PARKING: The driveway is shared with the other unit within the duplex. Parking in drive is first come first serve. But free parking can be found on the street. The neighborhood is not very busy so can easily find parking in front of home!

The unit has a unique open floor plan and has a 50 inch smart TV where you can access all your favorite streaming services. - "My son and I were in town for a show. It was an easy drive from downtown and easy to get in and relax as well. Great price.. Will be back" - "This is a great place to come enjoy downtown Ferndale. Great accomadations and host.Highly recommended." - "Apartment was very clean and well kept. Area is pretty central, about 20/25 mins from dt which was nice. In terms of the complex, if ur a girl staying by urself, it may not feel the most safe at night. Amenities wise, there was no soap for the shower, I had to buy some. The check in time on the listing was 3pm, but the host told me 4pm, so I was waiting in limbo for an hour. Communication overall was not good, upon arrival I realized there was no directions about parking. I was later told visitor was fine, but sometimes spots weren’t available. I also inquired about a later checkout and he ignored my questions instead of just saying yes/no which was frustrating. Overall my stay was good, but the lack of communication caused a lot of frustration."

Owner was hard to get ahold of and made lots of excuses for not having the heat or any blankets."

- "We loved our stay in this house. The house was so historical. The neighbors were very friendly as was the host. We come to Michigan once a year and if house is available we would definitely stay here." - "Cozy little 2 bedroom. It was clean. The management for the property was very helpful and answered in a timely fashion for any concerns. Was disappointed about no TVs in the bedroom. But overall it was good stay ." - "The photos online looked fine, but in person was much different. It was hard to find the key when I got there. There weren’t a lot of lights and the lock box was attached to the cast iron railing of the porch. I called the property contact who was very friendly and helpful. He turned the heat on from his phone for me. However, The furniture seemed like it was all second hand or from a thrift store. The front room and dining room were tolerable. The kitchen did not have a real coffee maker(it had a French press). There were communal condiments in the fridge which had been previously used. This really grossed me out. The bathroom had mold around the ceiling and around the tub. The bathtub mold was covered by these flexible rubber things(kind of like door sweeps). Also, the beds were terrible. Neither one had a box spring. They both were thin and hard. They must’ve had a plastic sheet around them because they were noisy. The comforter and shams were old brocade fabric that was shredded in places. The pillows were so thin that I had to take all of them to support my head. There was a green extension cord next to the bed to plug things into. The bedroom also had an exterior door with a window. The window had a metal grate over it, which made me feel nervous. The flood light outside was motion sensitive and kept going on and off repeatedly all night. The curtains were sheer and did not block out light or provide privacy. I did not feel safe in this apartment. I could not sleep and booked a hotel for the rest of the trip. I will be submitting pictures and filing an insurance claim. I could not stay in this place."

It is located on a quiet street off of 9 mile in downtown Ferndale. Easy walking access to the downtown area and all the greatest restaurants the city has to offer! Please be respectful of other guests that are staying in the lower unit. Since this is a shared duplex we ask you observe quiet hours from 7am-10pm.

The private home is part of a duplex and can be accessed through a private entrance. Please note, you must walk up stairs to access this unit.
Parking: the driveway is shared with the lower unit. If guests are staying in the lower unit, parking in driveway is first come first serve. However, there is plenty of free street parking available!

This unique space offers a 1 bedroom and 1 bath with a queen bed. The kitchen is fully stocked with everything needed to cook meals. The unit has a unique open floor plan and has a 50 inch smart TV where you can access all your favorite streaming services. The bathroom has a modern, concrete, walk-in shower with detachable spray bar.

The backyard can be accessed by walking around the west side of the home to get to the area. The space is divided into two yards and separated by a privacy fence. There is a fire pit and patio furniture for you to enjoy some downtime and hangout with friends and family!

Home is part of a duplex and is the upper unit of the building. The lower unit may be rented out by other guests during your stay. At times it may be a little noisy so we provide complimentary ear buds to help you sleep through the night!

We have a zero-tolerance policy for this. We have noise sensors that alert us if decibel levels pass a certain threshold, and we have unfortunately had to ask guests to leave for violating this rule. Being a good neighbor of the city and the block we are on is very important to us.

We have sensors to detect indoor smoking (nicotine and marijuana) and have a fine and possible removal for violations.

There is a $750 security deposit authorization hold when your reservation begins. We will charge $300 for the first smoking violation (with possible removal from the unit), and the remaining $450 for the second smoking violation (with guaranteed removal from the unit).

Our street is permit-only after 4 pm, but we have a parking spot for one car for this unit in the rear of our property off the back alley. Feel free to park on the street near the duplex until 4 pm, but after please park in our spot so you don't get a ticket! In addition, there is plenty of free street parking on the blocks around us as well, so parking shouldn't be an issue!

- "Disappointed that VRBO allowed this host to use a third party service for the booking as my trip was not available on the VRBO app and therefore could not communicate with the host. The host messaged me the day of check-in with the door code and wifi passcodes and told me to let him know if I needed anything. Because of the above issue, you could not use the VRBO app to contact him and he did not give out a phone number. The WiFi password did not work so the front room tv did not work as it was a wifi tv. The bedroom tv did work and I was able to hotspot my iPad off of my phone so that really wasn’t a big issue for me as I was only staying 2 nights. The window air conditioner was on when I arrived which was strange as it was November and cool. Shut it off and left to visit family and found out when I came back that it was running because you couldn’t adjust the heat because the thermostat had been removed except for the back face plate, wires exposed and no way to turn the heat down or off. Went to get a drink of water and got sprayed by the kitchen sink sprayer as it was stuck on spray and I couldn’t get it to change so that water came out of the faucet. Next morning, went to take a shower and the piece that changes the water flow from tub to shower was gone but water came out of both so was able to shower. No hair dyer as advertised in the listing. The one wall of the living room was all windows with slat blinds. 6 of the slats were missing so anyone walking by."

Once the light on it is solid (not blinking), unplug the pump, insert the end into the air mattress, and flip the switch to inflate. You’ll find extra linens and towels in the pullout couch storage compartment as well.

For public transportation, the house is a 4-minute walk from public transportation on Woodward Ave! The most convenient stop is Woodward @ Albany. In addition, the Woodward @ 9-mile road bus stop is also a sub-5-minute walk away for you to catch east/west buses!

- "When u get there, you have to park in the back alley. We didn't feel safe. There was trash (used tissue and roll) plus wrappers, empty water bottles, etc. under the bed and couch. Everytime you take a step the floors squeak so we were tiptoeing around and felt we had to stop doing anything fairly early. Our entrance was right next to the lower level so we had to go up stairs instead of using the back entrance. The cosmetics of the apartment were cute but it wasn't worth it!!"

Access to the SANCTUARY STUDIO (Unit #2) is through the back. There is a parking space near your door for you. You have full access to the studio including the washer/dryer in your unit.

99% of guests are visiting family, friends, on a work trip, or just exploring town. For anyone who intends to have a party, disturb the neighborhood, or in any other way violate our house rules, we want to make clear that:

We have a zero-tolerance policy for this. We have noise sensors that alert us if decibel levels pass a certain threshold, and we have unfortunately had to ask guests to leave for violating this rule. Being a good neighbor of the city and the block we are on is very important to us.

We have sensors to detect indoor smoking (nicotine and marijuana) and have a fine and possible removal for violations.

There is a $750 security deposit authorization hold when your reservation begins. We will charge $300 for the first smoking violation (with possible removal from the unit), and the remaining $450 for the second smoking violation (with guaranteed removal from the unit).

Our driveway fits up to two cars in tandem. Please park on the left-hand side of the driveway opposite the house. The right-hand side, where there are spray-painted spots, is for the downstairs tenant.

There is also ample street parking on Saratoga street, except for directly in-front of the house (there’s a fire hydrant).

The unit is fully accessible via a YALE smart lock at the front door. To enter, press the code we provide in your reservation check-in instructions, and press the CHECK to unlock.

When leaving, enter that same code and the deadbolt will close. The locks will auto-lock after one minute if you forget to lock.

We are available whenever you need! Please feel free to reach out via the app or website you booked on with any specific questions. For any health emergencies, please dial 911. If a system malfunctions (i.e hot water not functioning or a light has gone out), please send us a message on the app or website you booked on and we will be sure to address it in as short a time as possible (we usually respond within a few minutes). We also have handymen, electricians, plumbers, and landscapers with whom we work, so for any extenuating circumstances, we will happily bring them out to solve your issues post haste!

Pullout Couch: Underneath the horizontal seat you will find two fabric handles. Pull them out from under the couch and raise up the extra mattress section from underneath the couch. Remove the couch pillows to make space for two!

Extra Linens: Underneath the chaise section of the couch you will find four bath towels and four hand towels, four pillows, a quilt or comforter, and two sets of sheets (one for the couch and one for the air mattress) and four pillowcases.

The 2nd floor flat/apartment is fully private with separate entrance door and stairway. It measures approximately 600sq ft and features full 8' ceilings, hardwood floors, a clean spacious recently remodeled bathroom, a screen/glass enclosed balcony, kitchenette with microwave, coffee maker, mini fridge, (no sink, no stove), living area with internet TV and futon, bedroom with a comfy queen bed that gets rave reviews. The apartment is sprinkled with antique furniture and hardware with the occasional whimsical touch tossed in. Free on site parking included. keyless entry for no hassle check-in.

Superbly located, the house sits on a lovely mature suburban street that literally borders the downtown Ferndale business district. A half dozen award winning restaurants/gastropubs are within a minutes walk. Overall more than 50 food/drink/entertainment choices are within easy (5 minutes) walking distance.

The house itself is a a marvelous 20s colonial with craftsman style
brickwork and chimney highlighting the exterior. Glass knobs & mortise locks (with skeleton key) add quaint elegance to the interior.

Dave's place is a GEM; if you are considering a stay in Ferndale, don't even hesitate! The apartment is spacious, impeccably clean, in a quiet & safe neighborhood, and great location (a short walk to lots of shops and restaurants/bars on Nine Mile and Woodward). The bed is super comfortable, the shower has good pressure and HOT water! Loved the vintage decor. Communication with Dave was prompt and courteous; secure keypad to main entrance & skeleton key to apartment made me feel safe & secure. I loved the little black squirrel that sat up on the gable roof just outside the kitchen window! I recommend Java Hut and Red Hook for coffee; baked goods at Red Hook are AMAZING! A massage at Greenleaf is just an 8 minute walk from the apartment. Another hidden gem was "How's Bayou" on Woodward for New Orleans style cuisine. Try the gumbo. Thank you Dave for a superb stay! My husband and I had a great stay at David's place. Everything was as advertised. The close proximity of his home to the central Ferndale community is the best! Pretty much anything we could need or want was within walking distance, and the drive into Detroit or any surrounding area was quick and easy. David was readily available if needed; however, the need never arose. The home was quiet and very comfortable. Cleanliness must be high on David's priority list, as the space was spotless and all bedding and towels were fresh and clean. The special touches that have gone into David's place go a long way; the "signature" wall, the skeleton key for the apartment door, the interesting artwork and vintage accents. I would highly recommend David's place and would stay again if the opportunity presented itself. :-) Kristin

The layout of the place was neat with all the different rooms and we felt like we could really relax. The screened in porch and updated bathroom (great water pressure) were nice touches. The location was excellent as it was just a short walk to the main street Woodward ave and downtown Ferndale. Seems like a safe neighborhood that we were comfortable walking around in the evenings. As we arrived around 4pm on a Sunday David made sure to tell us that we should check out the Rust Belt Market as they were open only on weekends. We loved a lot of the restaurants and coffee shops that were also just a short walk away. Communication with David was perfect and very easy.

Well what can I say except exceptional! The apartment is small but well furnished and appointed with interesting paintings, books and stained glass. The floors look like they are the original wood and nostalgically squeak when walked on. The bathroom is modern, clean and the water pressure is phenomenal. There is a small covered and screened porch with rocking chairs to relax on. The living room has a TV that's connected to Netflix and over the air channels and WIFI is reliable and fast. The bedroom has a soft but comfortable bed and the living room has a pull out sofa bed with a closet full of additional sheets, pillows and comforters. There is off street parking with oodles of hip and interesting restaurants and bars within 200 yards of the apartment. The neighborhood is quiet, safe and located in the hip location of Ferndale, MI and for those people interested in running, like I do, the area is great with sidewalks everywhere. Upon arrival at midnight, the host David greeted me at the front door and explained how everything works. You are afforded complete privacy and when needed David made him self available to answer any questions and give advise on what to do and where to go. 99% of guests are visiting family, friends, on a work trip, or just exploring town. For anyone who intends to have a party, disturb the neighborhood, or in any other way violate our house rules, we want to make clear that:

We have a zero-tolerance policy for this. We have noise sensors that alert us if decibel levels pass a certain threshold, and we have unfortunately had to ask guests to leave for violating this rule. Being a good neighbor of the city and the block we are on is very important to us.

We have sensors to detect indoor smoking (nicotine and marijuana) and have a fine and possible removal for violations.

There is a $750 security deposit authorization hold when your reservation begins. We will charge $300 for the first smoking violation (with possible removal from the unit), and the remaining $450 for the second smoking violation (with guaranteed removal from the unit).

Our street is permit-only after 4 pm, but we have a parking spot for one car for this unit in the rear of our property off the back alley. Feel free to park on the street near the duplex until 4 pm, but after please park in our spot so you don't get a ticket! In addition, there is plenty of free street parking on the blocks around us as well, so parking shouldn't be an issue!

The unit is fully accessible via a YALE smart lock at the front door. To enter, press the code we provide in your reservation check-in instructions, and press the CHECK to unlock.

When leaving, enter the same code you used to enter followed by the check mark, and the deadbolt will close. The locks will also auto-lock after one minute if you forget to lock.

Designed for camping, it’s extra-sturdy and provides a wonderful sleeping space for two. To inflate, please plug in the pump and wait for it to charge. Once the light on it is solid (not blinking), unplug the pump, insert the end into the air mattress, and flip the switch to inflate. You’ll find extra linens and towels in the pullout couch storage compartment as well.
