The space
Your room is through the kitchen and living room , to the right of the bathroom at the end of the hall. The 2 listed bedrooms are next to each other so be sure to look for your name on the door. A key is hanging on the wall by the light switch. Lusi, my dog, is very well behaved. She does get over excited occasionally and, while she doesn’t jump up on people, she does sometimes scratch. She is not allowed on the furniture or in the guest bedrooms.

Parking is available on the street in front of the house. Please do be sure to park on Gemini Court, in front of my house! Please do not park across the street, between the driveway and the mailboxes, or in the public parking area in the culdesac. If everyone is considerate and pulls forward to the driveway or the car already present, there is plenty of room for 3 cars!
Walking/biking trails are around the corner. In about a half hour you can walk to downtown Loveland, Boyd Lake State Park, numerous restaurants, fast food restaurants, coffee shops, as well as fitness centers, etc. etc. Walmart is a 3 minute walk away.

During your stay
One of the great joys of hosting is meeting a wonderful variety of people.
I live in the house with Lusi, my dog, and I am home much of the time. When I am not home, I am always available by phone and/or text should any issues arise.

A key to your door is hanging next to the light switch. If you choose to lock your door if you go out for a while, remember to take this key with you. Also, remember to leave it when you check out!

Must love animals! I have 2 dogs. Great place for travelling exec or grad student/intern- quiet home. No smoke of any kind please. Private furnished room (11'X13") w/queen bed, fridge, Microwave, TV, dresser, closet, ceiling fan, hot tub on site. On upper level with shared full bath. The space
This home has three levels. The upstairs is for guests and has two bedrooms (one person occupancy) and one full bath. Guests have access to main floor laundry from 7 am to 8 pm daily. My dogs have free roam of the main level but the dogs do not go upstairs. Bedrooms and bathrooms are off limits to pets.

Your private room has a key lock door and is furnished with newer queen pillowtop bed, desk, chair, dresser, nightstand, mini-fridge, microwave and TV with Firestick, ceiling fan. Nice sized closet. Home is shared with female owner of local real estate agency and her 93 year old dad, who both have quarters on main level, and one other Airbnb guest who is also upstairs and shares the full bath. The home also has a basement apartment that houses one tenant. Very quiet street, nice community. Hot tub available for guest! Kitchen available for light cooking from 7:00 a.m. to 8:00 p.m. Home is quiet after 10 pm and before 7 am. 30 DAY MINIMUM, one person room, no pets please. We have a pet exemption, therefore we are not required to accept emotional support or service animals because one of our dogs, while wonderful with humans, can be aggressive with other animals who enter the home making the situation unsafe. No overnight visitors please.

Parking is right out front on the street and there is plenty of it. We are on a quiet street with not a lot of activity. We are a short walk (2 minutes) to a bus stop, and a block from our phenomenal bike and walking trail system as we are just a block from Spring Canyon Park where you can catch the trail that will get you just about anywhere in Fort Collins.

During your stay
You have your own area of the house, but when you come in the front door you will usually be greeted by friendly, wiggling dogs (a boxer and a boxer/lab mix), and I'll usually wave or say hi as you walk the 15 feet from the front door to the stairs leading up to your room. I work from home, so I'm usually here but pretty quiet. If you want interaction you are welcome to join us for meals (I cook quite a bit and there are often baked goodies in the kitchen to snack on as well) or to watch TV in the living room.

Other things to note
This is a one person room, and we are COVID safe so we request you be vaccinated if possible.
I have two medium sized older dogs who will greet you every time you come in like you are their long-lost favorite person! Boxer wiggles will ensue.
You will share the upper level bath with a middle aged woman who is one of the nicest people you'll ever meet, and she travels over half the time so she isn't there all that much.
My dad (93) and I (65) live on the main level and we are quiet and have rented to students and travelling professionals for many years and very much enjoy meeting new people. I'm a faculty member at a local college as well as a business owner (real estate agency and Ghost Tours in Old Town.
The home also has a basement apartment with separate access that houses one quiet long-term tenant.
Housekeeping comes every two weeks and cleans all bathrooms and common areas. If you choose, housekeeping will also vacuum your room and take out trash.

Why not have all the comforts of home when not at home? We have lots of space in our home to share! Our available bedrooms are downstairs where guests can have their own living room and bathroom. Downstairs offers cool, dark sleeping conditions. We have extra blankets to be cozy and the windows have blackout shades for a good nights rest. We live in an astonishingly quiet neighborhood for the number of people and dogs who live in the area! Our queen size beds all have 625 thread count sheets.

The space
Comfortable clean private bedroom with TV with XFINITY cable and Netflix. Clean towels, coffee maker, and a few other amenities provided. Private bathroom has two sinks and bath/shower.

In addition to bedroom/bathroom, guests have access to basement wet bar area with microwave, sink, minifridge, coffee maker and table.

Basement area is shared but generally we would not be using the space after 7pm on nights we have guests. Guests are welcome to play ping pong but we ask that guests do not use exercise equipment. TV with streaming services is provided in guests room. TV/couch area next to kitchenette are not available for guest use.

Guests are sent a code for a keypad lock on arrival day with check in instructions. Guests can check in with keypad code anytime after 2pm. If possible, we ask that guests remove shoes before entering basement. My partner Kelsey and I work from home most days. We are more than happy to give local recommendations!

Please park on the street directly in front of our house or directly across the street. Please do not park in front of neighbors houses, our driveway, or block our driveway when parking on the street.

I will go about my own business and give guests space, but am more than happy to give recommendations!

Flexible with check-in/check-out times as long as I don't have someone booked opposite. If you are needing something other than listed, feel free to ask!

If you are wanting a longer stay than what shows available let us know. We block nights off to allow for spacing between guest stays so there is a good chance the nights you need are available. I can unblock nights to accommodate longer stays as needed.

We are taking every precaution for the safety of guests through this pandemic through cleaning and sanitizing practices as well as safe distancing.

Parking directly in front of the house if available, alternate parking across the street.

I appreciate communication about estimated check in and check out times to help me be ready for your arrival and get the room ready for the next guest! If I will be unavailable at check in, guests will gain access to the house by using a unique 4 digit code on a keypad on the front door. I use a unique code for each guest and will provide that code through Airbnb message on day of arrival unless other arrangements are made. House has a Vivint security system installed that includes a doorbell camera and electronic lock system.

Please don't hesitate to let me know if the temperature isn't at a comfortable level. There is a small space heater available in the closet in the room.

Unfortunately, I am unable to host guests with animals due to a severe allergy. We love pets but as a concern for the safety of everyone in the house, hosting an animal is not possible. We have documented with Airbnb and they have stated, "While Airbnb strives to promote an inclusive environment, which includes a requirement to accept assistance animals, we do currently offer an exemption from this requirement for hosts who have a medical requirement to avoid animals (e.g. severe allergies)… If any reservations are booked by a guest with an assistance animal in the future, please contact us and we will offer a penalty-free cancellation." Our home is located in a safe, quiet neighborhood tucked away yet close to everything. Only a couple minutes to downtown Loveland, close to restaurants, shopping, and the mountains. The room has a private bathroom and mountain views from the window.

The space
This comfortable space has a twin bed that can open up into a king size if needed. The mattress is topped with a luxurious, comfortable Serta® 3-Inch Antimicrobial Memory Foam Mattress Topper for a relaxing night’s sleep. A beautiful wood desk from the local Woodley's Fine Furniture is there if you need a space to work as well.

There are also two other suites that are occasionally booked in the home as well by travel nurses or professionals for extended stays. The room is across the hall from the master suite, so being quiet, clean, and respectful is important. Each room has doors with locked key entry for your safety and privacy. When this room isn't being offered on Airbnb, I use it for my personal home office so please care for everything in it and the home as if it were your own.
