounding area, such as the stone steps that were brought in from an old bridge nearby and the bricks that make up the patio, which were reclaimed from block barns on the property. The patio has panoramic views and is the perfect place to enjoy the gentle Bluegrass breeze over a meal outside or gaze at the vivid stars at night. Inside, the luxury interior design has left no stone unturned. Equestrian style furnishings are perfectly suited to the surroundings and the kitchen features Bosch appliances and a beautiful custom table, made from wood from an old tobacco barn. All three bedrooms have flat screen televisions with Dish network, Tempur-pedic beds and pillows, additional down pillows, and super soft bed linens including sheets and down comforters with freshly laundered duvet covers. The modern bathrooms feature heated towel bars and shower heads with handheld attachments. Both king bedrooms upstairs have ensuite bathrooms with glass walkout showers and the downstairs bathroom located off the entry hall services the twin bedroom with a tub/shower combo and a stacked washer/dryer behind custom cabinetry.

Guest Access
The main floor and second floor of the cottage, front door, side kitchen entry door and the brick outdoor patio will be completely private for your use. The lower level garden suite with separate access door is available for rent at www.vrbo.com/4323397. The rest of the farm is accessible only by the manager of the horse operation and his staff. They come and go as needed but do not have access to the cottage. You are welcome to explore the entire 384-acre farm but may not enter the fenced horse paddocks or barns. Enjoy looking at the horses, but please don't touch!

The highlight spot in the home is likely the wonderful screened in back porch with twin porch swings, and cozy wicker furniture. A good long book is all you need to enjoy this space. Located perfectly for the kayaker or canoeist, the Elkhorn Creek is the states most popular stream for these two activities. Canoe Kentucky offers rentals on the creek, and you can even end right in your own backyard, where they will pick the boat up from you later!

The house is also very close to Frankfort and the center of the Kentucky Bourbon Trail. Only 10 miles from Buffalo Trace, and slightly farther to Woodford Reserve, Four Roses, Castle and Key, Glenn's Creek, Whiskey Thief and Wild Turkey. Also close to the great restaurants and shopping of downtown Frankfort, Kentucky.

This house is not only perfect for bourbon fans, paddlers, and fishermen and women, but also for those wanting to enjoy Frankfort, the Kentucky State Capital. A short drive gets you to the Capital building, the Library and Archives, the Governors Mansion and most state offices. Two Bedrooms, One Bath with Living Room, Dining Room Full kitchen and Laundry Facilities, has additional sleeping quarters can sleeps 4 to 6 (4 beds total). The rooms are nicely furnished along with linens in typical Kentucky tradition. Has basement with Full Size Washers and Dryers furnished for our guests convenience.
The Stone Cottage is PET and KID friendly with plenty of outdoor recreational area. Pet cleaning fee is required $100.00 additional per pet. There are two main floor bedrooms that can sleep 4 people, 2 persons per bed. Additional sleeping quarters available in the basement (Up to 4 Beds Available). Basement is not finished space, has exercise equipment and washer and dryer.

The Full Kitchen includes all major appliances; Refrigerator, Stove, Dishwasher and includes microwave, coffee maker and toaster. The Kitchen furnishings also include Cooking Utensils, Dishes, Plates, Cups, Glasses, Flatware, Serving Spoons, Pots, Pans, etc. The property has fast and easy access to New Circle Road, The Kentucky Horse Park, Fasig Tipton, The Kentucky Horse Center, Rupp Arena, Lexmark, Toyota and The Lexington Convention Center. This provides an advantage to both business professionals and vacation travelers.

The actual distance to Keeneland Race Course and Keeneland Sales Pavilion is just a couple of miles. In fact, all of Lexington, including Georgetown, Versailles, Paris, Louisville and Cincinnati are easily accessible because of the convenient location and ease of access to all major roads and interstates. Day trips include: Horse Sales, Horse Racing, Horseback Riding, The Kentucky Horse Park, The Rolex Kentucky Three Day Event, Shaker Village of Pleasant Hill and local wineries or just enjoy a leisurely drive through the countryside and view our beautiful Horse Farms and the widely acclaimed Bluegrass Region.

You will find the cottages accommodations to be quite charming, the Living Room has ample seating as well as a work desk and digital TV. The Dining Area is just off the Living Area and offers a separate dining and / or work space. The Dining Room is spacious and provides a comfortable place for meetings or planning and also offers a place for our guests to come together for meals. The amenities are for your convenience. The fully functional Country Kitchen is furnished with all the standard appliances. There is a full bath located on the main floor. There are ceiling fans in many of the rooms and closets in all Bedrooms. This charming dwelling makes for a perfect vacation getaway. There is approximately 1,000 square feet on the main level with full bath, living room, dining room, two bedrooms and full kitchen. The Stone Cottage has private basement space that is approximately 950 square feet with additional sleeping quarters, full sized washer and dryer and exercise bike furnished. The Stone Cottage is a duplex style town home. This rental unit is completely private and separate from the other side of the dwelling. Guests will have there own private patio with both gas and charcoal grills and also a fire pit is available for outdoor enjoyment. Guests have full access to the entire property which is 3 plus acres.

With the mid-century design elements still in tact, inside or taking a walk, it's easy to imagine you're spending your time in Mayberry! What a great place to relax after a day at the races, the Railbird Festival or a ball game. Note: The basement laundry is only available for stays of 7 nights or longer. Plenty of parking in driveway or on street. There is a small 1 car garage that is set up for lounging but if you are staying for longer than two weeks and need storage space it can be used for such. Additionally we can accommodate some storage needs in the basement for longer stays.

The subject is 2 bedroom, 1 bath house with living room, dining nook and kitchen with large fenced in backyard, small patio and a garage set up for outdoor socializing or a smoke. There is a laundry in basement that is accessible to guests staying for 7 nights or longer. (If your stay is shorter but still need the washer/dryer just ask).The basement and garage can also be set up to for some storage needs for longer stays but ask first to make sure we can accommodate. It is NOT on a golf course. It is near one. Well behaved pets are welcome. Please follow the local leash laws when outside and pick up after your pet. Please keep pets off the beds and furniture. We provide a generous stock of basics such as detergent (stays 1 week+), tp, etc. for your stay but we do not replenish those supplies during your stay. We also do not provide maid service or do laundry during your stay. That is the guests’ responsibility.

My favorite features of the home are the modern bathrooms, outdoor spaces, and the "Parlor" or front room. The back deck is delightful for coffee during our spectacular Kentucky sunrise or a cold adult beverage in the evening. There are plenty of great spots to read, sit quietly, or take in the sounds of the birds and hum of small-city life.

The backyard spaces provide plentiful space to spread out and relax under the twinkling lights and colorful, fun decor. During cooler weather, you can enjoy the fire pit and have a cocktail by the fire.

Off the back door is a new deck with a table and chairs seating up to six guests.

The hot tub jacuzzi is located on the back deck with a hand rail for safety. Rules are visible and posted on the deck privacy scree, towels are provided, hooks for towels are located beside the hot tub. The hot tub is serviced and monitored regularly. We will do our best to notify you of when the service will take place, but is not guaranteed.

This spot shines with twinkle lights and ambiance at night privacy screens, yard perimeter has mature trees. It's a fun place to hang out in spring, summer, and fall.

Imagine a bygone time when this was the only bathroom for the entire house, which probably served 5-6 people. Eek!

Remember, this is a 1920s historic home, so there will be quirks. As much as we wish it were more accessible, this is NOT a wheelchair-accessible home.

There are many stairs. However, we have very nice and sturdy handrails anywhere there are stairs for your safety.

All bedrooms are on the second floor.

One bathroom is downstairs, next to the den. One bathroom is in the hallway between the three bedrooms upstairs.

We have put 110% into creating a wonderful experience staying at this or any of our properties.

These cabins are located on the Kentucky River and near the confluence where the Elkhorn Creek meets the River. Peaceful setting with a wonderful firepit for night time relaxation. Located in close proximity to Distilleries and West 6th Brewery farm. These cabins are perfect for relaxation and touring the area.

Aptly named, Arcadia Farm is a majestic equestrian property located in the finest part of the Bluegrass countryside, about 12 miles from downtown Lexington and 5.5 miles from the Kentucky Horse Park.

The space
Arcadia Farm Cottage was built in 2018 after my husband and I purchased the 384-acre farm from the Carrick family, who acquired it via land grant in the 1800s. The cottage sits on the original homesite, a high point of the property facing west, and all windows feature incredible views of the rolling green hills, paddocks, and Goose Creek to the south. Currently, the farmland to the north of Goose Creek is used for a mare and foal horse operation and the rest of the farm is used as a hay and wildlife habitat. In addition to the horses grazing in the paddocks, the farm is full of wildlife including red foxes, coyotes, deer, rabbits, raccoons, otters, geese, ducks, herons, turkeys and many songbirds.

Upon arrival, you’ll enter from beautiful tree-lined Mount Horeb Pike through Arcadia Farm’s front gate (secured with a code) and follow the paved drive up a gentle incline to the cottage. There is a parking area at the top of the hill adjacent to the patio and side entry door. The property is full of thoughtful touches intended to honor the history of the farm and surrounding area, such as the stone steps that were brought in from an old bridge nearby and the bricks that make up the patio, which were reclaimed from block barns on the property. The patio has panoramic views and is the perfect place to enjoy the gentle Bluegrass breeze over a meal outside or gaze at the vivid stars at night. Inside, the luxury interior design has left no stone unturned. Equestrian style furnishings are perfectly suited to the surroundings and the kitchen features Bosch appliances and a beautiful custom table, made from wood from an old tobacco barn. All three bedrooms have flat screen televisions with Dish network, Tempur-pedic beds and pillows, additional down pillows, and super soft bed linens including sheets and down comforters with freshly laundered duvet covers. The modern bathrooms feature heated towel bars and shower heads with handheld attachments. Both king bedrooms upstairs have ensuite bathrooms with glass walkout showers and the downstairs bathroom located off the entry hall services the twin bedroom with a tub/shower combo and a stacked washer/dryer behind custom cabinetry.

Guest access
The main floor and second floor of the cottage, front door, side kitchen entry door and the brick outdoor patio will be completely private for your use. The lower level garden suite with separate access door is available for rent at www.airbnb.com under the listing for Arcadia Farm Cottage - Luxury Retreat for 8.
The rest of the farm is accessible only by the manager of the horse operation and his staff. They come and go as needed but do not have access to the cottage. You are welcome to explore the entire 384-acre farm but may not enter the fenced horse paddocks or barns. Enjoy looking at the horses, but please don't touch!
