- "Terrible communication before arrival led to delayed check in and was the cause of great frustration after a long drive. No understanding or apology from the property management, completely opposite response from hotels.com who did their best to resolve the issue and were very understanding. Entering the property we discovered a loudly beeping smoke alarm which we had to take down and remove the battery to stop the annoying sound. The property needs some maintenance, a broken cupboard door in the kitchen, the shower hose leaks. The shower is poor quality and has very low pressure and the cubicle is small for what is quite a spacious property. No lamp shade on the ceiling light in the main bedroom and no bedside lights. Poorly equipped with crockery and cutlery. The property has potential to be a very pleasant place to stay but clearly the management show little interest in maintaining it to a high standard. The pictures and description flatter to deceive. The overall attitude of the property management was unacceptable."

Parking advertised as ‘on site’ which to me means the same building but was actually the Citi Car Park around the corner - it seems they deem ‘on site’ to be on the dock area. Great location and felt very safe but definitely not as advertised and disappointed as I booked as a surprise for my sisters birthday and felt like we had been a bit misled. I book lots of hotels personally and professionally and very rarely feel the need to write a negative review but in this case feel it is justified as the apartment you get is not what I believe is on offer. - "Don’t let the area put you off , it was quiet during our stay. Lovely 2 bedroom house , very clean and modern throughout with smart tv. Lamp and fans in each room. Can’t faullt it. Excellent communication from the landlord. Only downfall was the parking. I clicked on the hotel category that said free selff parking when I booked this.. Even though I’d specifically asked if it was safe for cars to park and the landlord said would be ok as it’s weekend. We arrived to find that the street was strictly residential permit holders only . This booking was meant to save us money. Instead we had to park on another street and my two friends left there cars at home and travelled to and from the house by taxi. One from Bradford one from a lot further . Costing over 100 pound in taxis. In future the landlord needs to provide a permit for at least one car outside the house . On collecting our car next morning we were greeted by an extremely irate resident for parking outside her house , there were no other cars there, not 1 . She was trying to knock my block off. Had to leave at great speed which was just terrifying. ALL OF THIS COULD HAVE BEEN AVOIDED HAD I NOT BEEN LIED TO REGARDING THE PARKING AS I SIMPLY WOULD HAVE NOT BOOKED IN THIS PARTICULAR PROPERTY. "

- "The property was not easy to find, the instructions for access could be clearer. There is a washer, the dryer is a rack for air drying. No central heat, so used space heaters to help drying time. The only instant hot water is in the shower. Instruction are provided to supply hot water to the kitchen sink, but it didn’t work for us. There’s a nightclub across the street from the building. It is quite noisy, particularly on Friday-Saturday night. On the positive side, there are plenty of dining and shopping options minutes away. The building is on the river Aire and is quite scenic, though this apartment has no river view."

Next to a beautiful park but only 10 minutes drive to Harvey Nichols, Leeds Arena, Leeds Playhouse, Northern Ballet and all the amenities of a thriving shopping city. Private driveway, kitchenette, spacious double bedroom, large en-suite bathroom, with bath and separate shower.
WIFI. Good level access for anyone with mobility issues. Close to a fantastic park. Peaceful haven if working away from base, shopping or visiting family and friends. Handy for supermarkets, public transport and the city.

The space
Near the park, in what they call a "sought after" area and street. We're in a Victoria conservation area that is typically English. A leafy tree lined street close to old fashioned facilities such as a cricket pitch, bowling, free tennis courts, lake, botanical gardens and mini zoo. But there are bars, restaurants, delis shops and a great community feel with a regular farmer's market and events large and small in the popular Roundhay Park.
The space has much more than a hotel room with its kitchenette (electric oven, microwave, induction hob, fridge, kettle, toaster). It's a de-stressing stopover for one person to enjoy in comfort and privacy.
With windows on two sides to gardens, it's close to the park, spacious enough to relax, work, sleep in comfort, recharge. It adjoins our house so we are close by if needed while the space remains private.
It's unusual to find a small, flexible studio in this area with its large Victorian houses so it's a great opportunity to enjoy a characterful suburb, close to the thriving city of Leeds.
