- "This was a lovely little apartment! There are some real pros and a not many cons. We need to be in the area 2x a year for a 4-5 days - will likely book again if the cons could be addressed. Pros: 1) close to his coach's dojo for ATA Taekwondo Training. 2) LOVE the historic feel of the house 3) plenty of room for the 2 of us, cozy, and it felt private. We really liked it. Cons: 1) Had no idea it was a second floor apt. had to climb all those stairs with heavy luggage and worse, my child was on crutches and could not walk the first 2 days. He was injured the day before our flight and he struggled to get up and down the stairs. The listing should clearly state there is a large flight of stairs that your guests must climb. I would've also packed very differently! 2) no TV's in the bedrooms - I need the TV to sleep unfortunately. 3) the bed in the first bedroom is terribly uncomfortable and the center just droops so you roll to the middle of the bed. It was also the only bedroom with access to a 3-prong plug for my laptop in order to watch tv (see con #2). by the 3rd night, we had to move to the other bedroom because my son and I just kept rolling into the middle of the bed and having rough night's sleep because of that and I just used my lap top until it died. We would need a 3 prong plug in that second bedroom to use the laptop, or a bedroom tv. 4) no dishwasher but no sponge provided. That was inconvenient since I could not leave my son alone to run out."

The Studio on 5th is a private studio apartment located adjacent to our home. It is 1 room/1 bath apartment with a private entrance, kitchenette, covered parking, Wifi, and Amazon Fire TV. The Studio is about 200 square feet. The bed is a comfortable Queen size bed with Egyptian cotton sheets, memory foam mattress, and quilt. Large luxurious towels, soaps, shampoo, and conditioner are provided. The kitchenette includes a mini fridge, Keurig, microwave, basic dishes and silverware. As hosts we try to provided a cozy place to stay that we would be happy to host friends and family in. We aim to show true southern hospitality.

The studio is a small 1 bedroom apartment and not usually suitable for more than 2 plus an infant or toddler.

House Rules:

1) SMOKING & VAPING
-Absolutely NO smoking, vaping, or drug use are permitted in the home. If evidence of any of these is detected at any time, there will be an additional $500 cleaning fee assessed.

2) GUESTS
-After booking, we require that the primary guest submit the names of every other guest who will be staying at the home. Every guest who is present on the property must be included in the original booking. There are to be no additional guests allowed on the property on an overnight basis.
If additional overnight guests are detected there will be a $100 fee assessed per person per night.

3) PARTIES & GATHERINGS
-Out of respect for our neighbors and to be in accordance with the rules set forth both by Airbnb and by the City of Jackson parties and gatherings are strictly forbidden.
-There will be zero tolerance, and evidence of a party or gathering will result in immediate eviction from the property and termination of the booking without refund.

4) PETS & ANIMALS
-As animal lovers ourselves, we ask that you respect our choice to keep this home PET FREE for the safety and enjoyment of all our guests, especially those who might be allergic.
-If a pet or evidence of a pet is found at the property, there will be an additional $500 cleaning fee assessed. In accordance with Airbnb policy, service animals are to never be left unattended at the property.

5) QUIET HOURS & SECURITY
-Quiet hours are from 10:00 pm to 8:00 am. We take noise complaints very seriously.

6) PARKING
-Parking for the main house is located in the parking area in front of the home. You may also use the driveway on the side of the property.

7) CHECK-IN & CHECK-OUT
-In accordance with COVID cleaning protocols and to best allow our housekeeping team to prepare the home for your visit, we have strict times established for check-in (4:00 pm) and check-out (10:00 am).
-Late check-out will not be allowed without advanced notice and approval from both the homeowner and housekeeping team, and an unapproved late check-out will be subject to a $50 fee.

8) HOUSEKEEPING
-Please treat our home as you would treat your own! Our housekeeping team works tirelessly to ensure your stay is a wonderful one, but they do need your help to ensure a smooth and seamless transition before and after your stay.
-White towels should not be used for makeup removal! Please use the provided makeup remover towelettes or dark towels in the bathrooms. Soiled towels that cannot be laundered clean will incur a $25 fee to the guest. Soiled linens that cannot be laundered clean will incur a $50 fee to the guest.
-Please do not dispose of anything other than toilet tissue in the toilets.
-We do not allow glitter, silly string, confetti, or other such materials. Nothing may be adhered to the walls of the home, including tape.
-Per fire marshal recommendations, absolutely no candles are permitted inside the home.

9) OUTDOOR SPACES
-We hope you enjoy our outdoor patios while here. We do! Please be mindful of noise and considerate of our neighbors.

10) FOOD
-Per local regulations, certain food items may be provided for your enjoyment. The hosts do not accept any responsibility for issues that might occur related to food items, including but not limited to: allergies, spoilage, etc.

11) DAMAGES
-We understand that accidents happen! Should there be any damages that occur during your stay, please notify us immediately so that we might plan together for how to remedy the situation. Minor issues can possibly be addressed by our housekeeping and maintenance team. Major issues will need to be assessed and resolved using the Airbnb resolution center.

12) CHILDREN
-We welcome you and your children in our home! Please be aware that the home is NOT baby- or child-proofed in any way. There are no outlet covers or locks on the kitchen cabinets or drawers.
-The guest assumes all liability for their children and their children’s actions during their stay.

3. Animals must be house trained for toileting.
4. Animal waste should be picked up & placed in outdoor trash can after toileting in the yard.
