If you are coming to the Outer Banks to party, shoot off fireworks, and generally make a lot of noise this is not the place for you!! We live in a neighborhood of working people who are not on vacation. We will do our best to respect your privacy and stay as quiet as possible upstairs – just keep in mind that 3 people live upstairs and the normal amount of noise should be expected.
If you are looking for a Motel 6 or Holiday Inn type accommodation - this is not for you. But if you are interested in living with the real people of the Outer Banks - this might just be perfect. We are a laid back, fun family and offer to share our beautiful property with you and we are available to answer any questions you may have about local restaurants, etc. Whatever it is – having lived here for over 30 years – we’ve either done it, or know someone who has!

The Studio is a truly unique and beautiful property, both inside and out. Located in the heart of the village within walking distance to all the harbor front attractions, The Studio is tucked away, shady and private. The multi level patio is nestled among live oaks and cedar trees. After a total renovation in 2022, the interior space features an updated look that is more spacious, more functional and more inviting than ever! The Studio is an adult only, pet free, smoke free space. Smoking is allowed outside.

This building was constructed in 1993 and used for 15 years as a working art studio. It is set back off the road, amidst giant live oak and cedar trees, and sits alongside my home, one of the islands designated historic houses. The two buildings are joined by an open breezeway behind the main gate, but when guests are in residence in the studio, we both have separate entrances on opposite sides of the property. The Studio provides all the comforts of home in a private, quiet and tree shaded setting, with lots of attention to detail. I have tried to make the Studio somewhere I would want to stay, well cared for with lots of personality.

You enter through a totally enclosed multi leveled courtyard space complete with artwork, jasmine, hot/cold out door shower and grill. There are chairs for lounging and a dining table for mealtime. Your parking is right outside the gate. Inside, the studio is colorful, unique and furnished for your complete comfort with one queen bed downstairs, a double bed in the upstairs loft space, sofa, flat screen TV, fully equipped kitchen and bath with tub and shower. There is a desk and office chair perfect for working while away! The Studio provides full linen service.

This is the perfect romantic and private getaway for two. The Studio is located within walking distance of the Coffee Company, Zillie's, the harbor front and all downtown shops and restaurants. We ask that you do not store or charge electric bikes on the property.

All Studio guests are strongly urged to buy cancellation insurance through VRBO. We are an island 30 miles off the coast. Things happen, to people and to the island. The ferry service to the island can be affected at any time in unpredictable ways restricting access to the island. And, we have hurricanes from June through October. Please protect yourselves.

- "Super cute little cottage in Manteo! This was our first time not staying oceanfront but this little town didn’t disappoint. We still spent most of our time at the beach and found the closest public beach access to be about 15 minutes away which isn’t terrible. It was within close proximity to nags head as well so we didn’t have to drive far for eating out/shopping. My only complaint is that there’s no TV in the bedroom and the TV in the living room only picked up a few channels, and the pillows were a little uncomfy. Otherwise was an excellent stay in a super cute location and would definitely recommend/stay here again!"

Staying with a large group of friends or family for the week in a big house and want to come early or stay on the island longer and need a more intimate setting? A few additional days on either end of those types of rentals in The Green Room is a great opportunity to extend your stay.

RATES: All listed rates are based on a max. 4 person occupancy, with a minimum 3 night stay. Up to 2 additional guests are allowed, for a total of 6 occupants, however, for each additional guest there is a $5 per night/per extra guest fee.

DEPOSIT: A deposit of 50% of the net room rate is required. The full balance of the rental rate is due 60 days prior to the reservation check-in date.

CANCELLATION POLICY: Deposits are fully refundable up to 60 days before the start of your reservation. Payment is due in full at 60 days prior to the reservation date. A 50% refund of the full rental payment is available for cancellations made 59 -30 days prior to the start of your reservation. Within 30 days guests are responsible for the full cost of the reservation, no refunds will be given. Within 30 days of your reservation, booked dates cannot be transferred to later dates. There are NO weather related refunds,except for the case of a mandatory evacuation. Only dates covered in an evacuation order will be refunded. Within 30 days, as long as there is no evacuation order from Dare County, guests are responsible for payment of their booked dates - NO EXCEPTIONS. While we understand that emergencies happen, the reason for cancellation does not change our cancellation or refund policy.

This person must be the one to make the reservation, sign the paperwork at check in, and he/she must be staying at The Green Room for the duration of the rental period.

ADDITIONAL POLICIES: The Green Room is a smoke-free and pet-free property. Guests that do not adhere to these rules will be evicted immediately with no refund, and any damages will be charged to the credit card on file.

*Access to the Kinnakeet Shores pool, pickleball, tennis courts are subject to those facilities availability. Guest who might experience closures to those facilities (extremely rare and not expected) due to maintenance or other reason will not receive any type of reimbursement for inability to access those amenities.
