Guest Access: The entire house is yours with the exception of locked utility rooms/closets (this is where things like the sump pumps live. You’re not missing out on anything ;) ) Guests have access to the porches, patio & outdoor furniture and are welcome to use the grill for cooking.
While guest(s) are not permitted to enter the stable or pasture, or feed horses without permission from Host/Stable Waters management; if the horses come to the [non-electric] fence line, you are welcome to give them pets & love. If we are around tending to the property or caring for our own horses “Crow” & “Ramsey” - pending timing & availability, we love to invite guests over to see the barn & feed them a few treats.
We also have 3 cherished stable cats: “Peanut Butter”, “Alice”, & “Jefferson B Sherbert”. They happily reside in the barn and tack room, which we’ve made cozy just for them. “Peanut Butter”, in particular, enjoys exploring on nice days & is incredibly affectionate to all humans young & old. Feel free to love and pet them if you see them as well. If they ever become a bother or you have any concerns, please let us know. We’ll ensure they’re put safely back inside the barn (sometimes they accidentally get left out when a boarder visits their horse). Rest assured, we make sure they’re safe and snug in the barn at night and during bad weather.
Other things to Note:
SAFETY NOTE (POND, 3-SIDE OPEN FIREPLACE, EQUINE FACILITY ON PREMISES): Before booking, especially if you have small children, please note that the pond is 100 ft from the house, as well as a horse pasture partially fenced with electric fencing. Also take note of the 3-side open fireplace shared between the living room / great room & kitchen. If booking with young children, please take care to either not use the fireplace or maintain the utmost vigilance of their proximity & location as we recommend with all outdoor exploration on the property.
NON SMOKING house. A $300.00 charge will be assessed for non-compliance.
MAXIMUM OCCUPANCY – Maximum occupancy is 10 guests. Guests must be at least 21 years of age to rent the house. No additional guest are allowed in RV’s or campers. Prior approval of additional guests beyond listed occupancy must be secured by management in writing.
PETS – Up to 2 dogs are permitted with Pet Fee. Prior approval is required for more than 2 pets.
DAMAGES – Guests will be held financially responsible for any damages.
NO DAILY HOUSEKEEPING SERVICE – The house has a washer and dryer if you need to launder towels or bedding.
MAINTENANCE ISSUES – The owners live nearby, so maintenance problems in the house will be handled in a timely manner.

Welcome to our fully furnished vacation home on the west side of Lake Kampeska. This is a 2 story home on a 65 foot lakeside lot. The main floor consists of a full kitchen, 2 family rooms, 2 dining areas, 2 bedrooms, and bathroom/laundry. The second floor is a master suite complete with king-size bed and a beautiful view of the lake. There are heated tile floors on the main floor. The home is located next to Memorial Park which offers camping, playgrounds, walking trails and access to the city bike path. It is a very quiet area on an L-street with minimal thru traffic.

Built in 1979 and thoughtfully renovated in 2016, this cozy, single-story cabin offers all the charm of a lake retreat with the comforts of home. Nestled on a flat, 100-foot-wide lot, there’s plenty of space to relax, play, and take in the stunning views of Lake Kampeska.

The cabin features 850 sq. ft. of updated living space, including a fully-equipped kitchen, bright sunroom, inviting living room, and stylish shiplap and vinyl plank flooring throughout. With 2 bedrooms and 1 bathroom, it comfortably sleeps 5 guests—with approval, we can accommodate up to 8.

Sleeping Arrangements:
• Primary Bedroom: Queen bed with extra room for a portable crib.

NEW IN 2025: We have completely re-landscaped the lakeside yard with two patio sitting areas, easy lake access to the dock and water, a beautiful firepit area on the lower patio, and space for dining and grilling under the pergola on the upper patio.

With four bedrooms and two bathrooms, there is space for one to three families or groups to spread out. Perfect for small groups, too! (If you have questions about whether or not the house will work for your group's numbers, please message me)

We have 116’ of lakefront and a very large grass lawn to play on. There are a couple of kayaks available for guest use so that you can enjoy being on the lake.

Our shaded lakeside patio features a dining set big enough for six, as well as an additional loveseat couch. Enjoy your coffee in the mornings and the firepit in the evenings while basking in the panoramic lake views.

There are three living room areas to enjoy: the lakeside living room features a fireplace and beautiful lake views with doors to access the lakeside patio. The den features a huge, comfy sectional couch with a TV that can access your streaming content. And the sun room features the best views in the house along with a foosball table and a conversation hangout area.

All bedrooms have plenty of space with room for your luggage. Linens are provided and all bedrooms feature blackout curtains for late-sleepers.

The house is located near Memorial Park Campground, which features playgrounds and hiking trails. And the walking/biking trail that encircles the lake is directly in front of our house (bring your own bikes).

For boaters and ice fishers: there is a public boat ramp for larger watercraft not even a mile away at Memorial Park and a small lake access ramp for smaller watercraft or ice fishing huts much closer to the house. Boaters are welcome to tie up your watercraft to our dock for short periods of time when you can keep an eye on it (bring your own bumpers/fenders), but you will need to take your watercraft out of the lake each night.

Hunters: Sorry, there is no garage access and no dogs allowed on the property.

Note for taller guests: there are a couple areas with low ceilings on the lower level of the house.

- "PROs: The apartment is clean and the building is VERY quiet, the mattress is very comfortable - which are all a HUGE benefit over most hotel accommodations in Watertown. It is nice to have a full kitchen to cook in - again another HUGE benefit over a minifridge and microwave! It is a secure building and all you need is a code pass to enter the building and the unit. The sense of safety was a nice change from a typical hotel stay. Also - there is a full size washer and dryer IN THE UNIT that is free to use. CONs: The shower curtain rod fell down and I had a hard time figuring out how to get it back up. The bedside clock is super bright (I covered it with a washcloth and could still read the time just fine). There were no extra trash bags for the kitchen trash, and only one dishwasher pack. I wasn't crazy about the microfiber bedsheets. If I stay again I will be sure to bring cotton bedsheets, extra kitchen trash bags and dishwasher packets. Overall, I would stay again and would be willing to pay the extra money to avoid the regular hotel options in town."

this house is in a quiet neighborhood close to downtown has a two car garage a pleasant yard and will keep you comfortable. Hit a couple of the downtown restaurants while you’re here, Oh Baby Ohs, Dempsey’s, Downtown Sushi, El Tapatio, and don’t forget the chocolate shop, Watertown Confectionery.

I operate 2 businesses on the first floor of the building and am available during regular business hours. I live minutes away for the times that I'm not on site. I will be out of you hair, but available if needed.

The bright and sunny kitchen is fully stocked, with all the dishes, utensils and cookware you might need. A welcome basket with coffee, tea and snacks will start your first morning on a positive note! Main bedroom has queen-sized Beautyrest mattress - heavenly! Also a nightstand, large dresser and closet. The 2nd and 3rd bedrooms are small, with twin-sized beds, and are best for children. Private washer/dryer has a starter supply of laundry products for your convenience.

Guest access
The apartment is the second floor of an up/down duplex and has two private entrances. The main front entrance is a "normal" staircase. The back stairway is the original maid's stairway in this historic home; the stairway is steep and is not recommended for small children (please have children and pets use the front stairway). Baby gate is provided for blocking interior access to the stairway. You also have access to half of the sunny back patio, with grill and patio furniture. There are three off-street parking spaces for your use.

Other things to note
Please - no street shoes inside the house! Pet towels are available for keeping Fido's paws clean too :)
Quiet hours are 11 pm to 7 am.
No smoking in the house; please use the patio.

Other things to note
The house is located on a main highway in Watertown, but with a large private driveway for your vehicle. Road noise in not noticeable inside the house, but can be heard on the rear patio especially on summer evenings.

The VIP Villa is our our largest unit. 3 large rooms and a bath. It has a large living area that has a 50 inch flat screen tv that is hooked to a cable box. The bedroom also has a 42 inch flat screen tv. The bedroom is a light filled room that features a king 4 poster bed with a new I comfort series Tempur-Pedic mattress. It has a window air and heat and has large French doors that open unto the living area.

Pelican's beautiful state park is just down the road to the west. The rooms are large, clean, and comfortable. The Cabin has been affectionatly named "Beachnut" and each room has a plaque with a cute name. Humorously named by our grandkids (LOL)! . As you enter in through the front door the entryway leads into the kitchen. The only bummer is (No DISHWASHER or GARBAGE DISPOSAL). On the bright side it's fully stocked with toiletries for showering and grooming along with dishes, pots & pans, cooking utensils, spices , coffee & tea. With big window views of the lake it can ignite & inspire the creative side of your culinary whims :). Plenty of space at the dining counter in kitchen area . Laundry/storage room washer/Dryer is on main floor. Living Room centrally located on main floor. WIFI & internet, Smart TV with HTMI cord only. SORRY NO CABLE. 1 Small bedroom that fits a twin bunkbed on main floor. Full bathroom on main floor with sink toilet /tub/shower. Upstairs 1 bedroom with queen bed. 2nd bedroom has full/twin bunkbed . 3rd small LOFT need to be able to climb stairs to room and it has twin bunkbeds . Upstairs bathroom with two sinks and toilet with shower stall only .Balcony area at top of stairs to sit and relax, read or play games. The cabin has a Pack-N-Play for the little's as well. Exterior space: 3 vehical maximum, uncovered gravel parking. SORRY NO USEABLE GARAGE space on property. What this sweet cabin offers is peace and tranquility while taking in the refreshing view. With 90 ft of lake front property it's easy to relax and let the cares of the day drift away.. There is a rock wall at the waters edge , water shoes are recommended so you can climb up and down to reach the water. Less than 50 yards from the cabin is a public road with a beach access entry point if that feels easier.
There is a firepit with firewood stored along the properties fence and chairs stacked for guest to use. Fire scewers in the laundry room on the storage cabnets for marshmellow & smores. In the winter the back deck is often exposed to the harsh winter conditions making it non usable at times. We remove the snow for parking and shovel sidewalk for guests arriving . One snow removal service provided pre-arrivals . All guests have to be aware we are a lakefront property . In the winter views are beautiful and the cabin is cozy and warm. Sometimes winter elements come with wind and sometimes blowing in snow drifts . The access roads are all maintained by the city .

All guests will recieve 12 hours before arrival directions and a digital code for front door key pad entry. Uncovered gravel parking on the property with 3 cars maximum is provided. There is 90 ft of lake front property that requires climbing on rocks to get in and out of water. A WATER SHOE and FLOTATION DEVICE is advisable for comfort & safety.

Other things to note
Please remove shoes while inside the cabin. Coffee/tea/hot chocolate is there to welcome you! There are fresh towels and blankets for your comfort. PLEASE NO PETS (WE LOVE THEM, BUT people have allergies) NO SMOKING in cabin or on the property, no cigarette butts in the yard or on property . Quiet hours after 10:00pm . Lake Kampeska has it's own eco-system and weather patterns. On windy days high probability of white cap waves. STRONG CAUTION: NO LIFEGUARD ON DUTY, SWIM AT YOUR OWN RISK! NEVER LEAVE CHILDREN UNATTENDED ! There is a firepit with firewood stored along the fence and chairs stacked for guest to use. DO NOT LEAVE FIRE UNATTENDED! In late spring, summer & early fall a dock is available. NO DIVING OFF THE DOCK, FEET FIRST! Please for your safety STAY OFF the boat & JET SKIS . Please for your safety do not climb on the docks stored in the winter/spring /fall months on the land next to the cabin property. Vialation of these rules and policies have a cost & will result in fines.

The space
The home sits on 2 acers on a dead-end road. It is very private, but not remote. Its 6 min to the Cloud 9 bar for lunch and a few drinks. The bypass road provides easy access to restaurants and shopping.

When you are there, you will feel like you have your own private lake. Across the road there is a private grass runway that is open for taking off with powered parachute planes. The wide-open green meadow on the east side is great for walking and exploring. The rooms are large, clean and comfortable. There are 3 large Smart TVs, free Netflix, a Hot Tub Open from April to October ( the exact dates May vary depending on the weather conditions), game room and movie room for entertaining.

In Watertown the wind is most often out of the south from May to November. The orientation of this house, the sloped lot and large shelter belt across the road provide a calm enjoyable lakeside experienced that is not possible on the North side of the lake which gets blasted by wind.
