Got to the place located lock box which i was not told where this was, opened up place, it had a terrible smell to it. Then i wanted to open garage to park car, no remote,called place and was told they would call back after talking to cleaner. Meanwhile opened garage from inside & came in. Recd call back & was told there was no remote available. Noted place was cleaned ok, the condition of beds and furniture were definately used"

The back unit of a duplex, this 2 BDR/2 BTH property is a perfect vacation spot. Park your car in the garage (a huge plus since street parking is so hard to find!) and walk to the beautiful beach, bars, restaurants, grocery store and shopping! Our house is ideal for two couples or a small family. There are two bedrooms with King sized beds and by using an airbed in the common area, we can have a maximum of 5 guests. Although kids are welcome, please be aware that there are stairs and no baby gates installed and we haven't child-proofed this house at all.

Pristine and air conditioned, this 2 bedroom/2 bath 1220 sq ft beach house has a gorgeous kitchen with quartz countertops and stainless steel appliances including a gas range, microwave, refrigerator with filtered water and an ice maker and a KitchenAid dishwasher. The kitchen island serves as the dining table and accommodates up to 4 people.

The comfortable living room has an expansive sectional sofa, 55” tv (wifi, cable, apple tv) and cozy gas fireplace.

The larger of the two bedrooms and a full bathroom are on the first floor. The primary bedroom and attached primary bath are on the second floor. The primary bath has double sinks, a beautifully tiled shower, separate room for the commode and a walk-in closet.

The private roof deck is a fantastic spot offering peek-a-boo ocean views, a fire pit, a comfy sectional sofa and chaise lounge chairs. It’s a great place for soaking up the sun or having a cocktail in the evening.

Since you are sharing the garage with the guests of the other unit, please be very careful not to ding the other car next to yours. There is an arched garage door so large SUVs and pick-ups will not fit. For example, a Suburban, Escalade or a Tahoe are all too tall and too wide. Please do not try to make your car fit if you have one of these types of vehicles. They are not allowed in the garage. If your vehicle is a pick-up or a super large SUV, you will need to find on-street parking-that is not negotiable. If in doubt whether your vehicle is allowed in the garage, please contact me and I can let you know.

Beds: First floor bedroom has a Cal King bed. Second floor bedroom has an Eastern King bed. Twin airbed and Pack n Play available upon request.

Linens: Linens, blankets, pillows, bath towels, kitchen towels and beach towels are all provided.

Kitchen/Supplies: The kitchen is super well supplied with dishes, cookware, silverware, blender, toaster oven, slow cooker, a Keurig and lots of spices. We will supply some paper products to get your vacation started, however you may need to supplement or replenish the paper supplies during your stay. Also, bring your favorite K-cups for the Keurig! We will have some K-cups on hand for you but, if you’re a coffee lover, you’ll want to have more!

BBQ: Located just outside the kitchen door. BBQ tools are in the drawer below the oven.

Extra Stuff: To help make your vacation extra special, bicycles, boogie boards, beach chairs, beach umbrellas, beach wagons, ice chest, corn hole boards, bocci balls and a surfboard are all available for your enjoyment. If the other unit has guests staying while you are there, the "extra stuff" will be available on a first come, first served basis. All amenities, "extra stuff", is for the use of authorized guests only. Visitors are not allowed to make use of anything provided in the garage.

Laundry: A full size, stackable washer/dryer is located in the unit on the second floor. Laundry detergent and Bounce sheets are provided.

Cell Phone Note: the cell coverage in this unit is sketchy, especially if you have Verizon. I actually switched to AT&T because of the lack of coverage here. You'll likely need to go outside or on the roof deck to make/receive calls if you have Verizon. One easy work-around is to hook up to our wifi while in the house and text/call over that. But I want to be sure all are aware of that possible concern.

RULES and RENTAL AGREEMENT:

In order to confirm a reservation made on this site, Guest must (i) acknowledge receipt and review of the Rental Agreement and provide the Host with either online or written approval of the Rental Agreement within 24 hours of making reservation and (ii) your deposit must have been received by VRBO. The front unit of a duplex, this upstairs unit is an exceptionally clean, open concept, bright and sunny 1 bedroom private apartment located in one of the most desirable areas of the Balboa Peninsula - 35th Street! Just park your car in the garage (a huge plus since street parking is so hard to find!) and walk to the beautiful beach, bars, restaurants, the grocery store and shopping!

This beach property is an ideal getaway for a couple but with air mattresses set up in the living room, allows sleeping for up to 4 people (although 4 adults may find it tight). We also have a Pack n Play available upon request.

The kitchen is compact but has everything you need including beautiful quartz countertops and stainless steel appliances with microwave, gas range, Bosch dishwasher and European style refrigerator.

The bedroom is furnished with a Cal King bed and Tommy Bahama furniture and has tons of built-in cabinetry for storage.

The bathroom is small but has a great shower (no tub). Soap, shampoo, conditioner and other essentials are provided.

There is a large private deck off of the bedroom with a Weber gas BBQ, comfortable swivel rocker chairs, chaise lounge chairs and a gas fire pit for relaxing after a long day at the beach.

This unit does not have air conditioning. It generally cools down very nicely at night so sleeping is comfortable with the ocean breeze. We have a standup fans stored in the hall closet should you feel the need to pull them out.

- "The apartment was very clean and very well equipped. the unit was quite I did not hear any noise from the neighboring units. It met the description on the website. The location was great. A block off the beach and many nights we walked to the Naples Pier for dinner. The location is really nice because you are between the two piers but it is a quiet sweet spot. If you like to walk there is the ocean side and the bayside which are both beautiful. Lovely. Would highly recommend."

We do not book stays of less than five nights more than 15 days in advance. We are currently booking through August 2025. Minimum stay requirement: two nights.

This one bedroom, one bath apartment is approximately 550 square feet in size and features a second "mini-room" with a built-in twin bed (167" long x 37" wide with built-in twin bed). Wonderfully light and open, it is located just five homes in from South Bayfront and Newport Harbor, and just one block to the island's shops and restaurants. Sophisticated but cozy décor with slip-covered sofa and chairs, natural wood pieces and pretty artwork. Located behind the main house, it has no common, living-space walls with the front house. Upgrades include: beautiful Caeserstone countertops in kitchen and bathroom; all new bathroom with white-tiled shower; outdoor deck with patio furniture and umbrella; private washer and dryer; one queen bed, one twin bed; den with open beamed ceiling. Full kitchen with dishwasher, newer gas range, refrigerator, all small appliances and cookware. Freshly painted white walls; new hardwood laminate floors in bedroom and mini-room; tile everywhere else.

Dear Guests - because of the patio's close proximity with the front house's master bedroom windows, we ask that you not play music or have late-night conversation on the patio.

A few things to note:

- Once you've booked the apartment, we will ask you to send us a copy of each adult's driver's license who will be staying at the property and for you to sign our Short-term Lodging Agreement. These are requirements by the city of Newport Beach.

- For stays longer than one week, we may require a completed rental application and reserve the right to run credit.

- During the summer, we prefer to rent for a minimum of five nights.

- On-site parking is not available. Street parking only.

Supplies Provided: three rolls of toilet paper, one roll of paper towels, beach towels, all lines and bath towels. Basic condiments in kitchen.
