A great view from the deck down to the estuary, Private and set on beautiful grounds and use of pool at owners' discretion, due to the fact it's on their property and outside their home (this year we have made a decision to keep it on the down low for guests, rather than having people in the pool from daylight to dark). This modern, family friendly, 3 bedroom, 2 bathroom home provides easy and comfortable living with lovely elevated views of the estuary and only a short flat walk to everything that Mangawhai Village has to offer through a path at the end of the Right of Way. The house has a fresh and bright open plan living/dining/kitchen space which has been tastefully decorated.
There is a large deck out front providing plenty of sun and is a great spot to relax with a drink in hand at the end of the day. Out back there is plenty of room for the kids to run around on a large flat grassed area for sports or games. The top deck and back stairs are now gated (not shown in photos) to reduce any concern with high stairs for the little ones, so you can relax knowing they can't go far.

The house itself is split into two parts with an enclosed breezeway between. On one side is a lovely open plan living/dining/kitchen space which leads out onto a large deck overlooking the estuary. In addition, it incorporates the master with ensuite and laundry. On the other side are the remaining three bedrooms, bathroom, separate toilet and second living. The breezeway is a great spot for dining and relaxing, on warm summer days it provides some welcome relief from the sun, on cooler days slide down the blinds and put on the outdoor heaters to keep things cosy.
For entertainment there is a large Smart TV, board games and an enclosed trampoline.
There is plenty of parking space for cars and a boat.
Notes:
1. Please note this property is in a small gated enclave, so guests need to be respectful of neighbours with regard to noise and behaviour in accordance with our house rules.
2. Please be aware that there is direct access to water in front of the property so you should assess suitability for your group and young children should be supervised at all times.
3. The bunk beds are suitable for children under 12 only due to the size and weight rating.

LINEN OPTIONS: To keep your holiday more affordable, for this property we offer linen as an optional extra for guests who prefer to bring their own. If you choose to bring your own linen, you will need to supply top and bottom sheets, pillowcases, towels and bath mats. Pillows, Duvets and Duvet covers will be provided.
Alternatively, a rental linen package is available for $25 per person. To request this service, please add a note to your booking specifying the number of people requiring linen and which beds you would like prepared.
