Fishermen are welcome! 🎣 Outside electrical to charge your trolling motor batteries! Extra long and wide driveway to park your boat and access to ramp. Relax in the hot tub on the back deck. Very comfortable size and surroundings. Beautiful inside and out, and it is very relaxing to sit on the front porch and occasionally you may see a deer 🦌 next door at the deer feeder.

Cabin #1 is our Mom’s favorite cabin. It seems made just for that romantic couple, or just one, getting away for rest and relaxation, is super nice, right in front of the water, has old ship lap exterior siding, knotty pine interior, full kitchen with hickory cabinets/white marble counter, tile shower bathroom, queen log bed, large covered porch right at waterfront which opens to full 23 mile long Lake Livingston.
There are 3 piers, 4 boat slips, boat launch, 2 fish cleaning stations, and various small craft row boat, kayaks, canoes for rent.
We also offer;
> small craft rentals at $35/day per kayak, canoe, ∨ row boat.
> Jon boat w/trolling motor, 2 batteries, paddle and life vests at $50 for 4 hours, $10 (for each additional hour), or all day $75.
> pontoon boat rental when available w/ captain for touring, fishing trip, and or family fun $175 (up to 4 people for fishing approx 3 to 4 hours, or up to 6 people fir 2 hiur tour, extra $15 per adult after 3rd).
The entire property has 5 cabins. This cabin is the coziest at 350sqft but is open studio type layout making it still spacious for a couple on vacation. Please see the pictures at the bottom of the picture list to see the rest of our cabins which are bigger 500 sqft, 4 person, 5 person, and yet the largest is 800 sqft 2-story cabin for up to 7 people.

Cabin has double wood siding interior & exterior that keeps it quiet inside, good people & rules make it great or we help enforce quiet time rules. FM 356 traffic is normally quiet at night but can have some traffic noise during day.
Also not in cabins and or not normally any nuisance to people, but guests should be aware that we are on a natural lake and there can be in wetlands area across the street or in brush, snakes, spiders, snapper turtles, alligator across the bridge, hawks, eagles, raccoons, etc. No real danger but occasionally for a couple days usually in spring or early summer, mom alligator will come and drop baby alligator hear every couple years then leaves, baby tends to be about 3’ to 3.5’ when this happens, is too small to be issue, can only eat size of bullfrogs at this time, is kind of fun but then normally leaves as well within a few weeks cuz too much activity from us. Parks & Wildlife and licensed trappers both said to leave them alone when this small, just do what we do keep swimming and boating because most the little one can do is eat bullfrog and will leave to find different home if we keep up our activities. And for 8 years we’ve seen they are correct.

Property is lakeside on the large 23 mile Lake Livingston, in wilderness with lots of trees, nature, wildlife, fishing, bird watching, relaxing, but yet also is conveniently only 2 miles from city grocery store and restaurants!
The cabin is a 2 story luxury log cabin that sleeps up to 7, it has housed 7 adults but we suggest 4 or 5 adults max & the rest children. It is 800 sqft, has 2 bedrooms, plus a loft with 3 beds, so 5 beds total.
Interior is knotty pine, hickory kitchen cabinets, white marble backsplash and countertops, cable tv, WiFi, all the comforts of quality beds, furniture, fully equiped kitchen, etc.

Yurts have been in use in Central Asia for at least three thousand years, with the first recorded description of them being written by the ancient Greek historian Herodotus. Our yurts are a step up from the circular dome structures used by Mongolian nomads and others, but still use the basic structure found in the yurts used by the ancients. The result is a comfortable modern lodging with all the modern amenities (private bathroom, kitchenette, air conditioning) without sacrificing the simplicity of being close to nature. U can bring ur own shallow to medium draft boat or small craft, rent our kayaks, flatbottom, or canoes at $35 per boat per day including life vests and paddles.
Handicap mobility, accessibility -
- Cabins 3 & 4 have permanent shared wheel-chair access ramp from driveway to cabin.
- Cabin 1, or 5 (this one), can reserve our 1 portable 12’ aluminum wheelchair ramp free while u stay but it’s 1st come, 1st reserved. We require a signed damage consent if it’s lost or gone when u leave to deter it from leaving and so we can provide the service as needed for others.
- Porches are spacious with views, & rail protections.
- Both pier ramps are minimum 40” wide after deducting handrail on one side. This allows full wheelchair access on piers (most cases), but U MUST be there and assist your handicap person, stay with them as required, not allow sunburn if not under the roof cover or from reflections, or let us know and we can try to help at times but you remain responsible, etc.
- Piers have good large sitting areas.
- There are some guards at turns but not full barricades - so that others can still fish, get in/out of boats, dock, etc.
- wheelchair use on piers should have brakes set when parked.
- Grounds; The grassy areas can be ok if dry, but also rough, can have gopher / mole mounds, fire ants, can become wet, muddy, etc. In most cases when dry, a wheelchair can get over the grounds to pier with assistance, or ask and we will let u drive to the pier ramps if dry. Roads do not go right up to piers. This is the outdoors!
No charge for on-site use of portable ramp, or is part of a senior citizen / handicap / veteran discount - unless you try to keep it and/or not enable it to be available for others too.

If you need to book for more than 4 people (8 persons max) a code will be provided to unlock the bonus bedroom located a short distance from the main house. The bonus bedroom has two queen beds that can comfortably sleep 4 people. The bonus room is NOT part of the main house and DOES NOT have a restroom. Guests of the bonus room will need to use the restroom in the main house or the fully enclosed restroom/shower located outside (round building shown in pics). An additional charge of $50 a night will be added for the bonus room.
RV hookup fee $45 a night. RV guests will have access to a full shower/restroom.

For your convenience and safety, you will have your own one-time entry code to use for the duration of your stay. Our Fiber Optic WiFi service is great and can connect to multiple devices at once in case you need to get some work done or connect the kids’ tablets. Pack & Play available by request.
EXTERIOR:
Sit on the upper deck patio to watch the stars, or gather around the chiminea telling stories and enjoying a beverage. Play some Ladder Ball or Bocce Ball on the spacious back patio that overlooks the trees while the burgers cook on the BBQ. There are 3 outdoor patios and tables for your use. Bring your water toys and use the Cape Royale boat ramp to launch. Walk around the windy and hilly neighborhood for a good workout or hit the Lonestar Trail in Sam Houston National Forest.

Bring the crew to the lake to enjoy our 2,160 square foot open concept cabin, perfect for entertaining or a family gathering.
Bedroom 1: The “kids room” has 3 single beds, a desk, games and books, ceiling fan, closet.
Bedroom 2: Queen bed, chest of drawers, luggage bench, mirror, lamp, closet & ceiling fan
Bedroom 3: King suite, chest of drawers, connects to private bathroom and has private back patio access.
Bedroom 4: The only bedroom upstairs with its own full bathroom, 2 Queen beds, a closet, a chest of drawers and a desk in case you need to work from home. Fiber optic WiFi available for your streaming needs. Extra bedding in black dresser for futon.
Downstairs living room: two large sofas, one being a pull-out sofa bed. TV & DVD player with a variety of movies, a Roku stick to stream all your shows, and a basket full of blankets to cuddle up with on the couch. Fiber optic WiFi available to you during your stay.
Dining room: opens up to the kitchen and living area and seats 8 guests. 2 guests can sit at the kitchen island as there are barstools for overflow. Dish ware to accommodate 11 guests.
Kitchen: We have a fully stocked kitchen ready for your entertainment needs! A brand new stovetop and oven installed July 2023 for all your cooking needs. Pots, pans, skillets, baking sheets, casserole dishes, blender, toaster, coffee machine, cutlery, cooking utensils, a BBQ charcoal grill, serving ware, children’s dish ware, and more!
Upstairs game room: We provide tons of board games and books for our guests of all ages and walks of life. There is a television with more movies, a DVD/VHS player, a vinyl record player, a black jack table, a keyboard piano, coloring books, sudoku, a mini fridge and a pull out futon. The game room opens up to the upstairs patio, a perfect spot for your morning coffee.

Downstairs closet underneath stairs: All the sports equipment and cleaning supplies will be located in the downstairs closet for guest use.
Downstairs linen closet: Ladder ball, bocce ball and all the extra lake towels you may need during your stay.
Guest access
Guests have full access to property. The yard is not fenced but you can see the lot markers that separate our property from the neighbors’. The house has a keyless entry system that generates a new code for each guest that stays.
Registered guests can use the basketball and volleyball courts as well as hike one of the four nature trails inside the community. All playgrounds and parks inside the neighborhood are for guest use.
Guests who stay 7 or more days during summer holidays can pay a fee to access the pool area. 6 guest capacity for the pool.
Other things to note
**The pool is ONLY available to guests who are staying at the cabin for 7 days or longer between Memorial Day and Labor Day**
DO NOT DRIVE ON THE GRASS or LAWN. Sewage lines are sensitive and if any evidence of you driving on property causes damage you will be responsible for damages.
Please note that we are out in the woods, so use caution around wildlife, the water & your surroundings at all times. We do have exterior cameras, so if any violation is made with unregistered guests or pets we will charge you an additional fee. Do not be alarmed as there might be some small dead bugs by the doorway due to the natural surroundings. We regularly treat the property year round and also have it deep cleaned frequently & thoroughly for your safety and comfort. There is a $50 trash fee to any guests who do not take their trash to the community dumpster before checking out. Any moved furniture that is not moved back by time of check out is a $50/hour labor charge.

There are 2 brand new smart TVs with Netflix, Amazon Prime, Sling, Hulu, and many more apps. Just log in with your username and password. Don't forget to log out when you leave.

The public neighborhood boat launch is just a few houses down on the left and is ready for your boat or jet skis. Docks near the cabin are privately owned. Fishing rods available with a bait store just up the road. Kayaks available upon request.

-Self check-in using assigned code on front door keypad. Codes are reset after every check out.
-Park on grass in front of house. Be careful not to go over the ledge.
-We have a doorbell camera to monitor amount of guests and for security purposes only.

Housekeeping-
-Please put all used towels into a garbage bag found underneath the kitchen sink and leave inside near the patio door upon checkout.

-All trash must be properly disposed of and refrigerator completely cleaned out upon checkout. Trash must be taken to the trash dump near the front gate.
-Kindly remove your shoes on all carpeted areas and rugs.
-If you spill something on the couch (it happens), please wipe down with water and a little dish soap if needed. Please DO NOT use any bleaching agent. Also let me know so that I may have it cleaned.
-Smoking/Vaping/Drug use
Smoking of any kind is NOT permitted inside. Please do not smoke while sitting on cushioned patio furniture. Please pick up all cigarette butts.
