99% of guests are visiting family, friends, on a work trip, or just exploring town. For anyone who intends to have a party, disturb the neighborhood, or in any other way violate our house rules, we want to make clear that:

We have a zero-tolerance policy for this. We have noise sensors that alert us if decibel levels pass a certain threshold, and we have unfortunately had to ask guests to leave for violating this rule. Being a good neighbor of the city and the block we are on is very important to us.

We have sensors to detect indoor smoking (nicotine and marijuana) and have an automatic $750 fine for violations, and have also had to ask guests to leave early for violating this rule.

We have a garage that fits 2 cars, with room for 2 - 3 additional cars in our driveway (tandem - it - blocks the garage). We are located on a safe, quiet street which also provides plenty of additional parking if you need it!

The house is fully accessible via a YALE smart lock at the front door and on the back door. To access the house, enter the code we provide in your reservation check-in instructions, and press the CHECK to unlock.

When leaving, enter that same code followed by the CHECK mark and the deadbolt will close. The locks will also auto-lock after one minute if you forget to lock.

Extra Sleeping Arrangements

Air Mattress: Designed for camping, our air mattress is extra-sturdy and provides a wonderful sleeping space for two. To inflate, please plug in the pump and wait for it to charge. Once the light on it is solid (not blinking), unplug the pump, insert the end into the air mattress, and flip the switch to inflate.

We love hosting folks, so we want to be as respectful as possible to our wonderful neighbors. Since we’re in a quiet neighborhood, we do ask that you follow a few easy rules:

- No parties & no overnight guests without prior approval. If you’re looking to host a small gathering, that’s probably ok but please let us know.
- Respectful, quiet volume, particularly after 9 pm.
- Please leave your shoes at the door.
- No pets please, as many of the guests we host have allergies.
- No smoking - also, don't discard your cigarettes in house trash cans. They get stinky.
- If you break or damage something, please let us know and arrange for its replacement or repair.
- Do not leave any food out that will attract uninvited pests. Our home is pest-free and we intend to keep it that way with your help.

We have a zero-tolerance policy for this. We have noise sensors that alert us if decibel levels pass a certain threshold, and we have unfortunately had to ask guests to leave for violating this rule. Being a good neighbor of the city and the block we are on is very important to us.

We have sensors to detect indoor smoking (nicotine and marijuana) and have an automatic $750 fine for violations, and have also had to ask guests to leave early for violating this rule.

We have a garage that fits 1 car, with room for 1 additional car in our driveway (tandem - it - blocks the garage). An EV charger is also available, perfect for electric vehicle owners. We are located on a quiet street, which is permit only (we don't have a permit). If you need additional parking, there is a paid public parking garage less than a 2-minute walk away on Woodward!

Electric Vehicles: Our garage is equipped with a - HomeFlex Level 2 EV Charger w/ Tesla Adapter, which works with the Tesla Model 3, Y, S, X, and Cybertruck.

Also, please do not block or park in our neighbor's driveway. We love our neighborhood, and want to respect their space.

Our home also features a custom desk with a dual-monitor setup perfect for Work-from-home! Our home is located on Coolidge Hwy close to Birmingham Country Club, Crestview park (with two public tennis courts, a play area, and plenty of room to run around for the kids!), and also a quick drive to Royal Oak, Berkley, Ferndale, and Beaumont Hospital this is the perfect spot for any gathering or getaway!

With just a few steps to the front door, our home has a half-bathroom on the ground floor along with the living room, the kitchen, and our executive office. The second floor has 3 bedrooms and 2 full bathrooms. The master bedroom located on the second floor has its own en-suite bathroom and walk-in closet. Finally, our basement (down a full flight of stairs) is fully finished and includes a murphy bed behind a curtain wall, providing a comfortable sleeping space. Keep in mind that the fourth bedroom in the basement is not a true, normal enclosed bedroom but a part of our finished basement which features a murphy bed behind a curtain wall, providing a comfortable sleeping space, but is not configured as a traditional bedroom. The basement also offers a full bathroom with stand-up shower, a home theater area, and a full wet bar with an additional Keurig coffee machine, microwave, and extra glassware!

Our home gym is located in an additional space above our garage. There is a separate AC/Heating unit in that space. It is up a full flight of stairs to the left-hand side of the garage. Refer to the check-in instructions link you received for access information. Please note guests use exercise equipment at own risk.

We get that things happen, just please inform us. Each member of our team has families of their own and work 7 days a week as schedules dictate. This home is located in an upscale Birmingham neighborhood a mile from downtown, which has the feel of a big city with shopping and fabulous dining. Walk to downtown and easily reach anywhere in the Detroit metropolitan area.

A quick 25 min from Detroit Metro Airport. Easy to use public transportation or get an Uber or Lyft car. It is also a very walkable area.

We strive for 5 star reviews and we want to give you one in return. Please, communicate! We have our amazing host on-call just for you-let us know what you need. This house is in the city and on a busy street. You will need to pull in and out of traffic (during rush hour) to access the driveway. We recently had a guest rate us less than 5 because they didn't feel we accurately informed them that there is traffic in the city and on a busy road, this is one out of our control and one thing we naively assumed everyone understood when driving in the city:( use caution when pulling into our driveway and please do NOT back out into traffic, but use the large drive area to turn around and safely exit the property.

Please, contact us if it’s an infestation; otherwise, it is normal. We will not offer any refund for siting of such.

Our 4 guest included charge assumes to beds upstairs used. Our Airbnb rating relies on proper communication and accuracy with guest counts and reviews. If you have an issue during a stay that would result in anything less than a 5 star review, we ask that you message us in real time. All guests should walk-thru home upon checkin and report any issues within one hour. We do have our team on call should an issue need correcting. We have a lot of properties and a team that soley runs these and puts forth their best to make our houses your "homes"-please respect that and realize that little things like bringing in extra guests without notifying costs our housekeepers and extra hour of work to flip extra beds. We get that things happen, just please inform us. Each member of our team has families of their own and work 7 days a week as schedules dictate. Majority of our guests have been amazing, but we have had a few really rotten ones and it isn't fun to deal with. Commercial use of site (this includes private private photographers) is a separate fee and requires written permission. Please inquire regarding rates and requirements, We
aren't kidding when we say we would rather have a vacancy than crabby people :). Thank you to those of you who get it and treat our team respectfully and honestly.

Guest access
You will have the entire home and outdoor space. Please respect locked doors or cabinets and anything marked private. General rule, if you didn't buy it, please leave it be.

The LL is unfinished, but has a full size washer and dryer for guest use -other than that, there is no reason for guests to be down there and we kindly ask that you refrain from exploring :)

Other things to note
We strive for 5 star reviews and we want to give you one in return. Please, communicate! We ask that any dissatisfaction with house be sent within 30 minutes of checkin. If you do not report any issues, we will, rightfully, assume that all is well and great-which means your stay is up to a 5 star stay. Anything broken or not working is to be reported via app in real time. We have our amazing host on-call just for you-let us know what you need. This house is in the city and on a busy street. You will need to pull in and out of traffic (during rush hour) to access the driveway. We recently had a guest rate us less than 5 because they didn't feel we accurately informed them that there is traffic in the city and on a busy road, this is one out of our control and one thing we naively assumed everyone understood when driving in the city:( use caution when pulling into our driveway and please do NOT back out into traffic, but use the large drive area to turn around and safely exit the property.

The space
Birdland is a 3 bedroom bungalow with 2 full baths, dine-in kitchen, finished basement, and laundry room. The “Cardinal Suite” on the second floor has its own a/c unit, mini fridge and work space.
Each room has its own character and is equipped with a TV capable of streaming your favorite apps, a workspace, access to fiber optic internet, and coded keyless entry for privacy.
The 60 inch smart TV in our finished basement is definitely a perfect spot to relax after a long day if you’re in town for business, or just want to chill with the family after a long day of shopping and sightseeing while here for pleasure. There are many restaurants and shops within walking distance thru this quiet, family oriented neighborhood.
