It is a two-room apartment. For bookings of two people or more, there is an extra bedroom with a double bed and TV. When booking one person only the living room with double bed and television.

The location is ideally connected, in the south of Rosenheim, it can be reached with just one traffic light from the motorway and in 10 minutes you are already in Rosenheim city center.
Free parking spaces are right outside the front door.

This means that you can quickly reach the mountains, but you can also do things in the city.

You can start your day with a coffee from the fully automatic machine and enjoy the mountain views from the beds of the two bedrooms. The coffee is an absolute special as the coffee roastery is right downstairs and the coffee just freshly in house roasted.

The first bedroom is furnished with an extremely luxurious box spring bed.
The second bedroom has two very comfortable double beds. The bedside tables all have an international power outlet and USB charging port so you can easily charge your mobile phone anywhere.

The bathroom has a large bathtub and a walk-in shower with rain shower head and shower. Wellness is provided. Two sinks offer plenty of space. Another guest toilet is located one door away, right next to the bathroom. You can also find the washer-dryer there. It was important to us that the sofa beds were just as comfortable as normal beds. So you don't lay on top of bumps and cracks, but sleep on a normal mattress with a cold foam topper for maximum seating and sleeping comfort.

Studio on the 1st floor of a detached family house, very quiet location on the edge of the forest. A large room with a pull-out couch for 2 people, a desk, WiFi and a very large window with blinds to the south with a view of the Alps. The bathroom is shared with my 15 year old son. The house is in a very spacious garden, kitchen use is possible, as well as washing machine and dryer. In the basement there is a large fitness room with a trainer, dumbbells and mat. Parking in front of the house.

We have 2 little cats, that are staying in the ground floor and basement.

Breakfast is possible in the morning between 8:00 and 10:00 by arrangement. Please let us know at least 1 day in advance. The use of the kitchen is possible provided that no extensive meals are cooked. You can use the microwave and cook drinks at any time.

During your stay
We are happy to provide recommendations for sightseening and activities in the area.

Our place is in Rosenheim and is located in the middle of Munich/Salzburg. The Inntal triangle towards Austria and Italy/Brenner is approx. 5 minutes away. Lake Chiemsee and the mountains can be reached in about 20 minutes.

The space
Our house is located in Happing on the outskirts of Rosenheim.
The guest room is located on the 2nd floor of the house and is separately accessible via an external staircase.
The room has a private bathroom with shower, flat-screen TV, single bed and pull-out sofa bed. Towels and linens are included.
There is a small fridge, a coffee pod machine, a kettle, cups and glasses.
The room is located in the back of the house. There is a separate small area where you can sit comfortably outside.
Parking provided in front of the house.

In the immediate vicinity there is a cafe, pharmacy, doctors, banks, several supermarkets, as well as a bakery that is also open on Sunday mornings.
A bus stop is right outside the door, which means you can easily reach the city center within 10 minutes (please note that public buses do not run on Sundays or public holidays).
The Chiemgau mountains and the Inn Valley, as well as the Happinger lakes and Lake Chiemsee are within easy reach.

The apartment is ideal for one person. For a short stay, 3 people can also go with the pull-out couch.

Unfortunately, the location is often rated negatively. Please be aware that you are not right in the city, but on the outskirts of town.
From the train station on foot to the property takes about 20-25 minutes.

The 1-room apartment with mountain views and south-facing balcony is located in the south of Rosenheim and is an ideal starting point for cycling tours or excursions to the mountains, Chiemgau or Austria (A8 is 4 km away). Recreation areas of Happinger, Happinger-Au and Floriansee are practically at your doorstep.

The space
A very nice flat in the oldest part of Rosenheim

Light-flooded bedroom with views all over the city and its own bathroom. During your stay, my personal bedroom will be at your disposal with access to a large part of the roof terrace where you can have a cozy breakfast or admire the sunrise.
The rest of the apartment is unfortunately not available and I ask to respect my privacy as well.

The space
The penthouse is a walk via the elevator as well as one floor. A separate area of the apartment is available to guests during their stay, which is not entered by me (with the exception of watering flowers on the terrace, depending on the season and need).

The room does not have curtains or shutters, so it gets light very early.

The very central location allows the typical noise level of a city center on weekends, which must be taken into account before booking. Unfortunately, I have no influence on this. However, it is usually very quiet, so you can sleep even with the window open:)

In the fully equipped kitchen, you can cook to your heart's content. A river with swimming facilities and a children's playground are right outside the front door.

Ski resorts can be reached within 30 minutes, the larger ones within 45 minutes to 1 hour (Zillertal, Kitzbühel, etc.)

The train station is within 10 minutes' walking distance and offers half-hourly connections to Munich, Salzburg and Innsbruck.

The A8 and A93 highway connections can be reached within 10 minutes and offer opportunities for excursions to Munich, Salzburg, Innsbruck or Garmisch.

The city center is also within 10 minutes walking distance and offers a variety of possibilities!

Welcome to our place in Rosenheim. It is studio type apartment with separate kitchen and bathroom and one extra spare room for work. The apartment has its separate entrance. Kitchen is shared with us. Big Terrasse with glass ceiling and two step garden. There is small river directly attached to garden backside and there is small forest behind the river. So it is totally quiet place yet very accessible to main road. There is big supermarket just side by, many shops are available very nearby

The space
It is fairly decent place and super accessible to main road, just few blocks from the main road B15. The two step garden, small river and forest in the backyard gives a perfect ambience of holiday home. Guests can enjoy the big Trampoline, Beamer Cinema (Big screen) from internet, RO mineralized water at home. Guests can access the garden directly with a separate door. There is enough place to keep your ski equipment incase if you are on skiing vacation.

Parking for very small cars can be arranged on the premises. For other cars there are enough free public parking places nearby.
