There is free WiFi, and the kitchen comes equipped with a full refrigerator with ice trays. It also includes a microwave oven, coffee maker with separate hot water reservoir for tea or hot cereals. To start off, we spent most of our time in the hot tub and heated pool which were very clean. We had all of our dinners at the large dining room table, breakfast in the kitchen at the bar, and when we were tired from the pool we watched a movie together in the living room where there is a large sectional. The begs were all comfortable, clean, and plenty of them for us. The bathrooms were very clean. I especially loved the soaking tub in the master bedroom. We loved everything about this home. There were also several door dash options which my kids enjoyed as that was a splurge option for us. The town is big enough but not over crowded."

The Studio on 5th is a private studio apartment located adjacent to our home. It is 1 room/1 bath apartment with a private entrance, kitchenette, covered parking, Wifi, and Amazon Fire TV. The Studio is about 200 square feet. The bed is a comfortable Queen size bed with Egyptian cotton sheets, memory foam mattress, and quilt. Large luxurious towels, soaps, shampoo, and conditioner are provided. The kitchenette includes a mini fridge, Keurig, microwave, basic dishes and silverware. As hosts we try to provided a cozy place to stay that we would be happy to host friends and family in. We aim to show true southern hospitality.

The studio is a small 1 bedroom apartment and not usually suitable for more than 2 plus an infant or toddler.

My home is cozy and well-equipped for your stay. The home has many original details and has a mid-century modern feel. The backyard is large and park-like. The home is located near Jackson-Madison General Hospital, University of Memphis at Lambuth and downtown Jackson. The location is a easily accessible from I-40. This home is perfect for traveling nurses.

House Rules:

1) SMOKING & VAPING
-Absolutely NO smoking, vaping, or drug use are permitted in the home. If evidence of any of these is detected at any time, there will be an additional $500 cleaning fee assessed.

2) GUESTS
-After booking, we require that the primary guest submit the names of every other guest who will be staying at the home. Every guest who is present on the property must be included in the original booking. There are to be no additional guests allowed on the property on an overnight basis.
If additional overnight guests are detected there will be a $100 fee assessed per person per night.

3) PARTIES & GATHERINGS
-Out of respect for our neighbors and to be in accordance with the rules set forth both by Airbnb and by the City of Jackson parties and gatherings are strictly forbidden.
-There will be zero tolerance, and evidence of a party or gathering will result in immediate eviction from the property and termination of the booking without refund.

4) PETS & ANIMALS
-As animal lovers ourselves, we ask that you respect our choice to keep this home PET FREE for the safety and enjoyment of all our guests, especially those who might be allergic.
-If a pet or evidence of a pet is found at the property, there will be an additional $500 cleaning fee assessed. In accordance with Airbnb policy, service animals are to never be left unattended at the property.

5) QUIET HOURS & SECURITY
-Quiet hours are from 10:00 pm to 8:00 am. We take noise complaints very seriously.

6) PARKING
-Parking for the main house is located in the parking area in front of the home. You may also use the driveway on the side of the property.

7) CHECK-IN & CHECK-OUT
-In accordance with COVID cleaning protocols and to best allow our housekeeping team to prepare the home for your visit, we have strict times established for check-in (4:00 pm) and check-out (10:00 am).
-Late check-out will not be allowed without advanced notice and approval from both the homeowner and housekeeping team, and an unapproved late check-out will be subject to a $50 fee.

8) HOUSEKEEPING
-Please treat our home as you would treat your own! Our housekeeping team works tirelessly to ensure your stay is a wonderful one, but they do need your help to ensure a smooth and seamless transition before and after your stay.
-White towels should not be used for makeup removal! Please use the provided makeup remover towelettes or dark towels in the bathrooms. Soiled towels that cannot be laundered clean will incur a $25 fee to the guest. Soiled linens that cannot be laundered clean will incur a $50 fee to the guest.
-Please do not dispose of anything other than toilet tissue in the toilets.
-We do not allow glitter, silly string, confetti, or other such materials. Nothing may be adhered to the walls of the home, including tape.
-Per fire marshal recommendations, absolutely no candles are permitted inside the home.

9) OUTDOOR SPACES
-We hope you enjoy our outdoor patios while here. We do! Please be mindful of noise and considerate of our neighbors.

10) FOOD
-Per local regulations, certain food items may be provided for your enjoyment. The hosts do not accept any responsibility for issues that might occur related to food items, including but not limited to: allergies, spoilage, etc.

11) DAMAGES
-We understand that accidents happen! Should there be any damages that occur during your stay, please notify us immediately so that we might plan together for how to remedy the situation. Minor issues can possibly be addressed by our housekeeping and maintenance team. Major issues will need to be assessed and resolved using the Airbnb resolution center.

12) CHILDREN
-We welcome you and your children in our home! Please be aware that the home is NOT baby- or child-proofed in any way. There are no outlet covers or locks on the kitchen cabinets or drawers.
-The guest assumes all liability for their children and their children’s actions during their stay.

5. If you used the key, replace it on the interior doorknob.
6. Message host in the app that you have checked out.

TRAVELING WITH ANIMALS- we love families & believe pets are a part of the family…. With that in mind we do have a few expectations.
1. Animals must be well cared for, clean, & fully vetted.
2. Animals left in the unit while you are not present may not be closed in any room. (If you are worried about your unattended animal's behavior they must be left in a travel crate.)
3. Animals must be house trained for toileting.
4. Animal waste should be picked up & placed in outdoor trash can after toileting in the yard.
5. If you travel with a shedding animal, please use the dust mop, & broom next to the fridge periodically during your stay.
6. If it is muddy out, please use dark kitchen or bath towels for paws (not the white towels)
7. If traveling with an animal other than a dog you may not use auto booking - please send booking inquiry as your animal may require some special guidelines.

Welcome to Highland Park Studio! This space is an attached studio apartment on the back of our home. We live on the property and are available as needed. You may occasionally see us walking our dog or tending to the flower beds. Attached to our home, the studio is completely separated on the interior with two locked doors for your privacy.

Guests have sole access to a private entrance and the entire living space to include kitchen and bathroom. The shared backyard space features a patio, fire pit, and vegetable garden.

We will send you an entry code for the key pad prior to arrival. To lock the smart lock while inside the unit, twist the entire circle lock to the right.
