Renting Requirement Policy: The guest booking the reservation must occupy the unit for the duration of the stay and is required to be 25 years of age minimum. Adults may not rent a unit for anyone under the age of 25, they must be actively present at the rental unit.

Maximum Guest Occupancy Policy: Adherence to occupancy policies and limits is strictly enforced. The guest count may not exceed the maximum guest occupancy at any point in time, including any pre-approved day guests. These policies are in place for your safety and the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all monies paid. Please contact management to request a pre-approval for any day guests. Additional guests that will exceed the maximum occupancy will automatically be denied.

Toiletries: Guests should bring their own toiletries, dishwasher pods, and laundry pods. Each unit will have two rolls of toilet tissue per bathroom, soap for every sink, a trash bag, and at least one roll of paper towels in the kitchen. 2 dishwasher pods and 2 laundry pods are also provided if applicable to the rental. We provide one set of bath towels per guest. For guest convenience, we also provide beach towels.

Pet Policy: We can accept 1 small dog ONLY that weighs 35 pounds or less in this rental. A non-refundable pet fee of $100 + tax is required. Cats are not allowed. Requests for larger dogs must be submitted and approved by management. Pet must be on a leash at all times when outside of the unit; is not allowed onto the furniture, sand, or beach. Pet must not bother any surrounding guests and pet waste MUST be picked up by the pet owner.

Parking: This unit has 1 parking space and limited guest parking. A parking pass is required. If there's no additional parking underneath the building you can park in the white broken shells south of the building.

When looking out of the deck it's like you're in a treehouse. The area is very quiet and peaceful. After a long day of work you can sit out on the deck the fans going and just looking out at the trees and skies. There's a grill for cooking out with tables and chairs. There's also furniture just to sit around and talk with your friends and family. If you want to come down and enjoy the backyard there's a full outdoor kitchen with sitting area and a tiki bar. There's also a water feature with a gazebo two swinging chairs and a sitting area. We butt up against Pinellas trail for biking and walking. Beyond that is Taylor Park it's a beautiful lake that you can walk around and enjoy the scenic views. This property is already landscaped with new white vinyl fence all the way around it for privacy. There's restaurants and shops close by you can walk too. They just opened a new coffee shop just down the street. In the apartment there is a stand-up shower plus a tub that's a Jacuzzi. The kitchen, eating area and living room is all open concept. Both bedrooms have king size beds and they're both proximately the same size. This is a must see.

The space
The spacious Living room has a 50-inch smart Amazon Fire TV, a comfy couch with lounge chair/ottoman and extra cushions, side tables, a TV tray and storage wall cabinets. All LED lighting throughout, with USB charging stations on each side table.
The open concept living has direct access to a small sitting area and the kitchen with all new cabinets, granite countertops and SS appliances, including a dishwasher. The back door leads to a private deck overlooking the Bayhead ponds and the Action Park skating ramps, volleyball and dog park. There is a picnic table, umbrella, and an Adirondack chair to enjoy a cup of coffee or after dinner evening drink out in the deck, under the string lighting surrounding the patio area.
The large bedroom suite includes a large sleeping area with a king-size bed with a 12-inch hybrid mattress, another 50-inch smart Amazon Fire TV, a full bathroom with lighted mirror, medicine cabinet, a storage cabinet and a new vanity and toilet. It also has a writing desk and chair. Adjacent is a large walk-in closet / laundry room with a washer/dryer combo unit and the fiber-optic internet router. Barn doors are installed to separate the bathroom and closet from the sleeping quarters. The apartment is cooled and heated with two super quiet mini-split heat pumps and a remote-controlled ceiling fan. Total black-out curtains in the bedroom are perfect to sleep in whenever you feel like it.

Guests have access to the back corner patio, between the two apartment buildings which will be converted into a private dog park and picnic area. feel free to roam around this area or the safe neighborhood. The parking lot and the common corridors in front of the buildings are also accessible to all guests, sometimes used by smokers.

The five-plex complex has five one-bedroom garden apartments with similar footprint and design. Most have been refurbished and we are currently hosting traveling nurses and other traveling professionals with mid-term leases (3-6 months). All are very quiet and private, most have pets. A veterinary clinic is only 100 yards down the street if you ever need one during your stay. There are several hospitals within a 3-mile radius of the property. There are several restaurants (Indian, Puerto Rican, American) and a great diner just around the corner, within a 2 -minute stroll.

The back door leads to a private deck overlooking the Bayhead ponds and the Action Park skating ramps, volleyball and dog park. There is a picnic table, umbrella, and an Adirondack chair to enjoy a cup of coffee or after dinner evening drink out in the deck, under the string lighting surrounding the patio area.
The large bedroom suite includes a large sleeping area with a king-size bed with a 12-inch hybrid mattress, another 50-inch smart Amazon Fire TV, a full bathroom with lighted mirror, medicine cabinet, a storage cabinet and a new vanity and toilet. It also has a writing desk and chair. Adjacent is a large walk-in closet / laundry room with a washer/dryer combo unit and the fiber-optic internet router. Barn doors are installed to separate the bathroom and closet from the sleeping quarters. The apartment is cooled and heated with two super quiet mini-split heat pumps and a remote-controlled ceiling fan. Total black-out curtains in the bedroom are perfect to sleep in whenever you feel like it.
Guest access
Guest have access to the back corner patio, between the two apartment buildings which will be converted into a private dog park and picnic area. feel free to roam around this area or the safe neighborhood. The parking lot and the common corridors in front of the buildings are also accessible to all guests, sometimes used by smokers.
Other things to note
The five-plex complex has five one-bedroom garden apartments with similar footprint and design. Most have been refurbished and we are currently hosting traveling nurses and other traveling professionals with mid-term leases (3-6 months). All are very quiet and private, most have pets. A veterinary clinic is only 100 yards down the street if you ever need one during your stay. There are several hospitals within a 3-mile radius of the property. There are several restaurants (Indian, Puerto Rican, American) and a great diner just around the corner, within a 2 -minute stroll.

I'll be your personal door greeter, and the key-wielding gatekeeper to your home-away-from-home. Just a heads up, you might be greeted by a chorus of "Hi!"s – that's my crew: 2 charter school-aged gifted Einsteins and a resident toddler who specializes in gibberish.

Don't worry, our family quarters are tucked away in the back of the house – separate from your own private domain. My kiddos are polite & know the art of respecting personal space.

I pretty much run on caffeine and errands, so if you need anything, just yell "Marco!" ...or, you know, send a quick message. My husband and I are like social chameleons – we love a good chat and a glass of wine (because, hello, adults!), but we also value privacy and won't bombard you with questions about your deepest fears (unless you bring up aliens, then all bets are off).

YOUR CO-HOST? Don't worry about missing the Mailman, you've got the supervisor himself living here! Hes practically the Postmaster. Swift, efficient, and slightly elusive. He speaks FLUENT SPANISH but catching him at home may require a special request so messaging him through the Airbnb app works best.

Think of us as helpful house ghosts. We might mysteriously appear to haunt the laundry room, but otherwise, we'll stick to our own corners.

CLEANING: We clean the space thoroughly for sanitation. Cleaning supplies are located in the laundry room for your use, or you can request cleaning assistance at no additional charge.

SHARED LAUNDRY ROOM: We have a washer and dryer with detergent available for your use. Alternatively, a full-service laundromat is located less than a mile away for your convenience.

AMENITIES: Your stay includes water, sewer, trash, electricity, high-speed internet, fresh linens and towels, kitchenette essentials, laundry facilities with detergent, access to cleaning supplies and paper products.

RAINY SEASON (May-October): Florida's rainy season occurs from May to October. Expect unpredictable showers – it can be sunny one minute, pouring rain the next, and then quickly clear up again. The humidity also tends to be higher during this time of year.

HURRICANE SEASON (June-November): Hurricane season runs from June to November. We have a generator to ensure essential appliances like lights, fans, and the refrigerator can continue operating in case of a power outage lasting longer than a few hours. While hurricanes are a possibility, they often travel north towards Tallahassee or south towards Tampa and Miami, leaving our area with minimal impact. Our area was not affected by the last state of emergency, but we do monitor weather patterns closely. Please note that non-refundable reservations are truly non-refundable, as long as the property remains structurally sound and roads are passable. If you're concerned about unexpected events, travel insurance might be a good option.

LOWER HUMIDITY (November-April): The humidity is generally lower from November to April, making it a more comfortable time to visit and experience beach life.

WINTER SEASON (December-February): Our winter season is mild, with average highs in the upper 70s (Fahrenheit) and lows in the mid-50s. There may be occasional dips into the 40s, so bringing a sweater is recommended.

Most have been refurbished and we are currently hosting traveling nurses and other traveling professionals with mid-term leases (3-6 months). All are very quiet and private, most have pets. A veterinary clinic is only 100 yards down the street if you ever need one during your stay. There are several hospitals within a 3-mile radius of the property. There are several restaurants (Indian, Puerto Rican, American) and a great diner just around the corner, within a 2 -minute stroll.

There is also a half bath with extra storage and a lighted mirror on the vanity mirror. There are two beach towels in this bathroom.

The living area has a large TV with an electric fireplace underneath. The chairs have several positions: they can recline and be made into a bed besides the sitting position. You can watch the television from the Murphy bed also.

The kitchen has everything you need. . I also provide three sizes of baggies, plastic wrap, and foil. There are also plastic storage containers.

I have a large size air fryer, and there are extra pans to use. There are pots and pans for the 2 burners that are provided. There is also an electric frying pan and griddle.
I also provide ketchup, mustard, mayonnaise, olive oil, cooking spray, and salt and pepper. There are cleaning supplies and a step stool underneath the kitchen sink.

The kitchen has new wood cabinets, quartz countertops, a butcher block counter for all the cooking appliances, and a beautiful backsplash. The floors are high end vinyl.

The master bath has beautiful tile, glass shower doors, a quartz vanity, and extra large towels. I provide shampoo, conditioner, and bath wash.

There are two sliding doors in the apartment that step out to your own backyard. There is a pavilion with seating area and a fire pit and next to that is a table that seat six with an umbrella that covers the entire table. The barbecue grill is next to the table. I also have a storage bin with two folding chairs and umbrella for the beach, grilling tools, a fan if needed, and a leaf blower. There is synthetic grass if you have a dog.

You have your own driveway and entryway. This neighborhood is a great walking neighborhood if you’d like to walk your dog. I allow one pet.

I have tried to make this apartment luxurious and provide for all the needs that people have. If you love the beach, you’re in the right place because it is so close.

Other things to note
My apartment is centrally located. There is Indian Rocks Beach which has many roads along Gulf Boulevard, which are free to park at . The main beach has paid parking, but it also has bathrooms. Sand Key Park is about 15 minutes away. This park has pavilions, voting, even a dog park. Famous Fort De Soto is about an hour away. People enjoy going to the fort. There is also a boat that you can take to the island off the beach.

Clearwater Beach, which is very close to me offers lots of boat excursions, and fishing trips.

Busch Gardens is about an hour away and Disney World is about 2 1/2 hours away. Sarasota is a little over an hour away. Both downtown Saint Pete and Tampa are about 45 minutes away.

This area is surrounded by parks.

If you belong to Planet Fitness or Crunch they are less than 15 minutes away.
There is every kind of restaurant you can think of within 15 minutes of my house.

This truly is a wonderful area to be in. I feel it really is a tropical oasis.

You are renting half of a duplex. You will be staying downstairs. Upstairs is also being rented through Airbnb. We love hosting people from all walks of life! We are less than 5 miles from Clearwater Beach and 5.5 miles to Indian Rocks Beach. Less than 5 minutes drive to either Walmart or Publix.

You have the whole downstairs apartment to yourself. You will have your own entrance and driveway on the left side of the property. The right side driveway is reserved for the guests renting upstairs. Washer and dryer on the back deck are shared with our cleaners. There is a yard that is currently not fully fenced but feel free to walk your dog around the yard. You will be sharing the backyard with our guests upstairs. Together, the three units can accommodate up to 14 guests with a total of three bathrooms and kitchens, allowing you to enjoy shared time while maintaining your own space.

Please note that this is a no-pets community. We take your safety seriously by thoroughly cleaning and disinfecting frequently touched surfaces before each check-in. Additionally, all guests must complete a rental application and be approved by the Condo Association before check-in. This process includes a background check and requires a $150 non-refundable processing fee per applicant to ensure community safety and compliance.

Guest access
Guests have full access to all the fantastic amenities the community has to offer, including 3 heated pools, BBQ area, carwash station, clubhouse, and sauna. Laundry facilities are also available, with a key required to access 3 separate rooms (washer load cost $2.00, and the dryer is $1.00). Free parking is available on-site, with a parking pass required. Take in the serene lake view and local wildlife, and don't miss the opportunity to feed the fish and turtles.

Other things to note
For the safety of our community, all guests are required to register with the HOA to receive a parking pass. Once you have completed your booking, you will be prompted to provide your email address. You will receive a registration form to fill out, which includes basic information such as names, number of guests, and community Rules & Regulations. Registration is free.

It is important to note that Florida has a diverse range of wildlife outside, including bugs, mosquitoes, and lizards. We advise guests to keep the doors closed at all times to prevent them from entering. The property undergoes regular pest control treatments, and we ensure that everything is bug-free before your check-in.
