The house is located on a dead-end branch of a dead-end street, creating a quiet place to play, ruminate, and relax.

The large screened in porch allows you to enjoy the outdoors in almost all inclement weather. Eat your meals, play cards, play pool, play darts with velcro balls, play table football/soccer [foosball] or just curl up on the sofa and listen to nature that surrounds you.

There are two rocky beaches for lake accessand swimming.

The East side:
- Rocky shoreline with large boulders
- Easy access to water with the dock
- Deeper waters ideal for teens and adults, or little ones if parents are in the water with them.
- Picnic table with parasol
- SoloStove firepit for you to roast marshmallows or hotdogs with some wood provided to help get your fire going.

The North side:
- Rocky beach / shoreline with small rocks
- Easy access to water
- Shallower waters ideal for younger children of age 5+ who can typically get in and out of the water easily by themselves

BATHROOM

CHILDREN
- There is a large driveway for kids to play on
- Playground containing a two-story play structure with 3 swings, 3 slides, and a small climbing wall.
[These areas are shared with our kids. Again, toys can be arranged with prior notice.]

NOTE: There are three units located LoZa House: the Adirondack Screened-in Porch unit with its east facing views of lake and mountains, and is located at the opposite end of the house from the other two units. The Adirondack Skydeck with its sunroom (north-west facing) and Skydeck with its geodesic dome (This is only available to the Adirondack Skydeck Unit). Finally the Coastal design unit which also has north-west views of the lake. Each of these units, can sleep up to 6 people.

We have a young golden doodle who will love you to death [if you let him], and two young children of early grade school age. We live on the upper two floors above the Adirondack floor. Like we ask you to do, our dog is always on a leash. If there is a dog loose on the property please let us know and we will bring the dog back to the neighbor's house - some neighbors have pets that find it difficult to remain on their own land [we are working on resolving this and it is getting better].

Guest Access:
Guests access the Adirondack Room via the screened in Porch. Access to this area is obtained by walking down the lawn from the driveway and past the hot tub. Alternatively, cross the stone patio in front of the main door for the house and descend the stairs to the hot tub and the door is there. You will have access to all the grounds and the stone patio containing the BBQ.

The Neighborhood:
The house is located at the end of a dead-end branch of dead-end road. As such the traffic is minimal to none. The neighbors are very friendly and likely to wave as you pass.

We are associated with the community of Cliff Haven This community is a 2 min drive from the house, or about 15-20 min walk. These streets are quiet, a great place for children to ride their bikes or again for taking walks.

A little farther down the road, by car, you will find a grocery store, restaurants, gas stations, pharmacy and banks. All you need for last minute items. All you need within a 5 min distance.

Getting Around:
A car or bike is the best solution for getting around. However, there is one public bus that runs from the Post Office in Ausable Forks to the Government building in downtown Plattsburgh. It runs between 7 am and 7 pm with 4 stops per day. (Keesville/Ausable bus line)

Please park across the street from the 3 mailboxes so as not to disturb the neighbor’s. ***The road between the 3 mailboxes and our driveway is not a public road but the neighbor’s property***

The Adirondack Skydeck unit of the LoZa House is a 1 story adirondack design unit with a bedroom, a living room living room, kitchen , bathroom, and the spectacular sunroom overlooking Lake Champlain.

Whether you are sitting on the skydeck, outside on the shore or inside with the windows open you can enjoy the sound of the water lapping on the rocky shore!

Peace and tranquility of the country but only 12 minutes from downtown Plattsburgh, shopping/restaurant strip and very long Plattsburgh City public beach.

The 270 degree rocky waterfront on our property can be reached either by walking the grassy slopes, or using the 2 flights of stairs. There are two rocky beaches/swimming locations on the property - the north side and the east side. The east side has a rocky shoreline, and a dock, with deeper waters ideal for teens and adults or little ones if parents are in the water with them. The east side waterline also has a picnic table and large parasol at your disposal to enjoy a meal with the waterline right next to you. The north side rocky beach/shoreline on our property has much shallower waters ideal for younger children of age 5+ who can typically get in and out of the water easily by themselves if they have the right footwear for the rocky beach consisting mostly of small rocks. Near the east side rocky shoreline there is a Solo Stove firepit for you to roast marshmallows or hotdogs. On the north side there is a picnic table and fire pit. Of note, sturdy water shoes [or something like them] are recommended while swimming so please bring these along with you to optimize your enjoyment while in the waters adjacent to the property. You also have access to a paddle boat. Canoes, kayaks, and boats can be rented nearby [we can help/guide you with this if required].

Besides dipping yourself into the lake waters off either the North or East rocky shorelines at the edge of the property there is also the outdoor [chlorine] hot tub you can dip yourself into. Often in the summer we keep this as a small pool for the kids (minimal heat), or we can adjust to adult temperatures for a relaxing soak in a steaming traditional hot tub. Upon prior notice the temperature can be adjusted as you like. Typically, we turn the heat down in the summer to allow a cool place to relax while enjoying the spectacular views of the lake. In the colder months we can adjust the temperature to accommodate adults or children.

In addition, the Plattsbugh public beach, one of the biggest fresh water beaches in the country, is only a 10 min drive from the house.

The house is located on a dead-end branch of a dead-end street, creating a quiet place to play, ruminate, and relax.

We do live on the premises [upper 2 floors of the main house], as such the grounds are shared with us, and any guests in the other two units at LoZa House. This unit is located behind the garage and you have your own separate exterior entrance. The Coastal unit contains a queen Murphy bed [sleeps 2], 2 queen sleeper sofa [sleeps 2]. The kitchenette has a small stove, bar fridge, dishwasher, microwave, a coffee machine, and blender. There is also a propane gas BBQ for your use. The laundry area has a full size washer and dryer.

The bedroom has a fold up desk so you can work in secluded place away from the activity in the rest of the unit.

You are free to use the large HD TV [with Netflix and Disney+], and electric gas fireplace. Toys for young children (ages 3-7) can be arranged with prior notice.

Your private bathroom contains a shower, toilet, and sink.
There is a large driveway for kids to play on as well as a playground containing a two-story play structure with 3 swings, 3 slides, and a small climbing wall. These areas are shared with our kids and the other two vacation rentals at LoZa House.
The hot tub is also shared with us [mostly our kids], of course, we will give you priority of use of while you are staying with us to optimize your vacation experience while you are here at LoZa House.
We have a young golden doodle who will love you to death [if you let him], and two young children of early grade school age. We live on the upper two floors above the Adirondack floor. Although the play area is also shared with the dog (named Leone - meaning Lion in italian), he is never left outside unattended. If there is a dog loose on the property please let us know and we will bring the dog back to the neighbor's house - some neighbors have pets that find it difficult to remain on their own land [we are working on resolving this and it is getting better].

Guest Access:
Guests access the Adirondack Skydeck unit by climbing the wooden stairs located at the front edge of the garage. One flight of stairs leads you to the entry to the unit. If you then take the spiral staircase you will access your very own skydeck. The LoZa House Skydeck is located on the roof of the unit and affords you a unobstructed 360 degree view of Lake Champlain and the surrounding area.

The Neighborhood:
The house is located at the end of a dead-end branch of dead-end road. As such the traffic is minimal to none. The neighbors are very friendly and likely to wave as you pass.

We are associated with the community of Cliff Haven This community is a 2 min drive from the house, or about 15-20 min walk. These streets are quiet, a great place for children to ride their bikes or again for taking walks.

A little farther down the road, by car, you will find a grocery store, restaurants, gas stations, pharmacy and banks. All you need for last minute items. All you need within a 5 min distance.

Getting Around:
A car or bike is the best solution for getting around. However, there is one public bus that runs from the Post Office in Ausable Forks to the Government building in downtown Plattsburgh. It runs between 7 am and 7 pm with 4 stops per day. (Keesville/Ausable bus line)

- "This was our first time in the area so we really had no idea where "best" locations may be. I went based on the pictures and information provided. I made the mistake of stating out loud - I don't care if it's rains the whole time we are here because look at that view. Well - it mostly rained and we never saw the sun. We had the most perfect time laying low during a long driving trip and just enjoying the space, views and location. Had the weather been better we would have been out on that water. Kayaks and paddle boat provided would have been fun. had we not had heavy clouds that upstairs viewing area on top of the rental would have been perfect for staring at the stars. The hosts are amazing! Immediate response before and during our stay and extremely helpful to anything you may need. The space is reflective of the photos and descriptions provided. I can't imagine you would need anything, but if you did my guess is that Jon would take care of it. I wish all rental properties were this perfect to what is advertised. If we ever get out that way again I would definitely want to stay here."

This beautiful four bedroom lake house is located on 1.5 acres in Cumberland Head. It offers lake access, with amazing views of Lake Champlain and the Green Mountains of Vermont. It has extremely fast internet service. Guests should be comfortable navigating stairs with railings.

The property is in driving distance to downhill & cross country ski areas in NY and Vermont. The closest downhill/alpine skiing areas are Beartown (~20 minutes), Whiteface (~45 minutes), and Titus (~60 minutes). A little farther afield are slopes in Vermont. The downstairs of the house was renovated with new floors, walls, lighting, and tongue & groove wood ceilings. There is a full bath downstairs. The renovated upstairs has four bedrooms and 1.5 baths. All bedrooms have queen beds, three have smart tvs. There is a pull-out sofa in the downstairs common room.

This property is very quiet and serene. Over an acre of green space gently sloping down to a private slate shoreline. Unmatched views of the lake and the Green Mountains abound.

We make the most of our space in this unit, with space-saving features everywhere you look, from the Murphy bed in the primary to the sliding barn doors, swing out and fold down tables, and expandable dining table. You can easily control the temperature no matter what the weather brings, with a Google Nest thermostat and the thermo pump A/C and heating unit located in the living room upstairs and bedroom downstairs.

Staying charged up on your devices is important, so look for conveniently located USB chargers located around the unit!

Enjoy hours of outdoor fun in and around the water using our private dock. We provide water toys for your enjoyment including kayaks, paddle boats,and a canoe. Or just soak stress away in the outdoor hot tub.

Leave cares and worries behind and relax in the intimate downstairs living room with design that takes its cue from the rocky coast and blue water that surrounds the home. The environment is comforting and inviting, so kick off your shoes and sink into the sofa bed for some TV time on the Smart TV with streaming channels (Netflix and Disney +) or leave the world behind and get lost in a good book. The swirling blue area rug and nautical blues are pure coastal luxury. You get views to the lake from this room to always remind you that you’re on vacation!

The upstairs living area is bathed in natural light, creating a blissful ambiance for you and your loved ones to unwind. The coastal theme is carried throughout this room, with themed art and serene blue walls. Note the quirky accent lighting made from original oil lamps from the Queen Mary steamship! Grab a seat on the sofa bed, take a deep breath, and savor the views. Go ahead and open the mammoth 16 ft. sliding door for the music of the waves lapping at the rocks. Leave the real world behind and take it all in for a cure-all to any stress and tension you may feel.

Kitchen & DIning

Not only charming but incredibly efficient, the kitchen is equipped with all the necessities needed to feed a family or group of friends. Make use of the refrigerator, microwave, and range with oven to create satisfying and delicious meals - all the pans are included, so you only need your grocery list and chef skills! The space is brightly lit by natural light, and the windows reveal even more inspiring views of the water and lush greenery.

Greet the day with a cup of joe from the coffee maker and included coffee. We’ve also provided a toaster, Brita water filter, steak knives, and a set of dinnerware and cutlery. And cleaning up is always a snap with the mini automatic dishwasher.
Dine at the cozy 4-person dining set that expands to seat 6 or take your meals outside for the ultimate al fresco dining experience. The positioning of the home means that all you see before you is the lake and landscapes that continually take your breath away.

The primary bedroom is your private sanctuary, designed for comfort first and foremost. You’ll almost feel as if you’re floating among the waves with decor that echoes the waters of the lake below. A luxury queen size Murphy bed conveniently folds away for more space during the day. A dedicated workspace and high-speed WiFi makes remote work that much easier, and a sliding glass door lets in natural light to make the space bright and cheery. When it’s time to get some sleep, close the blackout curtains and enjoy the restful darkness.

The upstairs bathroom is chic and cozy. Melt under the rain shower head in the walk-in shower with gorgeous custom tilework. The unique bowl sink blends seamlessly with the coastal/lake theme and is simply stunning. And of course, the fluffiest of towels are here for your use. Eco-friendly TP and cleaning products make for a worry-free experience.

A stackable full size washer and dryer is located in the bathroom so have no worries about getting dirty while exploring the area!

Outdoor Amenities

Discover the beauty of this area while making lasting memories. Make use of the dock and our complimentary watercraft ( we offer 2 kayaks, a canoe, and a paddleboat along with life jackets) to explore some of the most breathtaking scenery in the
Adirondacks.

Closer to home, let the kids get their wiggles out on the large play structure complete with slides and swings. The adults get their own play area in the secluded hot tub for evenings under the stars (shared with one other unit.) Or gather around your choice of fire pit, withe marshmallow forks in hand and have a s’mores buffet!
This unit boasts its own propane grill for your use. After all, there’s nothing like catching enough fish for the whole gang and grilling it up for an unforgettable dinner.

Guest Access:
Guests access the Coastal unit by passing the wooden stairs located at the front edge of the garage to the stone steps leading down to the entry of the unit. This does not mean that your unit is in a basement. LoZa House is built into a cliff so position of doors can be misleading. You access the 1st floor of your unit through this door, and can access the upper floor by the sprial staircase inside the unit.

Getting Around:
A car or bike is the best solution for getting around. However, there is one public bus that runs from the Post Office in Ausable Forks to the Government building in downtown Plattsburgh. It runs between 7 am and 7 pm with 4 stops per day. (Keesville/Ausable bus line)

Other Things to Note:
PLEASE NOTE:
- The whole house is NOT for rent, only the Coastal Unit.
- The Skydeck on the roof is reserved for those staying in the Skydeck guests only.
- We (2 kids, dog and husband and I) live in the main house Year-round – expect to see/hear us occasionally.
- The neighbors do have dogs or can have visitors with dogs. We cannot control the behavior of the neighbors nor their pets.

SWIMMING:
- Sturdy water shoes [or something like them] are recommended while swimming so please bring suitable foot wear.
- We encourage you to swim off the docks, however, diving is prohibited.

PRICING:
The base price is for 4 person occupancy and an extra surcharge is applied for guests 5 and 6.

PETS:
-All pets must be in a kennel when left alone.
-All pets must be on a leash when outside to respect the safety and security of the other guests.
-Please clean up after your pets

PARKING:
There are 2 additional short-term rental spaces at LoZa House. Therefore, only 1 car per rental can be parked on the driveway. Additional vehicles can be parked on our dead-end street 1 min walk from the house. Please park across the street from the 3 mailboxes so as not to disturb the neighbor’s. ***The road between the 3 mailboxes and our driveway is not a public road but the neighbor’s property***

The space for rent in the mansion is lovingly referred to as "The Chapel." This space has it's own separate entrance. As you arrive, you will be welcomed in to a warm and inviting vestibule. The room then opens up to one of the grandest residential living spaces in the city of Plattsburgh. Gold leaf paint, extremely tall ceilings and windows, new hardwood flooring, reminiscent of the era in which the home was originally constructed. The ceiling boasts artwork by William Morris Hunt, commissioned in the 1860s. Columns run along the second story balcony, overlooking the living space down below. There is a huge walk in closet with plenty of natural light, and a shoe cabinet to die for. The bathroom was newly expanded and remodeled, featuring classic honeycomb black and white tile flooring, with a large subway tiled walk in shower. Take a soak in the vintage claw foot tub, and adjust the lighting on the chandelier to create the most perfect relaxing atmosphere. We live in the home, so if there are any questions or concerns, we can accommodate you as quickly as possible.

There is not a full kitchen, only a medium sized refrigerator and a microwave. Wi-fi and cable available. Smart tv and DVD player as well.

About the home:

During the Battle of Plattsburgh, Samuel Lowell's wife was held captive by British soldiers at their headquarters, the Boynton Farm. During her time with the solders, she was forced to work as their personal cook. Rumor has it that Mrs. Lowell, during her forced-labor, hid a keg of British payroll gold in a nearby water-well. After the British left Plattsburgh and Mrs. Lowell was let go, she and her husband dug up the gold and with it moved to the other side of the city where they built this beautiful brick federal style establishment.
In 1825, Mr. Lowell decided to add the two story addition on the east side. The home was passed on to Lowell's only daughter 20 years later. In 1863, she sold the lot to S.P. Brown who literally doubled the size, adding the West wing as well as the Stair tower, the painted murals on the walls and ceiling, and changed the outside appearance to fit the popular “Italianate” style.

Seven owners later, my business partner and I bought the home in December of 2014. We took the existing home (which was converted to apartments in the 1980s) and we are currently restoring the entire thing, one section at a time. The original pieces are being revived and the pieces that cannot be revived are being replicated.

The property has since been used for multiple media projects. (Including the first season of “If These Walls Could Talk,” Season 14 of “Renovation Realities,” scenes from an Independent film shot from a filmmaker at UVM in Spring of 2015, and multiple photo shoots for companies, and musicians.

Downtown Plattsburgh is just a few short blocks away, as well as the marina, and walking/bike path.

- "Interesting … Very, interesting." - "This property was not ready for tenants, although they knew in advance that I would be arriving. There was basically no internet service, no cable tv, no air conditioning, and no windows that opened. The owners did however, upgrade the internet and put in an air conditioner once I told them of the problem. My sister was kind enough to let me stay with her until this was taken care of, and I was reimbursed for that week, but it was not what I had planned for. The ad mentions a partial kitchen area. This includes a Keurig, small refrigerator, and two burner portable stove top. You should know that there are no dishes, no pans to use with the burner, and no silverware. There is no water in this area, so you have to use the bathroom sink. They did leave paper plates , plastic cups and plastic silverware. This may be adequate for a few days, but certainly not reasonable for a minimum 30 day rental. The approach to the entryway could be described as scary, broken walkway, dirty, and cobwebs everywhere. There is a small grassy area outside the room that could have been used as outdoor space if not for all of the dog poop piles left behind for long periods of time by one of the owners that lives there. Since this is listed on VRBO, one’s expectation is that it is vacation rental ready."

Cozy cottage tucked behind a 19th century farmhouse on a large lake lot. Enjoy the peace & tranquility of Lake Champlain - views abound from the many tranquil spots on this lake property with green spaces & mature trees. The cottage includes access to large green areas and a shoreline for swimming, fishing, camp fires, or simple relaxation.

The space
This cottage is great for 1 or 2 people; it is approximately 500 square feet (47 square meters) .

Guests are welcome to pick the apples, blackberries, blueberries, raspberries, and strawberries found on the grounds. But please don't pick the grapes - they are for wine-making.

Boaters - there is space to park one boat, jet ski, etc. in the south driveway on the property. You may use the external outlet on the main house if you need power for your boat. Please never tie your boat to the dock.

Skiers - The closest downhill/alpine skiing areas are Beartown (~20 minutes), Whiteface (~45 minutes), and Titus (~60 minutes). A little farther afield are slopes in Vermont. Nordic/cross-country skiing areas are much closer. Contact me for details.

Guest access
You have private access to the white guest cottage and some outside areas. Shared access to the shoreline, and all outdoor areas (picnic tables, benches, firepits, meadows, etc.). All shared areas are large, and comfortably allow for social distancing.

There are kayaks and bicycles available on the property for guests to use at no charge (first come, first serve).

Please park only in the south driveway. The north driveway is for guests staying in the main house.

Current internet speeds are very fast ~ 400 mbps.

Other things to note
There are no laundry facilities inside the cottage. There is a seasonal (approx April - October), cold water laundry set up in the adjacent winery building – accessed from the side of the building. Otherwise, there is a laundromat located about 10 minutes away - Washland Carwash Laundrymat, 10 Weed St, Plattsburgh, NY 12901.

Interior Lake Views:
The cottage has limited lake views from the interior - the best lake view is from the kitchen table. As I prune more trees on the property, the views will improve. The current cottage price reflects the limited views. There are beautiful lake views from the the outdoor seating areas. If you prefer stunning lake views from the interior, then consider renting my main house on the same property.

The space
After parking, you will enter the apartment through the private enterence that immediately turns into a few steps. Once inside you will be in awe of just how large the space is. Not only do you feel the openess of the apartment, but the height of the ceilings as well. For the lowest level of our home, it does not feel like it. Across from the entery is a closet and the only bathroom. To the left of the entery way is the open concept living room, dinning area and a seating area for reading or relaxing. The living room is very comfortable with a couch, love seat and a recliner. Some soft blankets to keep cozy are added. The smart TV is eqipped with netflix and does have direct TV connected for entertainment. The dinning area is an old rustic farm table complete with a bench seating for 3 on one side and 4 armed chairs to gather around. The kitchen is to the left of the dinning area where you will have all your cooking needs. Groceries will just be needed. There is a washer and dryer across the room from the living area. Through the living area are two doors, one to the left and one to the right. To the right, is the King bedroom with room darkening shades. The left is a Queen bedroom with room darkening shades as well. The artwork through out was hung all by my mother-in-law and the quilt hanging was made by her. Some of the pieces were done my husband and his grandmother. Outside, just beyond the door, is a low playform patio for your pleasure. Enjoy our natural surroundings and breathe in that fresh Adirondack air. If to be to get away for the weekend, a fishing tournament or passing through, this is the place for you.

Our home is located approx. 3 miles from the north way, 1.5 miles from the Turnpike and Route 374. We are also located 5 miles from the hospital. Our house is very easy to find as the house is hard to miss. We have a large enough side yard to accomedate a camper and/or boats. Please let us know ahead of time if you will need to be plugged in. We can make arrangements for that and a charge will need to be added for the extra electricity. Please, check out the check-in instructions on where to park upon arrival. It is IMPARITIVE that you look at the directions. It is easy to use the wrong driveway. You will use the driveway farthest from our garage, then turn into the driveway that goes to the side of the house. Also there is no house manual. There is however, a guidebook in this listing for all local attractions, bars, restaurants and things to do in the area. We want you to enjoy your stay at our airbnb and enjoy this beautiful area to the fullest!
To clear up any confusion: this is the "basement" of our primary residence. It definitely does not feel like a basement. As it is the lowest part of our home, it does stay cool in the summer, so there is no air conditioning. This listing is not for the entire home, just the apartment. We have 3 toddlers, that for the most part, are very well behaved.

One of the oldest homes in Plattsburgh sits on Lake Champlain and overlooks the Green Mountains of Vermont. Walking distance to restaurants, bars, cafes, coop, boat launch, Strand Theatre, SUNY Plattsburgh, CVPH, Marina, and Amtrak train station.

Home has been renovated with modern comforts. One bedroom has a queen size bed while the other one has a full size bed. They share one full bathroom with walk-in shower and jacuzzi bathtub.

Common space living room has 65 inch TV with large sofa.

The space
My house has 2 entrance doors. Your entrance door (with the mailbox) will open to stairs, taking you to the second floor. Two bedrooms and a bathroom (for your exclusive use) will be at the end of the hallway with beautiful views to the natural outdoor landscape. My bedroom suite will be at the top of the stairs.

Guest access
Upon entering via the exterior door nearest the mailbox, an interior door (normally closed) opens to the large living room and kitchen area, mud room, laundry room, and half bath. There is also another exterior door opening to the back porch and backyard. Very bright with gorgeous lake and mountain views. This area is shared with me.

The grand old stairway you see upon entering leads up to a hallway. Your bedroom and private bathroom are at the end of the hallway.

During your stay
The design of the house allows you to have a good deal of privacy but I am also open to socializing with all kinds of people should we find ourselves in common spaces.

Please note that this is a very large old house. To keep cleaning fees to a minimum, please consider rating your bedroom and bathroom only. I try to keep the large common area very clean but since it is shared, please take that into consideration.
