The home has 6 rooms (2 are in the basement no windows) , 4 full bathrooms, 2 large full kitchens with stainless steel appliances, 2 large living rooms, a laundry room with washing machine, dryer, iron, and ironing board, and a 18x36 inground pool. This home is 30 min from Atlanta, 20 min from Six Flags, and 10 min from Arbor Place Mall and restaurants. The house is set up with 7 twin beds, 2 queen beds, and 3 king beds. It has HDTV's, wireless internet, and YouTube TV on Roku boxes in every room of the house,.. It has a Ping Pong table, air hockey table, horse shoe pit, complete game room.

This home would be more than comfortable for out of town wedding guests, people on vacation to Atlanta, a guys golf trip, (Robert Trent Jones Golf Trail is just over a hour away), or for business stays . This home is fully furnished and the kitchens and bathrooms are fully stocked.

One really neat thing that they have are journals dating back to 2002! Many families that have stayed there have written about their experiences. It is a must to read! The marina is walking distance for a great meal. My husband and son also caught a lot of fish while we were there. Finally, the check in and out process was a breeze! You will get instructions on what to do only a couple days prior to your trip. Do not panic! You will receive a text with a person you can contact whenever throughout your trip and they check in on you once to make sure all is well. I highly recommend!"

The in ground pool oasis has plenty of seating and an outdoor kitchen with a built in grilling area for your bbq extravaganza. You can watch the game from the living room and still socialize with your friends in this open concept main floor. The bedrooms are large and comfortable with TVs and comfortable beds.

The fully equipped kitchen with breakfast bar is open to the living room with dining nook and fireplace. The half bath across the kitchen offers added comfort.

- "Everything was great" - "Styled a little like an unfinished Mexican restaurant, with things fairly piecemeal and slapped together. Definitely not attention to detail. A screen was broken on the screened in porch and when I took a shower, the entire shower door popped out when trying to close it and I had to scramble, soaking wet, to get it back in. My friends and I came out to meet each other here and see other friends in Georgia. We wanted to have people over one night for cake and dinner to celebrate birthdays, but we couldn't because this place requires you to give every person's name at the guardhouse and they have to park at the marina. I wouldn't have cared so much had this been in the listing so that I was aware, but nothing in the listing made the difficulty having guests apparent. We had to change plans last minute and not have people over because of this after planning for some time. The positive is that the location is gorgeous and the beds are comfy. Generally beds that are not your own suck, but I found these were great, so I did get good night's sleep at least. I suggest to the host to better explain the parking and guardhouse situation in the listing, so that people can better make an informed decision with staying with you. Had I known I could have made other plans after of time or just found another listing and I'd have had less negatives about my stay. Awareness is key!"

- "House and neighborhood was just as described. Enjoyed my stay with my mother a 96 yr old." - "The house was decent but definitely not brand new as listed. The home was built in 2018 which makes it almost 10 years old. We got in super late and was under the impression that we had the entire home to ourselves. I had the disadvantage of being scared to death unaware of where I was and who was in the home when we arrived. The garage door was locked and so was the master bedroom from the outside in. It was super creepy considering I was staying there alone with my kids. The home also had a funny odor to it and the beds were atrocious. There were pathetic foam mattresses straight out of a box possibly from Walmart that would deflate after sleeping on them. Water pressure was lousy, bathroom toilet ran,and tub was filthy. I scrubbed for quite sometime to get it cleaned. After 3 nights, I had enough and due to advice from my mom, I quickly moved my family to a nearby extended stay to make sure my family was safe. My mama intuition said something wasn’t right. Ironically, the owner or the “host” somehow knew that we had left at the exact time. I had a feeling there were cameras or they were present in the home somewhere. Super creepy! I contacted VRBO and the host who was only willing to give a partial refund. The host also attempted to charge me for a 4th night even though we didn’t stay there and chose to go to a hotel. Thankfully, VRBO contacted us a few days later to give their sincere apologies and helped us sort out the problem. I wouldn’t recommend this to anyone."

Tumlin lake is the City water supply so water is clean. No Motorized water-craft allowed on lake. Only sail and paddle craft permitted. The lake is surrounded by private property owners. Come, explore!

The space
Over the past two years this Trailer/cabin has been completely remodeled and upgraded to industry standards for new wiring, distribution panel , plumbing, HVAC, on-demand hot water heater, LED lighting and city water. All the while preserving some of the 1970s era look/designs. As an example, note the all glass wall at end of living room. We had a little fun adding a sailing ship’s helm and decor. It gives the impression you have just docked your boat at the lake 😁
MOST OF ALL - the lake view from the screened-in porch is so inviting and peaceful. It’s the place to go, relax and forget the turmoil of the world around us. Hope you can enjoy it.

It features stainless steel appliances and a gas stove. Also included is both a Keurig and a traditional coffee pot for added convenience, as well as a blender and a crock pot for versatile cooking options.

Guest access
Guests have access to the entire home, incliuding the large half acre fenced in back yard, and garage. If you need access to garage parking, please arrange with the host.

At Luxe Vacay Stays LLC, we welcome our guests with open arms and open hearts. We really value creating comfortable and cozy spaces while going above and beyond to make sure you are comfortable. The proof is in our ratings.

There are, however, occasions where additional intervention is required that is above and beyond that of a typical stay. In these instances, we must charge additional fees.

*Unapproved late check-out (this is not an extension of stay) - $100/hr

*Retrieval of unapproved items from septic tank - at cost (typically ~$1000)

*Excessive markings on the wall - $100

*Forgotten items - $10 admin fee + cost of shipping.
We try our best to notify guests of these items, but they do go into lost and found two weeks following the conclusion of stay.

*Failure to remove personal items after stay concludes (does not include one-off forgotten items) - $100

*Storage of personal items after stay concludes (does not include one-off forgotten items) - $200/day for a maximum of 3 days, in addition to fee, items go into lost and found on day 4.

*Missing/Damaged items - $10 admin fee + reasonable replacement cost

*Any additional service required that's not a result of normal use/wear & tear - at reasonable cost

This is a kids paradise. The adults will love it too. Many of our guests never leave when they stay at this home because there is so much to do!!!

This home is perfect for your large family and guests. It is 6,000 SF with 5 bedrooms and 4 full bathrooms. It has 2 large kitchens and a pool. (The pool can be heated for an additional fee of $50 per day - Please let me know 3 days before your arrival if you want me to run the heater for you)
This house is immaculate, and the finished basement is really more like a 2nd home as opposed to a conventional basement. There are 65" TVs in each living room, and 40" TV's in the bedroom. We have direct TV and Roku's with YouTube TV, Netflix and streaming apps. You can stream YouTube TV, Netflix, Hulu, Disney Plus, or your favorite live stream. The house has upgraded business WIFI throughout. Both kitchens are fully stocked, and we provide 2 irons and ironing boards. All you need to bring is yourself.
The layout of beds is as follows:
Bedroom #1 – Master Upstairs = 1 King Bed, 1 Twin
Bedroom # 2 – Upstairs Bedroom = 1 King Bed,
Bedroom #3 – Upstairs Bedroom = 1 Queen Bed and 1 twin bed
Bedroom # 4 – Downstairs Master = 1 king, and 2 twins
Bedroom # 5 – Downstairs Bedroom = 2 Queens


Bathroom # 1 – Is in master bedroom upstairs – It has a garden tub, stand up shower, and his / her sink

Bathroom # 3 is beside Bedroom # 3 and the upstairs living room. It has a tub/ shower combo
Bathroom # 4 is in downstairs Master (Bedroom #4) – It has a garden tub, stand up double headed shower, and his / her sink
Both living rooms are huge --- roughly 22’x 28’ in dimensions.
There are 2 large 6 seat tables in both dining rooms , stainless steel appliances, and granite counter tops. There is also a desk for your office needs. There is a deck that overlooks the pool. It has seats for 6 for outside dining. There is a charcoal grill for your grilling needs. Extra chairs and tables are in the home .

The basement has plenty of windows, and doors that lead directly to the pool. It has a full kitchen with stainless appliances, a 6 seat dining room table, 2 full living room suit, (couch, loveseat, and recliner). The master bedroom in the basement has a king bed, and a twin trundle bed that pulls out to sleep 2 more. Bedroom # 2 has 2 queen beds. The master bath has a standup double shower, and a garden tub. There is a laundry room upstairs with washer and dryer. There is a train table and foose ball table for the little one's to play with, a high chair, and a pack n play are also provided.

At no time during your reservation are you to leave minors at the home unsupervised. There must be an adult 25 years or older at the home. To clarify if you rent and leave your children while you go out there must be someone over 25 to chaperone the entire time.
You can not leave to go out and leave your kids to watch themselves in our home.

ABSOLUTELY NO MARIJUANA OF ANY KIND. We do have ring security cameras on the exterior of the property No smoking anywhere on property.
