Please note that this unit does not have bunk beds. It features a main bedroom with a king-sized bed and a sleeper sofa in the living room. We have recently installed a barn door in the bathroom to maximize space.

Our complex does not allow pets. If your dog is a service dog, there is paperwork that we need from our POA before you check in. Please request the approval forms with plenty of time for the POA to approve, as this process can take 2-4 weeks.

Our studio villa is in the beautiful Bluff Villas complex in Sea Pines, Hilton Head Island. It is where the Atlantic Ocean meets the Calibogue sound. Sit on the quiet sound beach and watch the sea life, or walk a few steps to meet the Atlantic ocean.

Sea Pines offers miles of walking and biking trails, two marinas, multiple golf courses including the PGA Tour Habour Town links course, light house, horse stables, forest preserve, water sports, restaurants and shops, and more. The Sea Pines Trolley generally runs from South Beach to Harbour Town during the summer season.

This is the 3rd unit from the ocean on the 3rd floor and honestly the view beats the direct oceanfront views because of the panoramic effect. Sea Side Villas is minutes away from the very popular Coligny Beach Park area where you can enjoy the many restaurants and shops. The famous Tiki Hut beach bar is also just steps away from Sea Side Villas.

The bedroom has a queen bed, closet and TV and the living area has a sleeper sofa. The living/kitchen area is open and the kitchen is fully stocked (pots, pans, cooking sheets, serving and eating utensils, dishware, glassware, tupperware, etc...) so you can enjoy meals without having to go out to eat all the time. A Keurig and a standard drip coffee maker are provided as well as a Ninja blender, a slow cooker, toaster and microwave. You are provided with fluffy bath towels, hand towels, wash cloths and beach towels as well as paper products.

The elevator is located near the pool and we also have luggage carts for your use.

Also provided for your convenience are 4 beach chairs, rolling and bag cooler, boogie boards and two adult beach cruiser bicycles. The bikes are located under the building on the ocean side. The beach shower/rinse off area is located under the building adjacent to the bike racks.

402 Forest Beach Villas is unique, cozy and spacious for 580 square feet with a balcony. A beautifully remodeled 4th floor unit, this villa is located on the 4th floor via elevator and provides guests with peek-a-boo views of the Atlantic Ocean from the windows overlooking the parking lot and from the balcony. Bike racks are available guest rental bikes. We recommend renting from Hilton Head Bicycle Company.

When entering the villa to the immediate left is a fully equipped kitchen which has new counter tops, tile floors, and plenty of counter space. The dining area, located just outside the kitchen, features a round top table for four and comfortable seating.

The spacious living room features a sectional chase sofa perfect for curling up with your favorite book, or peering out at the fantastic sunshine. Off the living room to the right is the master bedroom, with king size bed, Smart TV, and private bath with a new stackable washer and dryer inside, and new walk-in shower with tile and glass doors.

- "This place is perfect for a couple or a family of 3/4. The master was huge! The bathroom has a large walk-in shower that my daughter loved. Washer and drier in unit was handy. Full kitchen with an impressive drawer full of gadgets. We used the pool a couple of times. It was clean and well kept like the rest of the property. This property is in a great location. It never took us 10 minutes to walk to the beach, at least it never seemed that long. There are great restaurants just as close as the beach. What a great place!"

This family friendly Villa is located at the heart of the Island, with only a 10 min walk to Coligny Beach, 5 min walk to Coligny Plaza with over 30 shops and restaurants and only a 3 min walk to the Low Country Celebration Park that has a huge Pirate ship playground for the little ones! Beach chairs, umbrella and beach toys are included. This 2 bedroom, 2.5 bath unit overlooks the crystal clear blue pool! Also includes shared access to the neighboring Van Der Meer Tennis courts.

Our Villa is a 10 min walk from Beach. It’s not just an access point to the beach, but a full beach park with outdoor showers, changing rooms, restrooms, and a variety of lounging options. Chairs and umbrella rentals available on the beach. Coligny also has swings and wooden chairs under shaded gazebos available to anyone who needs to rest their feet. Lifeguards on duty in season. And yes, Coligny even offers free Wifi. Beachgoers can use their phone or tablet to upload any special pictures they take with their friends or family.

Coligny Plaza -
Our Villa is a 5 min. walk. Located right next to Coligny Beach is Coligny Plaza. This shopping, dining and entertainment center is home to more than 60 shops and restaurants. Coming from a hot day in the water, Coligny Plaza is the go-to place for more exploration. Free parking is provided around the entire complex, or you can you use the free beach parking and walk across the street. Hilton Head’s bike paths lead directly to the beach as well as the plaza, and bike racks are located all around.
Absolutely no smoking or vaping in the unit or on the balcony.

We stayed in a different condo in Seascape Villas 2 years ago that was in the back of the complex. For a family of 4, this walk was close to 20 minutes which is hard for young kiddos. I’d highly recommend this condo. The kitchen was updated and fully stocked. The deck was a place we hung out a lot, with a newer grill and nice patio furniture. The beds were all very comfortable, with the exception of the spare bedroom queen bed. The box spring was broken on the front corner so the bed sagged there. For our 9 year old it was ok, but it would not have been ok for an adult to sleep there. That is my only small complaint. Highly recommend this and we loved our HHI 2024 family vacation!!"

The Villa is located in Building "C" on the 1st floor (There is a wheelchair access from the parking lot, and you can find a luggage cart on the first floor for you to use).
The villa can sleep 4, with a King size bed in the bedroom and a queen size sofa bed. It offers full size appliances with everything you would need to cook a family dinner. The villa has a private balcony with a partial view to the ocean. To make your stay more enjoyable the villa will include beach towels.

This cozy villa offers an open concept living room with a kitchen/dining area.There is a smart TV located in the living room and bedroom. You can also find onsite laundry facilities. You will need to purchase a money card for the washer and dryer, which is near the Front Desk in the Convention Center (each load to wash is $3.00 and each load to dry is $3.00).

The condo is a short walk (approximately 3 minutes) to the swimming pool and the boardwalk leading to the white sand and expansive views of the Atlantic Ocean! Once on the beach you'll see a volleyball net and the ability to rent additional beach chairs and umbrellas (which are seasonal). While relaxing on the beach if you get hungry or thirsty the oceanfront bar & restaurant is onsite near the swimming pool.

Unit for rent is a Loft bedroom with a master bedroom, on the 4th floor, overlooks the pool/pond and view of the ocean. The unit has the master bedroom with bath and an additional half bath on the first level along with a full kitchen, dinning area, living room and washer and dryer. A spiral staircase leads to the loft which overlooks the living room and has two single beds with a full bath. There is rolling bed as well as the sofa bed to accommodate 7. Excellent pool, hot tub, gym and lots of tennis courts as well as only a 5 minute walk to the beach.

The facility is located at an excellent point on Hilton Head, just a few minutes to the Lighthouse or to shops that are off the island.

RESERVATION REMINDERS
Damage Deposit Policy: A $500 security deposit hold will be placed on the guest’s credit card 1 day before check-in. This is a pre-authorization only, not a charge, funds are only collected if damages, policy violations (e.g smoking, hoa violation, unauthorized pets), or missing items are reported. The hold will automatically expire 7 days after it is placed, provided no issues are found.

All guests are also required to sign a short rental agreement before receiving check-in instructions. This will be emailed after booking.

PARKING INFORMATION:

Guest & Rental Gate Passes will be picked up at the Front Desk. There will be a Gate Pass Pick Up area to the right side of the Front Desk for guests. Guests should park their vehicles in the Convention Center Parking lot and come in the front lobby area to pick up their passes. Passes can be picked up daily. When the Front Desk closes for the evening guests will pick up their pass at the Security Gate
- There is a $35 fee per vehicle to park at the resort which will be charged to you separately before arrival.

This is a one time pass to get in the resort. There are no other additional fees for parking once inside. You can come and go as you like during your stay; just be sure to display the parking pass on your windshield.
- NOTE: At least 48 hours prior to your arrival, reach out to Peter to inform him of the number of parking passes you will required so these will be ready for you at the gate. It is $35 per parking pass per vehicle.
- In addition to the number of cars you are bringing, you will need to provide the last name of all drivers so the passes can be ordered. The parking passes will be in your name
- Each car should be prepared to give security the last name on the reservation, along with the unit number you are staying in
- Boat and trailer parking is also available.
