This is a one level 3 bedroom home. It has two baths - one is a private bath in the master bedroom. There is a full kitchen with a small dining area. Living room and a wash room comprise the remainder of the home. There is a one car space in an enclosed garage for indoor parking. Plenty of off road parking on a large driveway. Large back yard play area is available also. We are 15 minutes from Park City and all of the adjacent ski areas. We are 3 minutes from the DeJoria Center at the High Star Ranch and 2 blocks away from the Mirror Lake Highway which accesses the Uinta Mountains and the High Uinta Primitive Area.

Ski Cabin Near Park City, Mirror Lake, Snowmobiling Trails/ATV trails with Hot Tub and Arcade!

Get away with the family to this gorgeous private family cabin with a cozy yet spacious ski lodge feel. This listing is tucked away off the main road (Mirror Lake Highway) and the location is beautiful at any time of year.
The space
Among its many virtues, the location is what makes this place a must; Just a short 20 mile drive will take you into Park City to enjoy shopping, skiing and great restaurant options. Mirror Lake is 28 miles away, passing beautiful Provo River Falls just 8 miles beforehand. There are countless ATV trails along with world famous snowmobiling opportunities at Soapstone basin nearby. If you are looking for a quick meal or grocery run, Kamas is just a quick 5 minute drive.

Tucked away against the mountains and trees you’ll have everything to keep you and every member of the family entertained for hours. Chip some golf balls off the elevated tee box onto our private putting green while the little ones play on the swing set. Host a game tournament with pool, (including racks for 8-ball and 9-ball), ping pong, adult size ring toss and connect four on the wall in the game room. There’s also a closet packed with games and puzzles for concentrated family time.

Let the kids get lost in time with our arcade center featuring hundreds of games from many different gaming consoles; including Atari, Sega, Nintendo, Super Nintendo, Nintendo 64 and more. Make bedtime fun and appealing for the littles with cabin forts over the kids’ pull out twin beds, complete with a big screen TV. Take a soak in the hot tub with stunning mountain views.

There are two amazing covered decks on each side of the cabin with an eating area on the deck adjacent to the kitchen featuring a grill and dining table with chairs. There is plenty of seating available to enjoy the view from the deck on the opposite side of the house as well. Both decks are covered and you’re guaranteed to have good shade at practically any point of the day on at least one of the two decks.

The top floor features a large loft with 3 bedrooms (1: twin bunks, 2: twin/full bunk, 3: double queens) a large full bath, a large TV area with comfortable sectional seating. In addition to the great room on the main floor, there is also a beautiful master bed/bath, a half bath and a laundry room. The master bedroom has its own TV and exit to the deck. The kitchen is well stocked with pots, pans, a crock pot, a Keurig coffee maker, waffle iron, griddle, and plenty of dinner ware.

The basement is where you’ll find the game room with a bar and mini-fridge. The kids room (4 twins) and a 3/4 bath. No kids in your party? No problem. The beds are large enough for adults and the room also has a large flat screen smart TV for easy viewing.

A Few Items to Note:

The cabin features solid WiFi, but cell coverage is weak. Using WiFi calling on your cell should be adequate, though. Some cell phone carriers will work close to the house (within a short walk, usually) but you can always turn on WiFi calling on your cell phone to make and receive calls if you need access while you stay. It sure is nice to disconnect sometimes, though, right!?

We run on septic, which means our plumbing system is delicate, and we ask that you please take special care to not dump flushable wipes, grease, large debris, or feminine hygiene products down the toilets or drains.

There is no central AC at the cabin. The area of the canyon that we are in rarely becomes warm enough to necessitate air conditioning. On hotter days, we recommend opening the windows in the evening and closing them in the morning while utilizing our ceiling fans for your ultimate comfort. In the summer months, we provide a portable AC unit for the bonus room above the garage because it gets the warmest.

The bonus room above the garage with two queen beds does not have central heating. We provide bed warmers and portable heaters to keep that room comfortable.

This is a cabin in the mountains so mice are possible. We do everything in our power to keep them out. We suggest not leaving food out on the counters to help prevent mice.

We ask that you please be respectful to our neighbors by keeping the noise down after 10pm, particularly in the hot tub.

The Space:
This three-story townhome features a second floor entry with three bedrooms upstairs and one bedroom downstairs. Dens on the first and second floor allow plenty of room for all to spread out! There are also two separate designated workspaces and high-speed mesh wi-fi for anyone looking to work remotely (we’ve had four people on Zoom calls at the same time with no issues)! This home is a perfect choice for weekend getaways or long-term stays and no detail was spared to make sure you never want to go home!

Entry Way
Guests enter into the townhome with a code via the front door or the two-car garage, both of which are private. The entry way greets you with a coat closet, shoe rack, a place to set key or passes, and stairs leading up to the other floors. Just off to the right is the kitchen, living room, and deck! You will be surrounded by stunning mountain and lake views from every window!

Living Room
The open concept of the living room and kitchen allow the whole family plenty of space to sit at a tabletop or lounge around on the couch while keeping the conversation going. The gas fireplace warms the area while providing the ultimate pairing to the view out the many windows in the room. Hard to miss is the HD SmartTV, perfect for those afternoon movies or sporting events!

Kitchen
This home features a second-floor kitchen that is ready for any holiday meal a vacationing family can throw at it. With everything you need to cook most any dinner, gas appliances, and a full-sized refrigerator - you can rest easy knowing the grocery store supply runs can be kept to a minimum here. The kitchen is right next to the living room and dining room and features a countertop bar with additional seating areas. There’s plenty of space for a few cooks in the kitchen while friends and family socialize with a glass of wine at the countertop bar and adjacent space with speakers available to enhance the ambiance. There is a powder bath off the kitchen towards the garage as well.

Dining
The large classic wooden dining table features seating for 8. Larger groups shouldn't worry though as there is ample seating for more at the countertop bar and additional chairs throughout the house. The large windows surrounding the dining room create the perfect space to have a meal at sunset!

First Floor Den
In addition to the living area upstairs, there is a den located on the first floor of the home with a couch, pull-out bed, and large wall-mounted SmartTV. There are board games for guests to use and a small desk as well! Off of this room is where the hot tub is located.
Upstairs Loft
Just off the staircase is a dedicated workspace with a large desk and seating area. If you can’t fully unplug while you are visiting, you’ll find that this workspace has great views making you itch to go outside once the workday finishes!

Beds & Baths
- The primary bedroom is located on the third floor of the townhome and features a luxurious king-sized bed, wall-mounted SmartTV, and a great seating area. There is a walk-in closet and an ensuite bathroom for this bedroom that features double vanities, a standup shower and a soaking tub. Windows on all sides light up the room until the shades are drawn for rest!

- The first third floor bedroom features a queen over queen bunk with a wall-mounted SmartTV. This room has an old-school Nintendo64 and plenty of space for the kids to have their own space! There is a closet in this room as well as windows with shades. This bedroom shares a full bathroom with the other upstairs guest room.

- The second of the third floor bedrooms features a queen-sized bed and gorgeous views of the lake and mountains. There is also a closet in this room as well as windows with shades. This bedroom shares the bathroom with the other aforementioned third floor bedroom.

What's better than a hot tub in the mountains? Nothing… That's why these owners thought there had to be one! Guests can enjoy the private spa during their visits while taking in the mountain views (and perhaps some après ski cocktails)! Neighborhood quiet hours allow for plenty of rest and relaxation after a long day.

Pack light knowing that this home has a washer and dryer located on the second floor near the three bedrooms (no need to lug laundry up and down the stairs!), ready for all the snow and dirt that an adventure in Park City stirs up!

The two-car garage features a ping pong table, benches and ski racks for some competitive equipment storage after those long Park City days. While we expect the competition on the ping pong table to be intense, we ask that you respect the neighborhood!

Most every window in the house features shades that can be adjusted to your desired comfort. Ski racks in the garage make equipment storage a breeze!

The newly opened Black Rock Ridge Resort and Hotel is right down the street and offers restaurants, a spa and fantastic places to spend an evening close to the rental. There is a restaurant and a bar located inside of the building that are highly recommended.

While we expect everything to be perfect for our guest prior to arrival, there are unforeseen circumstances sometimes out of our control! Luckily, we are located not far from this property and can be available if and when needed!

The two master suites include beautiful barnwood accent walls and a large master bathroom with heated floors. The home consists of three floors with one bedroom and bathroom on each. It sleeps up to 12 with 2 king beds, one pull-out queen and 6 twin bunk beds. Bedrooms are richly appointed with high-end linens and bedding that will remind you of sleeping in the very best luxury hotels. Kitchens include artistically designed dishware from Portugal and all of the kitchen features you will need to feed and entertain your family. The first-floor patio is also furnished with a gas grill for your use. Living areas are artistically appointed with beautiful Native-American themed rugs, as well as rich western leather couches. There are three separate seating areas in the home, one on each floor for you to relax and connect with your family and friends, also providing convenient separation for kids and adults. When the weather permits, there is no better place to enjoy the amazing views than from the outdoor balconies on floors 2 and 3, both furnished with new comfortable wicker furniture. An entertainment room on floor one includes entertainment options for every taste, with board games, card games, as well as the newest Xbox linked to a large 65-inch TV. There are 5 large screen TVs in the property, setup with all of the streaming apps, as well as DirecTV and NFL Sunday Ticket. Fast internet for streaming is of course available on every floor.

For winter sport enthusiasts, the property is conveniently located just outside of Park City, UT, minutes away from Deer Valley and other ski resorts. If you're skiing in Deer Valley, you will want to take advantage of the east-side lift and parking area only 10 min from the property. The large 2-car garage is fitted with racks for skis and snowboards, and even includes boot-warmers!

For summer adventurers, there are two kayaks and two paddle-boards that you're free to use on the Jordanelle reservoir just 5 minutes down the hill. Be sure to use the lifejackets as well! There are also hundreds of miles of hiking and mountain biking trails in the Wasatch and Uinta mountains that surround the property.

Check-in: 4:00 PM | Check-out: 10:00 AM (Mountain Time)
Early check-in or late check-out must be requested at least 48 hours in advance and approved in writing. Additional fees apply and are billed in 30-minute increments at $50 per hour.

👤 RESERVATION HOLDER
The primary guest must be 21 years or older, present during the stay, and accept responsibility for all guests and actions on the property. A valid government-issued ID may be requested at any time before or during the stay.

🔇 NOISE & OCCUPANCY
Quiet hours: 10:00 PM – 7:00 AM (Strictly Enforced) per Summit County law and local HOA rules. No parties, events, or gatherings of any kind. Maximum occupancy is limited to the number listed in your reservation unless otherwise approved in writing, If the number of guests exceeds the reservation count without written approval, a fee of $85 per unauthorized guest per night may be charged to the primary reservation holder, and APRÈS may cancel your reservation with no qualifying refund.

🚭 SMOKING / VAPING
Absolutely no smoking, vaping, or cannabis use inside or on property grounds.
A minimum $500 fine applies for any odor, evidence, or damage caused by smoking.

🚫 PARKING & VEHICLES
Street parking is PROHIBITED, unless otherwise noted. All vehicles must be parked in the garage, driveway, or assigned spaces. Guests are responsible for any towing, HOA fines, or violations related to improper parking. Many neighborhoods are actively monitored by the HOA and private security.

🐾 PETS & SERVICE ANIMALS
Pets are only allowed at designated pet-friendly properties and must be approved prior to arrival.
Undisclosed pets will incur a $500 violation fee.
Service animals MUST be disclosed to host, PRIOR to arrival per ADA requirements; no additional fees apply to qualified service animals.

🛋️ HOME CARE & FURNITURE
Do not move indoor furniture. Damage or repositioning will result in a re-staging or repair fee.
Outdoor furniture may be repositioned but must be returned to original placement before check-out.
Do not hang towels or clothing on railings, decks, or furniture. Use hooks or designated drying racks if available.

🌡️ HVAC & ENERGY USE (if applicable)
Do not leave windows or doors open while using the heat or air conditioning (if amenity is applicable).
Adjust thermostats no more than 2–3 degrees at a time. Failure to follow this may cause system damage and result in service/repair charges if negligence is determined.

🚽 TOILET USE & PLUMBING
Only flush toilet paper. Do not flush wipes, feminine products, paper towels, or any other materials.
Guests will be charged for plumbing services caused by misuse or clogging.

If anything is not up to standard, please contact us within the first 24 hours of arrival If we are not notified within the first 24 hours, we will assume the home was received in acceptable condition. Additional cleaning during your stay may be available for an added fee, or mid-stay cleans based on availability with 48-hour advance notice. Excessive mess left at check-out may result in additional cleaning charges.

No food, glass, or oils/lotions allowed in hot tubs.
Children under 12 must be supervised.
Misuse that requires draining, cleaning, filter replacement, or repair will result in a $450 fee (with documentation).
Use of hot tubs is at your own risk. Guests waive host liability by choosing to use these amenities.

Exterior security cameras may be present at entrances, driveways, or garages.
Cameras are for guest safety, occupancy enforcement, and property protection.
There are no cameras inside the home.

🗑️ TRASH & DISPOSAL
All trash must be bagged and placed in designated outdoor bins.
Bags left outside or on the ground (not in bins) may result in a $85 disposal fee.
If bins are full, please notify us during your stay.

📦 MAIL / DELIVERIES
Mailbox access is not available. We do not hold mailbox keys, and we cannot retrieve or forward mail.

⚖️ LIABILITY & DAMAGE REPORTING POLICY
Guests may be charged for any damage, violation, or misuse beyond normal wear and tear. Guests are required to report any existing damage or concerns within the first 24 hours of arrival. Failure to do so will imply that the property was received in satisfactory condition, and any unreported issues may be assumed to have occurred during the stay. Guests must report all accidental damage prior to check-out. Unreported damage found after departure may be billed to the primary reservation holder. Management reserves the right to enter the property during emergencies or to resolve urgent issues. Violation of any house rule may result in early termination of the stay without refund.

Guests are required to comply with all local ordinances, HOA rules, and community guidelines in addition to these house rules. Violations may result in fines, removal from the property, or legal action.

- "The property was furnished and decorated beautifully. It felt cozy and comfortable. The views were breath taking from every level. The property was close to all of the activities we participated in. The kids appreciated the fully loaded Xbox on the lower level. The management company was easy to work with and helpful with recommendations. The one small thing that would have improved my stay would be black out shades in the bedroom instead of thin shades that don’t block out the light. My only other compliant was that the freeway noise was loud from the balcony and kept me from going out on the balcony. . I did not realize from the pictures that there was a freeway below the property. With all of that said, my family and I truly enjoyed the property. The pricing was still more than fair considering all of the above."

This little studio is perfectly placed in the Kamas Valley on our 3 acres. Quiet and serene, take in the gorgeous views of the mountains on all sides. Perfect for snowmobile trips up wolf creek pass and soapstone. You are 2 minutes from the entrance to Mirror Lake Highway and all the amazing activities it has to offer. Being 15 minutes from Park City, you'll have access to all the shops and dining it has to offer. 20 minutes to the slopes of DV and PC Ski ResortS. 50 minutes to SLC airport.

- "Virbo ad indicates the unit sleeps up to 10. It only has one bed that provides sleeping for only two. No additional bedding is provided. Sleeping for most of the rest would be on the floor or a recliner. Guests would need to bring their own bedding or sleeping bags. The washer in the ad was not connected nor was the dishwasher. We were not able to wash the sheet upon leaving. There was a broom but no dust pan" - "I booked this property on July 26 for a stay on the night of August 4. I received no communication from the property manager at the time of booking. I assumed they would reach out closer to the check-in date. When I still hadn't heard anything by August 4, I messaged them to ask about the check-in process. They responded by cancelling my reservation with a little over two hours to go before my check-in time. They told me the property had plumbing issues and couldn't be rented. Immediately prior to them cancelling, I saw that they still had the property listed as available to rent throughout the whole month of August. What would have happened if I hadn't reached out? I can't believe I received so little advance notice and that I had to be the one to initiate contact. I was left scrambling to find a place to stay and ended up making a ludicrously expensive same-day booking at a place over 45 minutes away, since all other Kamas lodging was unavailable. I would not recommend this property to anyone as the hosts are uncommunicative."
