The Chalet is 12 min from Sky Park- a mountain biking Mecca with over 17 trails for all levels of riders and SO many options of things to do with kids.

DOGS: We are animal lovers and do allow up to two dogs with a pet fee: $100 per trip (not per dog- one flat fee). Pet waste pickup tools and disinfectant are located outside to the left of side yard door and a hose are located at back of the house. All pet waste must be disposed of in trash cans located by yard OR an additional $250 cleaning fee will be charged. We have doggie treats, food/water bowl & poop bags.

SECURITY CAMERAS: we do have 24/7 video/audio security cameras on the exterior of the house-designed to maintain your privacy while enjoying our home. Located downstairs door as well as the patio door. Used to ensure we don't go over capacity on occupants.

PARKING: max of 4 cars on property; in level concrete driveway.

STRICT NO SMOKING on property policy $750 cleaning fee if violated.

NO PARTIES but we want you to have fun and enjoy our home as much as others and we do!!

Please note- if you do bring extra pets and/or extra people (over 8) we will see from the cameras and expect compensation. We allow dogs so please don't hide them- you will be charged an additional $150 pet fee for any animal not disclosed and $100 per person per night over what our 8 person max permit allows. We don't want to loose our permit- so please respect our rules.

Come and be indulged in this gorgeous designer furnished mountain getaway! Wake up and watch the sunrise over the mountains from the enormous decks on both levels. Watch the colorful blue jays as you enjoy breakfast looking out at the expansive views all the way from the desert to the mountains and golf course. In the evening the view changes to twinkling lights as the sun goes down. We are about a 5 minute walk from the most amazing trails that go all the way to Lake Gregory, where you can rent boats, kayaks, etc. Free pass included in rental with parking! Our chalet boasts a huge fireplace with ample seating on the main floor as well as a large open plan kitchen with high end commercial grade appliances and a large dining area overlooking the beautiful views. The deck includes a large gas grill for those lazy summer evenings. Downstairs, the two king bedrooms have direct patio access. The luxurious master suite includes a fireplace with jetted tub, double shower, large seating area and desk. All of the bedrooms are equipped with desks for those remote working breaks. The kids room has 2 sets of bunks with gaming chairs for 4 and foosball and board games to keep everyone occupied. All furniture and mattresses are brand new. Spectacular views of Lake Arrowhead from every window on every level of this beautifully appointed chalet. Relax in our living room with a roaring fire. Enjoy sweeping views from wrap around decks on both levels. Dining room seats 8 comfortably. There’s a fun loft for kids on the third level. Please remove shoes upon entering. There’s plenty of space downstairs with a huge living room with a large sofa for everyone, and wall to wall window views of Lake Arrowhead. There’s also a den with another large sectional and a smart tv. You will have one parking space on the parking deck. There is a separate apartment downstairs, that has its own private entrance. There are no shared spaces. However, the guests will also use the stairway. The guest for the other apartment will use the other parking space on the parking deck. There’s plenty of free street parking. The barbecue is for use by the guest. The guest is responsible for filling up the propane themselves. There’s a market in town, Jensen’s, that the guest may swap out the propane tank for a small fee.
Not responsible for Internet Outages, or service interruptions, that is out of our control. You are in the mountains, that occurs sometimes. We will not refund for outages or service interruptions.
Guests must immediately alert host to any issues regarding maintenance or request for repair service. Host will not compensate or refund for any issues not reported within 3 hours. Guest must also allow host and/or repairman access to the property to remedy the issue after host has been notified. If guest stays after issue is remedied or addressed, there will be no further remuneration or refund. We are not responsible for any belongings left behind.

There is a Feit camera and floodlight that is placed on the edge of the parking deck that actively records picture and sound 24/7 overlooking the entrance of Unit A for your safety. There is also a Ring doorbell camera located at the front door of Unit A that overlooks the stairway, which actively records live sound and video 24/7. There is no smoking permitted inside the house. You may smoke outside. If this rule is broken, we will charge $200 to remove the odor. We are not responsible for any personal belongings left at the property. There is a charge of $100 per person per night over 7 guests. We will only allow 9 total. Clean and put away dishes upon departure. You’re allowed 2 trash bags, supplied under sink, take bags to the curb and place inside trash containers, or that will be an added fee of $25 charged by our cleaning crew. No parties, $500 fine, strictly enforced.

To operate the living room TV. Use the RCA remote control to turn it on. Wait a few seconds while it turns on. Leave the input on HDMI 2, that is for the ROKU controller. Then use the ROKU controller to turn on the ROKU. If it doesn’t turn on, unplug the ROKU device from the WHITE extension cord, then plug it back in. You should see the Bouncing ROKU letters while it’s loading. Then you can use the ROKU remote controller to find your apps and log into any apps you choose. To turn up the volume, you need the RCA controller. To turn off, use the RCA controller.

If property is left extremely dirty, $200 extra cleaning fee. Turn off heater, and air conditioners, lock all windows and doors upon leaving. Leave porch light on please.

Once your booking has ended, you are required to give up the property and vacate per house and check-out rules. Please bring chains with you in the winter, we will not be responsible for weather related cancellations.

Also, we encourage guests to purchase CFAR cancellation insurance to protect your trip as we will adhere to our cancellation policy.

Lake Arrowhead is a private lake but we have lake rights that allow us to add you to our guest list in advance. You then can pick up wristbands (for a fee) at the guest relations office at the Arrowhead Lake Association office (one mile). This gives you access to the private gates and entrances along the lake for hikes, walking, and getting in the water. Visitors can also take a ferry ride out on the water with the Arrowhead Queen or get on the lake at the McKenzie Water Skiing School.

Don't miss Santa's Village in Sky Park very short drive. A day pass gives access to so much, wander the magic of the village, dine, shop, and ice skate!

Big Bear Lake is 20 miles East of Arrowhead and is also a public lake with many opportunities for swimming, boating, and rentals.

Lake Gregory is 8 miles from Arrowhead in Crestline and is a public lake, great for a day trip. They rent boats, kayaks, SUPs, etc.

If you have kids then a mile up the road is Mackay Park with a fun kid zip line, playground, tennis courts, and a great view of the lake!

A creek for swimming is at the end of Hook Creek if you follow it until you can't go any further and Aztec Trail (Falls) is an excellent hiking trail very close by, search it for specific trail guidelines.

Needless to say, this was a huge event for all of us, and I couldn't have chosen a better location for us to gather than this property. The house is lovely and beautifully decorated. I can not rave enough about the amenities. Everything you could possibly need is present and plentiful. The bed is soft and comfortable, and the bath towels are plush and soft. We forgot to bring a music speaker, but it wasn't necessary because the house already has a sound system installed . Aside from the cat hairs that agitated a couple of my family members' allergies, we had a great time together. Last but not at all least, It goes without saying that Alyssa was an excellent host. She called to give me instructions on how to switch on the air conditioner, water, and stove (which can be a little complicated), and to reassure me that she will be accessible for queries or concerns at any time. The upper level features a master bedroom, with vaulted ceilings, a private attached bathroom and a California King mattress for ultimate serenity and a deep sleep. Spend hours on the large deck under the sun or stars, on our cozy hammock with far reaching views of the Pinnacles, a group of small, granite peaks Northwest of Lake Arrowhead in the San Bernardino Mountains. Complete with a grill and outdoor dining for meals under the sun or stars, the set up also offers an umbrella if you choose to be shaded for meals. The house is located in a small mountain community and has neighbors on either side, though still a private feel.

Parking accommodates 2 cars parked tandem in the driveway. Parking on the neighbors property or on the street is not permitted.

LOCATION
The location of our cabin could not be better -- nestled in the trees, yet set on road that is always plowed in the Winter. Just a quick 8 minute drive brings you to Blue Jay village (aka Starbucks and a grocery store, restaurants and delicious take out food) while just a 10 minute drive from Lake Arrowhead Village (a charming lakeside village set within a national park, with numerous restaurants, shops and events).

This 3 bedroom, 2 bath home sleeps 6 comfortably with optional air mattress for 2 kids to share. The living and dining area is an open space that's light and bright with tree views.

The kitchen has updated cabinets and quartz counter tops, new appliances and has everything you need to make gourmet meals. The living room is wrapped around with new deck to dine al fresco in the fresh mountain air or sip wine in a Spa nestled in the trees. The 1st and 2nd floor decks have trees and forest views.

Did we mention Lake Rights?! The lake pass we provide allows you to have a barbecue picnic lakeside at Peninsula Park or on the shores of Grass Valley Lake at Grass Valley Park. You can register a boat and spend the day skiing, wake-boarding or cruising on the best private lake in Southern California. It does not provide access to Tavern Bay or Burnt Mill Beach Clubs. You can get your exercise or simply stroll along miles of scenic trails and inviting shoreline. You can also enjoy fishing for rainbow trout or small and largemouth bass when you purchase an annual fishing pass.

Please note that this cabin is our "home away from home" and a place of relaxation. We expect that all guests treat the home and environment with love and respect. Our tree house is a 49 step stairway to heaven. No smoking allowed inside and outside. The home is not child proofed. It is recommended that children are supervised at all times. Although we are pet lovers, we do not allow pets due to visiting raccoons which is common in the woods. No events, parties or large gatherings. Must be at least 25 years old to book. Check In is 3PM. Check Out by 11AM.

Cancellations:
Cancel up to 7 days before check in and get 50% refund (minus service fees). Cancel within 7 days of your trip and the reservation is non-refundable. Service fees are refunded when cancellation happens before check in and within 48 hours of booking.

Welcome to The Cumberland Chalet! A tri-level, cozy, spacious home nestled in the glen with native California Cedars, White Firs, Ponderosa Pines, and Black Oaks. A provincial, rustic, and modern mix. Renovated for comfort and luxury while still leaving in place the original charm. Our home embodies the fresh, open, and warm feel of mountain living. Centrally located and convenient for groceries, restaurants, and shopping at quaint stores. But also completely private without neighbors on our side of the street. MAIN FLOOR:
There are no stairs needed to climb from the driveway to the front door. You enter on the main (middle) floor which includes the kitchen, living room, dining areas, deck access, primary bedroom with king bed, walk-in closet, and large bathroom with soaker tub, oversized shower, and heated floors.

PARKING: Max of 4 cars. Permitted for parking in driveway only, no street or grass area parking. Note the driveway is steep at the top when you pull in.

DECKS: Chair seating around the propane lava rock Fire Pit, an additional propane BBQ, and rocking chairs on the front porch.

LAKE RIGHTS: We can extend our lake privileges to guests. Please inquire and we can add you to the list, then you'll need to pick up wristbands at the ALA office and use our membership badge.

LARGER GROUPS:
Our permit is for 11 total guests. We have wonderful neighbors that host as well, we can coordinate and inquire on your behalf to book a 2nd or 3rd cabin if you need more room. Just send me a message!

DOG-FRIENDLY: *Max 2 please, with FEE & need to be included in your guest count reservation! We kindly caution against leaving dogs unattended & uncrated in the home. We do charge for damages such as scratches on doors, so please keep this in mind. Our property is not fenced.

For your security, we have 2 exterior cameras, one at the front door facing the street/driveway and one over the driveway.

NOISE:
Outdoor noise and excessive lights are prohibited after 10pm as per county ordinance.

Must be 21+ years to book as per San Bernardino County regulations.

LEAVES: Our staff cleans and sweeps decks but leaves fall quickly, please know we do our best but we are in the mountains surrounded by trees.

ANIMALS/BUGS:
This is a mountain, there are bears, bugs, raccoons, birds and lots more. We have bear trash enclosures and monthly extermination, but there are occasional bugs, or a bear strolling by please be aware this is a home in the middle of the forest. Bear Box trash enclosures are along the driveway between front door and street.


*WINTER TRAVEL: Please note that during winter, you are required to carry snow tire chains with you. The mountain weather changes frequently & we want all our guests to come prepared. During snow, we clear the driveway & the entrance to the front door upon arrival. After that, we provide shovels for the duration of your stay. If you are unsure about driving in the snow, please make sure to get travel insurance.

Guest access
Everything is accessible except the 2 outside sheds and one locked cabinet for housekeeping supplies.

Other things to note
We provide a secure metal Bear Box for garbage. This is along our driveway and has 2 cans. Please no trash outside - Bears will come!

The driveway has an angled semi-steep slope at the top.

The tree swing is for KIDS only, 100 lbs max, or it will break, thank you!

We have a propane grill and firepit. It is possible (but not likely) you could need to exchange the tank at the corner market.

When it snows:
Roads are plowed and well-maintained leading to the property. If it snows GUESTS may still need to shovel the driveway to pull out.

We do provide SNOW REMOVAL in the winter months ONLY ON CHECK-IN DAYS we do not maintain it throughout your stay. We cannot guarantee the driveway will stay completely cleared before you arrive. Please come prepared. We do provide snow shovels for guests to use for snow or in-between snow plows. Stairs, walkways, and patio can be icy, please watch your step.

We have Lake Rights. Please read the description or ask about this detailed process to extend our access to our short-term rental guests. Guest membership card needs put back on the hanging hook. We charge $200 to replace a card. It is a difficult process for us to get a new one.

Please respect and observe the QUIET TIMES in place at night, 10pm to 7am, there is a city ordinance in effect for this. FINES can be issued if a neighbor complains to the Sheriff. You will be charged for this.

The Rental Agreement
This rental Agreement and Contract is legally binding agreement made and entered into as of the Reservation Date written below by and between the undersigned person(s) or company (the “Guest”) and the undersigned owner, manager or agent(“Rental agent”), pursuant to which the Guest has agreed to rent the residence described below ( the “Property”) for the duration of the Rental Term for the Total Rental Fee and other good and valuable consideration as described herein.
OCCUPANCY
The Guest agrees that no more than the previously agreed-upon number of persons (Maximum 10 persons) shell be permitted on the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon the Guest under this agreement. If the Guest does not adhere to this agreement and have more guest without permission, the Guest will incur a significant feel levied at the discretion of the Owner.
Guests agree to Check-in and Check-out at the time of 4:00 PM and 12Noon respectively.
Approval must be granted through text or email at least 3 days prior to the stay for an optional of early check-in and or check-out.
PARKING
Parking is strictly limited to 4 max 5 vehicles, no street parking.
CONDITION AND USE OF THE PROPERTY
The property is provided as “as is” condition Rental Agent shall use the best efforts to ensure the operation of all amenities in the Property, such an internet access, hot tubs. Rental Agent shall not be held responsible for such item’s failure to work but will make every effort to correct any reported issues. Guests acknowledge that the use of amenities such a hot tub, pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve a risk if improperly used, particular with regard to children. As such, use is at the Guest’s own risk.
Guest shall use the Property for residential purposes and in a manner or prevent any damage or loss to the Property and always keep the Property in a clean and sanitary condition. Guest and any additional permitted guests shall refrain from loud noises and shell does not disturb, annoy, endanger, or inconvenience neighbors. Guest shall not use the Property for any immoral. Offensive or unlawful purposes, violate any law. Homeowner Association rules, not commit wastes or public nuisance on or about the Property.
DEFAULT
If the Guest should fail to comply with the conditions and obligation of the Agreement, Guest shall surrender the Property, remove all Guests Property and belongings, and leave the Property in a good order and free of damage. No refund of any portion of the Total Rental Free shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement for the other party for all costs incurred.
USE OF HOUSE FOR FILMING AND OTHER MEDIA EVENTS
There will be additional fess and permits required. Please talk to the owner at least 1 month prior to the rental.
ASSIGMENT OF SUBLEASE
Guest shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guest of the Guest and included within the permitted number of occupants.
RISK OF LOSS AND INDEMNIFICATION
Guest agrees that all personal property, furnishings, personal effects, and other items brought into the Property by the Guest, or their permitted guests and visitors shall be at the sole risk or the Guest with regard to any theft, damage, destruction, or other loss. Rental Agent shall not be responsible or liable for any reason.
Guest hereby covenants and agrees to indemnify and hold harmless Rental Agent and their agents, owner, successors, employees, and contractors from and against any costs, damages, liabilities, claims, legal cost, attorney’s fees incurred by Guest, permitted guests, visitors and agents, representatives or successors of the Guest due to any claims relating to the destructions of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property. Guest expressly agrees to hold Rental Agent harmless in all such cases.
RELEASE
Guest hereby waives and releases any claims against Rental Agent, the property Owner, and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk, and responsibility.
UNAVAILABILITY OF PROPERTY
In the event the Property is not available for use during the Rental Term due to reasons events or circumstances beyond the control of the Rental Agent, Rental Agent will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds the Property with respect to occupancy capacity, location and value that meets the reasonable satisfaction of the Guest. If such replacement property cannot be found and made available, Rental Agent shall immediately return all payments made by the Guest, whereupon this Agreement shall be terminated, and Guest Rental Agent shall no further obligations or liabilities in any manner pertaining to this Agreement.
ADDITIOANL TERMS TO THE RENTAL AGREEMENT
In addition to the standard terms included herein, Guest acknowledges and agrees that the following additional terms and conditions apply to the Guest’s rental of the Property.
GENERAL PROVISIONS
This Agreement contains the entire agreement between the parties and with regard of the rental of the Property, and any changes, amendments or modifications hereof shall be void unless the same is in writing and signed by both the Guest and the Rental Agent. This Agreement shall be governed by the laws of the State of California. The words “Rental Agent” and “Guest” shall include their respective heirs, successors, representatives. The waiver of failure to enforce any breach or provision of this Agreement shall not be considered a waiver of that or any other provision in any subsequent breach thereof. If any provision herein is held invalid, the remainder of the Agreement shall not be affected.
Upon entrance to the house, the guest will make the entire contract valis as explained herein and will assumed to the follow all the rules and guidelines as described.
Any violation of the rules will be considered as a forfeiture of contract and will result in the loss of your rights to the rental fees and deposit.

Guest access
Guests have full access to the entire house, including the hot tub, at their own risk. Guests must adhere to the safety and operational guidelines outlined in the guidebook

1. Trash left at the house ($50)
2. Damage to excessive moving of furniture (fee will vary depends on the severity of the damage).
3. Special cleaning other than the ordinary cleaning after stay, broken items, and appliances (fee will vary depends on the severity of the damage).
4. Complains calls from neighbors and/or authorities fine due to viation of code enforcement the security deposit will be forfeited or a claim will be issued

2) **Wildlife & Pets**: The local wildlife can be unpredictable. Please don’t leave food outside, and always keep pets on a leash and supervised. In late spring/early summer, insects can be a bit pesky—be sure to bring insect repellent for a more pleasant outdoor experience.

3) **Weather**: The weather can change quickly, and snow is always a possibility in winter. We provide shovels and ice scrapers for your car, and we’ll do our best to clear the house and driveway before your arrival. However, you are responsible for snow removal during your stay. Be sure to check the weather forecast ahead of time and pack accordingly!
