The Copper Flat is located on the upper-floor of a century-old duplex. It can be entered through the front main entrance of the home, leading into an open entryway and staircase. Upon climbing the staircase you end up in the open-concept hallway connecting the 2 bedrooms, living area, bathroom and kitchen.

The primary bedroom includes a queen bed (firm), side tables, large dresser, reading chair, small closet, office desk, mirror and tv.

The secondary bedroom includes a double bed (medium firm) and side table.

The living area includes a 3-seat couch, accent chair, coffee table, side tables, bistro dining table + 2 chairs, media unit, tv and plant stands.

The kitchen includes a fridge, stove, microwave, small appliances (ie. toaster, blender) and fully-stocked cookware and dishware. General condiments are provided for all guests.

The bathroom includes a toilet, small vanity and large bath/shower combo. Full linen set is provided.

Guests will enjoy fully-private access to The Copper Flat, an upper-level unit within a century-old duplex which is owner-occupied. The backyard is a shared space with the host and is available for use upon request.

The bathroom is a great size with a toilet, nice single vanity sink, and walk in shower.

We have a strict no-smoking policy in all our units. You will be fined $500 if you violate. If you must smoke, please do so in the back yard.

4. No pets. **Evidence of pets inside the property will result in a $150.00 fine charged to guests.**

5. No parties and/or large social gatherings. No events, birthdays, bachelor or bachelorette stays **There is a $250.00 surcharge charged to groups that are deceitful about the use of the house. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.**

6. Check-in and Check-out times are MANDATORY unless scheduled and confirmed at a minimum of 24 hours in advance and if we are able to accommodate without double booking. **$50.00/hour penalty will be applied if you fail to check-out by 10am or by the agreed upon check-out time. My cleaners are on tight schedules**

7. A surcharge of $100.00 per undeclared guest per night will be applied for unapproved guests. Please be honest. We must coordinate cleaners and inventory based on the number of guests that occupy the unit.

8. Please leave all shoes at the front door and do not wear them throughout the house.

9. If any personal property is damaged/lost/stolen or if the cleaning company requires additional time to clean up, you will be charged accordingly.

10. Lock all windows and doors if your are not home.

11. Turn off all lights when not in use.

12. If there is any maintenance issue, please contact me directly so I can send someone to fix it.

13. Garbage is not to be left inside the unit upon check-out. Please dispose of all garbage inside the unit to the outdoor bins.

14. Garbage, recycling, and organic wastes is to be disposed of properly and up to city regulation. **$50.00 surcharge charged to guest who fail to follow proper waste protocol. My cleaners will have to dedicate time to re-sort the garbage correctly.**

15. No Moving / Rearranging of the furniture.

16. No unplugging of the electronics like TVs, cable boxes, lamps, Roku sticks, etc.

17. Guests looking to extend their stay are welcome to do so, subject to availability. Please note, we require a 48 hour notice MINIMUM prior to checkout time to extend without penalty.

All extension requests that are between 24-48 hours before checkout time are subject to an additional 50% of the cleaning fee to reschedule cleaners.

Any extension request that is less than 24 hours before checkout time will be subject to an additional cleaning fee.

Upstair we have 4 big bedrooms and 2 full washrooms, all room have nice fresh wash bedsheet pillow case and duvet cover. We provide a lot body towels , face towels and hand towels as well. In the washroom there is hand soap and shampoo conditioner in the washroom.

You just come to relax, sleep and enjoy a fresh and clean private vocation home.

- "A sisters/cousins getaway involves a lot of chatting. This was the right venue for such a trip. It was very relaxing. The inside was very clean. The unkept backyard view took away from the ambience a bit." - "Nice property. Everything that was needed was there for bath and kitchen needs. Beds were comfortable and the bedrooms were nicely appointed. Communication was very good between us and the owner." - "We were surprise to have someone living in the basement. They were very very noisy.They were cooking and burnt the food and smoke alarm went off in the we were staying. The pot and pans were in rough shape.We didn't cook with them.It would of been nice to have a chair in the rooms."

- "This little apartment was perfect for me. The location is ideal for my events downtown. Once I got there I just parked my car and walked everywhere. The apartment is very cosy, and oh, so clean. The bed was very comfortable, although the springs were a bit squeaky. Nonetheless, I had a really good sleep both nights. It felt like going home at the end of my busy days. I would definitely stay here again."

- "We travel to Brantford every year for our kids sports and have found the hotels nearby dirty and run down. Thai year we decided to rent a VRBO property and we were glad we did! This house was impeccable! It seemed to be brand new including furniture, linens etc. it was very well appointed with everything you would need for the kitchen and cleaning. It was conveniently located, neighbourhood was great and there was ample parking."

New quiet house. House is shared with other rooms. Large house, very quiet not with equipped full kitchen balcony and backyard for BBQ. Few rooms available for single or double occupancy. Family with children also welcome to enjoy for a short time or long time.
