The Old Tiverton Four Corners Schoolhouse No. 1 is located within Historic Tiverton Four Corners. Let your imagination wander back to the mid 1800’s as you pass through the proper boys or girls door into this fully remodeled structure. Ring the working vintage twenty-four inch cast-iron school bell to gather your friends and family for an old-fashioned meal prepared with local produce and cooked in our gourmet kitchen equipped with the latest fixtures for your convenience. Marvel at our collection of period décor and historic schoolhouse memorabilia as you relax in the spacious living room equipped with comfortable seating, a large 46' HDLCD TV, a working wood-burning stone fireplace, and central air conditioning / heating. Wide-plank pine flooring finished with an old fashioned and environmentally friendly Tung oil with citrus helps maintain the historic charm. We provide complimentary Keriug Coffee, shampoo, conditioner and soap during your stay.
Tiverton Four Corners Schoolhouse No. 1 was built in 1800 by the Manchester Family, one of the original founding families of Tiverton. The Town realized the need for public education in the mid 1800’s, which at that time was typically provided for in private homes. In 1854 the Manchesters sold the property to the town for one hundred dollars with the right to buy it back when and if the town disposed of it. The Town of Tiverton used the Schoolhouse until 1925, a period in time when the advent of motorized bus transportation afforded consolidations to regional schools. Schoolhouse No. 1 was closed in 1925 when Nonquit School was opened and subsequently sold at auction in 1928 for one-hundred eighty dollars to Mr. and Mrs. Manuel Rego. The Regos converted it into a single family home where their family lived up until the early 1970's. Much to our surprise, the original bell is alive and well in Maine.
The Schoolhouse has two bedrooms and one bathroom equipped with a Whirlpool tub. The master bedroom has a king size bed fitted with a luxurious ten inch foam mattress. A wall-mounted 32' LED TV complete with cable access will help insure a relaxing finish to your day. The second bedroom is outfitted twin bunk-beds and a 26' LED TV to accommodate friends or family. WI-FI is provided free of charge for those of you who like to stay in touch while you are on vacation. A high-efficiency laundry system is available if you plan on an extended stay.
When you’re done exploring inside, take a walk around the five-acre grounds where you will find meandering streams and paths through the woods. After you are done strolling the grounds, amble a short five minute walk north to visit the heart of Historic Tiverton Four Corners, a quaint three-hundred year old cross-roads village. There you will find unique shops, restaurants, Gray’s Ice Cream shop, an Arts Center, Art Galleries, and many other establishments. If you plan on cooking, be sure to visit one of the nearby roadside stands for some tender, sweet, fresh-picked corn.

Sakonnet Farm & Stay’s Cleaning Protocol
During the COVID19 Pandemic, we have modified our cleaning guidelines to include even more vigorous sanitization and disinfection practices. Kristin is a Registered Nurse with a Bachelor of Science in Nursing. She has assisted in keeping her surgical office open during this pandemic, keeping her staff and patients safe and healthy.
We have just a couple of us that perform all our cleaning. We have discussed not cleaning if we are not feeling well ourselves, proper use of PPE, proper use of all chemicals, and disposing of all trash, cleaning supplies and biohazards appropriately.
Cleaning is defined by the CDC as “the removal of germs, dirt, and impurities from surfaces. It does not kill germs, but by removing them, it lowers their numbers and the risk of spreading infection.” Disinfection is defined by the CDC as “a process that eliminates many or all pathogenic microorganisms.” Sterilization is defined by the CDC as “a process that destroys or eliminates all forms of microbial life” - so this would be appropriate in health care facilities, not in homes.
We have changed our cleaning products to use products listed on the EPA’s list that are effective to this COVID virus. We are using these chemicals to clean and disinfect as per the directions on the individual chemicals.
We are paying close attention to high touch surfaces including door knobs, light switches, stair railings, remote controls, arms of chairs, appliance handles, toilets, and faucets. These surfaces will all be wiped with a disinfection solution.
We are asking our guests to turn on the HVAC air circulation upon leaving our home, and opening the windows when appropriate. Our cleaners will also do this if not done before they arrive.
All bedding will be changed between guests, including the quilt/comforter and mattress pad. They will be laundered at the highest recommended temperature before being returned to the home.
Virus particles do not live long on soft surfaces such as upholstery. Viruses in general do not live long on any surfaces that are porous, with holes or microscopic grooves.
We have put away most of our decorative pillows and extra throw blankets for our guest’s safety. If our guests use any of the spare blankets we have in the closet, we are requesting they leave them out on the bed so we know they need to be laundered.
We take great pride in offering a clean and safe home for our guests. Even more so now in these uncertain times, we want our guests to feel comfortable when staying at a Sakonnet Farm & Stays property.

Situated in the East Bay area of Rhode Island, a long tree lined driveway leads you to this charming private family compound with breathtaking setting on the water. Professionally decorated, the home boasts a large wood burning fireplace and gracious comfortable living areas. The master bedroom features a private bath with a four-poster bed and Claire Murray rugs with direct water views. In the Main House there are two additional bedrooms. One bedroom has a brass queen bed and is quite large with direct water views. The other has two twin beds with trundle beds. These two bedrooms share a bath. The large, well-appointed kitchen, with stainless steel appliances opens to a grape vine trellis covered patio that has both gas and charcoal barbeques. The Guest House features a queen bed on the lower level, and a queen bed area along with a private room with two twin beds on the upper level. There are porches overlooking the water on both levels of the Guest House, air conditioning, a bathroom and living area. Both the Main House and Guest House overlook Nannaquaket Cove which opens to the Sakonnet River and Mt Hope Bay. The home is outfitted with kayaks, a blow-up paddleboard and canoe. There are indoor and outdoor games and a "boat load" of water toys and floats. There's also a badminton, volleyball and croquet set. The front wraparound porch and vine covered patios offer outdoor shade on hot summer days. There is an enclosed outdoor hot water shower for washing off sand from the nearby ocean beaches. The home is perfect for three generation holidays with the youngest generation in the Guest House and private rooms in the Main House. Portable and breakdown cribs are available as well as a high chair and knock down indoor and outdoor playpen.

This Gorgeous 1940s Quonset Hut was used to store ammunition.
With only a handful left in the state and only a few thousand in the entire country, we just had to restore it to its former glory. Featuring 2,600 sq ft of character - from its moody paneled sitting room with a baby grand piano to its domed eat in kitchen with dining table that seats twelve - this property was meant for entertaining. The master bedroom boasts not only an ensuite bathroom but also a lounge seating area. There's even a secret room with bunk beds and a game room. When the weathers nice, take it outside and enjoy the deck, firepit, and new hot tub or play a little ping pong in the game room. Only a quick ride to the beach.

Located on three acres of land, this residence is situated on top of a small hill which provides beautiful expansive views of Nonquit Pond. The decor is modern with traditional touches; beamed ceilings and wood floors throughout. One feels remote yet not isolated for it's a short walk to Historic Four Corners for food and/or shopping.

Stunning waterfront location on Fogland Point, just a 3 minute walk from Fogland Beach. Three bedrooms (two queen, one single). Huge fieldstone fireplace. Open living room/dining room/kitchen with three couches in living room. This comfortable escape home is great for relaxing and entertaining. Huge wraparound deck faces the Sakonnet River. New windows, 2 queen and 1 single/twin, all deep pockets.. Tile bath has full tub/shower. Also, have an outdoor shower which is great when returning from Fogland Beach.
This private rocky beach is great for fishing and picnics. It is also a short 2—or 3-minute walk to the sandy, public Fogland Beach, where swimming, boat launching, and windsurfing are possible. A lifeguard is on duty seasonally.
The garden is lovingly maintained by a professional gardener and offers a true feast for the senses. 14 beautiful hydrangea plants surround the house, and there is also a large collection of uniquely colored daylilies. This is hydrangea heaven.
Here, you'll find classic New England charm — from weathered stone walls lining the roadside to the open skies and soft sea breezes that define this special place. The property is in close proximity to many open farm fields. Or take a walk and pick yourself a bouquet of wild beach roses.

There is also a larger town beach a short walk up the road, and another in town about 3 miles away as well as Newport 20 minutes away. Tiverton has a lot to offer with great restaurants, coffee shops and most of all a very relaxing location.

This house was wonderful. The big open kitchen was perfect for easily catching up as dinner was cooked or appetizers prepped. People enjoyed sitting on the side deck enjoying the view and the teens (and the adults) thought the hot tub, the pool table, the tv hang out room, and the big back yard was great. We walked down for coffee at Coffee Roasters and even an early summer dip in the ocean.The hosts were responsive with questions and obviously really care about their property."

A short drive takes you to the beautiful ocean coastline, vineyards and farmstands of Little Compton or the mansions and lively harbor of Newport. Historic Bristol is also just across the Mount Hope bridge with great dining, shops and a small town Americana vibe.
I love this house and area and have invested time and energy to making it an idyllic get away. Happy to share it with others who appreciate how a seaside and country retreat makes life a little sweeter.

Guest access
Besides having access to the suite including living room, two bedrooms, and bathroom, guests can use their deck and the yard which is 1.5 acres of wooded lawn. There is a fire pit in the backyard for use as well depending on the weather.
Other things to note
There are local restaurants and coffee shops close by. Cannabis is now legal in this state and there are dispensaries nearby.

Inside was two bedrooms, a bathroom and a nice big living room with a table. Also was a mini fridge along with a microwave and a Keurig coffee maker. Water views and access are the main feature. Location is prime for the quieter side of the river, but easy access to the Newport side via the bridge right near the property (which is a nicely lit sight at night). Property is down a flight of wooden steps, so not a great option for older or accessibility challenged guests. Good for quieter, contemplative children, but zoomy kids will need more supervision being right on the water. Great kitchen for cooks too. Will definitely be back!"

A former barn has been stunningly converted to an airy, modern home standing within 3.5 acres of peaceful property filled with many natural surprises. Our canoe, volleyball net, hammock and ping pong are for your enjoyment.
The surrounding geography is good for hiking in Weetamoo Woods, bird watching in the Audubon, boating on the Sakonnet River and visiting historic sites.
Historic Four Corners is less a mile down the road replete with boutiques, eateries, cheese shop, art galleries and local library. Multiple nature reserves and the Sakonnet vineyard are a quick drive down Main Road toward Little Compton.
There are also numerous farm stands with locally grown fruits, vegetables, eggs and flowers from nearby farmers.
There are 3 separate private bedrooms; one King bedroom with bathroom en suite, one Queen bedroom with a balcony, and one twin bedroom (two Singles). Our library has two full pull out sofa beds with mattress toppers.
There are five HVAC units throughout the house, one for every bedroom, library and one in the upper living room. There are dining areas indoors and outdoors. Two bathrooms as well as an outdoor shower. Wonderful views from our home to the Sakonnet River during the day and plenty of stars during the night (shooting ones too).

This apartment is on the second floor of a historic 1840 building located right in the center of the village, the first floor houses an independent bookstore called The Yellow House. The second floor is your private apartment - this cozy space features 1 bedroom with a comfortable queen bed, a full bathroom, and convenient amenities like laundry, WiFi, a large kitchen, and AC/heat. Check out our independent bookstore on the first floor and enjoy the big backyard! It is a perfect place to start a farm coast adventure - you are right in the center of the village so you can stroll to the cafe, restaurant, and shops and still walk or bike to the local beaches and forests!

We stayed two nights for a wedding in Middletown (near Newport). The easy 23 minute drive over and back was worth the extra travel time over a property closer to the wedding venue as this space is very special. "

Bath, Pool, & Hand towels provided plus washcloths, makeup cloths and plenty of extra paper towels, toilet paper, trash bags.
Beach chairs and cart are in deck box on back deck. Games and cooler on wheels are in dining room closet.
Pool area has floats and pool noodles plus a 6 person dining table, plenty of chaise loungers and adjustable Adirondack chairs with beverage holders and foot rests with cushions for all in deck boxes. Pool and Hot Tub are heated with app located inside the house. Pool is for your use only and is not shared during your stay.

Our neighborhood was created about eighteen years ago on the site of a former dairy farm. It is a wonderful neighborhood for walking or jogging. You may just choose to sit on the deck, enjoy a drink, and watch our beautiful sunset!
This is a convenient location for exploring route 77 south through lovely farming areas with beautiful stonewalls, Tiverton to Little Compton and Sakonnet Point. Our home is convenient to Newport and Route 24 to Boston, Providence, and Cape Cod. As there is no public transportation, a car is necessary.

Apartment has a queen bed, 2 chairs, dresser, small loveseat, TV (with Fire Stick for streaming); kitchenette with refrigerator, coffee maker, oven/broiler, microwave, blender, utensils, cookware; bathroom. There is a private entrance plus a slider out to the patio (yours during your visit), with our expansive gardens. You'll be left a small continental breakfast, coffee/tea, as well as some of our veggie harvest when available..
The space
We are facing west and sunsets are beautiful from the Studio and even better from the outside patio. The patio is pretty large, and there is an outdoor dining set, barbecue, chaises, and even a firepit for your use. (We spray for mosquitos with a biodegradable product, but it doesn't kill every one.) It is pretty quiet here, and we discourage high volume radio or voices after about 11:00p.m.
We have an antenna with the basic channels as well as a Fire Stick, and fast WIFI. The waterview is improving, as neighbors have been cutting down growth to the water. You do need to be outside to see the water, which is a large pond off the Sakonnet River. No, this is not the open ocean, which is 10 miles down the road.
The path to the Studio is marked by many solar lights - which means that out of season in a lot of winter snow, it is harder to make your way to the door. If you're adventurous, snow won't bother you, so trudge on! During the other three seasons, in rain, you might get your feet a little wet walking to and from, but it takes about 1 minute to make the 'trek'.
Guest access
Cabinets in the kitchen are marked as to what is for your use and what is not. Drawers outside of the kitchen are for owner's use only. There is a closet as well as an iron for your use, and a hair dryer.
Other things to note
Since my Studio requires a walk across my lawn, I like to greet my guests upon check-in, to introduce ourselves and set you up. After that, you can be as independent as you'd like. In order to do that, I need check-in to be BEFORE DARK, which is why I have noted afternoon hours for arrival. Please be attentive to that, since I am rather a stickler for the daylight check-in. I do make exceptions, but prefer to meet you and do The Walk when we can see our way. Check-out is 11:00 A.M.

Sakonnet River Reader's Retreat is situated on the grounds of a former private farm estate from the 19th century. The cottage is a short, country ride through stunning farmland, vistas, villages and farm stands to some of the best beaches in New England. The quaint shops, galleries and restaurants (including the best ice-cream in the state) of Tiverton Four Corners are a great way to while away an afternoon during your stay. The Tiverton Art community offers plenty of opportunities to view and buy original art works created right in the neighborhood. Even though Tiverton feels pleasantly remote, it is an still an easy drive to Newport (13 miles) and Providence (23 miles), And close enough to Cape Cod, Martha's Vineyard, Nantucket, and Boston to include a day trip while you are visiting. At the end of the day , you will return to a peaceful oasis with fantastic beds, a serene view and a cozy kitchen.
The Sakonnet River Cottage is a lovely apartment on the first floor of what was once the care-takers house for the farm estate. The property has air quiet conditioning splitters for optimal comfort- open the windows, use or fan, or enjoy climate control.
There is parking for two cars.
The owners of the cottage live on the the second and third floor of the same building and will be available for suggestions and recommendations as needed. Guests will enjoy the full privacy of their own apartment.

The Sakonnet River Cottage is a lovely apartment on the first floor of what was once the care-takers house for a farm estate. The view from the kitchen features the old water tower, carriage house and barn, and if you are up early, you may see a family of turkeys or foxes, deer, or rabbits.
The apartment is about 1200 square feet with two bedrooms, one Queen bed and one Twin bed. A brand new, large, eat-in kitchen is just off a roomy living room and a freshly updated bathroom that includes a hairdryer and luxury bath products.
Your own private access is from the front porch and through the front door. You will have full access to the porch and the lower garden while you are visiting. Ask us about using the fire pit, if the weather is good, we can set that up for you.

This listing is for guest suites within my house. The principal guest suite has a queen-size bed and bath and private entry. On the lower level of the main house there are two other guest bedrooms, one with a queen bed, the other with a trundle, each has private bath. Both are accessed through a walkout. Many locals who have visited the house have called the setting the most beautiful they know in Tiverton, as it encompasses the wild beauty of woodland, wetland, and meadow. Enjoy the nature that abounds on this property, or go exploring the beautiful beaches and wildlife preserves a short distance away.

Guests staying in the upstairs bedroom have their own suite and entry, separate from my living space. Those using the downstairs guest rooms also have a separate entry through a utility room walk out.
Other things to note
There is a Weber grill. An induction burner for heating soup, making an omelette or other simple meal. I put all guest dishes in my dishwasher each evening. There is a an outdoor table and chairs for dining al fresco, and lounge chairs are also available for sunning and relaxing. This house runs entirely on renewable energy. It is out of respect for the environment that I do NOT provide a mini fridge. A large cooler is available, with ice. I will store critical perishables like baby formula or medicine in my own refrigerator/ freezer. If you consider this a big inconvenience, sorry. The current climate emergency a bigger inconvenience. We are also in environmental overshoot. Not familiar with that term? It means current human consumption has exceeded the planet's resources. For a few days, you can live without a mini fridge.

The airbnb is located in the center of the historic shopping village of Tiverton Four Corners. You are on Main Road and nestled in amongst all of the shops - it is perfect for those who want an easy bike or drive to the beach and the outdoors but want to stay in the bustle of things (the bustle shuts down around 6pm). You have a private entrance on the side of the building next to your own parking spot.
Bike to the beach, grab lunch across the street at the Grille or Groundswell, fantastic cheese right next door at The Cheese Wheel, and enjoy all the village has to offer (art galleries, antique stores, vintage shops, home goods, clothing, and jewelry stores and more). Finish the day off with an ice cream cone at iconic Gray's - all a short walk from the building.
This is a serene, charming apartment. It has the original hardwood floors from the mid-1800's and beautiful natural light comes streaming in to all of the rooms. We have a queen sized bed in the bedroom along with a small wardrobe rack, mirror, and rocking chair. A full bathroom with tub/shower and a large kitchen with a pantry and lots of counter space, perfect for prepping meals for beach adventures. A warning that the building is historic, it has been well cared for and preserved but there is a very steep staircase to get to the second floor. It is not recommended for anyone with mobility issues, knee/hip/back issues, etc. If you are staying for an extended period of time we can discuss an exception to use a larger emergency staircase to get bags in and out, but that is off limits as it is an emergency egress at all other times.

We are not located on the water, but we close to many local beaches as well as shopping and dinning areas. Tiverton Four Corners is a historical area of town that has been renovated and now offers shops, cafes galleries and restaurants for you to check out.
There are many hiking trails in Tiverton and Little Compton such as the Fort Barton Preserve, which is a historical watch tower from the civil war that has a replica tower that you can climb with amazing ocean views all the way to Newport. Weetamo woods has many trails and allows unleased dogs and there are some beautiful areas in South dartmouth that are worth checking out like the Frank Knowles preserve.

As you turn left you are now in a little coffee station with a small table with 2 chairs. There is the smaller bathroom off of this. And behind bifold doors is the laundry area. Two steps down, and now you are in the larger living space that does have a smart tv and a dining room table enough to seat 4. You’ll find a sliding glass door to the backyard, an exterior door that connects to the garage, and a staircase that will bring you to the master suite. Now there is no door at the top of the staircase and it opens into the master bedroom. You’ll find the upstairs bathroom attached and a hallway that leads you to the spare bedroom. Connected to the spare bedroom is a door and staircase that wraps you back around to the front small living room you first entered!
Other things to note
The water system is a well and the water at certain times a year can be more sulfuric than others. Please plan ahead and bring drinking water. I have a Brita water filter pitcher provided but some have found the water to still taste sulfurous.

This gorgeous 1940's Quonset hut was used in the war to store ammunition. Although all the ammunition has all been cleared out :) This house was in worse shape than them all! With only a handful left in the state and only a few thousand in the entire country we found it necessary to look after this little gem and restore her to her former glory. Not little any more with over 2600 sq ft, this unique home is available for guests to come and experience a new style of living/design.
All of our cottages includes luxury pressed bedding, linens & amenities as well as a fully stocked pantry. All you need to bring is some food and clothing :)

The space
Our beach house is perfect for families with kids, nature enthusiasts and avid windsurfers. Not only are there spectactular water and marsh views from every window but you can bird watch over breakfast and hunt for sea glass on your short walk to one of two calm kid friendly beaches. As a special treat you will enjoy watching or joining in the action as windsurfers take to the water here on Fogland point, know to be some of best windsurfing in the area.
Our home is comfortable and welcoming to all with extra attention paid to our youngest visitors. Don't worry about bringing along a pack and play, baby rocker, high chair, books or toys, we have it all. Just let us know who's in your party and we will pull it out or pack it away.

Sail, motor or drive to our 4 bedroom 2.5 bath Cottage w/ 2 Master Bedrooms over the water on the Sakonnet River. This house is just perfect for family and friends.
The second level has a queen master ensuite with a stand in shower and a separate bath tub, a queen bedroom, twin cot bunks, and a second full bathroom with shower tub.
On the third level there is a large queen master bedroom with spectacular views of the Sakonnet River.

The space
We have four bedrooms with 2 full bathrooms. Three king sized beds in each their own room and a 2 in 1 Trundle bed in its own room accessible through the Mayflower Suite. A King sized air mattress and bedding is located in the dining room and a full sized Air mattress and bedding is located in the laundry room in the Mayflower Suite and two other sleeping cushions are available in the Santa Maria Suite with the Trundle for guests 9 & 10 if needed.

The entire main house is available for rent along with the pool and parking area. Unavailable areas are Storage closet, Garage and Basement. Please note there isn't anyone living or staying in the space above the garage.
The pool is private to you during your stay and not shared with anyone else.
Other things to note
The pool and spa are both heated and can be controlled from an app located inside the house. We don't have plantings around the pool area because we don't want to obstruct our view of the water. Therefore, it may not feel as private as some people might like.
The street is called main road because it is quite busy but you don't hear the street when inside the house, and the pool is set back about 200 ft from the road and is located behind the house.
The beach is about 1/3 mile down the street to the north. We have beach chairs and a beach cart in the deck box on the back porch.
The grill is hard piped to the two large propane tanks behind the garage so there are no tanks to change.
All bed and bath linens are provided including pool towels for your use during your stay.
