Got to the place located lock box which i was not told where this was, opened up place, it had a terrible smell to it. Then i wanted to open garage to park car, no remote,called place and was told they would call back after talking to cleaner. Meanwhile opened garage from inside & came in. Recd call back & was told there was no remote available. Noted place was cleaned ok, the condition of beds and furniture were definately used"

The back unit of a duplex, this 2 BDR/2 BTH property is a perfect vacation spot. Park your car in the garage (a huge plus since street parking is so hard to find!) and walk to the beautiful beach, bars, restaurants, grocery store and shopping! Our house is ideal for two couples or a small family. There are two bedrooms with King sized beds and by using an airbed in the common area, we can have a maximum of 5 guests. Although kids are welcome, please be aware that there are stairs and no baby gates installed and we haven't child-proofed this house at all.

Pristine and air conditioned, this 2 bedroom/2 bath 1220 sq ft beach house has a gorgeous kitchen with quartz countertops and stainless steel appliances including a gas range, microwave, refrigerator with filtered water and an ice maker and a KitchenAid dishwasher. The kitchen island serves as the dining table and accommodates up to 4 people.

The comfortable living room has an expansive sectional sofa, 55” tv (wifi, cable, apple tv) and cozy gas fireplace.

The larger of the two bedrooms and a full bathroom are on the first floor. The primary bedroom and attached primary bath are on the second floor. The primary bath has double sinks, a beautifully tiled shower, separate room for the commode and a walk-in closet.

The private roof deck is a fantastic spot offering peek-a-boo ocean views, a fire pit, a comfy sectional sofa and chaise lounge chairs. It’s a great place for soaking up the sun or having a cocktail in the evening.

There is an arched garage door so large SUVs and pick-ups will not fit. For example, a Suburban, Escalade or a Tahoe are all too tall and too wide. Please do not try to make your car fit if you have one of these types of vehicles. They are not allowed in the garage. If your vehicle is a pick-up or a super large SUV, you will need to find on-street parking-that is not negotiable. If in doubt whether your vehicle is allowed in the garage, please contact me and I can let you know.

Beds: First floor bedroom has a Cal King bed. Second floor bedroom has an Eastern King bed. Twin airbed and Pack n Play available upon request.

Linens: Linens, blankets, pillows, bath towels, kitchen towels and beach towels are all provided.

Kitchen/Supplies: The kitchen is super well supplied with dishes, cookware, silverware, blender, toaster oven, slow cooker, a Keurig and lots of spices. We will supply some paper products to get your vacation started, however you may need to supplement or replenish the paper supplies during your stay. Also, bring your favorite K-cups for the Keurig! We will have some K-cups on hand for you but, if you’re a coffee lover, you’ll want to have more!

BBQ: Located just outside the kitchen door. BBQ tools are in the drawer below the oven.

Extra Stuff: To help make your vacation extra special, bicycles, boogie boards, beach chairs, beach umbrellas, beach wagons, ice chest, corn hole boards, bocci balls and a surfboard are all available for your enjoyment. If the other unit has guests staying while you are there, the "extra stuff" will be available on a first come, first served basis. All amenities, "extra stuff", is for the use of authorized guests only. Visitors are not allowed to make use of anything provided in the garage.

Laundry: A full size, stackable washer/dryer is located in the unit on the second floor. Laundry detergent and Bounce sheets are provided.

Cell Phone Note: the cell coverage in this unit is sketchy, especially if you have Verizon. I actually switched to AT&T because of the lack of coverage here. You'll likely need to go outside or on the roof deck to make/receive calls if you have Verizon. One easy work-around is to hook up to our wifi while in the house and text/call over that. But I want to be sure all are aware of that possible concern.

RULES and RENTAL AGREEMENT:

The front unit of a duplex, this upstairs unit is an exceptionally clean, open concept, bright and sunny 1 bedroom private apartment located in one of the most desirable areas of the Balboa Peninsula - 35th Street! Just park your car in the garage (a huge plus since street parking is so hard to find!) and walk to the beautiful beach, bars, restaurants, the grocery store and shopping!

This beach property is an ideal getaway for a couple but with air mattresses set up in the living room, allows sleeping for up to 4 people (although 4 adults may find it tight). We also have a Pack n Play available upon request.

The kitchen is compact but has everything you need including beautiful quartz countertops and stainless steel appliances with microwave, gas range, Bosch dishwasher and European style refrigerator.

The bedroom is furnished with a Cal King bed and Tommy Bahama furniture and has tons of built-in cabinetry for storage.

The bathroom is small but has a great shower (no tub). Soap, shampoo, conditioner and other essentials are provided.

There is a large private deck off of the bedroom with a Weber gas BBQ, comfortable swivel rocker chairs, chaise lounge chairs and a gas fire pit for relaxing after a long day at the beach.

This unit does not have air conditioning. It generally cools down very nicely at night so sleeping is comfortable with the ocean breeze. We have a standup fans stored in the hall closet should you feel the need to pull them out.

- "Absolutely fabulous location with lots of extra perks. Ruby Street beach (main swimming beach on Balboa) is just a block away and we spent many hours there with our kids. The kitchen is extremely well equipped- eveyrthing we needed was there. In addition to the regular coffee maker, there was also a Keurig, which was a real plus. Lots of great pots/pans, cleaning supplies, dishwasher tabs and all new appliances. The AC in the unit was a real treat as well. The garage is fantastic and so convenient. Street parking is also not bad if you have a second vehicle or if your car is too large for the garage. (Note- the garage, while spacious for Balboa, might be challenging if you have a large vehicle. Our Toyota Camry barely fit in the length. ) The ferry is just a few blocks down the road and my kids loved going down there and catching it to the Fun Zone. The apartment is compact but very thoughtfully laid out and lots of closet and storage space. The new washer and dryer were also fantastic. The owner has thoughtful included beach towels and chairs so one less thing to pack. We definitely want to come back!"

Beachin' It is a tastefully decorated, large, clean beach Studio. It's located in the same triplex as Coastal Serenity. It is downstairs in the back of the unit and comes with access to a washer and dryer. The Studio has a full kitchen with everything you need to cook meals or to simply relax with a cup of coffee. All set up supplies are included. There is a Queen Bed and also a Twin Bed in the unit. The living room area offers a sofa, 2 chairs and coffee table and also a large dresser for clothing storage. On top of the dresser is a large flat screen t.v. with cable. A storage closet outside the front door offers beach chairs, an umbrella, an ice chest, all accessible for your days at the beach. The entrance is off the alley.

The decor is done in corals, turquoise and natural materials. The beds are very comfy with fluffy pillows and soft sheets and bedding. Parking is available free of charge on the streets surrounding the bungalow. There are also some metered spots and the ability to purchase a parking pass through the City of Newport Beach should you desire for those longer stays. The neighborhood is full of excitement with trendy restaurants and bars, or if you prefer something more relaxing, you can enjoy bike rides or walks along the beautiful boardwalk of Newport Beach. - "Enjoyed our stay! "

Starting June 30, I have 7 weeks available. Book more than one week and receive an additional 10% discount, We lived in the desert and came every year to enjoy the amazing weather and beautiful resort. All the amenities of the resort are open to you and you will check in at the main reception area with a Marriott confirmation number that will be emailed to you. You can call Marriott to verify the reservation number. At check-in, the resort will give you a free parking pass. If you arrive before the check-in time, they have places to change into bathing suits and enjoy the pools, the beach.

Relax, open the French doors to the master bedroom and the living room and let the ocean breezes flow through the villa. WiFi is excellent in the villa and throughout the resort. The balcony, in the check-in building, overlooks a beautiful pool complex with many fountains and a snack bar. Other pools are scattered throughout the resort. Enjoy the tennis courts, basketball courts, billards tables, chess boards, ping pong tables and fitness center. Relax in the luxury Spa by the Sea. Part of the beautiful Pelican Hill golf course runs through the resort. Strawberry Fields golf is also nearby.

The resort is very big and has much entertainment on site. If you take a day trip, children enjoy Disneyland and Knots Berry Farms. Universal Studios, the Getty Museum and other big attractions in LA can also be done in a day.

Newport's Fashion Island is a big outdoor mall by the sea. It has movie theaters and restaurants and is only a few miles away. Each year, nearby Laguna Beach recreates the famed "Pageant of the Masters" and art fair. Get your tickets early. It can be crowded and probably best to do an Uber drop off and pick up.

TraderJoe's and several good restaurants are in Crystal Cove Shopping Center close to the resort. The Parakeet Cafe offers brunch items and selections that will appeal to many different groups of people. Modo Mia Rustic Italian, Javier's and the upscale Maestro's Ocean Club are long time fixtures and several newer restaurants are now open. For those who prefer to grill their food, grills and fire pits are located throughout the resort.

For those of you seeking a Daytime adventure, the Catalina Express, Whale Watching Tours, and Sailing Adventures all depart from the docks at the Balboa Pier. For those of you with kids, the Balboa Fun Zone is a new arcade and other amusement rides. For those of you with the itch to shop, we recommend hopping on the ferry to Balboa Island. (Be sure to leave room next to your car for the neighbor to park.) Additional street parking is available on a first-come, first-serve basis. 

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later-than-advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.

- Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Across the street from the sand & two house from the bay, this cute, 800 square foot two bedroom, one bathroom condominium is ideally located by one of the top rated beaches in the USA. It is a downstairs unit, so there can be some noise from
the upstairs guests. The condo can comfortably sleep 4. We offer WiFi, but internet service is not great along the coast. The apartment was built in the 70’s but has been renovated. This unit does not have an outdoor living area and it does not have AC.

Two houses from the sand and two house from the bay, this cute, 800 square foot two bedroom, one bathroom condominium is ideally located west of Pacific Coast Highway and is a 15 second walk to one of the top rated beaches in the United States, according to the Men's Journal Magazine. Many celebrities have beach homes in the area, used to get away from the hustle and bustle of Hollywood.

We designed our home to be peaceful, light and cozy. Our apartment is located on the beach side of Pacific Coast Highway and has a very unique charm. We are located in the heart of Corona del Mar Village ('Flower Streets'). The apartment has two bedrooms and one bath. With a foldout couch that converts to a double size bed. There is a sleeping capacity for up to 5 persons. A pack-n-play portable crib and high-chair are available for tots. We also provide beach chairs, umbrellas, and an ice-chest. Full use of the laundry is provided at no charge.

The entrance to this unit is located off the sidewalk on the Balboa Blvd. side of the house. There is a wooden side gate with the letter "B" on it. You will push the gate doors open to reveal the front door to Unit B. Enter the code provided to you into the electronic key pad on the front door. You will also be given a code (and a remote control will be in the house) to open the garage.

Other things to note
-Guest must be 25 years or older to rent.
The primary reservation holder must be willing to present valid identification. The primary guest holder must be present for the entire stay.

-No Parties! This is not a party house. If you plan to host a party or cause property damage, please look elsewhere.

-This rental is the upper level unit (2nd story) of a duplex home. Other guests may be staying in the lower unit during your stay. Additionally, this home is located in a densely populated beach town. Noise from surrounding homes, adjacent units, beachgoers, and vehicles should be expected.

-One garage parking spot is provided. Oversized trucks and SUVs may not fit, as the garage door must be able to close. This is a shared garage.
