-For a bit of exercise, walk just down the road about 500 feet to PTown Gym, or a few minutes further walk to Mussel Beach Gym. Rent a bike two minutes away at the Bike Shack. Your bikes are safe within our completely fenced property, and we have plenty of room for kayaks too if you want to bring them.

-When it's time to have some fun, an easy 10 minute stroll leads you directly to the Boatslip Resort and their world famous afternoon tea dances. Crown and Anchor, A House, Porchside Bar and Club Purgatory are all 10 minutes or less on foot, even faster on bike.

- If you want to eat out but are feeling lazy, Chach's amazing breakfast and Mexican themed lunch and Mac's delicious dinner are both just 750 feet from our door. Of course, we are happy to recommend a restaurant that suits your taste and budget; PTown has something delicious for everyone!

-No vacation to Provincetown is complete without a trip to the beach, and Herring Cove Beach is a quick 5 minute drive or bike ride, only 10 minute walk, much closer than most places in town. Race Point beach is a gorgeous bike ride through the trails or a 10 minute drive.

Sanitary Information - We take your health and safety (and our own!) very seriously. We have always maintained our rental apartment in the same spotless condition as our home (note the many reviews that mention how clean the apartment is). We use Citrus II Hospital Germicidal Deodorizing Cleaner on all hard surfaces in the apartment and we do it ourselves, so we know it's done properly. Citrus II is virucidal, bactericidal, tuberculocidal, mildewstat, fungicidal, meets OSHA bloodborne pathogen standard for HIV, HBV, and HCV, and kills H1N1 Influenza A virus. All linens are carefully washed and the apartment is thoroughly aired out between guests.

And after a red-eye from San Francisco and the first ferry ride over from Boston, we were grateful for it. The hosts were super responsive. There was a minor AC hiccup and they had it taken care of quickly. In fact, all communication with our hosts, from booking to departing couldn't have been better. The well-apportioned Studio was perfect for the two of us and our 19-pound Boston Terrier. While small, it still felt spacious. The Studio is flooded with light with an enormous skylight and generous windows. There is a perfect reading nook where I posted up with my laptop to work for a couple of hours a day with a beautiful view of the beach. As a cook, the kitchen had everything I needed to prepare all our meals. At night, the dimmable lighting ensured an even atmosphere light throughout the cozy space. The neighbors were friendly/engaging and we enjoyed taking the private path to the beach for Esteban's daily walks. If we could have stayed more than a week, we would have. Our rental comes with one deeded parking spot. Our building has 3 rows of tandem spaces that hold 3 regular-sized cars / midsized SUVs each (9 cars total). Larger pickup trucks are not allowed since they will take up more space than allowed for one spot.

It's actually a pretty simple parking setup that we'll explain in more detail after booking.

If you need more space, the closest large parking lot is the West End Parking Lot, located about a 4-5 minute walk further into the West End at the boat ramp / dog beach. That lot holds 45 metered spaces.

The Town of Provincetown enforces metered parking from May 1 - November 3, 7 days per week, from 8 am-Midnight.

Parking is free in Town of Provincetown lots from November 4 - April 30
Guest access
Guests have exclusive access to the entire vacation home, amenities, and outdoor areas. This includes the fully equipped kitchen, stylish living room, comfortable bedroom, and shared deck and relaxation areas. Additionally, guests have access to the beach and nearby dining options.

** Summer 2025 Update**

The staircase leading directly from the property to the beach is currently closed in preparation for upcoming repairs to the lower deck and seawall. In the meantime, guests can easily access the beach just a short walk up Commercial Street.

The good news? No construction or repair work is scheduled until after September or October, so there will be no noise or disruption during your stay. The deck project isn’t expected to be completed until late fall at the earliest — giving you a peaceful, uninterrupted experience at this beautiful waterfront property.

- "Just as it’s listed, it was a perfect oasis in Ptown. Great views, kitchen was well stocked with everything you could want. Property manager was accommodating and attentive. Will definitely book again!!" - "This little gem of a place offers the best of Provincetown. It is one of few properties that is actually on the beach, so that it offers an unobstructed view of the harbor, the boats, the town wharf, and the town on either side. It is small—one room on the first floor and one room on the second floor, but this was not an issue. There is ample deck space on both levels, so you can easily find the perfect spot in the sun or the shade, with very nice deck furniture on both levels. It catches the breeze, so I never had to turn on the air conditioner in the bedroom (in July). Unlike other properties that are generically decorated, this immediately felt like home. It is well furnished and equipped. The bed is great. The owner, Michael, kept in touch, and the property manager Tim was friendly and responsive. As I sat looking out over the harbor at sunset, I felt lucky to have been able to stay in such a wonderful place."

It's a bit on the small side for a week-long stay, but it was quite affordable for the location, was well-maintained, and had everything we needed. It also had a lovely outdoor area that we didn't use much due to the heat when we were in town, but it would have been a perfect spot to relax in more moderate weather!"

You’ll love this bright, superbly located studio condo. It’s the perfect combination of busy Commercial Street and serene Provincetown waterfront. Just 30 steps to the beach and 42 steps to Commercial Street (we counted them!). It’s our dream come true off-season or in-season. Yeah, it’s small but it has everything you need for simple, efficient living.

The home contains a new kitchen fitted with granite countertops, full-size stainless-steel appliances including an oven, gas stove, built-in microwave, and refrigerator with ice maker. Also included is a Keurig coffee maker, toaster, blender, cooking utensils, cutting boards, dishes, pots, pans and all necessary glassware.

There’s a very comfortable queen size murphy bed that pulls down for sleeping and goes back up when you’re ready to start the day. Seriously… so comfortable you might not want to get up!

Through the sliding glass door there’s an exclusive deck that faces a garden for outdoor relaxation. Use the Weber gas grill to create a memorable Provincetown meal. And then eat in, on the deck, or take your meal out to the private beach.

The bathroom has plenty of space to get ready for tea dance, a wonderful dinner out, a show, or just plain people watching! All you need to do is walk 42 steps to Commercial Street and then decide which way to go. There are restaurants, coffee shops, markets, shopping, and even a historic library within a stone’s throw.

Parking can be tight in Provincetown. So, if you don’t take the high-speed boat from Boston, we suggest you temporarily live park across the street from the September Morn Private Estates gate with your hazards on, unload your stuff, and then look for parking on the side streets. You can also use MacMillan Public Pier parking (6-minute walk). There are also other parking lots available in the vicinity.

We provide, bed linens, bath towels, hand towels, an iron, paper towels, toilet paper, and hand soap. Bath soap and shampoo are not provided.

Our "Drink Your Juice" Ptown condo in the east end is the perfect escape with two adorable and private outdoor areas to relax and unwind. Time seems to pass a a bit more slowly as you sit outside sipping your coffee or afternoon cocktail. The smell of the salty sea air from nearby Cape Cod Bay is captivating. The cozy interior has everything you need in a compact yet comfortable environment. The kitchen is fully equipped with full size fridge, oven, microwave, coffee maker, dishes, and cookware.

The space
Take it easy at this unique and tranquil getaway. This cute condo (named “Drink Your Juice” after a Steel Magnolias movie reference) is minutes from downtown Provincetown and Cape Cod Bay. There is an adorable front porch ideal for enjoying beverages or reading as well as a private fenced-in back patio with a dining area, lounge chair, grill, and outdoor shower (May through October). There is nothing better than showering outside with the morning sun shining down on you or after a salty day at the beach.
Conveniently, the bus to town stops next door.
The unit includes a living room complete with an indoor wall mounted fireplace feature as well as a fully appointed kitchen. In the summer, a portable AC unit is installed to keep the interior temperature comfortable.
Parking right in front of the condo is available for one car.
The closest beach is Cape Cod Bay which is less than a 5 minute walk from the condo. Beach chairs and towels are provided. You can also choose to visit the beautiful National Seashore beaches a short drive away. Our favorite is Herring Cove.
