Enjoy the tranquility and quiet surround of this superb location near the Sacramento river and trails. Be independent in your own space in this King deluxe master studio. Unwind and take a long soak in the spa bath, enjoy 'eating in' using your private little kitchenette, sit at the breakfast bar and enjoy the freshly roasted special blend of organic coffee provided by your host. Look out to the tranquil back garden and water fountains, or relax on your own porch with outdoor chairs/small table . But most of all, get a good night's sleep on a very comfortable cal king bed!
NB. You studio is your own private space with your own external access down the side of our house. It is connected to our house by a wall, and the back lawn is a shared space.
The kitchen has a sink, breakfast bar, counter space and everything you need to prepare your meals; a decent sized fridge you can stock up, microwave, coffee pot, blender, small portable oven, induction cooking element with pots, utensils, crockery and glassware.
In the room is a sofa and coffee table for you to relax, sip on your freshly roasted coffee as you look out over the back garden. The small dining room table with two chairs is great for eating meals or a work desk.
Karina is a coffee snob and owned her own cafe in New Zealand, so roasts her own unique blend of organic coffee at home which guests love! Karina thinks it's the best coffee in Redding!... Come and see what you think ;)

There is good wifi internet (can do video zoom calls etc), central air conditioning, off street parking outside (to the right of the garage), and access to our laundry room by request on the other side of the door from your kitchenette.
We love to host and enjoy getting to know our guests. We also respect your privacy and need for space. We are available to answer any local questions you may have. Karina works from home (up the other end of the house) so will be there most of the time, however, may not always be available to chat.

Per city ordinance, we are required to collect license plate numbers for all vehicles and do so via a google form we send at the time of reservation. All parking in non-downtown locations is limited to 1 car per bedroom and must be off street.
OCCUPANCY
Per city ordinance, the maximum occupancy is 2 adults per bedroom overnight, with a total cap of 16 adults on the property at any time. There is no cap on children.
All guests, including children, must be accounted for in your reservation.
PET POLICY
We absolutely LOVE animals and our pet-friendly properties are designed with pets in mind! For guests booking one of our pet-friendly properties or traveling with service animals, please note:

- Pet Approval: All dogs must be approved through management via booking site messages. (Does not apply to ADA service animals.)

SMOKING/VAPING
Our properties are *smoke-free* homes, first and foremost. Smoking is NOT allowed inside any of our properties under any circumstances.
- Outdoor Smoking Rule: Smoking is prohibited within 25 feet of any door to the property.
- Outdoor Evidence of Smoking: Any evidence of smoking outside (including cigarette butts, leftover joints, marijuana scraps, pipes, vapes, etc.) will be promptly disposed of and will result in a $75 fine. This includes any remnants left in fire pits or other un-designated smoking areas.
- Indoor Smoking Penalty: If smoking is detected inside the property, a minimum fine of $250 will be applied, along with reimbursement for any revenue lost from blocked nights required for smoke removal.
- Smoke/Vape Detection: Please note that some of our properties are equipped with smoke and vape detection sensors integrated into the noise monitoring system. These devices alert us to potential violations, ensuring our smoke-free policy is upheld.
- Enforcement Process: Our cleaners report any signs of smoking immediately upon arrival, followed by a secondary inspection to confirm and document the issue. The incident is then reported to the booking platform without delay.

- "Great apartment! So clean and so stylish." - "Great place to stay for three nights! I booked this last minute on a whim to celebrate my 50th birthday, and my son’s upcoming 17th birthday. My other son, who just turned 19, decided not to come with us, but if he had, that would have been birthday celebrations times three! I think we would have all three been cozy in this DELIGHTFUL Downtown Dwelling. With just two of us, I took the foldout and let my son have the bedroom. The slider door separating the two areas was perfect for privacy. I also liked the separate shower area away from the bathroom (toilet and sink). That worked out perfectly because we could each shower and then have room to get ready. This location was central to our activities, which included Lassen National Park, Burney Falls State Park, and Castle Crags State Park. We really liked the food at Corbett’s Restaurant/Cafe for lunch, and Kobe Steak and Seafood for dinner. We could have cooked in the cute little kitchen-which is well stocked with pots, pans, air-fryer, hot plate, etc. - but we stayed out too late at the recreation areas. I liked the little baskets for storing our snack foods, and I might try to incorporate that into my own kitchen! Overall, the dwelling had everything we needed! The smart TV is set up so that you can use your streaming services. We used Amazon Prime and Netflix. We watched Top Gun Maverick and The Lego Batman Movie. Even though we were near the railroad tracks, the passing trains weren’t too loud at all."

PARKING
Per city ordinance, we are required to collect license plate numbers for all vehicles and do so via a google form we send at the time of reservation. All parking in non-downtown locations is limited to 1 car per bedroom and must be off street.
OCCUPANCY
Per city ordinance, the maximum occupancy is 2 adults per bedroom overnight, with a total cap of 16 adults on the property at any time. There is no cap on children.
All guests, including children, must be accounted for in your reservation.

You’ll love my Studio because of it's great location in the center of the Garden Tract, an area of tree lined streets and homes built in the 50's tucked away between downtown and the Sacramento River. This studio has a queen size bed and a 'hide-a-bed' couch. The kitchen area has a stove, microwave and the necessary utensils, etc. Conveniently located just 8 minutes from Bethel Church and in walking distance to the Sundial Bridge, the Redding Convention Center, Sacramento River Trails, downtown, and parks. Lassen, Whiskeytown lake and other great hiking attractions. This studio apartment offers a private entrance, personal bathroom, and a kitchenette. The sliding glass door opens to a large in ground pool for use in the summer months. We live close to the beautiful Trinity River & 30 minutes from the Trinity Alps. We share our beautiful home which has a studio and bathroom that have their own access separate from our home. There is no public river access so we don’t have traffic on the street with individuals accessing the river. We do have excellent private river access and a fabulous view of the river. We are directly across the river from Churn Creek as many guided fishing tours travel by daily. We are within walking distance to the Gaia hotel which has an excellent restaurant and a spa.
If you are a fly fisherman we are two exits south of the largest fly fishing shop in Northern California. This is also our home which the apartment is attached to, so we may be home, all outside areas are shared.

Guests are welcome to make themselves at home in our backyard vacation oasis with access to the pool, spa and out door kitchen, Dining and seating areas by the swimming pool. Guess are welcome to use our shared Pool, Backyard and laundry room.

This is an apartment in a duplex house. Also called an accessory dwelling unit. Completely self-contained and private from the rest of the house. With it’s own private entrance and parking area. It used to be the basement of the house and was remodeled and separated from the upstairs. That is why is sort of sits below and the driveway winds down below the house.

Unfortunately some guests left out a big bag of sugar while staying for a week and there were some ants. I think I took care of it mostly, there are a few left you might see from time to time.,The dryer is now working after a repair! The washing machine works perfectly fine only on gentle cycle. Light weight only please

The guests tell us the bed is very comfortable and we provide nice towels and linens, an extra blanket and throw, LED candles and special lighting on the patio. We love art and many of our paintings are added touches provided by a professional artist, Raina Pratt. If you're coming for a special occasion let us know! Everything in the apartment has been provided for your use. Feel free to look inside doors and drawers. The apartment patio is for our guests only. There is also a garden area and bench for outdoor relaxation with a view of the greenbelt. Guests can park on the concrete pad in front of the apartment patio. As an added bit of info, the neighborhood has a walking trail access to the Sacramento River Trail.
Other things to note
There are a few stairs leading up from the off-street parking. There are also two steps that lead into the bathroom. We wouldn't recommend our apartment for anyone who uses a wheelchair, walker, or who may have trouble managing stairs.

2 bedroom house close to downtown Weaverville with trail access to the Weaverbally trail system across the street. In a quiet residential neighborhood surrounded by elderly. The lower level has a studio that is also an Airbnb, that is completely separate, with separate outdoor space & parking. Well appointed and energy efficient with double pain windows.
