The main house consists of two units—one is an Airbnb and the other is lived in by Eric, the owner/host. You may see him working around the house/yard, but he is nice and will give you your space. The guesthouse is equipped with an exterior camera to allow for seamless check-in and safety of guests.

+ This home is not a good place for guests who plan on smoking, vaping or 420’ing inside the space.

+ There is one, actively recording exterior camera, which records video and audio. The device is on the the exterior of the property only.

Other things to note
Main sleeping accommodations are located in a loft. To access the loft will need to use a ladder with handrails. The loft has a railing installed along the edge. If prefer to sleep on the ground, a sofa bed with foam topper is available. However, please keep in mind a sofa bed is only so comfortable.

Because of narrow stairs with gaps, this apartment is NOT ideal for people who have trouble climbing stairs.

No vaping, or smoking is allowed inside the apartment. Stay at this cute, private apartment near the hospitals in Abilene, TX.

The space
The apartment has a queen bed, big closet, bathtub in the bathroom with initial amenities like q-tips, and flossers provided. There is a kitchen, with gas stove, full fridge, garbage disposal, and microwave. The living room has a 50-inch smart TV.
Parking is at the back, in front of the garage apartment. There is only space for 1 car to park.

Guest access
The guest has access to the whole place.
Nothing is shared EXCEPT for the washer and dryer, located in the garage. To get to the garage, the guest has to go into the main backyard, walk across the yard, and into the garage door.

The main backyard is for the tenants in the main house. The guest will have to coordinate with the owners to determine appropriate times to enter the backyard.

The backyard is NOT included with the apartment's stay, but there is a park about a minute walk away.

Other things to note
There are two air conditioners/heaters in the apartment. The gas heaters should not be used.

The floors are a little uneven in some spaces, but they are sturdy.

Optional, if you have time only:
- Strip the sheets and pillowcases and put them in the washer. We’d appreciate it if you can start a load. You don’t have to wait for it to finish.
- Put dirty towels in the washer, if there’s space. If not, place them beside the washer.
- Make sure all dishes are washed or put in the dishwasher. We’d appreciate it if you can also start the dishwasher (unless there’s nothing to wash). You don’t have to wait for it to finish.

Required:
- Turn off all lights, TV, AC or heater.
- Please pick up after your pets. If you leave poop in the yard, our cleaners will charge an extra $50, which we’ll have to have you pay.
- Check to be sure you have all personal items. We are not responsible for lost/missing belongings and won’t be able to ship items back to you.
- Take all trash to the trash bins.
- Close and lock all windows and doors.
- Please make sure all doors are locked before leaving.

For stays over 30+ days, a mid-stay clean may be required, to be paid extra by guest.

Early check-in and late check-out may be available upon request. Depending on the situation, there may be a fee. Please ask the night before checking in or at least 5 hours before checking out so we can coordinate properly.

DAMAGES. Guest agrees to pay the REFUNDABLE damage deposit (when requested) for coverage of guest damages through the AirBnB system. If there are no damages, owner will notify AirBnB to refund the deposit in whole or in part (based on any required repairs or extra cleaning). 2. CANCELLATION/RESCHEDULING/NO SHOW/EARLY DEPARTURE –Cancellations, rescheduling, or changes must be submitted through the Airbnb website or app according to the cancellation policy of the listing. All moneys paid are non-transferable to another date. Arnoldo and Erika Hernandez are not responsible for Guests inability to arrive or if Guests choose to depart early for any reason, or if members of Guests’ party do not show up. No refunds, rebates, or compensation will be offered. We strongly suggest Guests purchase travel insurance. 3. OCCUPANCY – as stated in listing. Registering guests must be age twenty-one (21) or above. Any child one year old and above is considered an occupant & must be included in the occupancy total. Rollaway beds, inflatable mattresses & sleeping bags may be used. No unregistered overnight guests are allowed. If you are found to exceed the maximum occupancy, it will be considered a breach of contract and will result in immediate eviction with no refunds, rebates, or compensation. 4. DIRECTIONS TO PROPERTY – Directions will be sent by Airbnb 24-48 hours prior to check in date. Once payment has been received this constitutes License Agreement acceptance. 5. CONDUCT – Occupancy and use of premises shall not be such as to place the property in danger of damage or to disturb or offend neighbors. No parties, excessive noise and/or obnoxious behavior, discharging of firearms, or fireworks, etc. Arnoldo and Erika Hernandez have the prerogative to terminate this Agreement/Contract and to demand that disruptive Guests vacate the premises, thereby forfeiting all fees to Arnoldo and Erika Hernandez 6. NON-SMOKING – NO EXCEPTIONS! – inside– is non-smoking. Guests agree to pay not less than $350 for odor abatement if smoke is detected inside the vacation property. Any smoking must be done outside property and away from the building and guest is responsible to keep fire and sparks and ash away from combustible materials, including dry grass or weeds. 7. Injury or damages to property (real and personal,etc) are not the responsibility or liability of Arnoldo and Erika Hernandez 8. MAINTENANCE, REPAIRS & REFUNDS – In case of a breakdown of any property equipment, guests shall notify Arnoldo and Erika Hernandez immediately to make the necessary repairs. We will make every effort to correct any problem that arises during stay in a timely manner however, we cannot guarantee against mechanical failure of household equipment. Should a repair person make a call to repair or replace a unit that is found to be in working order and the problem was due to Guests’ oversight, neglect or misuse, Guests agree that the repair call costs may be billed to the Guest’s credit card. Arnoldo and Erika Hernandez. cannot be held responsible for the failing of any other company due to said company’s error or service interruption (i.e. electricity, water, gas, etc.) However, Arnoldo and Erika Hernandez agrees to do all that is humanly possible to remedy any issue as quickly as possible. 9. RIGHT OF ENTRY – Guests understand, and agree that Arnoldo and Erika Hernandez reserves the right to enter the property at any time to investigate disturbances, check occupancy, check damages, make repairs, alterations, and improvements. Every effort will be made by Arnoldo and Erika Hernandez to coordinate first with the Guest and to prevent disruption of the Guest’s visit. 10. FIRES – No fireworks allowed on the property. Outdoor charcoal or wood fires are permitted on the property, but only in the firepit/s IF provided or in the bar-be-que grill IF provided. Guests may use the charcoal grill on the property whether it is provided or brought in. Please clean up all grease & food spills. Guests agree that no fire will be left unattended, and any damages resulting from unattended or improper use of the grill or other Guest-started fires will be charged to the Guest. 11. PET POLICY – For us to allow pets, the following items must be adhered to: Pets must be part of the reservation (disclosed) and pet fee paid (if applicable), Pets must be completely housebroken, well behaved, and pest free. Guests will be charged an extra cleaning fee if pet hair causes a delay in cleaning services. Guests agree to pay for any damages caused by pets. If pets have an accident in the house, all cleanup will be performed by the Guests. Guests will police waste from grounds and deposit in outside garbage cans. Guests agree that failure to comply with clean-ups of either inside or outside the house will result in an additional cleaning charge. Guests agree to be in full control of their pets at all times & take full responsibility for pet’s well-being. Guests agree to take all necessary measures to ensure pets are on leashes or otherwise restrained or under Guest’s control and not rely on the enclosed fenced area as a means of keeping their pets safe and prevent them from becoming lost. If any of these Pet Policy items are not met, Guests are in violation of this Agreement/Contract. Guests agree that by making reservation they are authorizing Airbnb to charge Guests for any damages sustained. 12. DAMAGES TO PROPERTY – Premises are to be left in clean, undamaged condition. Guests authorize Airbnb to charge guests for any damages, repairs, replacement, or special cleaning sustained to property. 13. CHECK-IN, CHECKOUT TIME – Check-in time is no earlier than 4:00 PM unless a mutual agreement is reached; checkout is no later than 11AM (unless by prior arrangement). Early check-in or late check-out times will be accommodated if possible, but only with prior approval. 15. ITEMS LEFT BEHIND – Arnoldo and Erika Hernandez is not responsible for any items Guests leave behind, but we will make every effort to ship/mail items left behind. Guests agree to pay shipping costs for the return of any items left behind. 16. EXPEDITED EVICTION – A material breach of this Agreement by Guests, which, in the sole determination of Arnoldo and Erika Hernandez, results in damage to the Premises, personal injury to Guests or others, a breach of the peace, a nuisance to others, or a violation of criminal law or local code, shall be grounds for termination of Guests’ visit. Violation of any of the rules contained herein will result in immediate eviction and forfeiture of monies paid and security deposit. Guests may be evicted if Guests: (i) hold over in possession after Guests reservation has expired; (ii) commit a material breach of any provision of this Agreement that according to its terms would result in the termination of Guests visit; (iii) fail to pay as required by this Agreement, or (iv) have obtained possession of the Premises by fraud or misrepresentation. Any reservation made under false pretenses will result in forfeiture of advance payments and the party will not be permitted to check-in. 17. VIOLATION OF AGREEMENT/CONTRACT – Arnoldo and Erika Hernandez reserves the right to remove renter without refund, rebates, or compensation, if any of the Agreement/Contract items are not met. 25. INDEMNIFICATION AND HOLD HARMLESS – Guest acknowledges and understands that each and every guest or guardian is solely responsible for any property damage, accident, injury or loss sustained to any person while in-residence, and neither Arnoldo or Erika Hernandez accepts legal or financial responsibility. Guests and guardians assume all risk of injury or other loss and will hold Arnoldo and Erika Hernandez harmless with respect hereto. Guests hereby agrees to indemnify and hold Arnoldo and Erika Hernandez harmless from any claims, including those of third parties, arising out of or in any way a result of the guests use of the premises or items therein. The guest room is a prior master bedroom and enclosed for AirBnb guests. It was renovated with a complete kitchen, separate heat/air conditioning and private entrance. The door to inside the house has been locked to avoid entry in/out of the main house. Basically an efficiency apartment.

The guest apartment has its own outside patio to enjoy a cool morning or nice evening. Backyard is for property owners only.

This space is a separate garage apartment located to the left of the main house with a coral colored door. The driveway is only for guest of this space. Please park in the driveway when renting this unit leaving the street open for guest of the main house and neighbors. The backyard is shared space for both units.

Other things to note
We are in a neighborhood, near downtown. There is normal noise of dogs, ambulances, etc. The garage apartment has been rebuilt from the studs, everything is new, updated, and clean. This is the ideal space for a solo traveler or a couple. One car only please unless you are okay with parking behind each other in the driveway. This is an open studio with little privacy between the bedroom/living/bathroom. If you don’t know the person staying with you very well I wouldn’t recommend this space. It’s sweet and intimate and for a close couple/family or good friends.

This sweet space is inspired by a place we stayed at in Golden, Colorado called The Dog House. We fell in love with the space while traveling and have dreamed for years about creating a space similar.

This guest house has been totally remodeled and stocked with everything you'll need for a wonderful stay!

This unit is located on a corner lot and features one covered parking space under the carport right next to the home with room for additional parking in the gravel lot behind the house. This unit is incredibly spacious featuring an open concept floor plan between the kitchen, dining, and living areas.

The kitchen is full service, boasting an electric range stove, fridge, microwave, granite countertops, and toaster. There is also a full service coffee bar with teas, lemonades, and hot cocoa, as well. We have also stocked the kitchen with all the basic cooking essentials and dinnerware. There is also a dining table with seating for four right off the kitchen. We have also provided two tv trays for additional guests.

The washer and dryer (not yet pictured) are located right beside the kitchen sink. They are an apartment style washer/dryer. So they can only handle small loads, but they are perfect for long term guests that want to keep their clothes washed without visiting the laundromat!

The living room features one recliner, one accent chair, and one love seat with a pull out ottoman. There is also a large smart TV. We have also provided a game chest, located in the front bedroom. Feel free to play games or work a puzzle during your visit! The living space is large enough to accommodate the air mattress should your group need additional sleeping arrangements.

Each private bedroom boasts a queen size bed, smart TV, dresser, bedside tables, and an additional chair. Each bedroom also has its own closet. So there is plenty of storage for all your belongings!

The bathroom features a tile surround shower/tub combo, vanity, and extra storage. And of course we provide toilet paper, towels, and basic shower essentials.

This unit is perfect for a family or traveling workers because it is spacious, private, and located right off Treadaway Blvd. so you can get anywhere in town in minutes! This is a very nice home and we have tried to stage and stock it with YOU in mind! Alley Parking : the entrance to the alley is off Robin and then turn left to go behind the houses or off Post and it’ll be on the right. If you park in the alley, the entrance is to the left of the house, with the address clearly marked.

If you park in our driveway, walk through the backyard around the left side of the main house to get to the Little House. You may see us living life in the Big House, but I assure you, you will have plenty of privacy. Our dog is let out in the morning and at night and otherwise stays inside the Big House. Let me know if you’re bringing your dog.

Complete contact information will be provided to Arnoldo and Erika Hernandez during the reservation process. Arnoldo and Erika Hernandez., reserves the right to deny request for reservations. DISPUTES – This Agreement/Contract shall be governed by and interpreted in accordance with the laws of the State of Texas and be treated as though it were executed in the County of Taylor, State of Texas. 1. DAMAGES. Guest agrees to pay the REFUNDABLE damage deposit (when requested) for coverage of guest damages through the AirBnB system. If there are no damages, owner will notify AirBnB to refund the deposit in whole or in part (based on any required repairs or extra cleaning). 2. CANCELLATION/RESCHEDULING/NO SHOW/EARLY DEPARTURE –Cancellations, rescheduling, or changes must be submitted through the Airbnb website or app according to the cancellation policy of the listing. All moneys paid are non-transferable to another date. Arnoldo and Erika Hernandez are not responsible for Guests inability to arrive or if Guests choose to depart early for any reason, or if members of Guests’ party do not show up. No refunds, rebates, or compensation will be offered. We strongly suggest Guests purchase travel insurance. 3. OCCUPANCY – as stated in listing. Registering guests must be age twenty-one (21) or above. Any child one year old and above is considered an occupant & must be included in the occupancy total. Rollaway beds, inflatable mattresses & sleeping bags may be used. No unregistered overnight guests are allowed. If you are found to exceed the maximum occupancy, it will be considered a breach of contract and will result in immediate eviction with no refunds, rebates, or compensation. 4. DIRECTIONS TO PROPERTY – Directions will be sent by Airbnb 24-48 hours prior to check in date. Once payment has been received this constitutes License Agreement acceptance. 5. CONDUCT – Occupancy and use of premises shall not be such as to place the property in danger of damage or to disturb or offend neighbors. No parties, excessive noise and/or obnoxious behavior, discharging of firearms, or fireworks, etc. Arnoldo and Erika Hernandez have the prerogative to terminate this Agreement/Contract and to demand that disruptive Guests vacate the premises, thereby forfeiting all fees to Arnoldo and Erika Hernandez 6. NON-SMOKING – NO EXCEPTIONS! – inside– is non-smoking. Guests agree to pay not less than $350 for odor abatement if smoke is detected inside the vacation property. Any smoking must be done outside property and away from the building and guest is responsible to keep fire and sparks and ash away from combustible materials, including dry grass or weeds. 7. Injury or damages to property (real and personal,etc) are not the responsibility or liability of Arnoldo and Erika Hernandez 8. MAINTENANCE, REPAIRS & REFUNDS – In case of a breakdown of any property equipment, guests shall notify Arnoldo and Erika Hernandez immediately to make the necessary repairs. We will make every effort to correct any problem that arises during stay in a timely manner however, we cannot guarantee against mechanical failure of household equipment. Should a repair person make a call to repair or replace a unit that is found to be in working order and the problem was due to Guests’ oversight, neglect or misuse, Guests agree that the repair call costs may be billed to the Guest’s credit card. Arnoldo and Erika Hernandez. cannot be held responsible for the failing of any other company due to said company’s error or service interruption (i.e. electricity, water, gas, etc.) However, Arnoldo and Erika Hernandez agrees to do all that is humanly possible to remedy any issue as quickly as possible. 9. RIGHT OF ENTRY – Guests understand, and agree that Arnoldo and Erika Hernandez reserves the right to enter the property at any time to investigate disturbances, check occupancy, check damages, make repairs, alterations, and improvements. Every effort will be made by Arnoldo and Erika Hernandez to coordinate first with the Guest and to prevent disruption of the Guest’s visit. 10. FIRES – No fireworks allowed on the property. Outdoor charcoal or wood fires are permitted on the property, but only in the firepit/s IF provided or in the bar-be-que grill IF provided. Guests may use the charcoal grill on the property whether it is provided or brought in. Please clean up all grease & food spills. Guests agree that no fire will be left unattended, and any damages resulting from unattended or improper use of the grill or other Guest-started fires will be charged to the Guest. 11. PET POLICY – For us to allow pets, the following items must be adhered to: Pets must be part of the reservation (disclosed) and pet fee paid (if applicable), Pets must be completely housebroken, well behaved, and pest free. Guests will be charged an extra cleaning fee if pet hair causes a delay in cleaning services. Guests agree to pay for any damages caused by pets. If pets have an accident in the house, all cleanup will be performed by the Guests. Guests will police waste from grounds and deposit in outside garbage cans. Guests agree that failure to comply with clean-ups of either inside or outside the house will result in an additional cleaning charge. Guests agree to be in full control of their pets at all times & take full responsibility for pet’s well-being. Guests agree to take all necessary measures to ensure pets are on leashes or otherwise restrained or under Guest’s control and not rely on the enclosed fenced area as a means of keeping their pets safe and prevent them from becoming lost. If any of these Pet Policy items are not met, Guests are in violation of this Agreement/Contract. Guests agree that by making reservation they are authorizing Airbnb to charge Guests for any damages sustained. 12. DAMAGES TO PROPERTY – Premises are to be left in clean, undamaged condition. Guests authorize Airbnb to charge guests for any damages, repairs, replacement, or special cleaning sustained to property. 13. CHECK-IN, CHECKOUT TIME – Check-in time is no earlier than 4:00 PM unless a mutual agreement is reached; checkout is no later than 11AM (unless by prior arrangement). Early check-in or late check-out times will be accommodated if possible, but only with prior approval. 15. ITEMS LEFT BEHIND – Arnoldo and Erika Hernandez is not responsible for any items Guests leave behind, but we will make every effort to ship/mail items left behind. Guests agree to pay shipping costs for the return of any items left behind. 16. EXPEDITED EVICTION – A material breach of this Agreement by Guests, which, in the sole determination of Arnoldo and Erika Hernandez, results in damage to the Premises, personal injury to Guests or others, a breach of the peace, a nuisance to others, or a violation of criminal law or local code, shall be grounds for termination of Guests’ visit. Violation of any of the rules contained herein will result in immediate eviction and forfeiture of monies paid and security deposit. Guests may be evicted if Guests: (i) hold over in possession after Guests reservation has expired; (ii) commit a material breach of any provision of this Agreement that according to its terms would result in the termination of Guests visit; (iii) fail to pay as required by this Agreement, or (iv) have obtained possession of the Premises by fraud or misrepresentation. Any reservation made under false pretenses will result in forfeiture of advance payments and the party will not be permitted to check-in. 17. VIOLATION OF AGREEMENT/CONTRACT – Arnoldo and Erika Hernandez reserves the right to remove renter without refund, rebates, or compensation, if any of the Agreement/Contract items are not met. 25. INDEMNIFICATION AND HOLD HARMLESS – Guest acknowledges and understands that each and every guest or guardian is solely responsible for any property damage, accident, injury or loss sustained to any person while in-residence, and neither Arnoldo or Erika Hernandez accepts legal or financial responsibility. Guests and guardians assume all risk of injury or other loss and will hold Arnoldo and Erika Hernandez harmless with respect hereto. Guests hereby agrees to indemnify and hold Arnoldo and Erika Hernandez harmless from any claims, including those of third parties, arising out of or in any way a result of the guests use of the premises or items therein. On the other end of the building we have a 1500 sq ft venue hall with a 250 sq ft kitchen as well. It all can be rented to accommodate weddings, showers, parties, receptions, birthdays, or meetings. Contact us for pricing and availability. As you may have noticed on the title we listed it as a bed and breakfast, but we only did because of limited listing descriptions to choose from. Unfortunately we do not serve breakfast but do offer farm fresh eggs, milk, orange juice, cereal, etc for you to fix your own meal with, upon request

The "Cottage" is a private one-bedroom, one-bathroom guest house with a full kitchen that overlooks the backyard pool. The house is situated on 40 acres outside the city limits of Abilene, Texas (Potosi to be exact.) When you arrive, you may see horses grazing out in the pasture, two loving Collies & the farm cat "Major." We hope that our guests enjoy the peaceful country all while being minutes away from entertainment, restaurants, airport & hospitals.

The space
The Cottage exudes a charming and cozy atmosphere with its white walls, gray accents, and barn wood doors. This design aesthetic creates a rustic yet modern feel, combining elements of simplicity and elegance.

The open floor plan between the kitchen and living room enhances the social aspect of the space. It allows for easy conversation and interaction between guests while cooking meals or relaxing on the comfortable sofa. This setup ensures that everyone can stay connected and engaged, no matter their location within the common areas. The house is also equipped with high speed internet to stream your favorite movies or if you have to work during your stay!

The living room features sliding glass doors that offer a view of the pool. This allows guests to admire the pool and its surroundings from the comfort of the living room. Additionally, guests can step outside and bask in the sun or take a refreshing dip in the pool. The pool becomes a focal point of relaxation and enjoyment during your stay.

Overall, the thoughtful design choices from the open floor plan to the poolside view contribute to an inviting and comfortable environment for guests to relax and enjoy their stay.

Guest access
Guest parking is located on the right side of the carport near the Cottage. This allows visitors to easily access and park their vehicles in close proximity to their accommodation, ensuring convenience and ease of arrival.

Other things to note
~You’ll be asked to sign a Pool Waiver, even if you don’t plan to use the pool all guests must agree to & sign upon arrival.

-There will be an additional fee for guests not included on the initial reservation that come to swim. This also must be cleared by management before their arrival.

~Please note that this house is in the country. We do get wasps, bees & ants around the pool especially in the peak of summer. Coyotes also bark & howl at night. Please understand that hosts cannot be expected to control pests or nuisances such as these. Thank you for understanding.
