Welcome to our quaint 1932 Bissman Cottage! ❤️ Our adorable carthage stone cottage offers 3 full bedrooms and 2 baths. Bissman Cottage comfortably sleeps 6 adults. Tesla charging station in the garage for those of you with EV’s at a minimal price for your convenience❣️ The Master bedroom offers a king size bed and an adjoining "Sweet Dreams" room in the gable of the master bedroom with a built in crib and twin bed for those who have small children. There are 2 additional bedrooms both with queen size beds. I have had many requests for an additional sleeping space to accommodate 8 guests. Therefore, we now offer an additional queen size bed for overflow. Located in the Basement/Laundry area for your convenience. There is an additional fee of $25.00 per night for the extra space. The cottage comfortably sleeps 6 adults not counting the extra space. For guests over 6 there ia an additional fee is $25.00 each per night with a maximum of 8 guests. Our Bissman Cottage is located adjacent to historic downtown Springfield and popular Rountree neighborhood. Located a few blocks from JQH Arena, Missouri State, Drury, Evangel, Springfield Cardinals Hammons field, Juanita K Hammons Performing Arts, Mercy Hospital, Wonders of Wildlife, Bass Pro Shops and the Vibrant and Historic downtown area within walking distance of the new Tie & Timber Brewery around the corner on Cherry! Completely remodeled! Located in a lovely neighborhood that is very safe for walking. Many historical homes. Close to historical downtown with many wonderful restaurants and pubs. We have provided 6 adult size bicycles for your enjoyment located in the 2 car garage in which we provide for your parking. Please lock bikes together while you are out and about. There is a combination lock to be shared. Combination code is 1567. The cottage has a gas grill for barbecuing and an outdoor table and chairs for your outdoor enjoyment. There is outdoor cushions in the garage on the work bench.. The home is to be accessed from the back door which has a combination lock that will be supplied prior to check in. The cottage has a shared driveway so please use garage for parking and be courteous not to block the neighbors to the left for ingress and egress. Street parking is allowed. I do supply complimentary coffee. The trash can is in the kitchen under the sink. Large trash cans are in the garage. There is a washer and dryer in the basement for your convenience. There are additional towels and sheet in the hall linen cabinet both upstairs and downstairs. The additional wash cloths and hand towels are in the black glass top table in upstairs bath for that bathroom. I have provided a window fire escape to the upstairs linen closet. There is a fire extinguisher in the lower bathroom linen closet. I ask that on the last day before checking out that you take all used sheets, pillow cases and towels to the laundry room downstairs. - "Just finished up a weekend stay at Magnolia Cottage. Check in was easy. Property was exactly as described, with clean linens, plenty of towels, cooking supplies and comfortable beds. Lots of room for us and our 3 teens. Loved the huge, comfy couch and ottoman in the living room for watching TV and just relaxing. The ping pong table off the kitchen/dining area was a huge hit! We literally played for hours! Being able to park our suburban in the garage was a nice bonus. Property location was perfect for us to visit our son who lives 5 minutes away. Tiny home was so cute and well thought out. Bed was comfortable & the heater kept everything cozy even on a damp December night! The place has free WiFi included and half bathroom in the pool area.. We can definitely accommodate more than 11. There is a total of 10 beds in total . We have 4 bedrooms; 3 twin bunk beds( 6 beds) , 3 full size beds 1 king size bed and 3 comfortable couches prefect for a family gatherings. Two common areas. TV’s in almost all bedrooms. A fully equipped kitchen for cooking and baking ware.

The Cottage makes the perfect Springfield stay for a solo-traveler, couple, or group of two. Full privacy! Including a private driveway and private fully-fenced backyard. Centrally located, and a 5 minute walking distance to Mercy hospital. Long term stays are welcome, as well as pets with pre-approval. :)

The Space

A quaint cottage with a second level lofted bedroom area with a queen size bed, full bathroom, kitchenette, living area, and dedicated work space. Experience complete privacy and enjoy your own entrance, driveway, and fenced in back yard. The property will only be occupied by you. I live in the home next door, which has its own car area and fenced backyard. So we won't interact unless we want or need to! :)

Please note that you can cook almost anything in the kitchen, however it doesn't have a full-sized oven or stovetop due to the size. I have double burners available, as well as a convection oven, microwave, toaster, refrigerator, and coffee/tea.

You'll have access to the entire cottage which includes a private entrance, a full bath, kitchenette, lofted bedroom, living area, backyard, driveway, and dedicated workspace.

“Little Piece of Heaven” is a secluded, private,1BD/1BA, get away cottage and is fully handicapped accessible. You will have a private drive with parking/carport next to the cottage. Enjoy the peaceful landscaped yard while watching the birds from the bay window or relax outside on the antique glider listening to the running water from the small garden pond. The cozy king-size bed has individual dimmable reading lights above. The bath has a full length mirror and lighted vanity, a large roll in shower with shampoo, conditioner & body wash. The living area provides a comfortable loveseat, lift recliner, coffee bar, TV/Roku/DVD and fireplace. There is a washer/dryer, iron/,ironing board, full kitchen with spices, oil, etc for cooking. The gas grill on the patio is nice for cookouts. The property is surrounded by three cul-de-sacs so it is very quite and perfect to unwind. The hosts live on the property but respect your privacy.

While we've made some updates to the home, we wanted to keep special details and character of the home intact.

✨ A couple of important things to note before booking:

This home is located off of a 5 lane-main road. The driveway has space for regular sized vehicles to do a three point turn in order to pull forward onto the road. Two car limit, and trailers/moving trucks are discouraged.

Due to its location, you can hear noise from the passing cars. Depending on your preferences and/or if you’re a light sleeper, this might also not be the right stay for you.

Abba House, a clean and fresh farmhouse-style 2-bedroom 1-bath open-floor-plan guesthouse. Constructed (2019) with nicely furnished spaces. Country setting on an Arabian Horse Ranch off the beaten path, yet easy close access to Hwy 65 between Springfield and Branson. 5 minutes to The Finley River Historic District, including Finley Farms and The Ozark Mill. Ozark Downtown Square features famous local boutiques, eateries, shops, a Farmers' Market, and much more.

The space
This is a great private getaway, for a couple of guests to peacefully enjoy! Abba House is a clean, uncluttered, fresh guesthouse with views of the rolling countryside in a private setting. A few beautiful Arabian horses grace the countryside setting. Inside the guesthouse is wholly equipped to cook, bake, or warm up takeout during your stay. Comfy hybrid beds ( Full size) with extra pillows, blankets, sheets, comforters, and throws are in each of the two bedrooms in their spacious walk-in closets. 5G WI-FI, Roku TV, and a stereo in the living room area. A washer and dryer with laundry detergent and cleaning supplies are a welcomed compliment for your immediate laundering needs. Also, a stand-alone clothes drying rack if you don't want to use the dryer! Small sample-size toiletries in the bathroom if you lose your luggage or can get to a store to buy what you might have forgotten! A great front deck with a lighted pergola and outdoor seating is an added pleasure when the weather is nice. A charcoal grill for your use is under the overhang-covered concrete porch. Peaceful, safe, secure, private property to enjoy during your fresh stay! A variety of snacks on the kitchen island are always provided. I also welcome you with fresh-baked cookies just for you on your check-in day. My home is directly across the driveway from the guesthouse, so I am readily available most of the time, yet I respect your private space during your stay! Last but not least, I offer a small discount for returning guests after their first stay!

ABBA House was furnished and equipped in a way that did not have babies and toddlers' safety in mind. For example, pointed corners on furniture, cooking and eating utensils at reachable levels, drawers, and cabinets that are not secured. This is an older home fully restored with all new furnishings.

Why the "Carriage House" you might ask?
We named it that before we knew what the technical term of a carriage house is. This house is a full-sized home on a single piece of property with a backyard and everything. We named it the:

"Carriage House" because it has a stately carport you can park your "carriage" under (your car).

The couch folds out to sleep 2 additional family members.

We have pet sensitivities so we wanted this space to be safe for others that have this same issue.

Guest access
Parking in the driveway is best. There is parking for more than one car. The street at the Carriage House has a bicycle lane that goes by the house so parking on the street doesn't work so well.
The front porch has a 2 person swing for your enjoyment.
There is a concrete patio out the back door for you to enjoy the outdoors with some privacy.

The space
This home provides a welcome relief to the mundane hotel rooms. It is a small home but plenty of space to roam around. The home has hardwood floors, original features and fixtures, but modern conveniences like a 50 inch TV, Roku, DISNEY+ and quantum fiber internet. The master bedroom has a brand new Smart TV , queen bed with Belgian flax duvet and cotton sheets and a BLOOM BABY ALMA MINI CRIB. The second bedroom has two twin antique beds with all cotton sheets and bedding. The living room has an IKEA pull out queen size sofa bed. Closet has a twin size Roll-away bed. Actually can sleep 7 people

The home sits in a neat and quiet neighborhood of single family homes much the same style as the Weller house. The area is perfect for walks or bike rides along the beautiful tree lined streets of the Rountree neighborhood (one of Springfield's most pleasant and popular residential living areas) or take a walk along historic Walnut Street. Enjoy the shops, markets, grocery stores, local restaurants, spa, and bakery within a 3 minute walk.

The house is fully equipped for extended stay housekeeping. Extras include complimentary coffee, tea, popcorn and packaged oatmeal. All towels, linens, and supplies are included. Guests are welcome to use the basement utility room washer and dryer.
We are a family oriented operation and prefer guests in the spirit of families, married couples, and responsible single persons.

Other things to note

Welcome to our quaint 1932 Bissman Cottage! Adorable carthage stone cottage adjacent to historic downtown Springfield and popular Rountree neighborhood. Located a few blocks from JQH Arena, Missouri State, Drury, Evangel, Springfield Cardinals Hammons field, Juanita K Hammons Performing Arts, Mercy Hospital, Wonders of Wildlife, Bass Pro Shops and the Vibrant and Historic downtown area within walking distance of the new Tie & Timber Brewery around the corner on Cherry! Completely remodeled!

The space
This property is charming, cozy, quaint and absolutely perfectly cared for delicately LOVED! Many have requested to be able to sleep 8 adults rather than 6. So, there is now an additional Queen size Bed in the basement for groups of 8. There will be an additional $25.00 per night fee for the use of that sleeping space per night and a $25.00 fee per night for each guest over 6 with a maximum of 8 guests per night. The extra sleeping space space is shared with the basement Laundry area but is heated and cooled with a 3/4 bath at the top of the stairs. If you do not wish to use the additional sleeping space the home normally sleeps 6 except for babies and toddlers. For your enjoyment, we have provided 4 adult bicycles. There is only one shared bike lock inside of our 2 car garage with opener for our guests to park in. We do share a driveway with the neighbor to the left therefore please be courteous and do not block their ingress or egress. The garage is for parking. Please, NO Smoking allowed.

Please enter from the back side door closest to the two car garage. There is a patio with a barbecue grill with tables and chairs for your enjoyment. cushions for outdoor table chairs are in the garage on the work bench. You may want to sit out in front of the house and listen to the waterfall on the bench located near the front porch. You may enjoy using the complimentary bicycles in the garage to ride down the street to the new Tie & Timber Brewery, Imo's pizza or many other close by stores and eateries. (Please lock bikes together at all times while not riding when out and about.) Guests park inside the garage, in front of garage or on the street. No driveway parking! Shared driveway with neighbor to the left. Garage door has a keypad. Code will be the same as the Cottage door. Desk is provided as a work space with high speed internet and the wi-fi password code is on the side of the refrigerator. Again, Please stay to the right of the driveway as neighbor to the left shares a driveway with us. I ask you Park inside the garage or in front of the garage only. Guests are also allowed to park on the street.

Check in is after 4:00pm. Check out is before 10:00 am. if you need early check in please contact owner.
Please enter and exit from the residence using the back screen door area.
There is a keyless lock on that door with a combination that I will provide. There is a cleaning fee of $200.00 for each visit to wash and change bedding, linens and clean house for our next guests. Complementary coffee, tea, Wi-Fi, TV, DVD and stereo. Must contact owner to be booked in advance. Thank you!
