Guest Access: The entire house is yours with the exception of locked utility rooms/closets (this is where things like the sump pumps live. You’re not missing out on anything ;) ) Guests have access to the porches, patio & outdoor furniture and are welcome to use the grill for cooking.
While guest(s) are not permitted to enter the stable or pasture, or feed horses without permission from Host/Stable Waters management; if the horses come to the [non-electric] fence line, you are welcome to give them pets & love. If we are around tending to the property or caring for our own horses “Crow” & “Ramsey” - pending timing & availability, we love to invite guests over to see the barn & feed them a few treats.
We also have 3 cherished stable cats: “Peanut Butter”, “Alice”, & “Jefferson B Sherbert”. They happily reside in the barn and tack room, which we’ve made cozy just for them. “Peanut Butter”, in particular, enjoys exploring on nice days & is incredibly affectionate to all humans young & old. Feel free to love and pet them if you see them as well. If they ever become a bother or you have any concerns, please let us know. We’ll ensure they’re put safely back inside the barn (sometimes they accidentally get left out when a boarder visits their horse). Rest assured, we make sure they’re safe and snug in the barn at night and during bad weather.
Other things to Note:
SAFETY NOTE (POND, 3-SIDE OPEN FIREPLACE, EQUINE FACILITY ON PREMISES): Before booking, especially if you have small children, please note that the pond is 100 ft from the house, as well as a horse pasture partially fenced with electric fencing. Also take note of the 3-side open fireplace shared between the living room / great room & kitchen. If booking with young children, please take care to either not use the fireplace or maintain the utmost vigilance of their proximity & location as we recommend with all outdoor exploration on the property.
NON SMOKING house. A $300.00 charge will be assessed for non-compliance.
MAXIMUM OCCUPANCY – Maximum occupancy is 10 guests. Guests must be at least 21 years of age to rent the house. No additional guest are allowed in RV’s or campers. Prior approval of additional guests beyond listed occupancy must be secured by management in writing.
PETS – Up to 2 dogs are permitted with Pet Fee. Prior approval is required for more than 2 pets.
DAMAGES – Guests will be held financially responsible for any damages.
NO DAILY HOUSEKEEPING SERVICE – The house has a washer and dryer if you need to launder towels or bedding.
MAINTENANCE ISSUES – The owners live nearby, so maintenance problems in the house will be handled in a timely manner.

Welcome to our fully furnished vacation home on the west side of Lake Kampeska. This is a 2 story home on a 65 foot lakeside lot. The main floor consists of a full kitchen, 2 family rooms, 2 dining areas, 2 bedrooms, and bathroom/laundry. The second floor is a master suite complete with king-size bed and a beautiful view of the lake. There are heated tile floors on the main floor. The home is located next to Memorial Park which offers camping, playgrounds, walking trails and access to the city bike path. It is a very quiet area on an L-street with minimal thru traffic.

Built in 1979 and thoughtfully renovated in 2016, this cozy, single-story cabin offers all the charm of a lake retreat with the comforts of home. Nestled on a flat, 100-foot-wide lot, there’s plenty of space to relax, play, and take in the stunning views of Lake Kampeska.

The cabin features 850 sq. ft. of updated living space, including a fully-equipped kitchen, bright sunroom, inviting living room, and stylish shiplap and vinyl plank flooring throughout. With 2 bedrooms and 1 bathroom, it comfortably sleeps 5 guests—with approval, we can accommodate up to 8.

Sleeping Arrangements:
• Primary Bedroom: Queen bed with extra room for a portable crib.

NEW IN 2025: We have completely re-landscaped the lakeside yard with two patio sitting areas, easy lake access to the dock and water, a beautiful firepit area on the lower patio, and space for dining and grilling under the pergola on the upper patio.

With four bedrooms and two bathrooms, there is space for one to three families or groups to spread out. Perfect for small groups, too! (If you have questions about whether or not the house will work for your group's numbers, please message me)

We have 116’ of lakefront and a very large grass lawn to play on. There are a couple of kayaks available for guest use so that you can enjoy being on the lake.

Our shaded lakeside patio features a dining set big enough for six, as well as an additional loveseat couch. Enjoy your coffee in the mornings and the firepit in the evenings while basking in the panoramic lake views.

There are three living room areas to enjoy: the lakeside living room features a fireplace and beautiful lake views with doors to access the lakeside patio. The den features a huge, comfy sectional couch with a TV that can access your streaming content. And the sun room features the best views in the house along with a foosball table and a conversation hangout area.

All bedrooms have plenty of space with room for your luggage. Linens are provided and all bedrooms feature blackout curtains for late-sleepers.

The house is located near Memorial Park Campground, which features playgrounds and hiking trails. And the walking/biking trail that encircles the lake is directly in front of our house (bring your own bikes).

For boaters and ice fishers: there is a public boat ramp for larger watercraft not even a mile away at Memorial Park and a small lake access ramp for smaller watercraft or ice fishing huts much closer to the house. Boaters are welcome to tie up your watercraft to our dock for short periods of time when you can keep an eye on it (bring your own bumpers/fenders), but you will need to take your watercraft out of the lake each night.

Hunters: Sorry, there is no garage access and no dogs allowed on the property.

Note for taller guests: there are a couple areas with low ceilings on the lower level of the house.

Due to the nature of short stays and multiple guests throughout the year, pets are not allowed.

- "PROs: The apartment is clean and the building is VERY quiet, the mattress is very comfortable - which are all a HUGE benefit over most hotel accommodations in Watertown. It is nice to have a full kitchen to cook in - again another HUGE benefit over a minifridge and microwave! It is a secure building and all you need is a code pass to enter the building and the unit. The sense of safety was a nice change from a typical hotel stay. Also - there is a full size washer and dryer IN THE UNIT that is free to use. CONs: The shower curtain rod fell down and I had a hard time figuring out how to get it back up. The bedside clock is super bright (I covered it with a washcloth and could still read the time just fine). There were no extra trash bags for the kitchen trash, and only one dishwasher pack. I wasn't crazy about the microfiber bedsheets. If I stay again I will be sure to bring cotton bedsheets, extra kitchen trash bags and dishwasher packets. Overall, I would stay again and would be willing to pay the extra money to avoid the regular hotel options in town."

- "The house was very nice. The location to the lake was also great. Pictures were spot on for what the place looked like. this house is in a quiet neighborhood close to downtown has a two car garage a pleasant yard and will keep you comfortable. Hit a couple of the downtown restaurants while you’re here, Oh Baby Ohs, Dempsey’s, Downtown Sushi, El Tapatio, and don’t forget the chocolate shop, Watertown Confectionery.

The house was spacious and set up perfectly for our needs. We would definitely stay here again!" - "Good location in town. Close to food and other retail places. Great for me since I have friends in town. Was there to hunt pheasant so I was able to have my dog in the house. Garage was convenient. The house appears to be a somewhat work in progress. Bathrooms have been nicely remodeled, and kitchen has new appliances. Main bedroom mattress is very nice. The rest of the house is painted and clean. Should be very nice when finished but I'm sure the price will go up, and it should. May I suggest allowing a little more control of the thermostat since the bathrooms don't have auxiliary heat and connect the tv to an antenna or cable to allow access to local channels. All in all, a great place and I will stay again if available."

Lodging available near Goose Lake by Watertown, SD. This is a prime location for outdoorsmen as it's only a half mile north of Goose Lake. There is plenty of room for equipment and gear. This is also the perfect space to bring the family and make memories. 1 king sized bed bedroom and 1 bathroom on main level. 2 king sized bed bedrooms, 1 queen sized bed bedroom, and 1 bathroom upstairs. Fully furnished with washer and dryer. We also offer a game cleaning shed, outdoor dog kennel, and patio with a fireplace to enjoy.

- "We stayed two nights to watch out granddaughters in the state golf tournament. The location was convenient to the course. We liked the peacefulness in the country. The house had everything we needed, and was very clean. Beds were comfortable and kitchen was well stocked.
