I found no cleanliness issues myself, my room was spotless and well stocked with everything I could need for a short self-catered visit. You can’t get closer to most of the best restaurants/bars/the university or other amenities (except grocery stores, which are on the edge of town). The roof terrace was clean and very peaceful. I also used the luggage lockers which were secure. Any questions or requests were managed by the offsite customer service team. It was a breeze, I’ve already booked a second visit on another business trip. "

- Ann Arbor Hills location. 5 minutes walk to Nichols Arboretum and the Anthroposophical society of America. 0.6miles (12 minutes walk) to vertex coffee roasters. 1.2 miles (24 minutes walk) to Michigan Theatre. 1.7 miles (33 minutes walk)to Zingermans. Easy access to the "Big House" only 1.9 miles. 1 bedroom. 1 living room and private bathroom. ENTRY: Guests have their own private entrance via SLIDING PATIO DOORS ON THE LOWER LEVEL OF A FAMILY HOME. Private guest patio. Large sofa and small table seating 2. Roku TV available but no live TV unless you use the" rabbits ears" antenna provided which can be fussy. A door from the living room leads to the hallway off which you will find a door to the bathroom, a door to the queen bedroom and a stairway which leads up to the owners unit and has a closed door at the top of the stair. A door to the garage.(private, not accessible)BEDROOM: -Queen bed, small vanity with mirror. Closet. 3 bedroom windows look onto the patio. BATHROOM:-small full bathroom off the hallway with shower/ bath amenities and hairdryer. Small ground level window. KITCHENETTE: 2 burner stove top. (no oven)mini refrigerator. Microwave, drip coffee maker, kettle, tea coffee milk . PETS-We allow pets under 30lbs (there is an extra fee of $30.00 per stay , ) small patio with seating for 4. Guest parking for up to 2 cars. Off the hallway is a laundry room that is NOT part of the VRBO, but you may use the washing machine , dryer and fridge that is in this room but because it is a "laundry/storage room, I am unable to keep this room to the same standards as your apartment, thus it is not part of the VRBO. CLEANING. I clean the apt. (except when i am traveling and a cleaning company comes.)I also DO NOT expect you to clean before you leave, this is your vacation. My cleaning practices have always included attention to door knobs, light switches, handles and high touch areas. All bed linens are changed between guests including the mattress pad, coverlet, and washed on the hottest cycle, as are the towels. Shower curtain and liner , floor mat and bath slip mat are also changed between every guest. I always open all windows and sometimes leave them open letting guests close them. I leave out diluted bleach, hand wipes, alcohol pads, disposable cloths for you to do any extra cleaning you may wish, and hand sanitizer by the entrance. I do NOT pass on the cleaning or Tax fees to you. (as someone who often stays at VRBO properties I do not like it when I see a rate for $100.00 but turns out to be $190.00 with fees.) The service fee is the fee for VRBO who do an excellent job. and offer alternate accommodation if you are not satisfied or there is a last minute problem. I am often away but readily contactable for any needs. We welcome you to our home but do not greet you, the key is kept in a lock Box, and let you settle in as you please. If you prefer to be greeted please let me know ahead of time.PLEASE NOTE
-You can sometimes hear the owners upstairs walking around their home. Occasionally you may hear TV or music.Heating and AC CANNOT be controlled in the apartment. It is kept at 70 and in addition there is a heater in each room should they be needed. The wood stove is not used. Some of the patio, not the apartment, can be seen from the owners property. See photos. The apt. and patio is for your private use, this is not shared space, the owners share the parking area. The apartment is how VRBO use to be 10 years ago, as in, a family lives upstairs and you can sometimes hear them, you may cross paths in the parking area, and there are signs of family all around, ect, its not a purpose bought house to just rent with no sign of anyone living in it. Lets not forget that the Vrbo platform was initally about sharing your home with others at resonable prices, not about renting empty investment homes for top dollar. This apartment is situated as the lower half of a two story duplex. Newly remodeled including all new bathroom, granite counter in kitchen, and all hardwood or tile floors. Smart TV's in the bedrooms and Smart TV with cable in the living room. Everything you need for making meals, and close to many restaurants if you'd rather not. Right next door to a coffee cafe! One minute walk to the bus stop. Just a 5 minute drive to downtown, and an 8 minute drive to the Big House. The upstairs tenants are long term residents. You will be able to hear them walking around in their apartment.

Welcome to RoJo's Riverside Retreat, where there are so many things for you to do! The home has two bedrooms, with a queen size bed in each. There is one bathroom. The kitchen is fully equipped for all your cooking needs. The living room has a gas fireplace to keep you warm and cozy.

Our property is nestled right in the quiet and lovely Lower Burns Park neighborhood. We are within walking distance to Michigan Stadium, the Crisler Center, and the U of M Golf Course. For some quick groceries, there is the Produce Station and Argus Farm Stop just a few blocks away. Venue by 4M, our new restaurant and bar, is an easy walk right down the street. For a quick & delicious coffee fix, Venue Coffee is open at 8 am for delicious barista drinks and pastries.
We are in the sweet spot: very close to downtown, campus, and the football stadium without the hustle and bustle of the downtown area and student life. Quiet, yet lively!

Getting Around:
It's a five minute drive to the center of Ann Arbor and I94, (except on game days!). The city bus stop is a block and a half away, and bicycle and walking paths are all around. Uber/Lyft is readily available in the area.

Other Things to Note:
We stock olive oil, salt and pepper, whole bean coffee and creamer in all our units. We also provide enough body wash, shampoo, toilet paper and paper towels for 3-4 days as well as a few Tide pods for 2-3 loads of laundry and a few dishwasher tabs. For stays of a week or longer guests are asked to provide their own toiletries and other supplies.

Football home games are slightly crazy in the neighborhood, street parking spots are stalked by fans. If you park on the street and leave before the game your spot will likely be gone if you return before the end of the game.

We have a zero-tolerance policy for this. We have noise sensors that alert us if decibel levels pass a certain threshold, and we have unfortunately had to ask guests to leave for violating this rule. Being a good neighbor of the city and the block we are on is very important to us.

We have sensors to detect indoor smoking (nicotine and marijuana) and have an automatic $750 fine for violations, and have also had to ask guests to leave early for violating this rule.

Located directly off W Huron Street, this unit’s space in our driveway fits two cars in tandem. Please park on the left-hand side of the driveway directly next to the house as the right-hand side is for the top-floor unit. We have installed signage for clarification but please feel free to message us with any questions!

There is no street parking on W Huron Street. If you have more than two cars and need extra parking, street parking is available on Crest Ave, which is the street south of and perpendicular to W Huron Street.

Pullout Couch: Underneath the horizontal seat you will find two fabric handles. Pull them out from under the couch and raise up the extra mattress section from underneath the couch. Remove the couch pillows to make space for two!

Extra Linens: Underneath the chaise section of the couch you will find four bath towels and four hand towels, four pillows, a comforter, and extra sets of sheets and pillowcases for the couch and air mattress.

- No smoking - also, don't discard your cigarettes in house trash cans. They get stinky.

- Do not leave any food out that will attract uninvited pests. Our home is pest-free and we intend to keep it that way with your help.

We know you are coming to Ann Arbor to have a good time, but out of respect to the other tenants and neighbors, this property has a strict “No Party” policy.

QUIET HOURS:
Quiet hours are from 10pm to 6am. Guests are responsible for the conduct of all persons in their unit.

SMOKING:
Smoking of any kind is not allowed in the unit. There will be a minimum $250 penalty fee if it is determined that there was smoking in your apartment during your reservation period.

MINIMUM AGE:
Guests named on the reservation must be 21 years or older. By booking a reservation, you represent and warrant that you are 21 or older and have the legal capacity and authority to enter into a contract. The name on the reservation must be present at check-in and throughout the duration of the stay.

CHECK-IN / CHECK-OUT:
Early check-ins and late checkouts are based on availability and can be requested one day before. Additional fees may apply.

SECURITY:

Sunny room with private bathroom. Our home is in the quiet Old West Side on Water Hill, about a 15 minute walk to historic Kerrytown, downtown, and YMCA. Plenty of restaurants & bars nearby. The University of Michigan Campus and hospital are about 30-40 minutes walking distance. Basement room is well lit, on ground level; walks out into back yard (about ½ acre). You have a private entrance and off-street parking.

If you have stability issues, please note: there is a step up in the bathroom.

✓ We do a full house clean from top to bottom and all rooms every Sunday once a week that includes the second bedroom so if you can please pick up all your items off the floor and place them in the closet or on the bed so that way we can vacuum accordingly.

✓ We are located on the third floor so please keep in mind of the tenants below us quiet hours in the building start at 10:00 p.m.

✓ Please always remember to lock the front door when you leave.

✓ Please if you bring food in the room please clean up and throw all trash away we do not have issues with bugs and we do not want to start now lol. we are a very clean and organized household. we love to keep it that way

The bus stop is 100 yards away and takes you downtown Ann Arbor in 20 minutes. Saves on Parking issues. Winston, my Pomeranian, goes to Florida with me from October to May. The house cat's name is Kitty! Kitty thinks he rules the world and overlooks his kingdom from the deck. Kitty is an indoor/outdoor cat. The only shared space is the kitchen but we make every effort to leave that to our guests, too!
