Located only 20 minutes from Oxford. Owners have no advance knowledge of the water level on the lower lake or if the dock will be accessible.

Two new properties along Highway 35 at State Park Road. The two houses each have two bedrooms large living room with a a complete kitchen, i.e. dishwasher, range, micro wave and, of course a refrigerator. The rooms has a gabled ceilings and ceiling fans. The bath rooms hav showers, Conveniently placed there are the washers and dryers Outside there is a large covered car port which will easily accommodate your fishing boats . Just off the car port is is a large covered gazebos -ideal for outdoor gatherings. It too is equiped with ceiling fans and lights.

Designed to the specification of those who just want to get away, the fishermen, hunters and those who wish to be close to the Oxford and the University but want the quite solitude of rural life. This two bedroom houses, one bath accommodates guest with queen beds in each bedroom and a sofa bed in the large living room. The house has washer and dryer, a completely furnished kitchen and large outside covered carport to accommodate a boat and in addition a covered sitting area.

The proximity was about 30 min away and it worked very well for us. The owner was responsive if we had questions and the property was very clean and comfortable. We had a great weekend!" - "We booked this listing in January. The day before our check-in I still not received any information from the property owner. I sent a message to the owner through the VRBO app and did not receive a response. I called the property owner and told them I was calling regarding check-in information. The person never asked who I was or when I had reservations or even identified themselves. They told me I could "come whenever" and just to text them and they would respond back with the codes to get in (supposedly they were on a flight when I called but somehow answered the phone). The next morning we had received an email that our reservation was canceled due to "plumbing issues". We were traveling 4 hours for a concert and were stuck with no where to stay. DO NOT BOOK THIS LISTING! VRBO customer service was also no help. When I contacted them the day before arrival addressing my concerns and they said everything was fine bc the number I called was the same number they had listed for the owner and it was normal not to receive check-in information until the day is arrival. Supposedly we are getting a full refund (to be determine! The customer support rep said it takes 5-7 days)."

Our property is located in Hideaway Hills, in Panola County which is a suburb of Sardis. It's a peaceful neighborhood with lots of trees and wildlife. We have free Wifi and Cable, so you can use your Prime, Hulu, or Netflix accounts if you'd like.
The property is one of the most unique in the area, which is why it's extremely popular.

- "Place was advertised, beds were ok not hard or uncomfortable. No complaints" - "This 3-level cabin is more spacious and nicer than the pictures capture. It smelled clean and was clean. All linens, paper towels, tp, etc were provided. On both the main level and top level are bathrooms, programmable thermostats and TVs. Each level has access to the patio, deck and balcony, respectively. The cabin has a unique layout and the walls and ceilings are rustic, giving the place a homey feeling. The circle drive was very beneficial with the pontoon. There are a lot of steps/stairs, inside and out, so not ideal for small children. Spacious and private backyard. Peaceful at night relaxing on the back deck. We had no problems and the hosts were very gracious and polite, sending us a welcome message after booking, offering suggestions of nearby restaurants and a thank you message upon check out. I wish we could have stayed longer to fully take advantage of all the cabin had to offer. With the space, the courteousness of the hosts and the price, we would definitely recommend."
