Upon arrival, our spacious living room welcomes you with 3 sofas, 3 chairs (seating 9), an 85-inch TV, and a dining area for 8, complemented by countertop seating for 4. The modern kitchen, equipped with dinnerware for 18 and all essential cooking and bakeware, ensures a delightful culinary experience.

Featuring 8 bedrooms and 4 baths, The Peacock Inn boasts a extra large water heater system, providing hot water on demand and an ample supply for consecutive showers. Rest on high-quality Tulo/Sleepy’s mattresses.

The main floor hosts a captivating living room with an 85-inch Samsung TV offering streaming on Hulu, Disney, ESPN. The kitchen showcases a 60-inch wide built-in refrigerator, double ovens, cooktop burner, dishwasher, and microwave/airfryer. The dining room accommodates 8 guests, with additional seating for 4 on the countertop.

Venture upstairs to discover Room 1 with an attached bathroom, Room 2 with shared bathroom access, and Room 3, also with shared bathroom access. A few steps down, Rooms 4 and 5 offer unique features, while Room 6 provides a backyard escape.

The basement level, just 5 steps down and with several windows, introduces Rooms 7 and 8, each with amenities for a relaxing stay. Outdoors, enjoy a fire pit, 4 sun beds, Large Island BBQ, pool, hot tub, and an outdoor dining table seating.

HOUSE RULES:

1. VEHICLES: No more than 6 vehicles are permitted on the property, unless agreed upon before check in.

2. ADDITIONAL GUESTS: Any additional guests that were not noted at the time of reserving the home will be charged to you at $50.00 -85.00 per day/per person depending on season, failure to disclose all guests is a violation and will result in a fine of $100.00 per person/per day fee.

3. UNAUTHORIZED GUESTS: Any unauthorized guests, friends, strangers that arrive at the property without prior approval will cause immediate termination, eviction and cancellation of the reservation without refund. Do not bring any adult workers to the house. Many instances these people will pose as workers and rob guests. Do not solicit these workers.

4. QUIET HOURS: This property is situated in a residential, family community governed by a Neighborhood Association. Making noise, such as music or loud voices, between 10 PM and 9 AM on Friday-Sunday is prohibited and a public nuisance. Noise after 10 PM to 9 AM Monday-Friday is strictly regulated by the City of North Las Vegas. No more than 65 decibels allowed.

5. NOISE MONITORING OUTSIDE: Sounds of more than 85 decibels is not permitted outside at anytime during normal hours. No outdoor speakers. No bands. No musical equipment. No DJ's. No Parties. No excess noise outside is permitted. Failure to adhere to these rules will be subject to termination of the reservation, eviction, and no refund will be issued. Please be considerate to all neighbors.

6. SUPPLIES: This property has a starter amount of supplies such as toilet paper, paper towels, trash bags, and propane to get you going. It is the guest’s responsibility to buy supplies that they need after the supplies provided if they run out.

7. MAINTENANCE- We reserve the right to have the house maintained during your stay to avoid leaves going in the pool and the pool turning green from lack of maintenance.

a. LANDSCAPERS – will be trimming bushes and blowing away leaves so that it keeps the backyard and front yard clean. Their scheduled days are Tuesday every week.

b. POOL MAINTENANCE – will be cleaning the pool on Mondays and Thursdays. This is to protect guests and make sure the pool is clean and has enough chemicals in the pool.

c. TRASH: Trash pick-up days are Friday, Thursday night an employee will move the trash dumpster for pick up and Friday they will move the dumpster back in.

Stay in the center of the action in this one-of-a-kind place for two people with a queen bed.
Mountain View first room at top of stairs. Breakfast in mornings at set times or choices with private mini refrigerator in loft upstairs too. Access to shared spaces: loft with Smart TV, desk, chair; living room with Smart TV (prime video Netflix and Live Free TV), 6 seating at dining room table; kitchen may use for cooking meals and appliances, microwave, blenders, toaster, stove.

The space
The bedroom is upstairs and in the first room to the left it’s labeled number one facing backyard. The shared space is three bathrooms two bathrooms upstairs one bathroom is between two bedrooms in the middle on the top floor. The other bathroom is in the master bath bedroom just knock on the door. Additional, bathroom downstairs near the front entrance. All bathrooms have bath shower and toilet.
I’ve provided a basket or container in the bedroom to take your toiletries, towels, soap shampoo to either one of those bathrooms.

Guest access
24 to 48 hours you we receive a 4-digit code access to the top lock.

To lock when leaving the house just press the top button called “KwikSet” only. Just lightly closed the door before you do it, so it doesn’t get jammed.

Don’t lock the bottom lock with the handle, only after 11pm or 12 midnight we accomplish it.

Loft with Mini Refrigerator & small freezer:

The loft with large smart television that’s approximately 55 inches wide on the wall; and, exercising equipment with a desk and chair and foot stool. The mini refrigerator with a freezer has small amounts of snacks like fruit, yogurt and drinks, cold alkaline water and orange juice and glasses.

Sometimes when there’s not another guest in the other bed room # 2, we can bring the extra smaller (25,”) Smart TV in your bedroom if you wish to use it.

During your stay
You can access to contact me through the Airbnb app or my phone number, which can be access through the Airbnb app.. You can knock on my door the master bedroom, which is upstairs with double doors. The master bedroom has a curtain to gain access to a full bathroom and toilet has its own door.
The master bedroom is also my office where I work remote.

Our home features the Kwikset Powerbolt 10-Button Electronic Deadbolt, offering convenient keyless access with customizable user codes, Auto Lock, and Vacation Mode. It’s fully integrated with our Brinks Security System and Ring outdoor video cameras (covering the front door, driveway, and backyard). A wall-mounted keypad provides 24/7 Brinks monitoring for burglary, fire, and smoke alerts.

Please remember to lock the front door when you enter and exit the front door. It’s just the same top lock that you would use on both sides.

If wish to add additional person beyond 2 people, you must request permission and it’s $20 per person per night.

You will be cooking in my updated 50's style kitchen with brand new appliances... The back yard has a covered patio... living room with karaoke... come sing with us... This is a Shared house so if you need a Quiet stay this is probably not a great place for you to stay. We have other guests with different time schedules.... Very artistic home... Not your basic house we enjoy interesting things and love to show them...

This is a shared house so please keep that in mind and pick up after yourself. Smoking of any kind is not allowed in any part of the house there will be a 250$ fee for this... smoking is allowed on back patio and outside 420 friendly... We want you to feel comfortable utilizing all areas of the house so don't be shy... Bathroom is Fully cleaned Wednesday Friday and Sunday at noon... Toilet is cleaned every day at noon... so please keep it clean for other guests... Please let me know if the bathroom needs attention at any time.... 40$ late check out fee... Unfortunately due to water shortages we don't have laundry access for free... You can due a load for 10$ and the soap is not provided...

The room is small and cozy, you have an smart TV and WiFi, but not cable, you can use your account on Netflix or any other provider that you likes and free apps installed in the tv.

There is a shared living room spaced space with 47” Smart TV access to prime video Netflix and Live TV.

The dining room table seats six people. Kitchen access with microwave over stove, coffee pot up to 12 cups or single cup with coffee grains. Guest has access to green tea, and breakfast in the morning between 7:30 am to 9 AM. You just let host know what time you’re checking out and if you wish to participate in breakfast.

Welcome to our lovely, cozy, and comfortable shared living home in beautiful North Las Vegas, NV. We are conveniently situated near Camino El Norte (also known as Martin Luther King Blvd., which becomes Craig Road) and Washburn Road.

Our spacious, private one-bedroom accommodations are located on the second floor. The top floor features four bedrooms and two bathrooms, with two of the bedrooms available for booking through Airbnb. These two shared full bathrooms are shared with a retired active couple.

We provide a mini refrigerator with a small freezer located in the loft near the two bedrooms. This mini fridge, stocked with a small amount of juice, fruit, and snacks, is available for all Airbnb guests on the second floor to share. Guests can also use it to store their food during their stay if needed. Additionally, there is a full-size refrigerator and freezer available downstairs.

**Bedroom #1**, with a mountain view, is ideal for a single person. **Bedroom #2**, labeled "Shared Bathroom," accommodates up to two people with a queen bed. Both bedrooms face the backyard, offering a nice view of the mountains on clear days and city lights at night. Each shared bathroom includes a shower and tub. The upstairs shared bathroom is also used by another retired active couple.

Guests can enjoy a large shared loft featuring an 85-inch Smart TV and a spacious kitchen that can accommodate 2-3 people cooking at the same time. Occasionally, we and our roommates enjoy sharing meals, and we will inform guests when that is happening.

We have a full-size washer and dryer available for use, with an additional small fee if there is more than one load. Both bedrooms include closets with sliding doors and shelving, and there is a large backyard for everyone to enjoy. The home is shared with four other retirees, a veteran, and a career-oriented female.

We are conveniently located about a mile from EOS Fitness Center, Planet Fitness, grocery stores, Las Vegas Premium Outlets, clothing department stores, a variety of parks (including Craig Ranch Regional Park), the VA Hospital, and numerous restaurants and entertainment spots. We also have easy access to the 215, 15, and 95 freeways, making us only minutes away from local hotel and casino resorts. The nearest bus stop is just a short walk away.

Within 3 to 4 blocks, you can find a plaza that includes a Smith’s market (affiliated with Kroger), a CVS pharmacy, pizza shops, a Chinese restaurant, nail and threading salons, and various fast food options. Additionally, Coffee Bean, Starbucks, and a Shell gas station are all within one block.

2. House Layout
The Casita has full access. The house is not available for access. The gate code is Press the# key and then press 9911. The pedestrian gate code is press 2 and 4 at the same time and then press 3 to open. Directly behind our home and casita is a beautiful small park to relax.

3. Household supplies

The above items are complimentary. Once you run out, you may replace them for your use, if desired.

The Casita is delegated for one guest: however, is there is another quest, there is a fee prior to their stay. See fees.
4. Kitchen
The kitchenette includes a waterfall, adjustable faucet with cabinet space on the top and bottom. Includes the use of a multiple use Air Fryer, microwave, NuWave cookplate, Keuriq for coffee, Utensils are provided. Customized plastic dinner wear if available complimentary. Washer/dryer for your convenience in kitchen area. Both kitchen and washer/dryer will have complimentary cleaning provided. Lastly, an apartment size freeze free freezer\refrigerator.

You will be shown how to use the appliances to include the window shade, bidet, toilet, shower, automatic dispensers, sir conditioner, lightning, nite stand, adjustable bed.
P.S. To obtain hot water, allow the water to run a couple of minutes.

We are required to recycle in Nevada;therefore, we have trash cans with trash can trash bags available and can be taken out to the trash ben for recycle and regular trash which is located directly in back of Casita. Trash Days are on Thursday.

Casita and house secured by ATD Systems and Alarm. Combination Security Code required to enter Casita and will be given at time of your arrival. Demonstration of how to enter code for entry will be done at timeof entry. Fire system notification installed.

Guests will be given the gate code and their own personalized entry code for access to the Casita.

Other things to note
No smoking or drugs in or outside of Casita. When done with towels or slippers, just put in towel hamper in bathroom. No parties. Your guests cannot spend the night unless they pay an additional fee and I know at the time of booking. If visiting , your guest must be gone by 10pm. Pets are welcome no bigger than 10 lbs. NO Cats or exotic pets like snakes, etc. I have guests that are allergic to Cats. Please ask ahead of time if you have a unique pet you travel with. Thank you. Take care and stay safe.

House Rules
(by booking you are accepting that you have read and agree to all House Rules)

1. The maximum capacity per stay is 2 people.

2. Pets are prohibited, no exceptions.

3. Smoking is strictly prohibited inside the property. (Smells and/or remains of cigarettes and ash will result in a $750.00 charge for specialized cleaning)

4. Early check-ins or late check-outs are not allowed. (Check-outs after 11:00 AM will incur a $150.00 charge)

5. Parties and events are strictly prohibited. (The house has a Nest surveillance system in the outdoor areas. The quiet hours from 10 pm to 8 am will be monitored to maintain a quiet environment and avoid disturbing the neighborhood. Any violation of this rule will have a charge of $750.00, automatic cancellation of the reservation, and you will have 1 hour to vacate the premises)

6. Please ensure that all house items are in their respective places at check-out time. Missing or damaged items will have a charge equal to the replacement value plus $50.00, items: (decoration, entertainment, remote control, sheets, towels, bedspreads, pillows, toilet accessories, cutlery, items in general)

7. It is essential that the person making the reservation is 100% of the reservation in the house, failure to comply with this rule may automatically cause the reservation to be canceled without a refund option.

8. For long stays (28 days or more), the cleaning service, towel changes, and sheet changes will be included, based on 1 service for every 10 days of stay, at a cost of $75.00 each.

11. Thursday is garbage collection day. The cleaning staff will take out the garbage cans and put them back in their place.

Welcome to our charming casita cottage in the heart of Las Vegas!

Nestled in a quiet and picturesque neighborhood, our cozy casita offers a perfect retreat for your stay in the Entertainment Capital of the World. Whether you're in town for a weekend getaway or a business trip, our casita provides a comfortable and convenient home base.
Our casita offers the luxuries of home as well as a Tropical Paradise right outside the door with our beautiful pool and tranquil outside amenities.

The space
We have a charming casita/guesthouse that is detached from our home that provides you with a private entrance and your own space.

Inside you will find a king bed with luxurious bedding as well as a comfortable couch that can also be pulled out to a queen bed. We do also have a crib and twin air mattresses that are available.

We have our listing for 4 people as there are beds for 4 people. We will accommodate up to 6 if they are children to use the air mattress.

There is a full bath with vanity, toilet and shower. Inside the bathroom there is also a closet to hang your clothing as well as extra towels and bedding.

We provide a mini fridge, microwave, toaster and Keurig coffee maker with all the coffee and fixings to wake up and make a great cup of coffee. There is a small table for two to eat or use as a workspace.

You have a 70" tv on the wall that has all the streaming services for you to log into. We have wi-fi as well as our lamps on the nightstands have USB ports built in for easy charging and access.

When you walk outside you see a tropical paradise pool. There is a couch seating area to enjoy the view and enjoy your morning or evening. You have access to the pool and hot tub, as well as a Blackstone and BBQ if you like to cook.

Guests are able to access the casita and the backyard.

Pool and backyard is available from 10am-10pm daily.

We do have 3 dogs, we keep them in the house but do need to let them out in the backyard. We only let them out when guests are not outside.

PARKING: 1 spot available right next to your gate entrance, it’s considered street parking, but no one blocks that space, it’s always available.

Our suite is best suited for summer guests who appreciate cleanliness and organization. We kindly ask that food be enjoyed in designated dining areas rather than on the bed or ottoman to help keep the space fresh and spotless. If you value a tidy and well-kept environment, we would be delighted to host you!

Our guest room is attached to the main house. It has its own private entrance, private outdoor space to yourself, private walkways, private gate entrance.

This whole back casita/guesthouse and side yard between the fences (locked) are yours to enjoy during your stay! However, we do have another front house that may have guests but with their own private front entrance and a backyard that's locked for privacy! Therefore, you'll have your own entrance & private side wooden gate access all to your own!

There is no smoking allowed inside. We reserve the right to request and additional deposit if deemed necessary.

*Only 1 Small Dog (40 lbs max) is allowed.

BOOKINGS:
*WE DO NOT ALLOW ANY 3rd PARTY BOOKINGS, and also per AIrBnB rules, to book for someone else. You need to stay if you're booking under your name. We do & will verify this information.


DEPOSIT: We do request a $150-$200 deposit before check in. This will be sent via the resolution center and you will get an email to accept. Please check your email. This will be refunded if there is no house violations, damage or excessive cleaning needed after check out.

WIFI:
WiFi is provided as a courtesy ONLY. We cannot guarantee it will work at all times and the speed you desire, just like any WiFi anywhere else. We will do our best to fix the problem if anything is wrong, but we have to go through the service provider that may take hours to a few days and is completely out of our control. If you have to have a dedicated connection for work, you should bring your own pocket WiFi just in case as a backup.

A/C & HEATING:
Do not set the AC below 73 degrees. Set 75-78 degrees is ideal & very comfortable when outside/inside temperature is 90+! If set lower than 73 it'll freeze, stop working, and then leak. It will take hours to thaw back out and there is nothing maintenance can do to fix it! A frozen AC is not considered a maintenance emergency and maintenance will not address it until it has had time to thaw out (about 6 hours). So to avoid this problem, please keep it at 75 or above.

TRASH & RECYCLE:
Trash (black cover) bin is next to the shed. We try our best to recycle whatever that can be recycled to save the earth! Please rinse out the drinks/juices inside the cans/bottles before placing them in the Recycling Bin to avoid bugs, roaches & ants! Thank You for keeping the earth GREEN! :)

PRIVATE PROPERTY:
**The property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

***Quiet time is 10pm to 10am. Please be respectful of our neighbors & other guests in the front house! Please keep the outside noise down to a whisper after 10pm. If the police are called due to a noise complaint there is a $500 fee and immediate cancellation of reservation without refund or security deposit.


**Absolutely no parties, gathering or events with friends! Our neighbors look out for excessive noise/people in our home and will alert me. There is noise monitoring equipment installed to monitor noise. If the decibels of the noise monitor goes above the legal limit, inside or outside the house at ANY time of the day or night we reserve the right to terminate your reservation with no refund.
>>If we receive a noise complaint, guests will be fined $500 per occurrence, and will be forced to leave if the complaints aren't fixed.<<

**Confirmed guests only. No visitors or additional guests without prior approval. Please be advised there are security cameras located front & side yard of the property and we will monitor the number of guests. The presence of unconfirmed guests will result in immediate cancellation by AirBnB, $500 fee, and termination of your stay without refund.

*Kids under the age of 18 must be supervised by an adult at all times include getting hurt & etc.
**Pet(s) are to be monitor at all times including what they'll eat (if any) at the yard and around the property.

*No recreational vehicles (RVs) are allowed to be parked on or in front of the property without prior consent and at your risk to being towed or theft, damage or vandalism if do ever happened!

*Longer bookings over 28 days may require an additional refundable deposit upfront with a signed lease agreement after approval.

**No smoking in the casita period. Any signs of smoking inside at the cleaners discretion will result in an extra $500 cleaning fee. May smoke at the side yard (firepit with ashtray) but away from structure or building.

**No excessive drinking. Please be responsible of your action and we want you to be safe!

**No illegal activity of any kind allowed on the property. No Illegal Drugs, No Strippers period!!!

*Guests agree to leave the place in the same condition as they found it.

*Guests who intentionally or accidentally damaged property agree to reimburse the owners for the full amount of the occurred damage & time for replacement. Security deposit will be charged, and may charge additional fees for the full amount of repairs.

* When you check-out please take your trash to the outside trash bin.

* This home comfortably sleeps 2 guests. Additional guests will require approval and additional fees may apply.

* If you have any issues on or with the property, please immediately message us on the platform. This is the quickest way we'll respond!

* Late check out fee is $50 per hour up to two hours if available. If the guest has not left the premise by two hours after checkout an addition $500 fee will be charged to the guest.

-SAFETY- By renting this home you are entering an agreement with the Hosts and Airbnb. You are agreeing to hold harmless the Hosts and Airbnb for any accidents or incidents during your stay. In staying with us you agree to use and stay at your own risk.
