Ein exclusives Appartement, ideal für ein Paar, aber auch für eine Familie mit Kindern oder Freunden. Es können bis zu sechs Personen darin schlafen. Gute Bus- und Zugverbindungen in alle Richtungen. By bus no. 1 in 7 minutes to the spa guest center, in 15 minutes at Rathausplatz (2.3 km). By car in 19 min. in Inzell, in 20 min. in Salzburg, in 25 min. in Berchtesgaden, at the Königsee or in the Ski Fun Park Obersalzberg, directly on the Lake Constance-Königsee bike path.

The apartment (NO hotel) is very suitable for 4 people. In the living room, there is a folding lounger for the 5th person. The apartment is a bit of a vintage (antique furniture, pictures). It has parquet and tile floors (please treat as everything you need). There is a parking space available to you in the underground garage. You can drive from the underground car park via the basement with the lift to the 1st floor. There are other parking spaces on the street.
From the large windows of the apartment you have a wonderful view of the nearby and distant mountains.
The forest or the Au for walking or jogging is only 100m away – you just have to cross the bypass road. The next restaurant can be found in Nachbarstraße. Food discount is only 3 min. Walking distance. Drugstore, bank, pharmacy and doctors are nearby or about 500 m away. For the good location and also close to the city (NOT: downtown location), the price you pay for your overnight stays in my apartment is really extremely cheap and affordable. - In the apartment you will find information about Bad Reichenhall, the area, hiking trails, tours, art and culture as well as many books (also in English, French) and picture books to browse according to the motto: arrival, rest, relax, switch off. - NO PRIVATE WiFi and possibly no TV. The apartment is NOT SUITABLE FOR CHILDREN UNDER 2 YEARS, as it is not equipped accordingly. If you would still like to stay here with your toddler, this is possible with the prior request AND consent of me, but only for an extra charge (such as a child over 2 years).

In the state bath Bad Reichenhall EVERY GUEST has to pay tourist tax per night. You will receive your own guest card, with which you can get a price reduction or even free admission/free travel for many entrances, buses, cable cars, events, companies and thus save money. The TOURIST TAX is currently €3.60, for severely disabled people (with proof provided) €3.10), for work-related stays at €1.80) per person, each night; for children under 18 years you do not pay a tourist tax. The tourist tax is NOT included in the price of the accommodation. The guest cards can be activated with an app on the mobile phone; otherwise you can use the guest cards directly at the tourist information office in Salzburger Str. 7 1/2 , Bad Reichenhall, received daily 10:00 - 12:00, 14:00 - 17:00. Please place the money for the guest cards (=tourist tax) in cash on the living room table before your departure, even if you are not interested in the guest cards, as the guest cards (=tourist tax) MUST be paid by me.

The space
Our cozy apartment is located in the beautiful Bad Reichenhall, in the district of Nonn. The apartment is on the second floor of an apartment building. From the balcony you can enjoy the view of lush meadows, green forests and the unique mountain panorama.
Amenities of the apartment
The apartment (approx. 43 m²) can accommodate up to 4 people.
The heart of it is the spacious living and dining area.
The well equipped kitchen offers space for cooking together.

In the living room, there is a sofa bed (140 x 200 cm with additional topper), which can be converted into a bed with very few steps. For a stay with 4 guests, this is the additional sleeping area. There is also a TV here.
The large bedroom is with a double bed.
If necessary, we can provide a children's travel bed (with bed linen).

The bathroom is equipped with a walk-in shower.
The toilet is in the bathroom.

The apartment is a non-smoking apartment. Smoking is allowed on the balcony.

Parking
We provide them with a free parking space for one car right in front of the house. For other cars, we ask for an arrangement, the parking situation at the house is limited.

Tourist tax and guest card
Bad Reichenhall charges a tourist tax. The daily rate is currently €3.60 per person from the age of 18 and is charged exclusively on site at the nightly rate.
The guest card allows them some discounts, such as the free use of bus and train in Bad Reichenhall and Bayrisch Gmain

In a beautiful panoramic location directly at the Predigtstuhlbahn in Bad Reichenhall, the Jutta Deluxe Apartment can be reached in just a 5-minute walk from the train station (Kirchberg). The old town as well as the pedestrian zone of Bad Reichenhall, where you can find many restaurants, fashion shops, the cinema, the old saline, the spa garden and many other hotspots, can be reached in just 10 minutes on foot. The panoramic pool in the apartment building is a great way to relax with just under 30 degrees water temperature.

The cozy and comfortable apartment is ideal for 2 people (possibly with a maximum of 2 children) and approx. 42m² in size. From the hallway, turn left into the kitchen and right into the bathroom. Straight ahead you can reach the living room with cozy farmhouse dining area and a sleeping couch and balcony. From the living room two folding doors go to the left side of the bed and to the window and to the right side of the bed and to the wardrobe.

The space
Highlights:
1 Our first highlight is the heated swimming pool (10/21 - 11/30/24 closed due to water pipe break and annual revision)
2 The second special amenity is the lighting control by Alexa.
3 There is also a safe in the closet.
4 The underground parking space no. 33 is particularly pleasant in wet or very hot/cold weather and can be booked for €12/night, if available and not already booked by another apartment.
5 washer and dryer are in the house (coin insert).
6 A gym and table tennis room is in the swimming pool.
7 In the changing room of the swimming pool is a solarium (coin insert).
8 There is a bike storage room by the underground parking.

Guest access
The whole apartment is for the guests.

Other things to note
The swimming pool is closed from 10/21 - 11/30/24 due to water pipe break and annual revision.
Bed sheets and towels (=linen package costs 15€ from 3rd person) are included in the price for 2 people.
Dogs welcome but are subject to a fee (€10/dog/night).
Since Bad Reichenhall is a spa, all guests must pay spa tax. This is shown on Airbnb under Taxes.
The road to the apartment building goes uphill. The last hundred meters are steep. Instead of following the hundred meters uphill on the road, you can also walk up a staircase with about 34 steps.
