Then i wanted to open garage to park car, no remote,called place and was told they would call back after talking to cleaner. Meanwhile opened garage from inside & came in. Recd call back & was told there was no remote available. Noted place was cleaned ok, the condition of beds and furniture were definately used"

The back unit of a duplex, this 2 BDR/2 BTH property is a perfect vacation spot. Park your car in the garage (a huge plus since street parking is so hard to find!) and walk to the beautiful beach, bars, restaurants, grocery store and shopping! Our house is ideal for two couples or a small family. There are two bedrooms with King sized beds and by using an airbed in the common area, we can have a maximum of 5 guests. Although kids are welcome, please be aware that there are stairs and no baby gates installed and we haven't child-proofed this house at all.

Pristine and air conditioned, this 2 bedroom/2 bath 1220 sq ft beach house has a gorgeous kitchen with quartz countertops and stainless steel appliances including a gas range, microwave, refrigerator with filtered water and an ice maker and a KitchenAid dishwasher. The kitchen island serves as the dining table and accommodates up to 4 people.

The comfortable living room has an expansive sectional sofa, 55” tv (wifi, cable, apple tv) and cozy gas fireplace.

The larger of the two bedrooms and a full bathroom are on the first floor. The primary bedroom and attached primary bath are on the second floor. The primary bath has double sinks, a beautifully tiled shower, separate room for the commode and a walk-in closet.

The private roof deck is a fantastic spot offering peek-a-boo ocean views, a fire pit, a comfy sectional sofa and chaise lounge chairs. It’s a great place for soaking up the sun or having a cocktail in the evening.

We also have a one bedroom/one bathroom listing for the front unit in the duplex- it’s a bright and sunny 700 sq ft apartment with a compact, yet complete kitchen, great little bathroom, bedroom with Cal King bed and also tons of built-in storage and a large private deck with BBQ. If you need that extra bedroom, or would prefer the additional privacy that an air mattress in the living room can’t afford, you may want to inquire with us about booking both places. Garage Parking: You will have use of the right side of the garage and may park 1 car. Although the garage is longer than most, it is narrow (only 18' wide) as many are in Newport Beach. Since you are sharing the garage with the guests of the other unit, please be very careful not to ding the other car next to yours. There is an arched garage door so large SUVs and pick-ups will not fit. For example, a Suburban, Escalade or a Tahoe are all too tall and too wide. Please do not try to make your car fit if you have one of these types of vehicles. They are not allowed in the garage. If your vehicle is a pick-up or a super large SUV, you will need to find on-street parking-that is not negotiable. If in doubt whether your vehicle is allowed in the garage, please contact me and I can let you know.

Beds: First floor bedroom has a Cal King bed. Second floor bedroom has an Eastern King bed. Twin airbed and Pack n Play available upon request.

Linens: Linens, blankets, pillows, bath towels, kitchen towels and beach towels are all provided.

Kitchen/Supplies: The kitchen is super well supplied with dishes, cookware, silverware, blender, toaster oven, slow cooker, a Keurig and lots of spices. We will supply some paper products to get your vacation started, however you may need to supplement or replenish the paper supplies during your stay. Also, bring your favorite K-cups for the Keurig! We will have some K-cups on hand for you but, if you’re a coffee lover, you’ll want to have more!

BBQ: Located just outside the kitchen door. BBQ tools are in the drawer below the oven.

Extra Stuff: To help make your vacation extra special, bicycles, boogie boards, beach chairs, beach umbrellas, beach wagons, ice chest, corn hole boards, bocci balls and a surfboard are all available for your enjoyment. If the other unit has guests staying while you are there, the "extra stuff" will be available on a first come, first served basis. All amenities, "extra stuff", is for the use of authorized guests only. Visitors are not allowed to make use of anything provided in the garage.

Laundry: A full size, stackable washer/dryer is located in the unit on the second floor. Laundry detergent and Bounce sheets are provided.

Cell Phone Note: the cell coverage in this unit is sketchy, especially if you have Verizon. I actually switched to AT&T because of the lack of coverage here. You'll likely need to go outside or on the roof deck to make/receive calls if you have Verizon. One easy work-around is to hook up to our wifi while in the house and text/call over that. But I want to be sure all are aware of that possible concern.

RULES and RENTAL AGREEMENT:

In order to confirm a reservation made on this site, Guest must (i) acknowledge receipt and review of the Rental Agreement and provide the Host with either online or written approval of the Rental Agreement within 24 hours of making reservation and (ii) your deposit must have been received by VRBO. For final confirmation of the reservation, the entire rental amount must be paid in full.

Per Newport Beach city policy, you must be a at least 25 years of age to book a vacation rental. The person booking the reservation must be staying at the property for the duration of the reservation dates and may not book for someone else. Please verify your age and provide the names and ages of the other guests staying the rental agreement.

This rental is strictly smoke and drug free. Absolutely no smoking of any product (cigarettes, cigars, pipes, cannabis, e-cigarettes, etc) anywhere on the property including the unit itself as well as the deck, sidewalks, driveway and garage.

No parties-No loud music-No loud gatherings of any sort allowed. Ours is not a party rental. Quiet hours are from 10PM - 10AM.

Gatherings anywhere on the property are not to exceed 7 people, including renters and their guests, unless prior approval is provided by owner.

Exterior security cameras run 24/7 and are mounted to record access doors. There are no interior cameras anywhere on the property.

Treat our home with respect - it is truly our home and you are a guest.

No pick-up trucks or large SUVs allowed in the garage.

We strictly enforce all rules and will evict if broken.

The front unit of a duplex, this upstairs unit is an exceptionally clean, open concept, bright and sunny 1 bedroom private apartment located in one of the most desirable areas of the Balboa Peninsula - 35th Street! Just park your car in the garage (a huge plus since street parking is so hard to find!) and walk to the beautiful beach, bars, restaurants, the grocery store and shopping!

This beach property is an ideal getaway for a couple but with air mattresses set up in the living room, allows sleeping for up to 4 people (although 4 adults may find it tight). We also have a Pack n Play available upon request.

The kitchen is compact but has everything you need including beautiful quartz countertops and stainless steel appliances with microwave, gas range, Bosch dishwasher and European style refrigerator.

The bedroom is furnished with a Cal King bed and Tommy Bahama furniture and has tons of built-in cabinetry for storage.

The bathroom is small but has a great shower (no tub). Soap, shampoo, conditioner and other essentials are provided.

There is a large private deck off of the bedroom with a Weber gas BBQ, comfortable swivel rocker chairs, chaise lounge chairs and a gas fire pit for relaxing after a long day at the beach.

This unit does not have air conditioning. It generally cools down very nicely at night so sleeping is comfortable with the ocean breeze. We have a standup fans stored in the hall closet should you feel the need to pull them out.

RULES and RENTAL AGREEMENT:

In order to confirm a reservation made on this site, Guest must (i) sign a rental agreement within 24 hours of making reservation and (ii) your deposit must have been received by VRBO. For final confirmation of the reservation, the entire rental amount must be paid in full.

You must be a minimum of 25 years old to book a vacation rental. The guest who books the reservation must stay at the property for the duration of the rental period and may not book for someone else. Please verify your age as well as the names and ages of all guests on the rental agreement.

This rental is strictly smoke and drug free. Absolutely no smoking of any product (cigarettes, cigars, pipes, cannabis, e-cigarettes, etc) anywhere on the property including the unit itself as well as the deck, sidewalks, driveway and garage.

No parties-No loud music-No loud gatherings of any sort allowed. Our's is not a party rental. Out of respect to our neighbors, quiet hours are from 10PM - 10AM.

Gatherings anywhere on the property are not to exceed a total of 5 people, including renters and their guests/visitors, unless prior approval is provided by owner.

Exterior security cameras run 24/7 and are mounted to record access doors. There are no interior cameras anywhere on the property. Do not tamper with any cameras.

Treat our home with respect - it is truly our home and you are a guest.

No pick-up trucks or large SUVs allowed in the garage.

We strictly enforce all rules and will evict if broken.

This one bedroom, one bath apartment is approximately 550 square feet in size and features a second "mini-room" with a built-in twin bed (167" long x 37" wide with built-in twin bed). Wonderfully light and open, it is located just five homes in from South Bayfront and Newport Harbor, and just one block to the island's shops and restaurants. Sophisticated but cozy décor with slip-covered sofa and chairs, natural wood pieces and pretty artwork. Located behind the main house, it has no common, living-space walls with the front house. Upgrades include: beautiful Caeserstone countertops in kitchen and bathroom; all new bathroom with white-tiled shower; outdoor deck with patio furniture and umbrella; private washer and dryer; one queen bed, one twin bed; den with open beamed ceiling. Full kitchen with dishwasher, newer gas range, refrigerator, all small appliances and cookware. Freshly painted white walls; new hardwood laminate floors in bedroom and mini-room; tile everywhere else.

A perfect getaway for a few nights or a week, or for interim housing.

Dear Guests - because of the patio's close proximity with the front house's master bedroom windows, we ask that you not play music or have late-night conversation on the patio.

- Once you've booked the apartment, we will ask you to send us a copy of each adult's driver's license who will be staying at the property and for you to sign our Short-term Lodging Agreement. These are requirements by the city of Newport Beach.

The owner has thoughtful included beach towels and chairs so one less thing to pack. We definitely want to come back!"

Please note that street cleaning now occurs on Monday (on the street alongside the building) and Wednesday across the street from the building. Parking in the alley is not allowed, and any parking tickets received are the guest's responsibility. Your safety and comfort are our top priorities, and we take every precaution to ensure a worry-free stay.

Beachin' It is a tastefully decorated, large, clean beach Studio. It's located in the same triplex as Coastal Serenity. It is downstairs in the back of the unit and comes with access to a washer and dryer. The Studio has a full kitchen with everything you need to cook meals or to simply relax with a cup of coffee. All set up supplies are included. There is a Queen Bed and also a Twin Bed in the unit. The living room area offers a sofa, 2 chairs and coffee table and also a large dresser for clothing storage. On top of the dresser is a large flat screen t.v. with cable. A storage closet outside the front door offers beach chairs, an umbrella, an ice chest, all accessible for your days at the beach. The entrance is off the alley.

The decor is done in corals, turquoise and natural materials. The beds are very comfy with fluffy pillows and soft sheets and bedding. Parking is available free of charge on the streets surrounding the bungalow. There are also some metered spots and the ability to purchase a parking pass through the City of Newport Beach should you desire for those longer stays. The neighborhood is full of excitement with trendy restaurants and bars, or if you prefer something more relaxing, you can enjoy bike rides or walks along the beautiful boardwalk of Newport Beach. The sand and ocean are just a few houses away down the alley. Everything you need is within walking distance from this amazing beach bungalow.

Starting June 30, I have 7 weeks available. Book more than one week and receive an additional 10% discount, We lived in the desert and came every year to enjoy the amazing weather and beautiful resort. All the amenities of the resort are open to you and you will check in at the main reception area with a Marriott confirmation number that will be emailed to you. You can call Marriott to verify the reservation number. At check-in, the resort will give you a free parking pass. If you arrive before the check-in time, they have places to change into bathing suits and enjoy the pools, the beach.

Relax, open the French doors to the master bedroom and the living room and let the ocean breezes flow through the villa. WiFi is excellent in the villa and throughout the resort. The balcony, in the check-in building, overlooks a beautiful pool complex with many fountains and a snack bar. Other pools are scattered throughout the resort. Enjoy the tennis courts, basketball courts, billards tables, chess boards, ping pong tables and fitness center. Relax in the luxury Spa by the Sea. Part of the beautiful Pelican Hill golf course runs through the resort. Strawberry Fields golf is also nearby.

The resort is very big and has much entertainment on site. If you take a day trip, children enjoy Disneyland and Knots Berry Farms. Universal Studios, the Getty Museum and other big attractions in LA can also be done in a day.

Newport's Fashion Island is a big outdoor mall by the sea. It has movie theaters and restaurants and is only a few miles away. Each year, nearby Laguna Beach recreates the famed "Pageant of the Masters" and art fair. Get your tickets early. It can be crowded and probably best to do an Uber drop off and pick up.

TraderJoe's and several good restaurants are in Crystal Cove Shopping Center close to the resort. The Parakeet Cafe offers brunch items and selections that will appeal to many different groups of people. Modo Mia Rustic Italian, Javier's and the upscale Maestro's Ocean Club are long time fixtures and several newer restaurants are now open. For those who prefer to grill their food, grills and fire pits are located throughout the resort.

The space
This 3 bedroom condo comes with a fully equipped kitchen and comfortable living room. There is also a nice front porch to enjoy the ocean breeze and watch the people on the boardwalk. The master bedroom has a queen bed and attached bathroom. Bedroom 2 has a queen bed. Bedroom 3 has a twin-over-full bunkbed.

Guest access
You will have the whole condo to yourself including the balcony with ocean views. This rental comes with 4 beach chairs and a beach umbrella for use. Free laundry machines are located on the bottom floor of the building. We can possibly provide 2 parking spots depending on size of vehicles and availability. There is a BBQ in the back area.

Other things to note
To ensure cleanliness, all of our linens come freshly wrapped from a linen service. Sheets and linens for the bathrooms will be wrapped on your bed upon arrival.

This is a quaint beach unit. it is a small space but its location is ideal.
Keep in mind that the building is 100 years old and there may be characteristics in the design that show the buildings age.

Also this unit is downstairs so you may hear footsteps and possibly TV noise from the upstairs tenant on occasion.

Guest access
The living area and the patio is the dedicated space for the guest.

Other things to note
Laundry areas may be utilized by other tenants on the property on occasion.

Parking: 2 car garage parking - This unit provides 2 car tandem parking in a shared garage.

Pets: Pets are not permitted on or about the premises. ADA service animals required because of a disability are allowed with advanced notice. ESA’s, Emotional Support Animals, are not allowed.

Bedding: Blankets, mattress pads, bed spreads, sheets and towels are provided!

Kitchen/Supplies: Our kitchens are supplied with all the basic dishes, utensils and cookware needed for everyday cooking. We also stock some cleaning supplies and dry goods such as paper towels, toilet paper, coffee filters, trash bags, foil, etc. to help you begin your vacation however you may need to purchase additional supplies during your stay. We do not provide certain cooking items including salt, pepper, cooking oil, etc. as well as specialty cookware.

You may want to bring: Charcoal, laundry detergent, beach chairs/equipment, paper plates/plastic cutlery, extra beach towels, pens and paper, etc.
