Enter through the front door of this one level ranch with lower level entertainment room. To the left, you will enter the kitchen with all the amenities you need for a stress-free vacation - dishwasher, microwave and Keurig coffeemaker. Lots of cabinet and countertop space to create memorable meals for the gang. Adorable breakfast nook for morning coffee or feeding the kiddos as they overlook the front yard. You will find the laundry area here, with washer and dryer for your convenience.

The combination dining and living area is open and bright. The dining area with seating for six overlooks the comfortable living room with plenty of seating, flat screen TV and fireplace for guest use during cozy autumn nights.

Off the dining area is the entrance to the bonus sunroom - the perfect place to finish the latest beach read or catch up on your social media. The warm sun rays are welcoming in the sitting area or continue on to the back deck where you will find the outdoor dining area and BBQ ready to cook classic summer fare of burgers and dogs.

The back yard has plenty of space for a lawn game and lots of room for Fido - this home does allow one dog so furry family members are welcome. The outdoor shower is around the corner - the perfect convenience for washing off after a day on the beach. It's a Cape Cod tradition! You'll also find a sweet chair in the corner under the mature trees for quiet contemplation as you plan the day's events.

Go back to the entrance of the home and to the right are the two bedrooms. In the hallway, you will find a full bathroom with a stand up shower. The front bedroom has two twin beds and a ceiling fan for extra comfort on those nights you don't need the central A/C. The primary bedroom is in the back with a king bed - what a luxury! There is also an en suite full bathroom for your private use with a glass enclosed shower.

The lower level is dedicated to entertainment for everyone in your party! There is a comfy sitting area with flat screen TV and games for competitive play. The ping pong table is sure to bring joy as each team vies for bragging rights after each match.

Charming 2-bedroom cottage on a large 1/3 acre lot on a quiet side street near Gray's beach. Gray's Beach has a huge sandbar at low tide, playground, picnic area, and public restrooms open during the summer season. It is also known for its boardwalk out over the marsh where people gather to watch spectacular sunsets. The cottage is walking distance to a town playground as well. Our cottage has a fully equipped modern kitchen with plentiful dishes, glassware, utensils, pots and pans, and a variety of spices for cooking. We manage this property ourselves and use it periodically, so it is much better equipped than corporate managed vacation rentals we have experienced when we have traveled elsewhere. People love the sunroom with its gas fireplace which is very cozy in all seasons. We also have a functioning wood burning fireplace in the living room. Our back yard abuts to conservation land, providing a peaceful setting for enjoying the deck, stone patio, Adirondack chairs, and Weber gas grill. The downstairs has a bedroom and full bathroom for those who prefer to avoid stairs. The upstairs has another bedroom and half bath. A separate nook upstairs has a single futon suitable for a child or as a reading nook. The cottage is located in a beautiful residential area of larger year-round, owner-occupied homes and is located in the Yarmouth Port historic district. The main level of the house has new central AC, installed in 2019. This includes the kitchen / dining room, living room, sunroom, office (has new queen pullout), hall bathroom, bedroom with queen bed and master bedroom with king bed (bathroom attached)

The lower level does not have central AC but has always remained very comfortable because the central ac flows down and it is set into the hillside.
All rooms on the lower level open onto the pool and although bright, don’t get direct sunlight until late afternoon.
Lower level includes the den, bathroom and 2 bedrooms (one with full and other with full and twin)

PS. Blue crab can be caught in Crab Creek at the end of the garden

The house is situated on a private 3 acre waterfront lot with beautiful water views and suitable for 8 people. There is also a big enclosed outdoor shower stall under the sundeck for rinsing off the sand after beach activities. The kitchen has an extra microwave oven located over the wall oven. Dogs are considered for an extra fee of $200 each dog.
We now have a flexible rental time of a 3 night minimum till July 1st. After August 30th to mid October has the same 3 night minimum.
July and August have a 5 night minimum rental period.
Guests can enjoy a memorable vacation with central air, a big open concept living room, kitchen and dining area with a table that seats eight and a huge kitchen island that seats five more people - all with beautiful waterfront views.
An extra room off the kitchen is a combination pantry/laundry/office room with a desk and chair for working in a private room. The rubbish is picked up in the garage barrels after you leave.
Because of the lingering COVID, all renters are required to bring their own bedsheets, pillowcases and towels or can rent them from a linen company or possibly pay an extra rental fee. Blankets and extra pillows are provided in every bedroom.

Situated on Follins Pond (the end of the 6 mile long Bass River) and centrally located near all beaches on both the south or north side of the cape, guests can enjoy an afternoon of relaxation on the huge waterfront sundeck (14x24) with an umbrella table, chairs and a gas grill for cooking. Everyone can enjoy sports and ball games in the big back yard. There is a two car garage where your bikes and excess luggage can be stored.

The master bedroom upstairs #1 has a king-sized bed, TV, walk in closet and attached bathroom with step in shower.
The upstairs bedroom #2 is furnished with a queen bed, walk in closet and a full tub/shower bath. The remaining upstairs bedroom #3 has two twin-sized beds - all rooms with beautiful water views. Bedroom #4 is on the first floor has a queen bed, TV and access to a full tub/shower bathroom off the bedroom and is suitable for anyone who find stairs hard to navigate or grandparents who would like privacy.

The house is within a 15 minute walk (a 5 minute car ride) to a wonderful mini strip mall on Rte 6A with an excellent food/deli/fish market (Petersons) along with a drug store, ATM and clothes cleaners. Oliver’s restaurant is 2 minutes up the street from Petersons. Our house is a 10 minute ride away from most of the many beautiful beaches on the Cape.
In addition, there are many walking trails within the Flax Pond Conservation area that is only a 10 minute walk from the house and it also has a shallow beach/swimming area (great for small children) open to the public.

Some of the south side beaches are: Bass River Smugglers Beach (our favorite) is on South Shore Drive, So. Yarmouth. It has nice river views with boating activity, a fishing pier, snack bar, rest rooms and a beach swimming area.
Other beaches up the same street are Parker's River Beach; Sea View Beach; South Middle Beach. The other favorite south side beaches also include the long West Dennis beach.

Some of the north side beaches are Gray’s Beach off Rte 6A and Center Street (closest to us) with a beautiful long Boardwalk to view the marshland and vista at night. Mayflower beach is one the best beaches on the cape but hard to get into.

Nearby big grocery stores: Petersen down the street on Rte 6A, 5 minutes away; Stop & Shop, 474 Station Ave, South Yarmouth; Shaw’s,1108 Rt. 28, South Yarmouth and Patriot Square, Rte 134, in South Dennis (5 miles away) with a Stop n Shop, Marshall’s and Dollar Store.
Hyannis, 6 miles away, has a the biggest shopping area and a mall along with the Kennedy Museum and daily boats for day trips to Martha’s Vineyard or Nantucket.

This home is truly a resort destination featuring a first floor master suite, first floor laundry, a large open kitchen great room, equipped with a gourmet kitchen, oversized center island, formal dining room, glass enclosed rear deck overlooking a relaxing heated pool adjacent to the outdoor gourmet kitchen and pool house. The second floor features three bedrooms, all with king size beds, and two full bathrooms. A bonus floor in the left wing has 5th bedroom with two queen beds and a private family room for cozy enjoyment.
Work off that lobster roll at our home gym or cozy up in one of our commercial movie theater grade seats, located in the cinema room!
Dennis Pond is walking distance from our home, 0.4 miles, which has a small beach and is very convent. The closest Bay Side beach is just down the street, around 2 miles, called Grey's beach, home to the historic Bass Hole Boardwalk.
The home is in close proximity to Route 6A that connects Yarmouth Port to other towns such as our neighbors, Hyannis and Chatham. The location is very easy and very accessible.

- "Conveniently located, clean and easy!" - "Everything was great—the house was lovely, it was a nice, quiet location, and you can’t beat the sound of bullfrogs in the pond behind the house. Taking off one star for one pretty nitpicky reason: there was not a single game, puzzle, yard game, beach chair, or anything of the sort to be found anywhere. It was very strange for a rental at a vacation spot! We bought a puzzle (which we donated to the house)! It really was lovely accommodations in a great location, but the lack of non-screen things to do was just a little weird! "
