This lovely Poconos Lake Harmony Estates chalet has it all: beautifully furnished, cathedral ceilings, stone (gas burning) fireplace, 65" smart TV, high speed WiFi, modern fully equipped kitchen w/granite countertops, massive deck with brand new 6 burner grill, picnic table, and umbrella for entertaining, large secluded fire pit area, outdoor hot tub, basement game room with pool table plenty of seating and a TV for game watching, ping pong table in garage, loft has another TV and a foosball table. Linens and towels including beach towels ARE included. 5 bedrooms with 4 queen beds in 4 rooms and a bunk room with 2 sets of twin over twin bunks. There is also a fold out couch in the game room. Pets allowed with $75 pet fee per pet for the entire stay.

Situated in a peaceful setting on a 1/2 acre wooded property, enjoy watching native animals that routinely walk through the yard. Deer, turkey and other wildlife are commonly seen. Winter evenings offer a view of the slopes at Big Boulder Ski Resort from the large windows in family room.

Staying in the Estates affords you access to a private beach with parking, tennis courts, and a marina key to allow boat access to the lake. The house is about 1/4 mile from the lake beach, 1 mile from Big Boulder Ski Area and Split Rock golf course and a 5-minute drive to Jack Frost Ski resort and golf Course. Camel Back Ski Area and Water Park as well as the Crossings Shopping Outlets are only 20 miles away. Everything you could need to create family meals is here for you including stovetop and bakeware, plating for 12+, Crab pot, Ninja coffeemaker w frother and single cup capability, 4 slice toaster and more.

*The secondary bedroom has 2 large, super solid wood double over double bunk beds with sturdy wooden steps for top bunk access. Double closets, bureau, and Heat/AC split unit.
*The third bedroom has a single bed over full bunk bed, closet, bureau and Haet/AC split unit

- "We had a wonderful stay at this VRBO rental. The location was great and the property was well-maintained with good amenities. The kitchen was well equipped with pots/pans/utensils for all of our cooking needs. However, it's important to note that guests need to bring their own sheets, towels, and even hand towels for the bathrooms/kitchen. Thankfully, Laurie sent us a "before your check-in" message that said this which gave us enough time to secure the correct sheets for each bed. Also, the top bunk is extremely close to the ceiling and might not be very comfortable for a full-sized adult, so keep in mind when assigning rooms. The location was perfectly situated to walk across the street to the lake or down the street to restaurants. Despite these minor points, I enjoyed my stay and would definitely consider returning in the future."

Guests are welcome to enjoy the entire cabin as well as the outdoor fire pit next to the home. We ask guests to please respect nature, wildlife, and the surrounding landscape of the beautiful Lake Harmony and Big Boulder. The driveway fits 7 cars total and there are 1-2 additional, unpaved spots on the side yard (depending on car size).

On the first floor is a 26' x 18' game room with pool table, shuffle board, a 55' LCD TV, and a Sonos play 5 stereo. Arcade Legends multi-cade game is set up for free play and includes 200 of your all time favorite and classic arcade games, including Mortal Combat, Pac man, Mrs. Pac Man, centipede, asteroids, super breakout and many more. Our home is just over a 5 minute walk to Lake Harmony, a private lake that permits fishing, power boating, water skiing, and swimming. Our private Lake Harmony community beach has a swimming area, picnic tables, and beach volleyball court. Tennis and Shuffleboard Courts available to use in the neighborhood. Hike the beautiful trails of Hickory Run State Park and Austin Blakeslee Natural Area both just a few miles away. The home is a 5 minute drive to Big Boulder Ski Resort and 10 minutes to Jack Frost that provide skiing, snowboarding, and snow tubing. Other local attractions include Pocono Raceway, just 5 miles away as well as Split Rock resort, just a half mile away. Other activities nearby include snowmobiling, horseback riding, paintball, hiking, white water rafting, fishing, hunting, miniature golf, water parks, casino gambling, bowling, movie theater, multiple golf courses, and shopping. Lake Harmony is located 90 miles from New York & Philadelphia.

As you walk you see all of the different houses. If driving, it is very short. The vibe of the house and the area are perfect for a laid back, enjoyable get away. We stayed for 3 nights, the next time we are booking at least 5. Ryan is super responsive and obviously very considerate. A lot of thought went into this house. Awesome time"

The bedrooms are spaciously laid out over three floors with one large primary suite and two bedrooms with two queen beds each on the first floor, one large primary suite and two bedrooms with two queen beds each on the second floor, and two bedrooms with two queen beds each plus a loft with twin daybed on the third floor. This layout is perfect for groups who value flexibility and privacy in space.

Enjoy all the comforts of home with cedar log beds, Smart TVs, cooling ceiling fans, AC in every bedroom, and functional bathrooms. Each primary suite has it’s own full ensuite bathroom with stand-in shower.

Open-Concept Living

Unwinding in our home of 5,400 sq ft of living space is easy. The great room located on the second floor is spacious and connects seamlessly to our large, raised deck separated by a dual sided fireplace. High vaulted ceilings, solid hardwood floors and stained wainscotting add warmth throughout the space.

There is ample space to gather with friends and family with a large sofa in the main living room and gathering-style seating around our large island table with seating for 16.

Our fully equipped kitchen is large enough to prepare meals for large group gatherings and retreats. Granite countertops with ample workspace, a wine and beer cooling fridge, and bar counter for four are perfect for entertaining and gathering. Two refrigerators, two freezers, and two dishwashers allow for cooking for large groups while offering the means for an easy cleanup so that you can make most of your time with family, friends, and coworkers.

The lower-level game room at Ledgestone Lodge is fully loaded with a Multicade arcade system, a professional Olhausen 8' slate pool table, a wine and beer fridge, a large plush sofa, and flat screen TV.

Outdoor Living

Our fantastic indoor entertainment space opens to the finest in outdoor living. Our undercover patio with Adirondack seating is perfect for those looking to enjoy the beauty of nature that surrounds them under the cover of our raised upper deck. Some guests have been lucky enough to feed the local deer from the patio! With several closely positioned trees in the front yard, some groups have creatively hung their hammocks to drape between the clustered trees.
The raised upper deck offers another 700 sq ft of outdoor living with a gas Weber Genesis grille and plenty of seating for the whole crew to get together and enjoy alfresco dining under the stars.
Our private hot tub jacuzzi is located just around back of our home and is suitable for groups of 6-8.

- "We all enjoy our stay but only my family gets disappointed in not having a dryer work and no hot water in one of the bathrooms. And when I get there the Zaguzi water was dirty. But the owner was nice and they send right away someone to clean and fix the water which was was very nice So in future to make sure all need to update before guest check-in. There are 3 bedrooms 2.5 baths on the main floor and 2 bedrooms 1 full bath on the lower level. The main level consists of a fully equipped kitchen with newer black stainless steel appliances, dishwasher, electric glass cooktop range and oven, , french-door refrigerator, water cooler, microwave, Keurig coffee maker, toaster, toaster oven, blender and electric griddles for easily preparing large meals. There is a long 5 stool island countertop open to large dining area with expandable dining table and a slider to open patio with large propane gas grill (propane provided) and picnic table for outdoor dining. - "The house was clean and perfect for our annual cousin getaway! Plenty of space for everyone and the game room was a big hit. The pool table is a little off level, as well as the other game table, but otherwise they were all great! The only things I would note is that you do not really have any access to the lake for fishing/boating or swimming other than a little space down the street. Otherwise you have to rent a kayak/canoe to really have any fun on the lake. Linens are provided but they are flat sheets, not fitted, so if you toss & turn a lot, the sheets just come off the bed which really just defeats the purpose of putting on a sheet at all! We would rent this house again though as overall it fit our group perfect!"

Another kitchenette in the recreation room makes life easy in this entertainment room that will please all ages. A pool table and foosball game will get your competitive juices flowing or you can just sit back and watch your favorite show on the big-screen TV with surround sound.

The crowning jewel is an outdoor hot tub for those crisp evenings shared with good friends. Spectacular views, clean mountain air, surrounded by the glory of the Poconos.

The Chalet is located on a wooded lot, contiguous to woods, and about 1000 ft from Lake Harmony. There you will find Split Rock Lodge which includes an outdoor bar (sometimes Band on Saturday nights), a restaurant, and a lovely open space for outdoor weddings. We don’t use Split Rock beach.

Our Lake Harmony Estates beach is more private and located a short drive next to our parking area, canoe, and community house. There you will find a lake swimming area, sandy beach, picnic tables, and beach volleyball. Our canoe is located there and free to our guests.

This is a unique all wood chalet located on a quite private lot surrounded by mountain laurel. You must be at least 30 years of age to book my personal home. There is a wrap around deck with plenty of out door furniture for the summer. The outdoor deck cover allows for outdoor dining without worrying about rain. The back yard fire pit is huge with plenty of Adirondack seating. The inside has a wood burning brick fireplace for those cold winter nights. The flooring is laminate which enhances the cabin feel and the open cathedral ceilings in the main living space adds to the wonderful mountain cabin feel. The home is decorated in cozy mountain cabin decor, just perfect for your mountain getaway. My home is perfect for small families or a couples romantic retreat. The main floor bedroom provides easy access to the bathroom just across the hall. The upstairs bedroom has a rustic queen bed and a twin bed. there are televisions in both bedrooms and in the main living room as well as a tv, great for kids gaming, in the bonus downstairs small bedroom which has a pullout twin sofa bed.

The Chipmunk Lodge is situated near the top of the lovely private community of Lake Harmony Estates, Pennsylvania. This newly built 2009 house is a 3 story, nearly 3300 square foot entertainment lodge that has 6 bedrooms, a full loft and 4 full baths, 2 of which are in the 2 Master Suites. This house offers luxurious accommodations and backyard winter views of Big Boulder Ski Resort.

On the second floor is our great room and sun room that has cathedral ceilings, see-though stone gas fireplace, poker game table and a 42'' Flat Screen LCD TV attached to the stone fireplace. The modern kitchen is perfect for cooking with large groups and has a spacious granite counter top and center island and breakfast bar. It has a side-by-side refrigerator with an ice maker and filtered water dispenser, ceramic cook top stove & oven, microwave, dishwasher, and a large breakfast bar with seating for three. The kitchen is fully equipped with all the basic pots/pans/utensils and is attached to the dining room that has a solid wood table with seating for 10. Behind the kitchen are two bedrooms and a full bathroom. On the third floor there are two Master bedrooms/2 full baths and a gorgeous 12' loft area that overlooks the great room and has views of Big Boulder Ski Resort in the winter. The first floor is a 25'' x 18' game room & entertainment center equipped with a 8' Pool Table, CD player, stone gas fireplace and a sofa and loveseat. Two bedrooms and a full bathroom sit behind the game room.

The front of the home boasts a very large raised deck and covered raised porch on the side of the house. A stainless steel gas grill is located on the deck for barbecues and picnics. We provide two 8' picnic table that has seating for 10 people each and 4 modern Adirondack deck chairs. The 6-8 person hot tub is situated outdoors but covered by a roof to shield rain and snow from the tub.

Lake Harmony has become the best year-round activity and vacation destination on the East Coast.

People have been escaping the cities for the solitude of Lake Harmony for over a hundred years. The lake is located in Carbon County in the Pocono Mountains region of northeastern Pennsylvania. Lake Harmony is a two and a half mile long, natural glacial lake with plenty of boating, water skiing, wakeboarding, kayaking, canoeing and jet skiing in the summer. There are also tennis courts, beaches, waterparks, fishing and designated swimming areas.

In the winter the average snowfall in the area is 60 inches. Skiing, snowboarding and snow tubing are excellent. Lake Harmony is bookended by two ski slopes, Jack Frost & Big Boulder.

Just a short drive away, you’ll find Hickory Run State Park, which has 16,000 acres of abundant wildlife, 40 miles of hiking trails, a National Natural Landmark and numerous waterfalls.

⚠️ Quiet hours are 10:00 pm - 6:00 am. If a complaint is filed from the HOA/Neighbor it will result in a $500 fine.
⚠️ There are no fireworks allowed to be set-off at our home and if there are it will result in a $1000 fine and call for an immediate eviction from the property.
⚠️ No parties. We have strict rules against house parties in our home
⚠️ No extra guests without prior approval
⚠️ No Smoking within 25 feet of the property. There is a $500 fine for smoking in the unit.
⚠️ Surfaces may be slippery when icy/wet. Walk, run, drive, and park at your own risk in any area on the property. Salt/Shovels are provided at the home for use throughout your stay. (Winter Season)
⚠️ Firewood is not provided year-round and will need to be purchased for your stay. Please visit the local Dollar General, Lowes, Walmart, or Tractor Supply to purchase a bundle for a cheap amount.
⚠️ We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. ● Lake Harmony is a private lake and you will not have full access to the small beach at Lake Harmony. You can access Lake Harmony if you rent watercraft from one of the local operators (we recommend Yeti Watersports). Alternatively, Sand Spring Lake in nearby Hickory Run State Park has an amazing, free public lake beach with top reviews. Although it’s a farther drive, it has the advantages of a larger beach and better seasonal amenities (restrooms & snack bar), making it a solid choice for most groups.
● Please report any accidental damage as soon as it occurs.
● Lake Harmony is on the edge of a forest and wildlife is abundant. Guests have not yet reported seeing black bears, but they are active in the area. Do not leave food or trash outside, especially overnight. This will attract animals. Your leftovers are their tasty snack. Black bears just want to be left alone, but you need to respect their size, so do not approach them
● The TVs do not have cable TV or streaming subscriptions. Most popular streaming apps are already downloaded - simply bring your own login details.
● The Peloton bike does not have Peloton membership subscription. Bring your own membership subscription. If you don’t have one and just want to try out Peloton then there are 2 pre-loaded sample classes. Alternatively, check the Peloton website for free trials available from time to time. Or you can "Just Ride" – track your metrics without joining a class. The Bike has Peloton shoes size 45 (they are large - equivalent to men’s size 11 and women’s size >13). Don’t forget to pack your own shoes if you have them.
● The games room is in the garage and is not heated space. However it is insulated and has heated living areas above it, so it's not freezing and can still be enjoyed in the winter with a light jacket
● The house is in the mountains, at an elevation of 1,850 feet above sea level. On average it will be ~7 degrees cooler than Philly or New York

ADDITIONAL RULES:
○ Minimum age for Primary Renter is 23, who must be staying at the house. Photo ID may be required upon check-in.
○ No candles, slime or confetti.
○ No events.
○ No guests are allowed at the house in addition to those on the original booking - including day guests - this is for insurance reasons.
○ If you use the Weber propane grill outside, please clean it after use. The cleaning fee for the house does not include cleaning the grill. An additional fee may apply if the grill is left dirty after use.
○ Don’t move furniture. If you must move furniture then please put it back before check-out (extra charge may apply if cleaners need to move heavy furniture).
○ Don’t move the pool table - $400 professional realignment charge.
**NO FIREWORKS**. Kidder Township prohibits fireworks without a permit. Fine applies of up to $1,000. Any township fines must be payable by Primary Renter.
○ Do not leave trash outside or in the trash shed at the end of the driveway (it’s not bear-proof). If animals get into the trash then an additional clean-up fee will apply.
○ Township rules prohibit loud noise, especially between 11pm-7am.
○ Use the provided outdoor smoker's urns for all cigarette butts.
○ Most important - have fun! Because these rules are explained clearly, our guests have very few issues.

Please put all food trash into the brown bear can with screw on lid and "clean" trash into the regular trash can, if needed, Trash day is Monday. Quiet time is from 10:00 pm to 8 am, please be mindful of surrounding families. Absolutely No Smoking/Candles, (battery-operated candles can be requested) or glitter. Dogs are allowed please let us know in advance of booking and select the pet fee box. No Fireworks. We do have recording security cameras on the grounds, by the entrance, backyard, & driveway. Not aimed inside the home. If baby gate or high chair are needed, please request at booking. They are kept off site. All guests must carefully read, agree to, & sign the POA guideline. These will be provided separately. All guests must follow the checkout instructions at the house. These will be sent to you before arrival. ⚠️ Firewood is not provided year-round and will need to be purchased for your stay. Please visit the local Dollar General, Lowes, Walmart, or Tractor Supply to purchase a bundle for a cheap amount.
⚠️ We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. Our cozy mountain retreat is located in the Estates, a short walk to the lake but far enough from the main road to provide a quiet woodsy experience. Wake up in the A-Frame Chalet to view trees and sky, jump in the lake, play tennis on the nearby courts, drive a short distance to ski slopes or unwind at the many nearby bars and restaurants.

Hi there, and thanks for your interest in our home!

We have two kayaks and a canoe that guests are welcome to use plus access to the private Lake Harmony Estates beach.

We provide linens, towels and more so there's no need to worry about laundry or forgetting your shampoo. Should you care to do laundry during your stay, you can use our new high-efficiency LG washer and dryer.

Our chalet is cozy and comfortable with 2 bedrooms on the first floor, 2 bedrooms on the second floor, 2 full bathrooms, 2 separate living spaces (great for a kids hang out), as well as a loft above the living room with a king bed.

Enjoy the views of our woodsy neighborhood out on the deck or in front of the fireplace through our large floor-to-ceiling windows. Our open-concept living room, kitchen, and dining space are ideal for entertaining. We will do our best to ensure the kitchen is always stocked with essentials like oil, spices, condiments, and coffee to make your stay as carefree as possible. Guests can also enjoy our outdoor grill, (we'll make sure there's always a propane backup) on our spacious second-floor deck.

We have speakers throughout the house on the first floor, second floor, and outdoor patio on the first floor all controlled separately. Guests can use any Bluetooth-enabled device to connect and enjoy tunes throughout the whole house.

We have two TVs, one in the first-floor living room and one in the second-floor living room. Both are Roku enabled with access to Netflix, HBO, and many other channels and apps.

We have a firepit on the side of the house along with blankets just for the firepit for those cooler Pocono nights.

Guest access
Guests will have access to the entire, private house. Because we are located in Lake Harmony Estates, guests also have access to a members-only beach area (passes will be provided), a tennis and shuffleboard court and access to parking at the beach. The beach is about a 500ft walk from the house.

Other things to note
We have two kayaks and a canoe that guests are welcome to use at their own risk. Life jackets are also provided. Per the lake rules, you must have a life jacket for anyone using watercraft.

The space
The Pocono house is located on 2.3 acres of land and very secluded. When seating on the porch you see mostly forest. Enjoy large hot tub located in the room with around forest view. There is a walking distance to the trail that leads to Hickory Run State park, and you could walk to the famous Boulder Field. 5 state parks around that could be reached within 40 min of driving. Some of them have lakes with kayak rental and swimming. White water river sport available in summer. There are 2 skiing resorts reachable within 5 min of driving and 3 more within 45 min. The house belongs to the Split Rock community that contains water park, golf court, two hotels with movie theater, restaurants and other guest attractions.

Guest access
1. In order to access the house one must use a paid private road.
2. The key to the house are kept in the key storage box attached to the entrance door. The code will be emailed to you.
3. Guests can not access the garage and locked closets in the house.
4. The tree house on the property is not included in rental. It is not safe to use and should not be approached beyond the red tape.

We don't allow pets.
1. Homeowner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises
4. The water in the house ( as in any private house) is warmed by a water heater. Heater has a tank of a limited size. If the tenant group is large ( 10 people) then larger water consumption may cause the full use of a hot water. If tenants run out of the hot water they have to wait till heater warms another portion.

Guest access
Guests have access to the whole house, the driveway, and the grounds immediately surrounding the house. Guest passes are available for access to the community beach during the summer. Guests are able to utilize local businesses to rent kayaks, paddle boats, or pontoon boats in order to enjoy the lake.

There is a $75 pet fee. We allow up to two well-behaved, house-trained, non furniture chewing pups only with prior approval and payment of the additional fee.

We installed a Ring doorbell system to keep better track of contractors coming and going. The camera only faces out from the main house door. There are no other cameras on the property.

Note that we have a three night minimum for holiday weekends.

- Sand Spring Lake in nearby Hickory Run State Park has an amazing, free public lake beach with top reviews. It is a 22 minute drive and has a large beach and seasonal amenities (restrooms & snack bar), making it a solid choice for most groups. 🏖️
- Lake Harmony is a private lake and you will not have full access to the small beach at Lake Harmony. You can access Lake Harmony if you rent watercraft from one of the local operators (we recommend Yeti Watersports). 🛶🚤🚣‍♀️
- Please report any accidental damage as soon as it occurs.
- Lake Harmony is on the edge of a forest and black bears are active in the area. It’s very unlikely you will see them. But if so, do not feed them. Do not leave food or trash outside, especially overnight. Clean the grill each time after you use it. Remove the grease drip tray and put it in the inside trash. Do not pour grease in the back yard. Your leftovers are their tasty snack. Black bears just want to be left alone, but you need to respect their size, so do not approach them. 🐻
- The TVs do not have cable TV or streaming subscriptions. Most popular streaming apps are already downloaded - simply bring your own login details. 📺
- The Peloton bike does not have Peloton membership subscription. Bring your own membership subscription. If you don’t have one and just want to try out Peloton then there are 2 pre-loaded sample classes. Alternatively, check the Peloton website for free trials available from time to time. Or you can "Just Ride" – track your metrics without joining a class. The Bike has Peloton shoes size 45 (they are large - equivalent to men’s size 11 and women’s size >13). Don’t forget to pack your own shoes if you have them.🚴‍♀️
- The games room is in the garage and is heated using a ceiling-mounted forced fan 6.5kw heater

To maintain the peace and quiet of the neighborhood, all outdoor lights and string lights must be turned off by 11 PM. The space
A Best Pocono Escapes property. Enjoy morning coffee under the pine trees on the deck while watching the deer play underneath you. A secluded paradise with fire pit and hot tub. Inside we offer smart tv's in every room including the kids bunk room (46in). The Pocono Mountains has so much to offer: indoor water parks, horseback riding, fishing, hiking, kayaking, water skiing, snow skiing, snow boarding and snow tubing. We are pet friendly. Escape to nature!!!

Inside:

As you enter the property from the lower level you will find a pellet stone fireplace living room. As you turn around from the L couch you find yourself in the game room with arcade and air hockey table. Still on the first floor is the first queen bedroom. Next door is the bunk room with 4 beds and 48 in Smart TV. As you emerge upstairs you are awed with the A frame ceiling covered in beautiful wood. As you gaze through the wall of windows you notice how massive the old growth pine trees are. The glass sliders lead you outside to the deck where you can overlook the fire pit or gaze up into the pine. We have illuminated the property with lights that cut through the trees. Heading back inside your eye is drawn to the completely renovated kitchen with granite counter tops. The wood burning fireplace can be seen from the living & dining room. Down the hall is the king master and the 4th bedroom with queen bed. As you go up into the loft you can't help but notice the natural wood railings. Once in the loft you realize what a great view you have from the peak of the A frame. This space has a queen bed and a siting/reading or board game playing area.

Our house has 6 bedrooms, 3 (one of which is a primary suite with Jacuzzi tub and 55inch smart TV) have king beds. An open kitchen and dining area make spending time together easy. Downstairs there is a game room with pool table, Arcade1Up PAC-MAN, NBA JAM , Electronic dartboard games, 60inch smart TV , JBL blutooth speaker, corn hole game and gas fireplace. Upstairs in the great room, settle in for the evening by the gas fireplace, or relax in front of the 55inch smart TV. Hot tub and wireless Internet, too!

Welcome to Deer Lodge! Our Four Seasons Lake Harmony Estates Mountain House. Located directly between Lake Harmony & Boulder Lake. Summertime is great for swimming in the lake and winter brings Skiing, Snowboarding and Snow Tubing to our front door. Relax after your day in our easy access Hot Tub located on our 1300 sq ft deck. The deck becomes an outside playground with gas fire pit, grill and picnic table. Inside the over 2600 sq ft house you will find a fire place, pool table & dart board.

A Best Pocono Escapes property. Have your morning coffee while watching the deer play in the yard. Enjoy the wood burning fire pit in the front yard. You are surrounded by the serenity of the woods. The deck is wrapped with built in seating. Kick back with 5 smart TV's ( 65 in in living room). The "kids cabin" has 3 bunk beds with one having a full size bed. The Pocono Mountains has so much to offer: indoor water parks, horseback riding, fishing, hiking, kayaking, water skiing, snow skiing, snow boarding and snow tubing. We are pet friendly. Escape to nature!!!

Inside:
As you enter the lodge you are welcomed with the stone fireplace living room with 65 in Smart TV. Located conveniently in the same space is the pool table & dart board room. You will find the knotty pine ceiling and beam work through out every room in the house that really gives you that Mountain Lodge feel. The hall leads you into the kitchen with mounted smart TV, laundry/mudroom and full bathroom. Upstairs leads you to more of that knotty pine look for all 4 bedrooms. The master has a king bed with floor to ceiling windows that make you feel like you'r in nature. The other 2 queen bedrooms have a chalet fell to them. The "kids cabin" at the far end of the hall, has 6 bunk beds, one of them full size for the adult that never grew up like so many of us.

The home boasts 3 floors of living space including a 4th floor loft with 6 beds! Each of the 5 bedrooms offer a queen bed. Each of the bedrooms and loft offer a new mini-split unit to allow each guest room to independently control the temperature. There is a covered hot tub out back, fire pit, a large driveway, and a deck with a grill and seating/dinning for the whole crew. The basement has arcade games, pool table, a 14 foot shuffleboard table as well as a large sectional sofa with a large-screen TV with surround sound for an awesome movie-watching experience.

3. This property is NOT pet friendly. Please note, if we find evidence of an unauthorized pet in the home, we will ask for it to be removed immediately and guests will be charged a $400 non-refundable fine. This is also grounds for immediate removal of the guests from the home.

4. The hot tub is drained and refilled with fresh water after each guest departure, so you can rest assured that you will be receiving a nice, clean hot tub experience upon arrival!

4. Please refrain from smoking inside the home! If any signs of smoking are documented, the renter agrees to pay $200.00 / per day.

5. Please bring your own firewood for the fire-pit. Thank you!

6. There is a security camera on the exterior of the home for the safety of the property and our guests. It is recording 24/7, 365 days a year. There are no cameras on the interior of the home.

VACATION OCCUPANCY AGREEMENT

This Agreement is entered into on the understanding that the dwelling provided is intended as temporary lodging under license and is not a lease or rental for residential purposes. The Occupant acknowledges that their stay is transient and does not establish any tenancy. The provisions of this Agreement are not intended to establish and shall not be construed to establish a landlord-tenant relationship between the Owner and the Occupant.

The Occupant is strongly encouraged to purchase travel insurance to protect against unexpected circumstances that may impact their stay. Travel insurance can provide coverage for various events including, but not limited to, trip cancellation, trip interruption, emergency medical expenses, emergency evacuation, and loss of personal belongings. Owner recommends that the Occupant reviews and secures travel insurance that meets their needs to ensure peace of mind and financial protection during their stay.



THE PARTIES. This Short Term Occupancy Agreement (“Agreement”) was made on the reservation date listed above between the following:

OCCUPANT: Guest name listed above (“Occupant”, “Guest” or sometimes “you”), and

OWNER/CO-HOST: Sweet Rain Hospitality, LLC, a Wyoming limited liability company, for itself AND as authorized agent for the Owners of the Premises ( collectively, “SRH”, “Host” or sometimes “we” “our” or “us”).



THE PREMISES. SRH agrees to provide the described property below to the Occupant under the terms of this Agreement:

TERM. The Occupant shall be allowed to occupy the Premises during these dates and times listed in their reservation above, hereinafter known as “Term.”

Occupant must observe the agreed upon check in and check out times unless otherwise agreed in writing. If Guests are not out of the property by the time the cleaners arrive, Guests will be subject to a $100 late check out fine.



OCCUPANTS. The total number of occupants (overnight guests and daytime visitors combined) authorized to be on the Premises at any time shall not exceed 13 individuals, unless otherwise agreed to by SRH in writing. The term "occupants" as used in this agreement encompasses all individuals spending time on the Premises during the Term. This includes but is not limited to:



Overnight Guests: Any individuals staying overnight on the Premises.

Daytime Visitors: Any individuals present on the Premises during the day for a duration or in a more than incidental capacity. This includes visitors on the property for extended periods, participating in activities, using the facilities, or engaging in conduct beyond brief or transitory visits.



Authorization for any number of occupants exceeding this limit must be obtained from us in writing in advance. Failure to obtain such authorization will be considered a breach of this agreement. There will be an additional fee of $25 per person per night above the limit noted above. If more than the authorized number of guests listed above are found on the Premises, penalties, fees, and other consequences may apply as set forth herein. We reserve the right to deny access to the Premises to any individuals exceeding the authorized occupancy limit.



The total number of Guests on this Agreement is noted above.



FEES. The Occupant shall pay the Host the amount as detailed during the booking process, which includes but is not limited to: Occupany Fee, Cleaning Fee, Pet Fee, Additional Guest Fee, Taxes.



CANCELLATION POLICY. This policy outlines the terms and conditions regarding cancellations for bookings at our property. If booking through a third-party platform such as Airbnb, VRBO or other platform, payment and cancellation policies are based on the cancellation and refund policy stated for the listing on that platform. When booking directly with us, our cancellation and refund policy is below. Please review these terms carefully:



Cancellation within 24 Hours of Booking for Full Refund: Guests are eligible for a full refund if they cancel within 24 hours of booking. This full refund only applies if the cancellation occurs at least 14 days before the scheduled check-in date.

Cancellation Less Than 30 Days Before Check-In: Guests who cancel less than 30 days before check-in are not eligible for a refund. In such cases, the full amount for all booked nights will be charged. This policy reflects the limited opportunity to rebook the property on short notice.

Early departures for any reason are non-refundable including in the event of an ordered evacuation due to storms, fire or other weather related incidents where Guest may be required by state law to vacate the property. If there is a power outage or other unforeseen circumstances out of the SRH’s control where the Property cannot be occupied, Guest will need to find alternative accommodations. SRH will not issue refunds in part or in full for situations outside of SRH’s control.

We strongly recommend considering travel insurance to safeguard against unforeseen change to your plans.



DEPOSIT. The Occupant shall be obligated to pay either a one time non refundable $35 damage waiver fee that covers damages up to $1500 or a refundable deposit of $500 upon the execution of this Agreement to ensure the faithful performance of all terms and conditions herein. The Deposit may be used by SRH to remedy any default by the Occupant, repair damages to the Premises caused by the Occupant beyond normal wear and tear, clean the Premises if not left in a satisfactory condition, cover unpaid fees, or service charges incurred under this Agreement, and address any and all costs associated with the enforcement of this Agreement.

Guest must inform SRP within 24 hours of arrival of any existing damage or may be held responsible for any cost involved in repairing damages. If Guest feels the home has an unpleasant smell such as that resulting from cigarette smoke or marijuana, Guest must contact us within one hour or checking in and allow SRH or a designated agent to enter the home to confirm the smell and assist in getting rid of the smell. Failure to allow SRH or a designated agent to enter the home or false accusations about a smell will result in forfeiting the full Deposit amount.



SRH or a designated agent will conduct a detailed inspection of the Premises upon the Occupant's move-out to document the condition of the Premises. The Occupant will be provided with an inspection report. The Occupant agrees that SRH may hire a third-party service for a professional assessment of any damages, the cost of which may be deducted from the Deposit. Any portion of the Deposit that is not used for such purposes will be returned to the Occupant within 30 days after the termination of this Agreement, along with an itemized statement of deductions. The Occupant is not entitled to interest on the Deposit. The Deposit is not to be construed as a limit on the Occupant's financial responsibility for damages, unpaid rent, or other obligations under this Agreement. The Occupant's liability for damages to the Premises is not limited to the Deposit amount.

Please note: For bookings made through Airbnb, this damage deposit is not collected, as Airbnb provides Aircover coverage through its own platform policies and procedures.



PETS. The Occupant shall have the right to have 2 pet(s) on the Premises with a maximum limit of 50 pounds per pet. Pets other than dogs are not allowed on the property. For the privilege to have pet(s) on the Premises, Occupant shall pay a Pet Fee of $125 per pet. Occupant in all cases is responsible for all damage that any pet causes, regardless of the ownership of said pet, and agrees to restore the Premises to its original condition at their expense.



The Occupant shall be responsible for a liquidated damages payment of $250 for each unauthorized pet per occurrence. This liquidated amount is agreed upon as a reasonable estimation of the additional cleaning and maintenance costs, potential damage to the Premises, and any additional risk or liability introduced by the presence of a pet. The parties acknowledge that the actual harm caused by such a violation is difficult to quantify precisely, and this liquidated damages provision is not intended as a penalty but rather as an effort to quantify damages in a fair and reasonable manner.



In addition to the liquidated damages, the Occupant shall be responsible for the cost of any actual damages to the Premises caused by the pet, which may include but are not limited to repair or replacement of damaged items, professional cleaning services, and any costs associated with the interruption of subsequent occupancies or business operations.



PARKING. The parking space(s) are described in the property listing. You and your guests must strictly adhere to the policy set forth therein.



HOUSE RULES. Guest agrees that they have read and agreed to all House Rules and have also notified other members of their party of the House Rules. Guest will assume responsibility if anyone in their Party does not adhere to the following House Rules. Failure to observe any of these rules will result in a minimum of $500 fine payable by Guest and is grounds for immediate removal from property and / or cancellation of reservation at the discretion of the Host.



QUIET HOURS. As agreed upon by our neighbors and in accordance with city ordinance, quiet hours are enforced from 10:00 PM to 7:00 AM, which means all outdoor music must be off by 10:00 PM. Please bring your conversations indoors by 10:00 PM.



PARTIES: We strictly prohibit parties or unauthorized gatherings. For clarity, a "party" or "unauthorized gathering" is defined as any assembly of individuals beyond the number of registered guests or any gathering involving loud music, excessive noise, triggering of our sound monitoring devices, or disruptive behavior. Violations of this policy may result in the following actions and consequences, as implemented in our sole discretion:

Immediate Enforcement: Any violation will lead to immediate removal from the premises, a Party-Violation Fee of $1,000, and immediate cancellation of the reservation.

Reporting Mechanism: Neighbors and local community members are encouraged to report any suspected violations of this policy.

Party Cleanup Fee: If the Premises qualify for a “deep clean” due to the amount of “wear and tear” from a party or large gathering, an additional Party Cleanup Fee will be charged at the end of the Term. This fee will be calculated based on the extent of the required cleaning and repairs as determined by Us at our sole discretion.

Legal Action: We reserve the right to pursue legal action against violators, including seeking compensation for any loss of income, profits, or reputation damage caused directly or indirectly by a violation of this provision. This is in addition to any immediate penalties imposed, including but not limited to your liability for all of our attorney fees and legal costs incurred enforcing or pursuing remedies under this provision.

Special events. Events such as small weddings that would require catering or music may be preapproved in writing prior to booking at the discretion of SRH and may be subject to additional security deposit and/or cleaning fee.



NO SMOKING. Smoking of any kind (cigarettes, vaping, cannabis etc) inside the Premises is strictly prohibited. Smoking outside is permitted as long as Guest picks up after themselves. In the event of a violation of this smoking policy, the Occupant agrees to pay SRH a liquidated damages amount of $1,000 for each instance of violation. This amount is not a penalty, but rather an agreed-upon measure of damages, reflective of the anticipated or actual harm caused by such a violation, including but not limited to the cost of remediation of smoke odors, restoration of the Premises to a smoke-free condition, and loss of rental income during such restoration. The Occupant acknowledges that the actual damages from smoking on the Premises are uncertain and difficult to ascertain, and this liquidated damages provision is intended to provide a reasonable estimation thereof. Payment of these liquidated damages is due immediately upon demand by SRH and may be charged against the Occupant's Deposit.



HOT TUB / OUTDOOR RULES. Guest agrees that they have read and agreed to all Hot Tub / Outdoor Rules and have also notified other members of their party of these Rules. Guest acknowledges that there will be NO LIFEGUARD on duty during their stay. Guest will assume responsibility if anyone in their Party does not adhere to the following Hot Tub / Outdoor Rules.

Children must be closely watched by a responsible adult at all times in and around the hot tub area and must never be left unattended.

No glassware in the hot tub area.

No food or drinks allowed inside the pool and hot tub.

The hot tub can accommodate a maximum of 7 people at a time.

The hot tub cover must be closed and latched when the hot tub is not in use.

If the hot tub has been misused and/or guidelines have not been followed, and the result is that the hot tub must be drained and re-filled, the Occupant will be responsible for paying the $200 fee to do so.

Do not use the hot tub if you have any medical condition or take medication that contraindicates the use of a hot tub.

Hot tub chemicals may cause skin rashes or cause skin rashes.

Alcohol may not be consumed while using the hot tub.

Use of the hot tub for prolonged periods contains risks and is discouraged.

Occupant understands the risks of using the hot tub, and agrees that they are solely responsible for any accidents, injuries, or medical condition they or their guests may incur.

Gates surrounding the pool / hot tub area must be closed at all times.

Do not leave fire pit, fireplaces, or wood-burning stoves unattended.

Please be aware that wildlife may be encountered in and around the Premises.

Notwithstanding adherence to the House Rules and Hot Tub / Outdoor Rules, Guest acknowledges and agrees the entirety of the hold harmless and indemnity provisions contained in this agreement remain in full force and effect.



FRAUDULENT CLAIMS. If Occupant notices anything unsatisfactory at the property, they must notify SRH with photo evidence within 24 hours of check in. SRH will do their best to address the issue in a timely manner. Any claims made by Occupant that are fraudulent or outrageous in nature or to meant to mislead or defraud SRH in exchange for a refund or threat of a bad review will be immediate grounds for removal from the premises with no refund, a forefeiture of the full deposit amount and Occupany’s account will be reported to the proper booking channel. Occupant agrees that the person signing this agreement is the person who's name is on the credit card used to make the reservation. If there are any discrepancies, the person signing this agreement will be responsible for full payment of the reservation.



REHOUSING/ACTS OF GOD. SRH shall not bear financial liability to rehouse or refund Occupant for any amount if Occupant is unsatisfied or if Occupant chooses to vacate early after SRH has made best efforts to resolve Occupant’s dissatisfaction. Occupant should seek assistance from their booking platform or travel insurance.

Should the premises be destroyed by fire or other casualty, extreme weather, pandemic or act of God to become unfit for human habitation or to prevent travel to the property then your occupancy shall end with NO refund to the GUEST for any occupancy term unused. Inclement weather preventing travel to or from the property will not be the responsibility of the HOST. We highly recommend you purchase travel insurance to cover any losses in this case. This property sometimes experiences power outages that typically only last up to a few hours and should be anticipated and shall not be a reason for a refund.



SECURITY CAMERAS. Exterior cameras are installed for the safety and protection of the property and its guests and may not be tampered with or disabled. Violation of this policy will result in a $500 fine or forefeiting the entire deposit amount. There are no cameras inside the property.



INSPECTION. We reserve the right to inspect the Premises to ensure compliance with the terms of the occupancy agreement and to maintain the property's condition. The following terms apply to such inspections:

Reasonable Notice for Inspections: Except in cases of emergency, we agree to provide the Occupant with reasonable notice prior to any inspection. For the purposes of this agreement, 'reasonable notice' is defined as at least 12 hours prior to the inspection.

Immediate Access in Emergencies: In an emergency that threatens the safety of the occupants, the integrity of the Premises, or in situations that require urgent attention, our designated representative or we may access the property immediately without prior notice. Emergencies may include but are not limited to, situations involving urgent repairs, suspected danger to the property or its occupants, or compliance with law enforcement requests.

Purpose of Inspections: Inspections will be conducted to assess and address any necessary repairs or maintenance issues or to verify compliance with the occupancy rules and regulations. The Occupant's privacy will be respected, and inspections will be as brief and non-intrusive as possible.

Occupant's Cooperation: The Occupant is expected to cooperate with us during these inspections and provide access to the property as required under these terms.



RESPONSIBILITY OF OCCUPANT FOR GUEST COMPLIANCE. The Occupant who signs this Agreement shall be solely responsible for ensuring that all persons present on the premises during the stay fully comply with all terms, including House Rules, instructions, and Safety Guidelines either attached hereto or posted on the property. The Occupant agrees to:

Inform all guests of the House Rules, Safety Guidelines, liability waivers, indemnifications, and any other terms and conditions of their stay, including but not limited to noise restrictions, smoking policies, pet policies, and use of amenities.

Ensure that all guests review and adhere to all Safety Guideline provided for the Premises, including those related to fire safety, use of recreational facilities, and emergency procedures.

Be held accountable for any acts or omissions of guests that result in a breach of this Agreement, including financial responsibility for any damages, additional cleaning fees, or other costs incurred due to non-compliance by guests.

The Occupant acknowledges they are the primary point of contact and accepts these responsibilities for all guests. The Occupant also agrees that any breach of the Agreement by any guests shall be deemed a breach by the Occupant. The Occupant’s liability under this provision shall extend to the full extent of the law and may include additional liabilities for any special damages that arise from the non-compliance of their guests.



BREACH. In the event that the Occupant violates any of the terms and conditions of this Agreement, the following consequences will ensue:

Immediate Termination of Occupancy: The occupancy of the Premises by the Occupant shall be terminated immediately upon the determination of a breach. This termination is effective without the need for further notice beyond this Agreement.

Waiver of Legal Process: In case of such termination, the Occupant hereby waives all rights to any legal process before being required to vacate the Premises. This waiver is a condition of this Agreement and is intended to expedite the removal of the Occupant in the event of a breach.

Obligation to Vacate: Upon termination of the occupancy, whether due to a breach or the natural expiration of the Agreement, the Occupant is required to vacate the Premises promptly. The Occupant shall leave the Premises in good condition, free of the Occupant's personal belongings and waste, and in a state that reflects reasonable use consistent with the duration of their stay.

Consequences of Failure to Vacate: Should the Occupant fail to vacate the Premises upon termination or expiration of the Agreement, they will be subject to immediate removal and, in addition to any other remedy or consequence provided herein or under law, may incur additional charges or legal actions to recover possession of the Premises and any associated costs.

Notification of Breach: SRH will provide the Occupant with a written statement of the breach, if feasible, to ensure clarity on the reason for the termination of occupancy.

This breach clause is integral to enforcing the Agreement and is designed to protect the rights and property of SRH while ensuring fair treatment of the Occupant.



MAINTENANCE AND REPAIRS. The Occupant shall maintain the Premises in a good, clean condition and use the Premises only in a careful and lawful manner. The Occupant shall leave the Premises in a ready-to-occupy condition at the expiration of this Agreement, defined by SRH as immediately habitable by the next Occupant. The Occupant shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Occupant agrees that SRH shall deduct costs of said services from any Deposit before a refund if the Occupant causes damage to the Premises or its furnishings.



TRASH. The Occupants shall dispose of all waste material generated during the Term as directed and under the direction of SRH.



QUIET ENJOYMENT. The Occupant, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner. The Occupant is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of your occupancy without a refund.



OWNER’S LIABILITY/OCCUPANT INDEMNITY. The Occupant and any of their guests hereby agree to indemnify and hold harmless SRH against any and all claims of personal injury or property damage or loss arising from any and all use of the Premises or in any way related to the occupancy of the Premises, regardless of the nature of the accident, injury, or loss or cause. The Occupant acknowledges that SRH's insurance may not cover incidents related to the Occupant's personal property or injury, and they should secure adequate insurance to protect themselves and their guests. Occupant further recognizes and acknowledges there is an inherent risk in the use of specific amenities such as, but not limited to, hot tubs, saunas, pools, basketball, tennis or pickle ball courts, fire pits, fireplaces, exercise equipment, gaming rooms, and other recreational items that may be available on the Premises and accepts all risk associated with such use. The Occupant has received and agrees to abide by all House Rules provided and other Rules and Safety Guidelines posted on the premises for these amenities and understands that failure to comply with these guidelines may result in immediate termination of this Agreement. The Occupant agrees to report any accidents or incidents related to these amenities to SRH immediately and understands that the use of such amenities by minors requires adult supervision at all times.



ATTORNEY’S FEES. The Occupant agrees to pay all reasonable costs, attorney's fees, and expenses that are incurred by SRH enforcing this agreement.

USE OF PREMISES. The Occupant shall use the Premises for residential use only. The Occupant is not autorized to sell products or services on the Premises, conduct any commercial activity, or otherwise violate state or local laws or regulations while on the Premises.

ILLEGAL ACTIVITY. The Occupant shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person, or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Fee.

POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of SRH. SRH shall make every reasonable effort to return the item to the Occupant. If claims are not made within the State’s required time period, or two (2) weeks, whichever is shorter, SRH shall be able to retain such items. All items returned shall include a $25 return fee plus postage.



GOVERNING LAW. This Agreement shall be governed and subject to the laws located in the jurisdiction of the Premise’s location.

Sleeps 21 - Lake Harmonys "Lupine Lodge", Spacious house for entertaining large groups.
Lupine Lodge is located in Lake Harmony Estates. It is a 3 story 3200 sq ft Cape Chalet with over 1600 square feet of additional covered porches and patios that has a total of 6 bedrooms and a loft (each with either a 24" or 32" LED TV). There are 3 full bathrooms, a large, fully loaded kitchen with seating for 14 plus 4 at counter. Our home is situated on a quiet wooded street with much fabulous wildlife.

The space
The home is layed out for optimal use by larger groups and families. We have a total of 9 flat screen TVs in the house. Please see the amenities list for all the amenities included.
Lupine lodge has a 28" X 18' game room with an 8' pool
table , a 65 ft LED Smart TV. Arcade legends multitude game is set up for free play and includes 160 of all time favorites and classic arcade games, including Pac Man, Mrs. Pac Man, centipede, asteroids, super breakout and many more.
Directly off the game room is the outdoor patio featuring our 6-8 person hot tub.

Guest access
The house has a flat easy access driveway with room for 10 cars. The entire home is available for guest use though the garage and garden shed are not available.

LUPINE LODGE is part of Lake Harmony Estates and therefore you have access to the private beach and tennis courts when you rent our home.
You can bring your kayak or canoe to the lake and enjoy the day on the lake; we provide the passes. In addition there are many businesses on the lake that can provide you with water adventures. See the listings below for Water adventures as well as adventures for all seasons.

Lake Harmony & The Pocono Mountains are a 4 Season Destination. Aside from all the great restaurants and shopping there are many activities all year round.

Winter Activities include Skiing, Snowboarding, Ice Skating, Ice Fishing and Snowboarding. Local restaurants have music and karaoke.

Spring Activities include Skiing, Snowboarding, Golf, Hiking, Biking, Kayaking, Canoeing, Fishing. Be on the lookout for Wine Festivals and Craft Shows.

Summer Activities include Wakeboarding, Water Skiing, Wake Surfing, Fishing, Kayaking, Canoeing, Paddle Boarding, Tubing and Lake Cruises. Several Lake Front Dining Opportunities with bands and dancing.

Fall is Fabulous at Lake Harmony and is a destination for Fall Foliage Viewing. We have been blessed with Indian summers the last few years so all our summer activities have extended thru the end of October. In addition its a great time for hiking, biking, golf and many fun local shops, antiquing and craft shows.

Upstairs, you’ll be greeted by the loft’s immaculate charm, bright colors and fantastic views. The loft includes a cute rocking chair, kids bean bag chair, and a twin-sized daybed with a trundle that pulls another twin-sized bed out from underneath. Guests are invited to immerse themselves in the full expanse of Le Petit Chalet, encompassing the entire cabin, a charming outdoor fire pit, and direct access to the private, serene Lake Harmony, just a leisurely stroll away.

Enjoy the lake's diverse activities, including fishing, power boating, water skiing, swimming, and paddle boarding. The community beach features a designated swimming area, picnic tables, beach volleyball, tennis courts, and shuffleboard. Just a 4-minute drive away, you'll find a charming mini-downtown with restaurants, nightlife, cafes, bars, shops, a post office, and a country store. We kindly ask guests to respect the natural beauty, wildlife, and landscape of Lake Harmony and Big Boulder. Our driveway accommodates up to 7 cars.

We provide 5 guest beach passes at no additional cost. Additional beach passes are available for purchase at $5 per pass per day or $25 per pass per week.

Just a brief 4-minute drive from the chalet, a quaint mini-downtown area unfolds, offering an array of dining options, vibrant nightlife, cozy cafes, welcoming bars, boutique shops, a post office, and a country store, catering to all your needs and whims.

Lake Harmony is just a few minutes’ stroll away from the cabin. This private lake permits:

Other things to note
✷ Essential: Sensitive Septic System- Flush ONLY toilet paper. Non-compliance will cause system failure and result in damage charges. Guest cooperation is mandatory.

✷ Must meet the minimum age requirement of 23. The host will verify a government-issued ID

✷ The home has 2 flights of rather steep stairs.

✷ No worries about bed sheets/linens, as they are provided! Beds are also comfortably furnished with mattress protectors, pillows with protectors, comforters, extra blankets, and quilts.

✷ We provide 13 Towels (1 per guest), 2 kitchen towels, and 3 hand towels (1 per bathroom). We do not provide beach towels or hot tub bathrobes.

✷ There are cameras outside the property.

✷ A hot tub fee of $154.50 will be applied if the jacuzzi water turns cloudy, muddy, sandy, or has residue floating upon check out.

✷ Check-out is promptly at 10am.

>> There will be a late check-out charge incurred of $50 for each hour past the 10am check-out time.


***** Pet Rules:
1. Only dogs are allowed—no other pets unless the host has granted special permission.
2. Dogs must be over 1 year old and weigh under 30 lbs.
3. A maximum of 2 dogs is permitted per stay.
4. Dog fees: $60/dog for stays of 2-4 nights, $120/dog for stays of 5+ nights
5. DOGS ARE NOT ALLOWED ON FURNITURE OR BEDS. An excessive cleaning fee will be charged if dog hair is found on beds or furniture.
6. All dogs must be up-to-date on vaccinations, licenses, and tags.
7. Guests must provide their own dog bedding/crate and towels to clean wet paws and fur.
8. Dogs must not be left unattended in the home at any time.
9. If your dog sheds, please brush them outdoors daily to minimize shedding inside.
10. Guests must clean up after their dogs and dispose of waste properly.
11. Dogs cannot be washed in the bathtubs or showers.
12. Guests are responsible for cleaning up any accidents inside the home and must notify us of any damage caused by their dog.
13. Dogs must always be kept on a leash while on the property.
14. Guests are responsible for paying for any damage caused by their dogs.
15. Excessive barking is not allowed. Fees may be applied if complaints are received from neighbors or security.
