We will do our best to respect your privacy and stay as quiet as possible upstairs – just keep in mind that 3 people live upstairs and the normal amount of noise should be expected.
If you are looking for a Motel 6 or Holiday Inn type accommodation - this is not for you. But if you are interested in living with the real people of the Outer Banks - this might just be perfect. The Studio is a truly unique and beautiful property, both inside and out. Located in the heart of the village within walking distance to all the harbor front attractions, The Studio is tucked away, shady and private. The multi level patio is nestled among live oaks and cedar trees. After a total renovation in 2022, the interior space features an updated look that is more spacious, more functional and more inviting than ever! The Studio is an adult only, pet free, smoke free space. Smoking is allowed outside.

This building was constructed in 1993 and used for 15 years as a working art studio. It is set back off the road, amidst giant live oak and cedar trees, and sits alongside my home, one of the islands designated historic houses. The two buildings are joined by an open breezeway behind the main gate, but when guests are in residence in the studio, we both have separate entrances on opposite sides of the property. The Studio provides all the comforts of home in a private, quiet and tree shaded setting, with lots of attention to detail. I have tried to make the Studio somewhere I would want to stay, well cared for with lots of personality.

You enter through a totally enclosed multi leveled courtyard space complete with artwork, jasmine, hot/cold out door shower and grill. There are chairs for lounging and a dining table for mealtime. Your parking is right outside the gate. Inside, the studio is colorful, unique and furnished for your complete comfort with one queen bed downstairs, a double bed in the upstairs loft space, sofa, flat screen TV, fully equipped kitchen and bath with tub and shower. There is a desk and office chair perfect for working while away! The Studio provides full linen service.

This is the perfect romantic and private getaway for two. The Studio is located within walking distance of the Coffee Company, Zillie's, the harbor front and all downtown shops and restaurants. We ask that you do not store or charge electric bikes on the property.

- "Super cute little cottage in Manteo! This was our first time not staying oceanfront but this little town didn’t disappoint. We still spent most of our time at the beach and found the closest public beach access to be about 15 minutes away which isn’t terrible. It was within close proximity to nags head as well so we didn’t have to drive far for eating out/shopping. My only complaint is that there’s no TV in the bedroom and the TV in the living room only picked up a few channels, and the pillows were a little uncomfy. Otherwise was an excellent stay in a super cute location and would definitely recommend/stay here again!"

Welcome to Franklins Tower, a new construction hideaway on Kitty Hawk Preserve. This is a very private 2 bedroom, one bath guest house located in Kitty Hawk ,NC. Whether you enjoy lying on the beach, ocean sports, bird watching, exercising, or the sounds of nature, you can have it all here without feeling like you are in a tourist destination. The Woods Rd where the home is located, offers easy access to both ends of Kitty Hawk Beach, but also offers easy access to all other areas within the Outer Banks. The pedestrian multi-use path runs in front of the private driveway offering an easy walk to a unique covered bridge or a great place for riding bikes or a morning run. Wake up to the sounds of nature and have coffee on the large deck overlooking the preserve, or enjoy a cozy morning in with an abundance of natural light. The town house style offers 12 foot high ceilings throughout the second level offering a cozy but spacious feel. IMPORTANT Note for my guests: This home is designed as a guest cottage. The living space is 700 square feet with an additional 300 square feet of private deck space. The Green Room rental apartment unit is outfitted with king size beds in both bedrooms, flat screen televisions in both bedrooms as well as the living area, blu-ray player in the living area, stainless steel appliances, stone counter tops, and laminate wood flooring. The kitchen is stocked with cookware, plates & silverware, glasses & wine glasses, toaster, blender, coffee maker, Full size refrigerator with water and ice in the door, dishwasher, stove, oven and microwave.

The comfortable living area has a 50" flat screen HDTV with Blu-Ray player, and iPod/iPhone docking stereo system. If you need a little extra sleeping area than the 2 King size beds the living room sofa folds out to a queen size bed.

Easily bike, walk, or drive/park to Kinnakeet Shores from The Green Room and enjoy the membership only facilities. *

Unlike most rentals on Hatteras Island, The Green Room does not require a full week rental.

Staying with a large group of friends or family for the week in a big house and want to come early or stay on the island longer and need a more intimate setting? A few additional days on either end of those types of rentals in The Green Room is a great opportunity to extend your stay.

Policies:
RATES: All listed rates are based on a max. 4 person occupancy, with a minimum 3 night stay. Up to 2 additional guests are allowed, for a total of 6 occupants, however, for each additional guest there is a $5 per night/per extra guest fee.

DEPOSIT: A deposit of 50% of the net room rate is required. The full balance of the rental rate is due 60 days prior to the reservation check-in date.

CANCELLATION POLICY: Deposits are fully refundable up to 60 days before the start of your reservation. Payment is due in full at 60 days prior to the reservation date. A 50% refund of the full rental payment is available for cancellations made 59 -30 days prior to the start of your reservation. Within 30 days guests are responsible for the full cost of the reservation, no refunds will be given. Within 30 days of your reservation, booked dates cannot be transferred to later dates. There are NO weather related refunds,except for the case of a mandatory evacuation. Only dates covered in an evacuation order will be refunded. Within 30 days, as long as there is no evacuation order from Dare County, guests are responsible for payment of their booked dates - NO EXCEPTIONS. While we understand that emergencies happen, the reason for cancellation does not change our cancellation or refund policy.

WE HIGHLY RECOMMEND TRAVEL INSURANCEso that you are protected from any unexpected circumstances that may keep you from being able to keep your reservation. AGE REQUIREMENTS: Guests of all ages are welcome at The Green Room, however the person making the reservation must be a minimum age of 25 years old. This person must be the one to make the reservation, sign the paperwork at check in, and he/she must be staying at The Green Room for the duration of the rental period.

ADDITIONAL POLICIES: The Green Room is a smoke-free and pet-free property. Guests that do not adhere to these rules will be evicted immediately with no refund, and any damages will be charged to the credit card on file.

*Access to the Kinnakeet Shores pool, pickleball, tennis courts are subject to those facilities availability. Guest who might experience closures to those facilities (extremely rare and not expected) due to maintenance or other reason will not receive any type of reimbursement for inability to access those amenities.

Furnished short term rental (min. 2 weeks, max 6 months) in a shared house. Room is private (door can be locked from inside and outside). Dedicated bathroom may be shared with one other person depending on occupancy. Room has 2 single beds, but they can be pushed together, and other furniture can be arranged as needed.

Shared common areas include seating areas, workspaces, kitchen, and outdoor spaces. Dedicated parking spot (one car allowed, no overnight guest parking allowed). Bike racks and outdoor shower provided.

Linens and cookware (pots, pans, silverware, plates, cups) are provided, but please bring your own toiletries and towels.

All bedrooms are marked with a door number. This room is bedroom 7. You will have access to your bedroom, a dedicated bathroom which may be shared with one other person depending on occupancy, all common areas, as well as washing machine/dryer.

Keep it simple at our centrally located beach box in Kill Devil Hills! The residents in our cozy home include my husband and myself, our son (occasionally lol) Chris, our cat, Tarzan, and our friendly doggie, Max. We have an extra bedroom with a comfy queen bed available for 2 people. The bathroom would be shared with other guests if we have any. Why pay outrageous hotel prices when you can rent our cozy room with full access to our kitchen for a fraction of the cost!

Beach themed home with a relaxing atmosphere. The kitchen is fully equipped and everything has recently been newly installed! Feel free to utilize our kitchen equipment or our outdoor grill, and relax in a queen sized comfortable bed at the end of a wonderful beach day!

Other things to note
Please no food or drinks in the bedroom, except water as the carpet is new. Please be aware this is the south, and during the summer, particularly on this beach, palmetto bugs and ants are common. We take every precaution to keep them out of our house unfortunately it is a man versus nature situation. Not even the million dollar homes are immune to having one find its way inside. Not to worry, on the off chance you spot a critter with more legs than you, my husband will spring into action and remove the nasty little thing immediately. I will be hiding in the corner with you until he gets it lol.
PLEASE NOTE...there are pets in our home, and my husband and I are both cigarette smokers (only outside, NEVER in the home). If you are an allergy sufferer, I want to give full disclosure so there are no unpleasant surprises! If cigarettes smoke outdoors on the deck would bother you, please feel free to let us know and we will refrain from smoking on the deck!

Welcome to "Chez Denise" in beautiful Kitty Hawk, NC, the birthplace of modern aviation. Our family offers a charming 2 bedroom townhouse at "Ocean Winds" set in a residential area. Our decor is a little "touch" of Paris in the spring!

The space
We consider our retreat family home cozy, bright and happy. Since our mom was French, there are French accents in the home.

So it is great place to relax after a hot day or chilly day of fishing. We cooked a lot of seafood there.

The front bedroom has darkening shades and there is a trundle bed under the day bed. 2 generations of kids enjoyed that front room.

Guest access
You may have access to the whole condo, except the little shed. Our laundry dryer is a stackable unit. So it's more of a convenience for small loads. If you have many large loads, you may wish to consider a laundromat.

Other things to note
Please park in designated space 238. If you have multiple cars use "Guest" spaces. Except guest spot between 238 and 240. My local helper parks in that one!

During the summer season, check in may be on a Sunday or Friday if that is available. The Airbnb matrix was only allowing specific days. In the summer in this area, weekly rentals are more prominent.

The large fenced-in back yard has a seasonal hot tub (currently open,) fire pit and propane grill available for responsible use, and hammock. Surfboards, kayaks, paddle boards, coolers, beach chairs, and fishing equipment are also available. There is an electronic keypad for checking in.

The space
This cozy, eclectic private apartment is perfect for a weekend beach getaway or a longer “see and do everything” vacation. Located in the heart of Kill Devil Hills, only a fifteen minute walk to the beach, it’s a great starting point for many of the Outer Banks experiences that our guests love.

The private front entrance is on the ground floor, with an electronic lock for your convenience. The back hallway has a shared exterior entrance and another private entrance to the apartment.

Other things to note
Lots of beach gear is supplied. This includes beach towels, chairs, umbrellas, coolers, wagon/cart, fishing supplies, etc. There are also kayaks, SUPs, surfboards and a well loved floating mat which is great for going to the sound!
While the location is walking distance to the beach, it’s not a reasonable distance to transport the kayaks and such. We provide straps and foam blocks for this if your vehicle does not have racks or enough room. If you’re thinking about purchasing or renting something beach related specifically for your trip, please contact us first. If we don’t have it, we can probably tell you the best place to find it.

Your vacation rental is treated for insects on a regular basis by Outer Banks Pest Control. Along with the loveable wildlife we have here on the OBX you may encounter others that are not as lovable. Listed below are a few of the most common pests:
Lizards and frogs: Harmless and small but sometimes hang around the yard.
Snakes: Many species, both venomous and non-venomous. When you're on the sound, stay away from the grassy marsh areas as this is where they live. They won't bother you if you don't bother them. We rarely see any in the yard.
No See Ums: Looks like a flea or gnat - best avoided by utilizing insect repellant. Most bothersome at the beach. Also known as midges or sand flies.
Biting flies: On days when the west winds have been blowing, they fly over from inland and are a nuisance on the beach. Wear bug spray and it will help. Pretty rare but they do come over when the west winds blow.
Palmetto Bugs: Looks like a cockroach - harmless and a common part of island life. Also known as water bugs, because they are more abundant after rain or periods of high humidity.
House flies and gnats: they love air conditioning so if there's a window cracked or the door open, they will invite themselves in.

The hot tub is seasonal from around May through September. It is currently OPEN. Please keep it covered when not in use to avoid leaves, bugs, etc. in the water.

Smoking is NOT ALLOWED in the rental. A fee of $200 will be assessed if it is determined that smoking occurred. No cigarettes, cigars, marijuana, vapes, e-cigarettes, bongs, hookahs, pipes, or anything that might smell like any of the above. Smoking outside is allowed, please dispose of your trash appropriately.

Do not flush anything except toilet tissue. Small trash bags are provided for wipes, hygiene products, etc.

Feel free to park in any open space in the driveway.

There is a reasonable amount of noise from “daily life” from upstairs and in the neighborhood. Quiet hours are 11pm - 6am for both upstairs and downstairs spaces.

The space

Welcome to our cozy ground floor private guest apartment. Although the space is small, we have designed it to have everything you need for a great vacation. A walkway from your designated parking spot winds around to the back of the house where your private entry is located along with a patio area with seating, greenery and flowers.

Patio Features:
We have two chairs and a small table in between so you can enjoy your morning coffee. This area also has an outside shower for your use only.

Living Area:
The apartment has an open studio like floorplan. We have a two seater sofa and a coffee table that lifts up to use as a dining table. Enjoy streaming your favorite moveis and shows on the Roku Smart TV which can also be seen from the bed. Stay connected with the provided high-speed WiFi. The room has 6 windows to allow for natural lighting. All windows have blinds and room darkening curtains.

Kitchenette:
The open floorplan seamlessly connects the living room to the kitchen area. The kitchenette is fully equipped with a keurig machine with coffee and tea provided, a small full sized refrigerator and an electric skillet to cook meals with. Dishes have been provided along with utensils we feel everyone needs. There is no oven or stove top in this unit.

Bathroom:
The bathroom features a vanity and a shower. We have a scale, shampoo, conditioner and extra towels. There is a first aid kit located in the vanity.

Bedroom:
Sink into the queen-size bed with padded mattress topper for extra comfort. Clean white linens provide you with a comfortable nights sleep. There is also a combined clock, white noise, phone charger for your convenience.

Extras:
As our guest, you'll have access to 2 beach towels, 2 beach chairs, an umbrella and a backpack cooler so that you can enjoy the beach.

We allow 1 small dog with permission for an extra $50 during your stay. We have 2 dogs bowls and a small fenced area for your fur-baby to enjoy.

Beach:
The beach is an easy 1 mile walk if you want to be adventurous or about a 3 mintue drive to the beach access.

Guest access
Your designated parking spot is located in the gravel area in front of the camper. There is a walkway to lead you to your private entrance in the back. The door is equipped with a key pad making it easy to come and go without the hassle of a key.

Roomy sound-side studio. Private patio, hammock & grassy area. Walk/bike to beach&sound. Dogs OK $40 each NO CATS. Quiet neighborhood bike paths along sound & Bay Dr, Windgrass Park 100yards. Kitchenette with full size fridge, microwave,coffee maker, Keurig, blender, convection oven, gas grill, smart TV. Located off BAY DR Kitty Hawk, Kill Devil Hills town line WE ARE NOT Directly on the WATER, simply a 2 min walk to sound for amazing sunsets. Ocean is 1/2 mile 8-10 minute walk across bypass.

The space
Beautiful open studio concept apartment, entire downstairs of our home (totally separate space), perfect for couples or small a family of 3. Private entrance with private deck and grassy area out front. NOTE: We are not directly on the water- sound is 100 yards away, ocean 1/2 mile, we walk our 2 dogs daily to the beach but you must cross the highway, Either at the bottom of our street, or walk to Helga St & stoplight/cross walk. Dog friendly with $40 fee per dog. (NO CATS!!) Ground level. King size bed, and convertible sofa, dining table for three, en suite bathroom, kitchenette with Keurig and a regular drip coffee maker, microwave, full sized fridge, blender, Breville convection oven, single induction burner. Smart TV 55” with high speed internet. Beach chairs, beach towels, small cooler for you to use. Please no smoking inside. Laundry room use with stay of more than 3 nights. Propane grill outside for your use. NO access to back yard please. Let us know 4-6 hours ahead of time please if you wish to borrow the kayaks and we will deliver them to Windgrass Park down the street, or meet you to launch at Loblolly Marina in Southern Shores for a paddle through canals of a maritime forest!!

Guest access
Beach chairs, cooler, umbrella, private relaxing deck with hammocks, outside shower, grill, grassy area for dogs. Please give us a 3-4 hour heads up if you wish to Kayak so we can check the wind/conditions and transport the kayaks to the sound behind our home or to Loblolly Marina in Southern Shores for a peaceful paddle through the maritime forest (blocked from the wind if too windy behind our home). Stays longer than 3 nights will have access to shared laundry room (we use the laundry room also). No Access to Back Yard.

Other things to note
Reese is a former professional surfer, and we owned/ran a surf camp for 7 years. Laundry room access with stay of 3 nights or more (we share the laundry room and will make sure it is available and empty upon request). Pet fee $40 per dog ***No Cats*** Ground level apartment. We are up and moving around at 6:00AM every morning- you may hear us, we are as quiet as possible, but if not a morning person or wish for complete silence, this is not the place for you!!!!!!!!! We are one block from the beautiful sunsets and calm waters of the sound, and 1/2 mile to the beach- PLEASE NOTE you must cross the highway to get to the beach- safely cross at Helga St with crosswalk stop light 1/2 mile south of us (easy bike ride), or walk across at the bottom of our street (wait for cars to stop from both directions).
