All the juice/hot coffee you could need. The hotel wasn't busy when we stayed so it wasn't a problem for us, but we noticed the walls are VERY thin on all sides. If you get noisy neighbors or people jumping around above you I could see it being an issue. Overall me and my daughter were very happy with our stay and definitely would recommend."

☀ Swimming isn't allowed since the current is too dangerous.
☀ Your safety is a main concern and our insurance will only allow a MAXIMUM OF 11 GUESTS. If you have a large group, message me with an inquiry and I can tell you how to proceed when booking. Only the guests noted in the booking are allowed on the premises. After 9 guests, there will be a fee of $15/person per night. Unregistered/unmentioned guests will be billed at the price of $50/person/night.
☀ Do not flush anything other than toilet paper and natural waste. Do not flush paper towels, feminine products, or even wipes that claim to be flushable. Guests will be charged for any plumbing damages caused by not following this rule. You must clean your own dishes, otherwise, a $25 cleaning fee will be added to your booking. This fee does not apply to dishes left in the dishwasher upon checkout. There is detergent for you to use in the dishwasher and dawn for hand-washing as well.
☀ Please turn off the A/C/heat when you’re away.
☀ No parties or events. If you throw a party, an extra cleaning fee charge of $500 will be added to your booking and you may be asked to leave the property early.
☀ Check-in is at 4PM or after by using the code on the door and check-out is at 10AM. You will be charged an additional $25 for every 15 minutes late for check out unless pre-approved by the host.

For your convenience, we have left detergent for both the dishwasher and washing machine. We ask that you please put all dirty dishes in the dishwasher and start it before you leave. Please put all used towels/washcloths in the washing machine with a scoop of detergent and start the washing machine before you leave. Please take all bags of trash out to the outside trash bin. Due to local sanitation rules, do not dispose of diapers in the outside trash unless they have been placed in a bag first. Do not strip the beds or worry about remaking them. Our cleaners will take care of all of that. Lock all windows and doors and return the key to the lockbox when your stay is finished.

It is asked that guests not touch/use any owners' property in the garage. If you see something in there you really need, please ask.

If anything is broken or damaged or simply isn't working properly, please report it to us ASAP so we can lead you through the steps on how to work it (like the TV) or we can replace whatever is damaged before our next guests arrive.

The metal barge dock has some inherent safety risks associated with it. There are places where one could fall and get injured. We ask that no children under 10 be on the dock and every person uses the private dock at their own risk. There is a large public dock at the park about a 10-minute walk away that is much better suited for children.

Our property runs into the Ohio River. The current is strong and will take you under. Swimming from our property line is dangerous and not permitted.

Please do not flush tampons or any other non-flushable items. Signs are posted in the bathrooms as a reminder. If a plumbing issue arises and it is determined that tampons or other prohibited items have been flushed, the guest responsible will be held accountable for the repair costs.

We want your stay to be comfortable and ask that if you have issues, you let us try to rectify them. If you find issues or faults with the listing that you believe are consequential to your stay that provides a "less than desirable" situation for you and your party, it is incumbent to make these issues or faults known to the host. You agree to make these known to the host and that you will give the host a chance to rectify the situation. If you do not make these issues known to the host during your stay, or do not allow the host or designee to enter the home to rectify the situation during your stay, you forfeit all claims to a discount, refund, or cancellation of the reservation and agree not to seek them with the host or through VRBO customer support. This property is minutes from the Ohio river! In less than 10 Minutes you could be crossing the river and visiting the Belterra Casino/ and Golf course resort. In as little as 45 minutes, you could be visiting the Ark Encounter or the Creation Museum.

Warsaw is located in north-central Gallatin County, along the south bank of the Ohio River. Warsaw began as a landing on the Ohio River in 1798 called "Great Landing".
In 1814, Colonel Johnson and Henry Yates purchased 200 acres (81 ha) to establish a river town to be named "Fredericksburg", after Johnson's hometown in Virginia. By 1815, the town plot was complete. The town extended from the river to Market Street and included 172 numbered lots, each 28.5 by 99 feet (8.7 by 30.2 m).

Snappy Tomato Pizza was less than 1 minute walk from the house. - "this was a great place! the only things I wil comment on is the kitchen needs some attention and the entry/exit doors need attention. the kitchen need some upgraded pots and pans with lids, it also need some type of storage containers. when you cook and have left over there is no storage. the front door doesn't shut quit right and will keep trying to lock automatically but with door ajar you have to push in to get it to lock the door near drive the bolt has to be jiggled to get it to lock. Other than the place was clean and has nice living space. the view is excellent of the Ohio River and the house if very convenient to most things. We had a lot of snow so we didn't get to explore grounds but was beautiful. thank you for renting."

This special and quiet place that is close to everything. Where you can sit on our deck to enjoy nature, beautiful river views, and hear the water flowing while barges pass by. There is a boating dock on property available not too far from sugar bay boating ramp. Feel free to enjoy our fire pit as well as fishing and swimming off our dock. It’s a kitchen/living room combo with two bedrooms and one full bathroom. It is relaxing place where you turn off your phones and just unwind. We also just added two kayaks for more fun in the water!

- "Absolutely beautiful views. You are literally right on the water, it is so nice. You can swim right off the dock and go fishing. There is a nice fire pit to roast hotdogs and marshmallows. The host provides 2 fishing poles and boogie boards. Not much property for kids to play and run around though. Any issues or questions and the host responded quickly. There are several dining options in downtown Warsaw, KY and Vevay, IN. However, if you prefer to dine at home, there is a fully equipped kitchen that includes KitchenAid double ovens, microwave, dishwasher and refrigerator.
