*Unauthorized access or no prior approval is subject to a fine of $100/per person per day.
* Any damage to common amenities will incur a charge of a minimum of $150.
* Only registered guests can use the amenities. No outsiders and visitors are allowed.
* CCTVs and 24/7 security monitoring are in place to ensure compliance from everyone.
* Amenities are not for commercial use.

MAIL & PACKAGE DELIVERY

We discourage direct delivery to the building/apartment. It is recommended to make use of a nearby pickup/drop-off location to guarantee receipt of your mail/package.

We are glad you are considering staying at our home. Our goal is for you to have a 5-star experience with us. We do however have a zero-tolerance policy for parties, smoking, or violent behaviors. All our units come equipped with noise sensors. While we do not anticipate the need, following multiple warnings, we will utilize local law enforcement to ensure compliance. Should removal be required, it will be done at the guest's expense.

Unapproved late checkout will result in a $50 charge for every hour after the scheduled checkout time.

Smoking - Smoking inside or outside on the patio/balcony, parking lot, or within 50ft of the property is STRICTLY prohibited, as this is a smoke-free community. Any smell noticed by cleaners in the house, and/or any physical evidence of smoking any substance in the home will result in a fine of $300.00 to cover the cost of deep cleaning and ozone treatment.

Parties and Events - Parties and events are STRICTLY prohibited. Any evidence of a party or event, including camera footage, excessive garbage, or other evidence will result in a fine of $500.00, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event. This unit is equipped with Noise detection monitors.

Unauthorized Animal/Pet Fee: $250.00

Missing or damaged items - Any evidence of willful or negligent loss or damage to the property, furnishings, decoration, landscaping, towels, linens, or other items will be charged at direct replacement cost plus a fine of up to $300.00.

Towels and linens - Guests are required to keep towels and linens in good condition. Towels and washcloths should not be used to remove makeup or for cleaning purposes. Any permanent stains on towels or linens will fall into the category of negligent damage and are not included in the damage protection policy. Guests should NOT wash comforters or duvet comforters themselves as this can cause damage to those items and the washing machine.

House Rules - Any evidence of a guest breaking posted house rules, including exceeding the occupancy listed by the guest on the reservation, parking restrictions, pool rules, illegal substances, or use of the property can result in a fine of up to $1000.00 and/or eviction from the property.

You must also acknowledge: Potential for noise - This is a quiet residential neighborhood and building. Noise can transfer easily to neighbors through walls and floors.

- "Was much better experience than staying at a hotel. Everything was great!" - "It was peaceful and clean. No detergent to wash the towels with and had to borrow from family" - "This is a first-floor 2-bedroom apartment in an attractive and well-maintained complex. It has a covered front area and a nice-sized covered patio on the back that overlooks a pond with a fountain. There are no outdoor chairs, but we had some with us. The two bedrooms and bathrooms are a nice size with large closets. We were a party of six adults. Two adults slept on separate air mattresses, which crowded the dining and living room areas. There are a full size washing machine and dryer. The dining table seats two. There is additional seating at the kitchen bar counter. I suggest the host refresh the equipment/dishes to ensure there are enough to prepare and serve a meal for six people. Overall, this was a comfortable, attractive unit best suited for four people."

- "The apartment was clean, close to the highway and food shopping" - "The stay was really nice. The apartment was very clean and exactly as pictured. It was a very safe apartment complex in a good area. It was kind of an adventure checking in because the apartment complex has a lot of safety features like a gate and internal entry, but it was all good. The host was communicative and helpful. WiFi didn’t really work for streaming shows, but it wasn’t much of an issue as we didn’t spend a ton of time lounging in the apartment. Overall, really pleasant and one of the better VRBOs we’ve stayed at. "

Country relaxation near Indy on a large stocked pond! Serene 10 ACRE environment for relaxation, writing, reading, Netflixing or just politely telling people to leave you alone for self reflection past and future. We're right outside of the heartbeat of Indianapolis with about a 15min drive to reach the city, and just a couple min off of I-69 in a friendly & safe (2 doors down from the new Police station) residential farm area. Its about a 4min drive to Center Grove, Mallow Run Winery (free tastings!), Taxman Brewery and amazing downtown Bargersville- Check out Pizza & Libations, UpCellar, Coffeehouse Five or the Farmers Market on Weds.

Guests will enjoy our newly finished carriage house apartment above the separate garage.
Private stairway entrance leads to your apartment, next to your private wood fenced area with a solo stove and chairs. This complete private space with private wood fenced in yard area is perfect for pets, lil ones or drunk relatives. Pond access for catch and release. Bring your own poles/bait.

So many different birds here including hummingbirds during warmers months. We even have a resident heron, Bill.
Deer, chipmunks, frogs, rabbits, crawdads, chupacabra...(No hunting allowed).
Come and get away for a day, a week, a year...FOREVER...
Sleeping arrangements: Queen size bed and a modular black chair lounger that pulls out as a twin bed. All Bedding provided. Smart TV (with all the apps) pulls away from the wall, faces any direction. Please use your sign-in for any apps used.
-NO SMOKING, please clean up after pets.
-Not handicap accessible. :)

Please do not enter black aluminum fenced area, that is for our personal use and foster dogs. If you say nice things (or have any food) our boy, Rocko, will talk to you and demand belly rubs. Park in front of the basketball hoop or gravel pad on the left at the end of the gravel driveway.
We can provide basketball for shooting some hoops. No smoking inside please :)

- "Wonderful experience. House was adorable! Communication was timely. We got checked in which was very smooth process. Once there we realized we found an iron, without skipping a beat the owners had an iron and iron board for us. I need help locating a bakery for a birthday cake and they were wonderful. This is an adorable place to stay with a cute fenced in yard for your fur baby. "

Comfy one bed one bathroom cottage style place…. Located in greenwood Indiana right off I-64 and I -75 close to the greenwood airport and about 20 minutes from downtown Indianapolis…. Cottage does have a washer and a dryer right outside of the facility like 1 minute from cottage… Also close to some beautiful walking trails…. Great for a student looking for somewhere to stay for a little while or someone just needing a quick and. Ice place to stay….
