I did find a window fan in a drawer but thankfully had received a welcome text from the property earlier in the day advising my room number (which was not the room I was given) and in the text it noted there was no AC so I picked up a fan at a shop on my way there. I hope business goes well for the property and they can invest in ac units for the summer. I would definitely not go here without ac in the summer. "

POWER: At TIMES, we operate with a limited power supply. Electrical appliances may operate at a lower efficiency than you're used to at home. We ask guests to be conservative in their power usage to ensure a smooth experience. What this means is that you shouldn't have multiple lights/items running at the same time. In the case of no power or an act of God, we have a backup generator you can hook up.

INDOOR COOKING: Indoor stove-top cooking is not permitted. Outdoor cooking options include the propane BBQ (with side burner) and the fire pit.

LOFT ACCESS: The loft area is not suitable for young children or anyone with mobility concerns. By booking, you agree to our safety and liability policies.

Built in 1904, I have learned stories of previous owners, their commitments to the community, and discovered generations of renovations. Most recently operating as Nan’s Bed & Breakfast by new friends, Graham & Ann, this home has provided shelter for many.

We don’t want this rental to be a transactional exchange and hope to build a base of folx that will enjoy its history, respect the land that it is built on, participate in the local community of Port Burwell, and contribute to whatever this beautiful, accidental project might grow to become.

Water & Electricity There is no drinking water on-site—please bring your own. Electricity is available in the bunkie (solar-powered).

Wi-Fi & Cell Service: There is no Wi-Fi and very limited or no cell service. Plan to unplug and enjoy the quiet.

Garbage: There are no large garbage bins and no road side pickup. Please be prepared to bring your garbage to the dump during your stay, or you need to bring it home with you to dispose of. If any garbage is left behind a $75 cleanup, transfer and dump fee will be charged.

Temperature & Seasons: The bunkie is available year-round, however, it is not insulated. If you are coming in winter or intermit weather, we are assuming you "know what you're in for" and will pack and dress appropriately to be in the bush. In winter, the road may not be plowed and could require a short walk in. Bring extra blankets for chilly nights.

Guest Verification: To protect our home and stay aligned with short-term rental regulations, we use an independent verification process for all guests. Please note: If you are booking outside of Airbnb, before your booking begins, you will need to verify your details with us to complete your reservation. If you are not booking with Airbnb you will be contacted via email and/or text to complete the verification.You will also be given the choice between paying a refundable deposit or buying a non-refundable damage waiver.

It's cute and cozy at Kosecki Kottage. It is not waterfront (Port Burwell is not set up like that), but is a 10 min walk or a 3 min drive with ample free parking at the beach.
It's kind of a hidden gem away from the business of turkey point or Port Stanley and boasts both an awesome public beach and the Provincial park($) with 5 separate sections of beach.
As a flight attendant I have travelled the world, and must say, I am super impressed with the quality of sand, the temperature of the water and how clear and shallow it is from the shoreline. Oh, and it's warm!! So much warmer than Grand Bend or Wasaga :)
It's has a gas fireplace in the living room and is hooked up to municipal amenities and a window AC unit in the living room that cools down the entire cottage. For those slightly cooler nights, there are also ceiling fans in both the living room and queen bedroom. A portable fan is also found in the bunk bed room.
The living room also have a big screen non-smart tv but our dvd player allows you to connect to Netflix (must have your own account and please log out). Tons of dvd's to keep you entertained or bring your own firestick or HDMI cable to connect to your favourite binge-worthy show.
We have high-speed internet throughout the cottage including anywhere on the wrap-around deck.
The beds are equipped with a flat sheet and pillow cases. We do not provide a top sheet or blankets/warmer coverings as part of your included price. To have these items included there is a $20 fee associated under linens.
We provide towels to be used at the cottage only, so please bring your beach/sunbathing towels to keep ours from getting stained.
A roll of paper towels is provided and 4 rolls of toilet paper. If you feel you will need more during your one week or less stay, please pack a bit extra or hit up Kens Convenience store (a 3 min walk from the property), for any forgotten or extra items.
Plenty of parking and a massive backyard for tons of games, bon fires and a space to park your boat. Apparently the fishing there is some of the best.
Guests must agree to all house rules, provide photo ID with proof of address and sign our waiver no less than a week days prior to arrival.
We ask our guests to please use the hose provided at the side of the house to rinse feet off from the beach before entering the cottage and leave all sandy/muddy shoes on the outside tray if it is dry outside.
Guests must adhere to all rules posted for the hot tub, most importantly to shower prior to entering, ESP if coming straight from the beach as sand is still stuck in bathing suits and will affect the filter and cleanliness of the water. If the hot tub needs to be drained and refilled due to dirty or sandy water, this will come off of the damage deposit for additional water and electricity costs at a charge of $75 and our next guests will not be able to use this amenity due to the hot tub reheating for over hours if there's back to back reservation so please be mindful.
After your last use, please refill the tub to two inches above the top jets with the hose outside and place two scoops of chlorine (found in the square deck box beside the steps)
As of the May long weekend, the town's beloved playhouse has resumed with outdoor concerts and events almost every weekend. They generally start at 8pm and run until just before 11pm. Due to our proximity to the location, you will most definitely hear the sound, however it is within the bylaw times and noise levels so it is out of our control. We apologize if this creates any disturbance for our guests, however we are happy for the residents of Burwell to finally have a social outlet to gather and enjoy a few hours of entertainment after another long, hard locked up winter.

We are not available on site, but can be called for any questions or emergencies. There is very limited cell reception in the area, so you may have to leave the location to contact us. You can get cell reception at the front gate, but no wifi.

There are 3 other bunkies close by which you can see from Birez Cabin (through the trees).

You still have lots of privacy, but you may see or hear other guests walking down the road during your stay.

We like to keep things clear and upfront so you can feel 100% confident about what to expect. Here are a few helpful things to know before your stay:

Washroom & Shower: A shared washroom with warm/cold shower, toilet, and outdoor well-access tap is nearby and easy to access.

Water & Electricity: There’s a tap on-site for general use (well water, not filtered). The sink in the bunkie has cold unfiltered well water. There is no "filtered" drinking water on-site—please bring your own. The bunkie is equipped with solar-powered lighting and basic power.

Wi-Fi & Cell Service: There is no Wi-Fi and very limited or no cell service. Plan to unplug and enjoy the quiet.

Garbage: There are no large garbage bins and no roadside pickup. Please be prepared to bring your garbage to the dump during your stay, or you will need to bring it home with you to dispose of it. If any garbage is left behind, a $75.00 cleanup, transfer, and dump fee will be charged.

Temperature & Seasons: The bunkie is available year-round and is insulated. If you are coming in winter or intermit weather, we are assuming you "know what you're in for" and will pack and dress appropriately to be in the bush. In winter, the road may not be plowed and could require a short walk in. Bring extra blankets for chilly nights.

Guest Verification: To protect our home and stay aligned with short-term rental regulations, we use an independent verification process for all guests. Please note: If you are booking outside of Airbnb, before your booking begins, you will need to verify your details with us to complete your reservation. We are 25 Minutes from Woodstock, Long Point, Port Rowan and even closer you can find hiking trails. We are ten minutes from both Delhi and Tillsonburg. Rambling Road Brewery, New Limburg, Charlotteville Brewing, Flux,Meuse Brewing,BonnieHeath Lavender Farm, Burning Kiln Winery, Frisky Beaver and capitol 33. Separate entrance and unit :)

The space
It’s a large space in our basement with tall 8 foot ceilings that is quite bright with everything you may need for your visit. A full kitchen and lots of sitting areas. The bed is the most comfortable bed in the house :). You’ll need something on your feet as the tiles can be cool. . There is a keurig and microwave along with full sized appliances for your cooking needs. We will have the basics needed in the fridge and some snacks as well. Come enjoy some country quiet!!! We can give you information on beaches and breweries/wineries in the area. We have Apple TV which is connected with Netflix, crave, paramount and other apps if you choose a night in.
if you smoke (anything) or vape, it is not allowed inside!!! Celebrating something? For an additional charge we can have a charcuterie board, wine, snacks ready for your arrival. Just inquire :)

Although the home is built for 2, there is a double mattress in the loft, should there be another guest.

Guest access
There is a shared driveway between the guest house and the private house but once you get the the guest house you will have complete privacy. There is ample parking steps away from your door and we will provide you with a code to get to the house and use to lock up after your stay. You cannot see or hear the private house as there is a total of 5 acres of grassland which 2 acres are completely yours to use. There is also a public trail behind the tree-line, which is great for walking or biking.
