The unique location of LoZA House, on a cliff and on a point, LoZa House offers 270 degree view of beatiful Lake Champlain.

The house is located on a dead-end branch of a dead-end street, creating a quiet place to play, ruminate, and relax.

The large screened in porch allows you to enjoy the outdoors in almost all inclement weather. Eat your meals, play cards, play pool, play darts with velcro balls, play table football/soccer [foosball] or just curl up on the sofa and listen to nature that surrounds you.

There are two rocky beaches for lake accessand swimming.

The East side:
- Rocky shoreline with large boulders
- Easy access to water with the dock
- Deeper waters ideal for teens and adults, or little ones if parents are in the water with them.
- Picnic table with parasol
- SoloStove firepit for you to roast marshmallows or hotdogs with some wood provided to help get your fire going.

The North side:
- Rocky beach / shoreline with small rocks
- Easy access to water
- Shallower waters ideal for younger children of age 5+ who can typically get in and out of the water easily by themselves

- Main room/living area contains a full Murphy bed [sleeps 2], a queen sleeper sofa [sleeps 2] and a large CordaRoy bean bag chair that can convert to a queen mattress on the floor [sleeps 2].
** Please note that the base price is for 4 person occupancy and an extra surcharge is applied for guests 5 and 6.

When it is too cold or windy outside for comfortable stays in the screened in porch there is a expandable table (4 to 6 people) for eating or working inside. You are free to use the large HD TV [with Netflix and Disney+], piano, and gas fireplace. Toys for young children (ages 3-7) can be arranged with prior notice.

BATHROOM
- Your private bathroom contains a shower, toilet, and sink.

CHILDREN
- There is a large driveway for kids to play on
- Playground containing a two-story play structure with 3 swings, 3 slides, and a small climbing wall.
[These areas are shared with our kids. Again, toys can be arranged with prior notice.]

NOTE: There are three units located LoZa House: the Adirondack Screened-in Porch unit with its east facing views of lake and mountains, and is located at the opposite end of the house from the other two units. The Adirondack Skydeck with its sunroom (north-west facing) and Skydeck with its geodesic dome (This is only available to the Adirondack Skydeck Unit). Finally the Coastal design unit which also has north-west views of the lake. Each of these units, can sleep up to 6 people.

We have a young golden doodle who will love you to death [if you let him], and two young children of early grade school age. We live on the upper two floors above the Adirondack floor. Like we ask you to do, our dog is always on a leash. If there is a dog loose on the property please let us know and we will bring the dog back to the neighbor's house - some neighbors have pets that find it difficult to remain on their own land [we are working on resolving this and it is getting better].

Guest Access:
Guests access the Adirondack Room via the screened in Porch. Access to this area is obtained by walking down the lawn from the driveway and past the hot tub. Alternatively, cross the stone patio in front of the main door for the house and descend the stairs to the hot tub and the door is there. You will have access to all the grounds and the stone patio containing the BBQ.

The Neighborhood:
The house is located at the end of a dead-end branch of dead-end road. As such the traffic is minimal to none. The neighbors are very friendly and likely to wave as you pass.

We are associated with the community of Cliff Haven This community is a 2 min drive from the house, or about 15-20 min walk. These streets are quiet, a great place for children to ride their bikes or again for taking walks.

A little farther down the road, by car, you will find a grocery store, restaurants, gas stations, pharmacy and banks. All you need for last minute items. All you need within a 5 min distance.

Getting Around:
A car or bike is the best solution for getting around. However, there is one public bus that runs from the Post Office in Ausable Forks to the Government building in downtown Plattsburgh. It runs between 7 am and 7 pm with 4 stops per day. (Keesville/Ausable bus line)

PLEASE NOTE:
- The whole house is NOT for rent, only the Screened-in Porch Unit.
- The Skydeck on the roof is reserved for those staying in the Skydeck guests only.
- We (2 kids, dog and husband and I) live in the main house Year-round – expect to see/hear us occasionally.
- The neighbors do have dogs or can have visitors with dogs. We cannot control the behavior of the neighbors nor their pets.

SWIMMING:
- Sturdy water shoes [or something like them] are recommended while swimming so please bring suitable foot wear.
- We encourage you to swim off the docks, however, diving is prohibited.

PRICING:
The base price is for 4 person occupancy and an extra surcharge is applied for guests 5 and 6.

PETS:
-All pets must be in a kennel when left alone.
-All pets must be on a leash when outside to respect the safety and security of the other guests.

PARKING:
There are 2 additional short-term rental spaces at LoZa House. Therefore, only 1 car per rental can be parked on the driveway. Additional vehicles can be parked on our dead-end street 1 min walk from the house. Please park across the street from the 3 mailboxes so as not to disturb the neighbor’s. ***The road between the 3 mailboxes and our driveway is not a public road but the neighbor’s property***

The Adirondack Skydeck unit of the LoZa House is a 1 story adirondack design unit with a bedroom, a living room living room, kitchen , bathroom, and the spectacular sunroom overlooking Lake Champlain.

Whether you are sitting on the skydeck, outside on the shore or inside with the windows open you can enjoy the sound of the water lapping on the rocky shore!

Peace and tranquility of the country but only 12 minutes from downtown Plattsburgh, shopping/restaurant strip and very long Plattsburgh City public beach.

The 270 degree rocky waterfront on our property can be reached either by walking the grassy slopes, or using the 2 flights of stairs. There are two rocky beaches/swimming locations on the property - the north side and the east side. The east side has a rocky shoreline, and a dock, with deeper waters ideal for teens and adults or little ones if parents are in the water with them. The east side waterline also has a picnic table and large parasol at your disposal to enjoy a meal with the waterline right next to you. The north side rocky beach/shoreline on our property has much shallower waters ideal for younger children of age 5+ who can typically get in and out of the water easily by themselves if they have the right footwear for the rocky beach consisting mostly of small rocks. Near the east side rocky shoreline there is a Solo Stove firepit for you to roast marshmallows or hotdogs. On the north side there is a picnic table and fire pit. Of note, sturdy water shoes [or something like them] are recommended while swimming so please bring these along with you to optimize your enjoyment while in the waters adjacent to the property. You also have access to a paddle boat. Canoes, kayaks, and boats can be rented nearby [we can help/guide you with this if required].

Besides dipping yourself into the lake waters off either the North or East rocky shorelines at the edge of the property there is also the outdoor [chlorine] hot tub you can dip yourself into. Often in the summer we keep this as a small pool for the kids (minimal heat), or we can adjust to adult temperatures for a relaxing soak in a steaming traditional hot tub. Upon prior notice the temperature can be adjusted as you like. Typically, we turn the heat down in the summer to allow a cool place to relax while enjoying the spectacular views of the lake. In the colder months we can adjust the temperature to accommodate adults or children.

In addition, the Plattsbugh public beach, one of the biggest fresh water beaches in the country, is only a 10 min drive from the house.

The kitchenette has a small stove, bar fridge, dishwasher, microwave, a coffee machine, and blender. There is also a propane gas BBQ for your use. The laundry area has a full size washer and dryer.

The bedroom has a fold up desk so you can work in secluded place away from the activity in the rest of the unit.

You are free to use the large HD TV [with Netflix and Disney+], and electric gas fireplace. Toys for young children (ages 3-7) can be arranged with prior notice.

- "This was our first time in the area so we really had no idea where "best" locations may be. I went based on the pictures and information provided. I made the mistake of stating out loud - I don't care if it's rains the whole time we are here because look at that view. Well - it mostly rained and we never saw the sun. We had the most perfect time laying low during a long driving trip and just enjoying the space, views and location. Had the weather been better we would have been out on that water. Kayaks and paddle boat provided would have been fun. had we not had heavy clouds that upstairs viewing area on top of the rental would have been perfect for staring at the stars. The hosts are amazing! Immediate response before and during our stay and extremely helpful to anything you may need. The space is reflective of the photos and descriptions provided. I can't imagine you would need anything, but if you did my guess is that Jon would take care of it. I wish all rental properties were this perfect to what is advertised. The Coastal Design unit in LoZa House is an intimate retreat thoughtfully designed over two levels to maximize the breathtaking views and the immersive lakeside experience. The ground floor hosts a light-filled bedroom and living area, ideal for unwinding after a day of adventure. The upper story is the heart of the home, featuring a spacious living room/dining area, a fully-equipped kitchen, and a bathroom, all adorned with chic coastal decor to complement the natural beauty of the surrounding landscape. The space is framed by a massive sliding glass door that offers sights and sounds of the peaceful lakefront with a remarkable panoramic view and access to an elevated deck. We make the most of our space in this unit, with space-saving features everywhere you look, from the Murphy bed in the primary to the sliding barn doors, swing out and fold down tables, and expandable dining table. This unit boasts its own propane grill for your use. After all, there’s nothing like catching enough fish for the whole gang and grilling it up for an unforgettable dinner.

PARKING:
There are 2 additional short-term rental spaces at LoZa House. Therefore, only 1 car per rental can be parked on the driveway. Additional vehicles can be parked on our dead-end street 1 min walk from the house. Please park across the street from the 3 mailboxes so as not to disturb the neighbor’s. ***The road between the 3 mailboxes and our driveway is not a public road but the neighbor’s property***

About the Chapel:

The space for rent in the mansion is lovingly referred to as "The Chapel." This space has it's own separate entrance. As you arrive, you will be welcomed in to a warm and inviting vestibule. The room then opens up to one of the grandest residential living spaces in the city of Plattsburgh. Gold leaf paint, extremely tall ceilings and windows, new hardwood flooring, reminiscent of the era in which the home was originally constructed. The ceiling boasts artwork by William Morris Hunt, commissioned in the 1860s. Columns run along the second story balcony, overlooking the living space down below. There is a huge walk in closet with plenty of natural light, and a shoe cabinet to die for. The bathroom was newly expanded and remodeled, featuring classic honeycomb black and white tile flooring, with a large subway tiled walk in shower. Take a soak in the vintage claw foot tub, and adjust the lighting on the chandelier to create the most perfect relaxing atmosphere. We live in the home, so if there are any questions or concerns, we can accommodate you as quickly as possible.

There is not a full kitchen, only a medium sized refrigerator and a microwave. Wi-fi and cable available. Smart tv and DVD player as well.

About the home:

During the Battle of Plattsburgh, Samuel Lowell's wife was held captive by British soldiers at their headquarters, the Boynton Farm. During her time with the solders, she was forced to work as their personal cook. Rumor has it that Mrs. Lowell, during her forced-labor, hid a keg of British payroll gold in a nearby water-well. After the British left Plattsburgh and Mrs. Lowell was let go, she and her husband dug up the gold and with it moved to the other side of the city where they built this beautiful brick federal style establishment.
In 1825, Mr. Lowell decided to add the two story addition on the east side. The home was passed on to Lowell's only daughter 20 years later. In 1863, she sold the lot to S.P. Brown who literally doubled the size, adding the West wing as well as the Stair tower, the painted murals on the walls and ceiling, and changed the outside appearance to fit the popular “Italianate” style.

Seven owners later, my business partner and I bought the home in December of 2014. We took the existing home (which was converted to apartments in the 1980s) and we are currently restoring the entire thing, one section at a time. The original pieces are being revived and the pieces that cannot be revived are being replicated.

The property has since been used for multiple media projects. (Including the first season of “If These Walls Could Talk,” Season 14 of “Renovation Realities,” scenes from an Independent film shot from a filmmaker at UVM in Spring of 2015, and multiple photo shoots for companies, and musicians.

Downtown Plattsburgh is just a few short blocks away, as well as the marina, and walking/bike path.

- "Interesting … Very, interesting." - "This property was not ready for tenants, although they knew in advance that I would be arriving. There was basically no internet service, no cable tv, no air conditioning, and no windows that opened. The owners did however, upgrade the internet and put in an air conditioner once I told them of the problem. My sister was kind enough to let me stay with her until this was taken care of, and I was reimbursed for that week, but it was not what I had planned for. The ad mentions a partial kitchen area. This includes a Keurig, small refrigerator, and two burner portable stove top. You should know that there are no dishes, no pans to use with the burner, and no silverware. There is no water in this area, so you have to use the bathroom sink. They did leave paper plates , plastic cups and plastic silverware. This may be adequate for a few days, but certainly not reasonable for a minimum 30 day rental. The approach to the entryway could be described as scary, broken walkway, dirty, and cobwebs everywhere. There is a small grassy area outside the room that could have been used as outdoor space if not for all of the dog poop piles left behind for long periods of time by one of the owners that lives there. Since this is listed on VRBO, one’s expectation is that it is vacation rental ready."
