Also, guests have a separate and private entrance to the place with self check in. Our place It’s 20min to the strip and 10min to the Speedway. Shopping centers and restaurants are pretty close by as well. It has a full bath, a kitchenette, small fridge, microwave, coffee maker, 2-burner electric cooktop, full cookware, and all the basic things to cook your food. If you want early check-in or late check-out, please reach out 48 hours prior to your arrival date. Availability is dependent on whether there is another same day check-in/check-out and may be subject to a $75 fee. Unapproved late checkout will result in a $100 charge.

Unapproved pets (with the exception of licensed service animals) will result in a $500 fee and may result in an immediate eviction.

Smoking - Smoking inside the property is strictly prohibited. Any smell noticed by cleaners in the house, and/or any physical evidence of smoking any substance in the home will result in a fine of $500.00 to cover the cost of deep cleaning and ozone treatment.

Parties and Events - Parties and events are strictly prohibited. Quiet hours are strictly observed. To ensure that our guests do not exceed a certain volume level and disturb our neighbors, we use a NoiseAware decibel level monitoring device. They are located in the home's common area. Any evidence of a party or event, including camera footage, excessive garbage, or other evidence will result in a fine of $500.00, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event.

Missing or damaged items - Any evidence of willful or negligent loss or damage to the property, furnishings, decoration, landscaping, towels, linens, or other items will be charged at direct replacement cost plus a fine of up to $250.00.

Towels and linens - Guests are required to keep towels and linens in good condition. Towels and washcloths should not be used to remove makeup or for cleaning purposes. Any permanent stains on towels or linens will fall into the category of negligent damage. Guests should NOT wash comforters or duvet comforters themselves as this can cause damage to those items and the washing machine.

House Rules - Any evidence of a guest breaking posted house rules, including exceeding the occupancy listed by the guest on the reservation, parking restrictions, pool rules, illegal substances, or use of the property can result in a fine of up to $1000.00 and/or eviction from the property.

This studio apt. is a cozy space perfect for a travel medical professional or single corporate traveler. This is an attached unit but separate and secure from the main house. The combo bedroom/living space has a queen Murphy Bed that can be put up and secured to create a living room with comfortable seating. There is a full bathroom and kitchenette with all the essentials. It comes equipped with a 55' TV, full dresser, desk/chair and closet. It also comes with a small patio with outdoor seating.

The space
This studio is located in a beautiful, gated community with a family park next door. It's minutes away from shopping, restaurants, hospitals/medical facilities, and fitness centers. It is about 30 minutes from Red Rock Canyon, Mt. Charleston and many hiking trails. This is a beautiful Studio with a secured, lighted keyless gate entrance.

Living Room/Bedroom
From the patio sliding glass door, you walk into the living room/bedroom space that is furnished with a Queen Murphy Bed, a dresser/console, 2 side chairs, a small work desk with chair, and a 55’ mounted TV with a Firestick. You will find a ceiling fan/light, a closet with an additional small dresser, an iron/ironing board and shelving.

Master Bathroom
A barn door separates the living space from the en-Suite master bath that includes a walk-in shower, large soaking tub, a large double sink vanity and a private toilet room. We've included all bathroom essentials i.e., towels, blow dryer, toilet paper, hand soap, toothpaste, and cleaning supplies.

Kitchenette
The walk-in closet was converted to a kitchenette which comes with a 2-burner electric stove and small sink, a microwave, refrigerator, ice maker, stacked Washer/Dryer and a small storage closet with cleaning supplies. The kitchenette comes fully equipped with all essentials for cooking your own meals i.e., air fryer, crockpot, rice cooker, pots and pans. You will find plates, bowls, drinking glasses, cutting boards, mixing bowls, storage containers, dish towels, flatware, etc. We've included a Keurig coffee maker with a starter set of coffee pods for your enjoyment, tea bags, basic spices, storage bags, cleaning supplies, and laundry detergent.

Parking
This unit comes with 1 parking space in the driveway.

Guest access
Guests will use the lighted and secured side gate with keyless entry to enter the premises. The key to the studio will be secured in a lockbox before entering the gate. Use the code to enter the gate, walk the path to the small patio. You will see the locked sliding glass door, use the key to enter the studio.

Other things to note
The main house will be occupied most of the time. You will share a parking space on the driveway with them. Please be respectful of their privacy as they will be respectful of your privacy.

You will have your own trash bin, and you will be responsible for putting in out on Tuesday trash day.

This is a quiet neighborhood. The park is next to the house, you may hear families with children playing in the park or teenagers hanging out.

BOOKINGS:
*WE DO NOT ALLOW ANY 3rd PARTY BOOKINGS, and also per AIrBnB rules, to book for someone else. You need to let us know or stay if you're booking under your name. We do & will verify this information. Photo ID required for all guests over 18.

DEPOSIT: We do request a $250 deposit before check in. This will be sent via the resolution center and you will get an email to accept. Please check your email before check in to approve this charge. This will be refunded if there is no house violations, damage or excessive cleaning needed after check out.

WIFI:
WiFi is provided as a courtesy ONLY. We cannot guarantee it will work at all times and the speed you desire, just like any WiFi anywhere else. We will do our best to fix the problem if anything is wrong, but we have to go through the service provider and that could take hours to a few days and is completely out of our control. If you have to have a dedicated connection for work, you should bring your own pocket WiFi just in case as a backup.

A/C & HEATING:
Do not set the AC below 73 degrees. Will cause it to freeze, stop working, and then leak. It will take hours to thaw back out and there is nothing maintenance can do to fix it! A frozen AC is not considered a maintenance emergency and maintenance will not address it until it has had time to thaw out (about 6 hours). So to avoid this problem, please keep it at 73 or above.

FRIDAY TRASH DAY:
Please pull them out to the curbside (between the units) the night before which is Thursday.
We try to keep a clean environment by recycling whatever that can be recycled and dump them to the right bin (Recycle). Please rinse (avoid ants & bugs) out the drinks/juices inside the cans/bottles before placing them in the Recycling Bin. Thank You for keeping the earth GREEN!

PRIVATE PROPERTY:
**The property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

***Quiet time is 10pm to 10am. Please be respectful of our neighbors. Please keep the outside noise down to a whisper after 10 pm. If the police are called due to a noise complaint there is a $500 fee and immediate cancellation of reservation without refund or security deposit.

**Absolutely no parties, gathering or events with friends! Our neighbors look out for excessive noise/people in our home and will alert me. There is noise monitoring equipment installed to monitor noise. If the decibels of the noise monitor goes above the legal limit, inside or outside the house at ANY time of the day or night we reserve the right to terminate your reservation with no refund.
