The full kitchen is equipped with European high-end, compact appliances perfectly sized for the suite and two guests. You’ll find everything you need, including a fridge with freezer compartment, combined convection and microwave oven, induction cooktop, dishwasher, large sink, toaster, coffee maker, Keurig, kettle, and bar sink, along with pots, pans, and all the essentials for cooking.

There are two patio areas in the backyard: one for the suite and one for us as hosts. The Suite’s patio is in view of our Country Cabin and features a 4-person bar-height table and chairs, shaded by a large pergola, plus 2 Muskoka chairs around the rustic propane fire pit, perfect for cooler evenings. The suite also has its own propane BBQ for outdoor cooking. While the backyard is shared, we do our best to ensure you have plenty of privacy and space for a peaceful stay. In keeping with our property’s “green” ethos, we’ve embraced rustic chic with features made from reclaimed materials. The barn board walls were repurposed from our barn renovation project, and the authentic barn board sliding door for the bathroom adds to the charm. The barn board feature wall, and bathroom door are both crafted from wood sourced right here on our property, blending sustainability with timeless style.

The Space
The Barn Studio is an open-concept industrial feel space located in our event barn, offering the best of rustic charm with a modern twist. High ceilings, rustic wood, and black pipe accents give it the true barn feel, while contemporary touches ensure comfort and style. Perfect for a rustic winter retreat, the space is equipped with in-floor heating to keep you cozy. The TV sitting area, kitchen, and bedroom are all in one open area, creating a comfortable and inviting flow.space.

Kitchen
The kitchen is perfectly suited for the Barn Studio, featuring a medium-sized industrial fridge and freezer, convection oven with induction cooktop, overhead microwave, and a large sink. It’s equipped with plates, bowls, glasses, mugs, a toaster, Keurig, kettle, and all the pots, pans, and utensils you’ll need for cooking. We provide essential items like salt, pepper, olive oil, tea bags, coffee pods, and sugar packets to make your stay even more convenient.

Cutting Boards Provided
Please use the provided cutting boards and avoid cutting directly on the countertops. They may look like wood cutting boards, but they are not designed for direct use.

Cooking with Induction
Please note that the induction stovetop heats up extremely fast, so be mindful to avoid burning your food. Also, induction cookware must be placed directly on the element for it to activate—otherwise, the burners will not heat up.

Please bring any food items you’d like to use during your stay, as the kitchen is not stocked with any food. We do not offer prepared breakfast or cooking services

Our tap water comes from our well and is drinkable. Enjoy!

Sleeping Area
The space features a super comfy queen bed in a cozy sleeping nook, complete with bedside tables, a dresser, warm lighting, and ultra-soft rugs for a luxurious and relaxing stay.

Sitting Area
Unwind after a long trip in our cozy sitting area, featuring two comfy chairs and a loveseat. A rustic wood coffee table adds to the charm, creating the perfect spot to relax and enjoy a movie or your favourite show on the TV.

Enjoy a large 55” Smart TV with Android mirroring and Apple AirPlay for seamless screen sharing. The TV comes with Netflix, YouTube, Spotify, Prime Video, and other popular apps installed—log into your own accounts for a personalized experience. Plus, immerse yourself in a full 5.1 surround sound system featuring AirPlay and Spotify connectivity.

Washroom and Laundry
The washroom features a grand 5' x 3' full height shower with rain head, elegant toilet, and beautifully vanity with lighted mirror. Here you will also find full laundry facilities with stacked washer and dryer.

Heating and Cooling
The Barn Studio is heated by radiant in-floor heating, which provides steady warmth but takes time to heat up. We ensure the heat is turned up on the morning of your booking, and for last-minute reservations, we adjust it as soon as possible. In the summer, two in-window air conditioners keep the space cool and comfortable.

Hot Water
Our water is heated by a boiler located on the other side of the barn, so it may take a few minutes for hot water to reach the shower and kitchen sink. A helpful tip: if the kitchen sink takes a bit longer to warm up, turning on the shower to hot can speed up the process. If you ever have any concerns, just let us know—we’re happy to help!

🐾 Pets – Please Add to Reservation!
Pets are welcome at our Barn Studio! Please be sure to add your pet to your reservation, as there is a $40 pet cleaning fee. If you plan to bring a pet, kindly include the pet type and size in your inquiry. We also ask that you clean up after your pet during your stay. You’re welcome to explore our scenic walking paths in the bush—perfect for a stroll with your furry friend!

An assigned Barn Studio parking spot is located right in front of the unit for easy and convenient access.

🚭 No Smoking
Smoking of any kind is strictly prohibited in and around the Barn Studio. Please use the designated smoking areas on the property and dispose of cigarette butts in the provided containers. If you need assistance locating one, feel free to ask.

🌱 Green Facts
Our property embraces a “green” ethos, blending rustic chic with sustainability. The washroom features barn board walls repurposed from our barn renovation project. Additionally, the barn features 40 KW of solar panels on the roof.

We are proud of our 60 KW solar electricity generation, which supplies green energy to the grid. We’ve also completed extensive green building projects, including a home addition to our century farmhouse, using sustainable strategies and products to significantly reduce our carbon footprint and energy usage.

Please Note:
The Barn Studio is NOT located by a lake or river, and it does not have a pool or swimming area. However, you can enjoy nearby beaches, with Centennial Beach in Barrie just 40 minutes away and Innisfil Beach 30 minutes from the property.

- "The country is beautiful and a comfort after spending the days in the craze of Toronto. I chose the barn property for its open floor plan and really did like that "forced family time" with teens. They enjoyed the Netflix and wifi (still) but so did I. The barn walls are cool white smooth siding or handsome rough hewn planks. LOVED the tall shower/rainhead for my tall teens! It's a little bright for sleeping with the skylights; and if I stayed again, I'd still bring my air mattress to soften the futon. The convection stove boils water in 2 minutes! And the window air conditioners kept up great during a Canadian heat wave. The owners are mutually respective of privacy and give good instructions for your stay."

Our walkout basement self-serve suite has large, bright windows and a private entrance. It includes a full compact kitchen and living area, office nook, 3 pc bath and one bedroom. Although we don't provide a cooked breakfast, we do provide fresh eggs from our own chickens once per week. We welcome children 16+ Sorry we cannot accommodate younger than that.

Decorated with country flair we have designed this 1500 sq ft bright and spacious area to give you a sense of serenity as you reconnect to a forgotten and simpler way of life. Enjoy a relaxing fire in the fireplace or connect to our unlimited Wifi for streaming or work with your own devices. Or maybe just sit outside awhile and enjoy the peace of God's creatures and the gorgeous sunsets!

If you bring your dog, we have a fenced in yard for them to run in with a doggie door entrance to the kitchen. Sorry but we cannot accommodate cats. We request that dogs are not allowed on the furniture!

We are 10 minutes to Alliston if you are looking for shopping or food and the Loretto Inn and Tavern is just down the road for a late night snack.

We will be here to greet guests when they arrive and are available if you need anything. We live upstairs and love to share the serenity of our farm with our guests.

Once you book I will send you a key code to the front door and the bedroom door. You will then enter the key code into the door then turn the knob to the right to unlock the door. Once you are inside you will need to turn the knob to lock the door.

When you leave the home you need to put the key code into the door and turn the knob to the left to lock the house. Please do not leave our home unlocked.

This is a newly renovated, modern, self-contained suite nestled in the beautiful community of treetops located next to the Nottawasaga Inn Resort and Golf course. The unit is close to everything that downtown Alliston has to offer. Only 3 mins drive to the Nottawasaga Resort for weddings, conferences, sports events or to play golf. Ten mins to the Hospital; quick access to Honda Plant, Base Borden; 30 mins to Mansfield Ski Hill and Snow Valley Ski Resort.

The space
This is a newly renovated 1 bedroom, 1 bathroom walk-out basement apartment. Actually, it doesn’t feel like you are in a basement as is it bright with a lot of natural light from the glass sliding door and large window in the living room. There is a window in the kitchen area and a large one in the bedroom.There are no internal stairs. Just walk out and have a seat by the door and watch the birds search for worms in the backyard garden.

The kitchen is stocked with essentials for cooking—pots, pans, dishes, and utensils.
We also provide a few complimentary basics: tea, coffee pods, sugar, salt, and pepper.

Our well-filtered tap water is clean and delicious.

Cleaning Fee
Our cleaning fee goes directly toward covering the cost of hiring a professional cleaner to prepare the space between guest stays to ensure that is cleaned and ready for each guest's arrival. We kindly ask that each guest treats the space with the same care and respect they would their own home.

Checkout Requirements
- Dispose of the garbage, recycling, and compost (please refer to your checkout message for details on where to dispose of each)
- Gather all used towels into laundry basket
- Put dirty dishes in the dishwasher and turn on

Smoking Policy - No Smoking Indoors!
Smoking is permitted outdoors only. Please be respectful and use the black container on the picnic table to dispose of cigarette butts. Kindly do not throw them on the ground — we work hard to keep our space clean and enjoyable for everyone, and your help in maintaining that is truly appreciated.

Wildlife and Bugs
As part of the farm experience, you may encounter some friendly visitors—like ladybugs, flies, or even the occasional mouse. While we do our best to keep them out of the space, part of the charm of rural life is being close to nature and its little surprises.

Summer Reminder: Mosquito Season
During the warmer months, mosquitoes can be present—especially around the fire pit or barbecue area in the evenings. We recommend bringing bug spray and wearing long sleeves or light layers to stay comfortable while enjoying the outdoors.

Relax in front of the propane fire pit located on the Suite patio— perfect for cozy evenings under the stars.

Walking Trails:
Take a peaceful stroll through our beautiful 40-acre bush lot, with trails winding gently through the trees — a perfect way to connect with nature. Please note that the trails are not marked, so it’s best to stay on the visible paths, especially if you’re walking with dogs. Some parts of the bush back onto neighboring properties, so we kindly ask that you remain on the trails and respect the surrounding land.

Biking:
Our quiet, low-traffic area is perfect for cycling, with most nearby roads paved for a smooth and enjoyable ride. Please note: you’ll need to bring your own bikes, as we do not have any available on-site.

Winter Wonderland – Ski, Snowshoe & Toboggan!
In the winter months, the countryside transforms into a peaceful snowy escape — perfect for cross-country skiing, snowshoeing, or simply enjoying the crisp air and quiet beauty. There’s even a gentle hill right behind the cabin that’s great for tobogganing! Please bring your own gear for all winter activities, as we do not provide equipment. As always, please enjoy the trails and hills at your own risk.

Family Farm & Event Space
Our property includes the family farmhouse and the charming rustic wedding and event barn at Fermanagh Farms. Year-round, the barn hosts weddings, corporate events, and private parties—typically on Fridays, Saturdays, and
Sundays.

We hold tours for prospective clients throughout the year, usually on weekends. While we do our best to respect your privacy and keep these tours discreet, we may not always provide advance notice. Rest assured, these visits do not disturb your suite space, though you might see some guests walking around the property during your stay.

Location & Nearby Attractions - No On Property Swimming
While the Country Suite is not located near a lake or river and does not offer swimming facilities, there are nearby beaches for guests seeking swimming
• Centennial Beach in Barrie – approximately 40 minutes away.
• Innisfil Beach – approximately 30 minutes away.

In addition to the beaches, the Country Suite is an excellent base for exploring nearby attractions, including:
• Canada’s Wonderland – Just 15 minutes away, perfect for families and thrill-seekers.
• Palgrave/Caledon Equestrian Park – Located 15 minutes from the cabin, ideal for those visiting with horse trailers. We also offer space and electricity for camper trailers.
• North Toronto K9 Centre in King Township and Tamsu Learning near Tottenham – both within a 15-minute drive, great for dog training or learning opportunities.
