Ashwood Rentals

When I vacation in the mountains, I like to feel very comfortable ! From the minute that I arrive, I want to feel like I'm vacationing in my second home. I don't want to check-in at an office, and then go park my car far away from me. I want a place that has easy access to me unloading all of my luggage, groceries, skis, snowboard, and kids!

Linens are provided but please bring your own towels.

The house sleeps at least 15+ people. There is a bedroom on the main level with a queen bed. There are two couches in the living room. The upstairs has two bedrooms. One has a king bed and the other room has a queen bed and a full bed. In the finished basement there is currently two twin beds and two full beds. There is also some room in the basement for some air mattresses if needed.

Linens are provided but towels are not.

We highly recommend that you purchase travel insurance. Problems can arise in multiple ways and travel insurance can be a low cost guard against losing your money if you have last minute problems and have to cancel. In the past, some of our guests have obtained insurance by going to various insurance sites for details and to purchase. We did call the people at InsureMyTrip and they do have plans that will cover for Covid issues but there are several important steps and needs to be done shortly after making your first deposit. The plans are called "Cancel For Any Reason" CFAR. Check with your insurance agent before deciding what insurance to purchase. We DO NOT endorse any insurance in particular.

VACATION RENTAL AGREEMENT
This Vacation Rental Agreement (the Agreement) is made by and between ASHWOOD RENTALS..(HOMEOWNER) and ............................................................. (Guest) as of the date last set forth on the signature page of this Agreement.

For good and valuable consideration, the sufficiency of which is acknowledged, the
parties hereby agree as follows:
1. Property: The vacation rental property is located at: 136 Tower Rd Flat Top, WV 25841
The property is fully furnished and includes: fully furnished kitchen and linens for beds. TOWELS ARE NOT PROVIDED

2. Maximum Occupancy: The maximum number of guests is limited to 14 persons (including
children).

3.Term of the rental: The vacation rental begins at 5:00 p.m. on (“Check-in Date”)
and ends at 11:00 a.m. on (the “Check-out Date”). Early check ins may be available. Contact owner if needed. Failure to adhere to the check-out time may result in an additional late fee set at $50/hour unless discussed in advance of the stay.

4. Minimum Stay: This property requires a 2 night minimum stay. Holiday weekends require a 3 night minimum stay. Longer minimum stays may be required during other periods.

5. Rental Rules: Guest agrees to abide by the Rental Rules at all times while at the
property, and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while residing at the property. Be respectful of the property and of neighbors. Repeated and/or severe complaints from neighbors may result in removal from property without refund.

6. Access: Guest shall allow Homeowner access to the property for purposes of repair, inspection or emergency. Homeowner shall exercise this right of access in a reasonable manner by giving at least 2 hours notice (unless in case of emergency).

7. Responsible Party: The person reserving and paying for the house rental will be the responsible party and must be 25 years of age or older.

8. Housekeeping: Your paid reservation includes a charge for cleaning the house. If, due to unforeseen circumstances (for example, severe weather, housekeeping shortage, etc.), we are unable to clean the house prior to your stay, you will be refunded the cleaning fee. No other refunds will be given. Before checking-out, bag all trash and place in trash cans in trash bin in driveway. All trash must be in trash bags. Trash service will not take loose trash. Also wash and put away the pots and pans, and start the dishwasher. We do not provide daily housekeeping service. Failure to follow housekeeping rules may result in loss of partial/full deposit.

9.Pets: Absolutely no pets allowed. Loss of security deposit will occur if pets are brought into the house.

10.Smoking: No smoking is permitted inside the dwelling. Failure to abide by this regulation will result in an automatic forfeiture of damage deposit. Smoking is only allowed in the driveway away from the house. Dispose of all smoking materials properly.

11. Property Missing/Damage: Please report any broken, damaged, missing or inoperable items as soon as you notice it. Even if the issue does not affect your stay, we appreciate you letting us know before you check-out so that we can make arrangements to resolve the issue prior to the next guest arrival. Any property in the rental that is removed/broken/abused may be deducted from the security deposit

12. Water Leaks: If you encounter a major water leak, please shut-off the main water supply (found in the closet near the TV in the basement) and call immediately. For small drips, please place a towel or bowl under the drip and notify us during normal hours. Please make sure you notify us if you suspect a leak (wet carpet, water under sink, etc) so that we can take care of it right away and minimize any damage to the house.

13. Your Belongings: Please gather all personal belongings before checking out. If we find you have left valuable items behind, we will contact you and arrange to return the items. The minimum charge to return forgotten items is $20.00 plus shipping fees.

Cancellation: If you cancel your reservation at least 60 days prior to your scheduled arrival date, you will receive a full refund except for a $100.00 cancellation fee (per condo) and any paid credit card fees. Refunds: There are no refunds (or credit toward a different stay) for Winterplace closures, poor snow conditions, severe weather, late arrivals, early departures, travel conditions, road closures, allergies, health or medical issues, utility or water outages, mandatory evacuation, construction at neighboring properties, war, terrorism or acts of God. We will make every
reasonable effort to ensure that the appliances, television, internet, and like amenities are and remain in good working order. However, there is no refund if these are inoperable.

15. Trip Insurance: We understand that circumstances may arise that affect your reservation. We recommend that you purchase Trip Insurance. We do not offer trip insurance, but there are many options available if you search the internet. You should consider Cancel for Any Reason (CFAR) coverage since a typical policy without that extra coverage will not cover you in the event you want to cancel to due lack of snow, poor conditions, etc.

Cancellation by Owner: In the event the house you have reserved is not available due to unforeseen circumstances, we will make every effort to relocate you into another one of our properties but assume no further liability. If there are no other properties available, then a complete refund will be given and we assume no further liability.

17. Falsified Reservations: Any reservation made under false pretenses will be subject to forfeiture of booking deposit and rental payments, and check-in will not be allowed.

18. Binding Agreement, Agency, Warrants and Venue: Your rental agreement is a binding contract between you and the property Owner. The rental contract shall be interpreted and governed by West Virginia law. Any legal action pertaining to your rental must be brought exclusively in the appropriate court within Mercer County, State of West Virginia.

Defend, Indemnify and Hold Harmless: As a condition of this rental agreement, to the fullest extent permitted by law, you as Guest, on behalf of yourself, members of your party and all their successors, assigns and heirs, agree to defend, indemnify, and hold harmless the Owner and any of their employees, or representatives thereof, of and from any and all costs, suits, liabilities, damages and/or claims for damages arising from the acts or omissions of any person or which is in any other manner whatsoever related to the rental property and the related property, including but not limited to those arising from any kind of injury to or the death of any person or persons in, on or about the rental property and related property, or from any loss of or damage to the rental property or the personal property of any person or persons in, on or
about the rental property and related property, except that this indemnification does not extend to claims for personal injury actually caused solely by the grossly negligent acts or willful misconduct of the Owner or its employees.

We are located directly across the road from Pipestem State Park where you can enjoy Ziplining,hiking, Horse Back riding, and more. Two Bicycles can be found in the shed to take a ride to the park along with two kayaks (take them to spend the day at bluestone lake only a 13 minute drive).This property is also very close to one of the few remaining Drive InTheaters .Winterplace is only 30 miles away. Our cabin has one of the largest yards in the neighborhood. We are pet friendly please just message us letting us know you have a pet coming with you so we can approve them for your stay and send you the pet fee. We love all dogs, however we do ask that you ask our permission prior to booking and pay the dog fee.

The main level features a living room, Vaulted ceilings, Bear decor throughout the cozy cabin, flat screen TV in the living room, brand new queen size sleeper sofa, recliner, child’s rocking chair, and toys/ books for children.

The bedroom features a brand new plush pillow top queen size mattress , tv, nightstand, bear lamp, and chest of drawers in the closet. The closet also has extra blankets, pillows for the sleeper sofa, a large comforter for the sleeper sofa, and extra sheets. There is also hangers in the closet. You will also find an iron and iron board if needed.

There is also fully equipped kitchen and dining table, full bathroom/shower/ tub, and washer/dryer. We have a new Keruig that takes pods and will take ground coffee. We provide coffee pods and seasonal pods in the drawer below the Keurig.

The deck features a 2 person hot tub and outdoor patio seating area. During the evening you may see deer crossing through the yard. In the morning, you will hear the birds singing. Enjoy a cup of coffee from the deck and watch the sunrise.

The yard is very large for children to run around, dogs to play, and adults to play corn hole! The corn hole boards are in the shed. There is also a picnic table and grill around back!

Take a walk around the neighborhood. It is very safe to walk, ride your bike, go for a jog with your dog.

Chestnut Grove at Pipestem is a country home on 3 acres with a beautiful mountain view. We are located only ½ mile from the entrance to Pipestem Start Park where endless activities await. The home has 3 bedrooms with 7 total beds, The Hibernation Station sleeping nook, and a futon couch to comfortably accommodate 10-12 guests. There are 2 family/sitting rooms, 2 full baths, fully loaded kitchen and dining room with seating for 9. A coffee and tea bar is provided in the sunroom with large windows overlooking the grounds. There is a spacious deck with seating and tables to allow plenty of space for entertaining family and friends. The deck overlooks a huge yard where you can pass the time playing yard darts, horseshoes, bocci ball or ring toss. When the sun goes down enjoy the crackle of a campfire in our designated fire pit area. In the fall guests will be provided a complimentary bag of chestnuts collected from the chestnut trees right here on the property.

Our cabin is cozy and adorable. There are so many things to do in the area, and most of the trails to hidden treasures are low impact. Of course, with Pipestem State Park across the way, the activities are almost endless!

You have access to the house and a neighborhood pool that is just a couple blocks over.
Other things to note
This is a “tiny” home, with some smaller appliances and such in order to maximize the place. There is a small stove and fridge. There is also a small shower. The bunk beds are single mattress pads in the hallway.

I grew up enjoying the Greenbrier River for 50+ years so we bought this sweet cabin to hopefully allow others to fall in love with vacationing on the river. Hinton Head Cabin located on the Greenbrier River in Hinton WV. Hinton Head is a quaint log cabin with kitchen, living room, main floor primary bedroom, loft with 2 queen beds & futon bed. Easily accommodates 6 adults. Whether it's a girls trip, golf trip, family trip, or couple's trip there is plenty of nature & surroundings to enjoy. Fish, swim, bird watch (bald eagles commonly spotted), relaxing walk, bike riding, kayaking, relaxing or reading on the porch that looks out on the river or sitting by the fire pit; just come relax by the river, make new memories and enjoy! River is approximately 50 yards directly behind the cabin depending on the river levels.

If you do plan on coming with larger groups, this property has other rentals that will accommodate definitely will pursue this property if I want to go back to winter place or to ride the Hatfield and McCoy trails. My experience with the property manager has been amazing. Super good with contact and will handle any problems that may arise all in all experience 10 out of 10."

Our home away from home is a peaceful setting in the tall pine trees. Enjoy a cup of coffee on the front porch in the swing or in the rocking chairs. Or have your breakfast on the back porch.

- "Great stay for our family reunion! " - "Very clean, well equipped and furnished with lots of beds and seating, antique decorations, toys and games for indoor and outdoors. Lots of room. The cabin is located among trees and the porches are perfect to just sit and enjoy the outdoors. The host was easy to communicate with and proactive. Lots of parking - we had 2 trucks with trailers carrying motorcycles which we unloaded and rode all around that part of West Virginia and it was perfect."

With two large decks overlooking the Greenbrier River and Howards Creek there is amazing fishing and birdwatching opportunities. There are kayaks and canoes as well as a lovely river golf course right next door. You are also just minutes away from the start of New River Gorge National Park and Bluestone Lake. There are two large campsites with stone firepits and picnic tables right next to the creek and river. Rewild Wilder is the perfect base camp for outdoor adventures such as hunting, fishing, biking, hiking, kayaking, or just cozying up next to the fire and reading a book immersed in nature. Welcome to Willow House, a charming country house nestled on Foxwood, a beautiful 250 acre mountaintop property in Ellison, WV. We are located just 9 miles from the Flat Top Ghent exit off I-77, with great proximity to Winterplace, Pipestem State Park, Bluestone Lake and State Park, white water rafting, area golf courses, and the New River Gorge National Park.

Willow House is a 3,000 square foot, 2 story house filled with natural light that accommodates up to 10 guests. The house is beautifully finished with hardwood floors and pretty antique and vintage furnishings. There are 4 bedrooms, each with a comfortable king size bed and en suite bathroom. Two bedrooms are located on the first floor; two additional large bedrooms are on the second floor. A queen sofa bed is available in the first floor family room. A fully equipped kitchen opens to the dining room and the family room area, where there is comfortable seating and Roku tv. The adjacent covered porch offers a mountain view with additional seating and dining space. A finished, walk-out lower level is flooded with natural light and has a full bathroom, kitchenette, dedicated work space, secondary family room with lots of seating, Roku tv, games, and covered patio with more seating and grill.

The mile-long entrance drive leads you to our 250 acre property of beautiful mountain and valley views and dense woodlands. You will find Willow House nestled in a clearing, past the main house and two other guest houses. In our secluded setting, you can sit and enjoy wildlife from the porch or patio, bird watch, fish for bass and bluegill in our four ponds, explore the expansive property, and enjoy time around the fire pit. Here you will be immersed in the natural beauty, peace, and tranquility of wild, wonderful West Virginia! Should you need anything while here, we live on site and are available to make sure you have the perfect stay. *We suggest that you plan ahead and arrive with the food and other provisions you will need to settle in, as the nearest convenience store is a 20 minute drive.
