Take it easy at this unique newly built getaway. Enjoy world class sunsets. You will feel as though you are high above the tree line in an elegant treehouse. This is one of the only locations on the East Coast that offers a rare "over the water" sunset. Watch the sun melt into the Pamlico Sound from the covered porch. Walk, bike or 4X4 to the beaches, just minutes away. Excellent fishing and boat rentals are very close. This location also has several wonderful restaurants to explore.
Construction of this home was completed in June of 2024. The rental has "under the house parking", just a few feet from the front door. Making it easy to unload your vehicle. It offers beautiful indoor and outdoors showers, full kitchen, WiFi and large screen TV's in the living room and bedroom. This comfortable one bedroom home was built with special attention to indoor air quality and temperature. Perfect for a single stayer, couple or a couple with two children. Be sure to plan your evening activities around the sunsets. Which are viewed from the third floor deck, right off the kitchen and living room. The breathtaking sunset will set the mood for the remainder of the evening.
Beach access from the property is extremely convenient. If you own a 4x4 vehicle, we are 200 yards from the Billy Mitchell Beach Access Ramp. If you don't have 4x4, not a problem. We have walk up access, parking, showers and restrooms one mile from the house. A little further down the road is Sandy Bay. Which offers parking and beach access to Pamlico Sound. Perfect for kite-boarders and windsurfers. Sandy Bay is one of the best kite and wind surfing spots in the world. Second only to Maui.
We have several wonderful restaurants located within a few miles of the home. You can't find fresher seafood and sushi anywhere on the East Coast. The fishing on Cape Hatteras Island is world class. We are 5 miles from Teaches Lair and Oden's Dock. Oregon Inlet is 45 minutes north. The home is the perfect location to catch charter boats. If you aren't up for off-shore fishing. Catch one of the many in-shore charters in the Pamlico Sound. Boat rentals are also available at Oden's Dock. Cape Hatteras also offers the best fishing from the beach in the country. For less adventuresome vacationers, explore shell hunting on the beach and southern end of the island.

The 30' long dock is suitable for a shallow draft boat. The water next to the bulkhead is approximately 2' deep with a sandy bottom. Perfect for swimming, fishing, or launching your kayak or paddle board.

Inside, the home features a very open floorplan, allowing the sparkling water views to be seen from all the living spaces. The spacious and well appointed kitchen is stocked with new pots, pans, utensils, dishes, etc.

Several good seafood restaurants in Frisco and close by to Hatteras Island. Grocery store only 5 miles away. I should have taken advantage of the gas grill on screened patio but kitchen stove and ventilation hood very adequate. Also very close drive to Cape Hatteras Light Station! Bicycles nice option too. Really nice cottage and it’s all is up to the guests to do their homework and plan out the logistics to take advantage of their stay!"

Just Enough is a quaint two bedroom, two bathroom canal front cottage nestled right in the quiet community of Brigands Bay off of Hwy 12 located in Frisco, NC. Our street is one of only a few places on the Outer Banks with access to both! Sugar dunes and cotton candy skies are just the cherry on top of this unique location--it's truly the sweetest spot on the island! A popular spot for wind/kitesurfing, kayaking, and SUPs on the sound side. The ocean side provides a wonderful beach for kids (flat, gradual slope) and beachcombing. We are also about a mile from Ramp 49 for those who enjoy the ORV beach experience. About a mile to the ferry terminal for a day trip to Ocracoke. Whatever your favorite Hatteras Island experience, it’s nearby!

THE SPACE
This is a new construction home built with your unforgettable holiday in mind! The unique location means you enjoy water views from every room! You’ll see the ocean from the common areas and the sound from the bathroom and two bedrooms. Bring your binoculars for a better look at the dolphins, bald eagles, egrets, herons, and other shorebirds that also call Sugar Dune home. This first floor cottage is completely separate from a second floor owner’s living space. There is a separate entrance, separate HVAC (that you control), and upgraded soundproofing installation throughout. Not a good fit for large groups or night owls (quiet hours 10p to 8a, please) or those opposed to occasionally hearing us upstairs.

- "Loved this house because it is tucked away and private. We love to fish from kayaks so wanted something on the water. This one is BUT it is difficult to get in and out. The bottom is thick muck about a foot deep. We had to get really creative to use the kayaks. It looks like there play be plans for adding a dock which would be great. Loved the homey feel of the house and the rock tile in the showers. The dishes were a little sparse but I think it is a brand new rental so I’m sure stuff will get added. Just be aware the driveway is tight for larger vehicles. We had a large SUV and a trailer and we made it work but it was tight. Huge porch is nice. Would have been 5 stars if it had a dock for launching kayaks. "
